    Work orders sitting open in my account that have not been responded to

    Can I give less than 1 star? I don't know what this company gets paid for, because it seems like any "staff" they have doesn't actually work. I've submitted multiple work orders that have gone not responded to, and then I have to email to follow up. The initial email back is pretty quick but it's always just to ask my address - shouldn't you already know that, since I'm complaining about a work order that I input in YOUR app AND sent a screenshot of? Stop being lazy and maybe do your own investigation. I had termites on an outer wall, and it took over 6 months to finally get resolved because ASPM would stop responding. (I emailed the initial complaint to figure out first steps on Nov 4 and the treatment was completed mid-April). When they would respond, it's like they had no idea what they were even responding to. They would ask me to complete a step that had been completed for months. I emailed a request to use the community rec center for an event, and only got the same copy paste "we are in receipt of your email, what is your address", and only after I followed up - then never another reply. I have another work order sitting open from June 17th which I no longer need - but I'm leaving open to see how long it takes for them to actually respond. If you're looking for a management company, choose another. If you're looking to buy in an ASPM managed HOA, take into serious consideration how poor their management is and if you have the patience to throw your money away every month for nonexistent service.

    Our streets look horrible! Brush behind my house not cut. A fire hazard! It's already a pain to get insurance. The community managers are NOT getting the job done. Not professional ! DO BETTER.

We used their company to find us tenants as we decided to go a short term rental route. They had us set up with a great couple within a week and did all of the leg work. When we decided to try to sell again, Salvatore got to work and was very confident he could get what we were looking for. He didn't disappoint.... He had three offers to share with us after the first broker open. We accepted one, slightly more than we were asking, and closed within 25 days. I highly recommend Salvatore, Elizabeth and SDPPM whether your needs are rental or sale, both worked extremely well for us.

This company was hard to communicate on a good day and once things went sideways they were a nightmare to deal with. The "handyman" they used to perform repairs on my house was so bad once I terminated my service with San Diego Premier Property Management, I had to get a home inspection to determine everything that was wrong. From doing a lousy paint job, to using air piping on the garage water lines causing corrosion very quickly, to using PVC piping not rated for high pressure on the outlet of my pool pump there isn't much positive to say. I will say SDPPM is loyal to their handyman though, and stood behind him once I found out and showed them the facts. The most egregious issue was the replacing the water heater not to code, then after my home inspection I instructed them not to go back to the property to fix it, since I wouldn't know if the fix was correct or not and didn't want to have to get a 2nd inspection. SDPPM let the handyman back on site to "fix" what he did wrong anyways, only to not do it correctly a 2nd time. All of this was only discovered once I found the cell number of my tenants and reached out to them regarding some inconsistencies SDPPM was telling me, and then the whole thing started to come undone. All in all, there are lots of property management companies, and if you want to avoid a headache. Do not use San Diego Premier Property Management, and avoid Salvatore. Although this was quite a while ago that this affected me, based off the other reviews it seems like they are still doing the same thing.

My Mom made the mistake of entering into a 3 year lease with ROIC at a shopping center in the San Fernando Valley, in the Woodland Hills, CA area. To begin, they way overcharge on rent. Way overcharge. They essentially make it impossible for a business to survive with their insane rent and on top of that, all sorts of additional miscellaneous expenses that they raise on tenants after the lease is agreed upon. They even have the audacity to bill you for expenses for dates BEFORE you had even signed a lease with them. Crazy? This is typical for these scumbags. Examples, my Mom's business paid rent on time every single month, yet somehow, every month, she was charged $100 in late fees, month after month, despite always paying rent on time. Yes, they did refund it afterwards, but seriously, why would you bill the late fee every month unnecessarily like clockwork? Let's take it a step further, their lease states they can only raise CAM charges no more than 3 percent a year, yet they raised it approximately 15 percent in one year on my Mom. My Mom had numerous parking and security issues and concerns over the course of her lease that were negatively affecting her business and brought the issues to ROIC's attention. No response, nothing done. It's like my Mom didn't even exist but for her rent payment. They are quick to point out if something you do is outside the scope of your lease, but they act as if there are no obligations on their end concerning their lease. April Sheffield and Francesca Busalacchi are the primary managers at the Woodland Hills location that we have dealt with, and they are absolute nightmares to deal with. No clue how they have kept their jobs in their positions when they have been beyond useless to needs and concerns of their tenants. Without a doubt, I would strongly advise anyone looking to enter into a lease with ROIC to find another location and stay far far away from these clowns.

