HOA fees go up, it is now at about $707 for a one bedroom as of 6/6/25, and the condition of the facilities and grounds have gone down. The facilities are rusting, falling apart, stained, smelly, dirty, rotted, etc. The grounds are not attractive. The roofs leak, some of the BBQ's don't work, lawsuits filed against the Plaza, etc. There has been a lot of poor management. This has led to maintenance not being done, bills not being paid, money not being collected to pay for future maintenance. The Plaza is in a great location and was very nice in the past, but it is no longer a place I would recommend living in or buying in.

Staff: The HOA and the Property staff (with the exception of Kimmy and Chuck who are incredibly humble and helpful) make living here feel as though you've moved into a restricted retirement community. A community that is managed by Linda Anderson, an overzealous, rude, nasty woman who I could picture ruining children's birthday parties for fun. Linda has been incredibly unhelpful as well as blatantly rude during every interaction I, or my roommates had with her. The HOA President, Mary Nicksic, is no better. Mary seems to enjoy drama as seen in her last campaign for president where she resorted to smear tactics in the form of newsletters, emails, and cold knocking on doors in order to maintain her reign. I have personally been on the receiving end of her shady backstabbing ways, she has no remorse and will instead report you for violations instead of extend a word of warning to help one navigate the long list of rules at the Plaza. Site: The location of the plaza is wonderful and has everything you need within walking distance. The grounds themselves are very nicely maintained and features 4 pools, gym and tennis court. The pools are nice, however they only keep 2 pools heated at any given time, which is confusing considering the enormous monthly HOA bill. The gym is a nice perk, however leaves a lot to be desired for the athletic types. I have never used the tennis court or the billiards room, but you are required to leave your ID as well as a $50 deposit to use either. The laundry services are nice, however they keep raising prices per wash. They also close the laundry rooms at 10pm and if your clothes are locked inside, security will hold your clothes in the office and fine you . They offer grills in the pool area, however security will fine you if you leave while pre-heating the grill. The plumbing throughout is about 40 years old and has a lifespan of about 30 years. As a result, some neighbors floors have had to be jack hammered open to service pipes (repairs are the owners financial responsibility), tree roots in pipes, as well as monthly water shut offs. Restrictions: They have a package room set up that residents only have access to for 4 hours out of the day in 1 hour blocks. (ie. 8-9am, 1-2pm, ect). Nothing in the pool except yourself. I have seen a father get written a fine after his ~4yr old threw a beach ball in the pool. Service animals only, who also are required to have a DNA test on file. Nothing so much as a mop bucket clothes hanger or towel can be visible on the patios or balconies. Patio furniture is about it. In summary: The Plaza is located so ideally for anyone wanting to live in and experience Pacific Beach. With that being said, the Plaza is one of many housing options in the area and should be avoided if you value your domestic freedoms. As long as the HOA continues to head in the current direction, and someone like Linda is the property manager, the Plaza will be one of the last places I would ever live again.

It has everything you need:…read moreproximity to the beach, shopping and restaurants within walking distance, 24/7 security, secure package delivery room, reserved off street parking, courteous staff, friendly neighbors. I've seen complaints about construction. It's complete and has given a fresh update to the grounds and has eliminated plumbing issues that we're difficult to live with. Other complaints have been about the ability to have a pet, specifically dogs. The HOA does this because this is a complex with many residents. Typically large complexes life this can be expected to be a bit busy, but The Plaza is a relatively quiet place to live, which is no minor accomplishment. There are a handful of dogs that do live here, and even the best behaved ones have barked. Multiply that number and we no longer have a quiet place to call home. There are other complexes that allow dogs, so if that's really important to you too have one, it's probably easiest to search elsewhere. Regarding the board itself, yes they've been tough over the years. Fresh blood and ideas are making their way in. Again, with so many residents, they can't be terribly lenient, otherwise they'd have to me lenient with everyone. That's how we'd end up with a noisy and dirty community. Overall, it's a good place to call home in PB. It offers a nice, quiet respite from the occasional craziness that PB is known for.

The app makes it easy to submit service requests, pay rent, look at documents. They have been prompt with any repairs I've needed. I love my condo, & it has been lovely overall so far. The only issue I've had if with some of the HOA rules, but that's out of their control anyways. The rent prices/lease increases seem very reasonable & fair- I'd say it's a good value compared to other properties in my area.

I've never worked with a company who is so non-responsive and unwilling to improve/fix basic issues in a luxury property we pay $6,0000 a month to rent, such as: - AC that didn't work and they wouldn't properly fix, leading to a full leak through the ceiling with water dripping onto our bed that took several months to correct - RATS - trees falling over that they're unwilling to pay to trim, and are starting to pose a MAJOR liability issue - windows that were completely fogged from the exterior from the day we moved in that they are unwilling to clean - electrical outlets that don't work and it's been 10 days since I reported the issue and trying to follow up multiple times. I highly recommend you do NOT work with Sunset.

I wish there was a ZERO on here for stars…read more As a homeowner in an HOA managed by ASPM, my experience has been frustrating and disappointing to say the least. Communication has been one of the biggest issues. Messages and concerns often go unanswered, and when responses are received, they can take weeks. Homeowners should not have to repeatedly follow up just to receive basic information or updates regarding concerns affecting their community. When I finally do get it, it's usually condescending. Yes. I have also found interactions with management to be less than helpful. On several occasions, I felt that legitimate homeowner concerns were dismissed rather than addressed in a professional and constructive manner. What is most concerning is the overall condition of the community. In my opinion, the neighborhood looks worse today than it did when I first moved in. There are ongoing issues with property maintenance, landscaping, common area appearance, and enforcement of community standards. These concerns have been raised repeatedly, yet meaningful improvements have been difficult to see. I have reviewed the Association's financial reports, and as a homeowner, I struggle to reconcile the level of spending with the condition of the community. Thank you Homeowners pay significant dues and deserve to see those investments reflected in the appearance, maintenance, safety, and overall quality of the neighborhood. There have also been long-standing concerns regarding speeding, stop-sign violations, security effectiveness, and unauthorized use of community amenities. While these issues have been discussed over time, communication regarding solutions and progress has been limited. I believe homeowners deserve responsive management, transparency, accountability, and a clear commitment to maintaining and improving the community. Unfortunately, that has not been my experience.. they need to do better but I'm not sure they have the ability to do so and looking at the reviews on this page I don't think they seem to care

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!