In that time, they let rats infest the entire property. Both restaurants adjacent to the construction were hit with closures. We were unable to reach anyone until I had to actually come to the office. I spoke to the receptionist and they said the property manager was on a "conference call". Can clearly hear them not on a conference call. I spoke about the rat issue and the receptionist, Shannon Devine, stated "Oh Yea. That's just an entire San Diego issue. We have multiple properties that are struggling with that". I don't understand why you would admit that. As if saying it's impossible to stop doesn't justify that it's okay. Landlords have a responsibility to make sure the buildings they lease out AREN'T INFESTED WITH RATS. Not surprising that every review is 1 star.

Her name is Kim and she gets back to us the next day or at the worst two days. She is always kind and professional. They don't freak out when something goes wrong with the place. She always calls the maintenance guy right away. I would have given five stars BUT the maintenance guy LAGS. He is too busy and I blame the owners not the management cuz the owner has a budget I am sure and it doesn't include a large maintenance staff. SO....the property management is great and easy to speak to but they are short on maintenance staff to get it all done. Still, for property management I say they are alright by me.

We are not the only ones, everyone is having leak issues from what we are hearing and nothing is proactively being done about it. I also told them there were still tenants in the unit so I did not know the condition. They went ahead and listed it online with 10 year old pictures taken from the internet, at the recommended very high rent (I later learned that you can be fined for using another realtor's pictures without consent which is what they did). A few days later they reduced the rent without consulting me - I happened to check online. The tenants then moved out and the unit was in bad shape so I remodeled it. This company then re-listed the unit at the original high price. I heard nothing for several days so called them, only to be told that it was listed far too high and they had not received a single application. I am now going into my second month of no rent, having spent $10k on their recommended remodel. Since I had no faith in their ability to set an appropriate rent I just fired them and hired someone else. This all could have been avoided had it been listed at market rate once the tenants moved and they had looked at it.

For over 9…read moreyears, I've paid my HOA dues expecting basic accountability--especially when it comes to maintaining the exterior of my home, which is their responsibility. I reported a roof leak that caused water intrusion into my unit--clearly an exterior issue. I was given verbal approval to move forward, and based on that, walls were opened to assess the damage. Only after the damage was exposed did HOA Nexus suddenly backtrack and deny responsibility. That is completely unacceptable. You don't give the green light, allow demolition, and then walk away from the situation. Now I'm left dealing with open walls, and a disrupted living space--all while being told this somehow isn't covered. It raises a serious question: what exactly have I been paying HOA insurance for all these years if I can't rely on it when there is obvious exterior-related damage? To make matters worse, communication has been terrible. Emails go unanswered, and there is no transparency or accountability. It feels like they are intentionally avoiding responsibility instead of addressing a legitimate issue. This has been a stressful, drawn-out experience that no homeowner should have to go through. I would strongly caution anyone dealing with HOA Nexus to document everything and not rely on verbal approvals--they clearly don't stand by them.

When we e-mail our property manager for contracted services like soliciting bids, or accounting related questions, there is maybe a 20% chance we'll receive any response AT ALL. Movement requires constant followup and there are never any status updates. 2. Shockingly unprofessional communication with outside entities when representing our board and HOA. 3. As other review's have noted, nothing is ever ever their fault. Theres always an excuse, never an apology. Just shocking defensiveness. Their lapses have cost us real money and board members have had to catch their mistakes time and time again Note that HOA Nexus, like lots of other management companies, structures it's contracts such that they aren't ultimately responsible for doing much of anything at all. Even if you have a higher management package they can contractually drag their feet and believe you me they will. Except when they themselves are owed money-then they're on top of things. It started out not-great and has just gotten progressively worse over the years. Our volunteer board has to work far more than we should to stay on top of the work we pay them to manage. Ignore the marketing hype and keep looking.
