I wish there was a ZERO on here for stars. As a homeowner in an HOA managed by ASPM, my experience has been frustrating and disappointing to say the least. Communication has been one of the biggest issues. Messages and concerns often go unanswered, and when responses are received, they can take weeks. Homeowners should not have to repeatedly follow up just to receive basic information or updates regarding concerns affecting their community. When I finally do get it, it's usually condescending. Yes. I have also found interactions with management to be less than helpful. On several occasions, I felt that legitimate homeowner concerns were dismissed rather than addressed in a professional and constructive manner. What is most concerning is the overall condition of the community. In my opinion, the neighborhood looks worse today than it did when I first moved in. There are ongoing issues with property maintenance, landscaping, common area appearance, and enforcement of community standards. These concerns have been raised repeatedly, yet meaningful improvements have been difficult to see. I have reviewed the Association's financial reports, and as a homeowner, I struggle to reconcile the level of spending with the condition of the community. Thank you Homeowners pay significant dues and deserve to see those investments reflected in the appearance, maintenance, safety, and overall quality of the neighborhood. There have also been long-standing concerns regarding speeding, stop-sign violations, security effectiveness, and unauthorized use of community amenities. While these issues have been discussed over time, communication regarding solutions and progress has been limited. I believe homeowners deserve responsive management, transparency, accountability, and a clear commitment to maintaining and improving the community. Unfortunately, that has not been my experience.. they need to do better but I'm not sure they have the ability to do so and looking at the reviews on this page I don't think they seem to care read more

Can I give less than 1 star? I don't know what this company gets paid for, because it seems like any "staff" they have doesn't actually work. I've submitted multiple work orders that have gone not responded to, and then I have to email to follow up. The initial email back is pretty quick but it's always just to ask my address - shouldn't you already know that, since I'm complaining about a work order that I input in YOUR app AND sent a screenshot of? Stop being lazy and maybe do your own investigation. I had termites on an outer wall, and it took over 6 months to finally get resolved because ASPM would stop responding. (I emailed the initial complaint to figure out first steps on Nov 4 and the treatment was completed mid-April). When they would respond, it's like they had no idea what they were even responding to. They would ask me to complete a step that had been completed for months. I emailed a request to use the community rec center for an event, and only got the same copy paste "we are in receipt of your email, what is your address", and only after I followed up - then never another reply. I have another work order sitting open from June 17th which I no longer need - but I'm leaving open to see how long it takes for them to actually respond. If you're looking for a management company, choose another. If you're looking to buy in an ASPM managed HOA, take into serious consideration how poor their management is and if you have the patience to throw your money away every month for nonexistent service. read more

This response is well worded, but essentially shifts blame back to the client, doesn't take ownership of communication issues, claims to have saved the complex money without examples, and goes further to blame the complex and threaten to charge more. So clearly they aren't getting what they need from this business partnership and neither are their customers. This is an accurate representation of every frustrating moment I have spent dealing with ASPM. read more

This property management company left 8 units without hot water for 10 days. We finally got it back a week ago. Today a plumber was here again sawing pipes all day long without any notice to the residents. We are left once again without hot water for God knows how long this time. My oh my how much I can talk about ASPM... and not in a good light. We recently changed our HOA management company from ASPM, and honestly am glad. This review I hope serves as a wake up call to the company. Unfortunately, customer service is not their strong suit. There was so SO many times I would call and email their representatives and would not get a proper response for DAYS. And at times, when I did, they would ask for a trivial piece of information that did not pertain to my original request. the reps for our HOA sometimes never replied to my requests or simply passed the buck. I'm tempted to drop names but I'd rather take the higher road and not do so. I've worked years In customer service and it astonishes me when some companies can't do the basics right. I do NOT recommend ASPM. read more

In my opinion, truly the least-professional group of rag-tag carpet baggers you could possibly be saddled with as a proverbial "property management company." ASPM were routinely derelict in their duty to provide our community with any semblance of timely or even moderately effective service, they were horribly slow and dragged their feet on even the simplest of tasks - things that should have e taken an hour would take months - and each new employee contact that was foisted on us seemed even more incompetent than the last. If ASPM stands for "Almost Sorta Property Management" it would be sadly fitting. Dealing with them was so difficult - truth, honesty and integrity aren't event a part of their makeup as a "company." The stories our community could tell in dealing with this roughshod band of lazy liars would send shivers up your spine. If you are looking for a property management group that only cares about collecting their fee and offering occasional service only after months of hounding (and even then, it's executed incorrectly), then ASPM is the property management for you. Between the eye-popping unprofessionalism, last-minute cancellations of meetings, and days between unreturned urgcalls, you'll be wishing you had your life back. *** Also, as you can see by their traditionally passive-aggressive, knee-jerk response below, their social media management focuses on attacking the client, rather than addressing the issues that plague ASPM. Just look through their replies - the recurring theme is zero ownership - if they aren't having you search for an obtuse case number to back up your claim, look up a date from months past to "prove" the veracity of their client's statements, they're digging into their records to "try and figure out who left the review." Grow up. Wouldn't it be easier to just say "we are sorry we didn't live up to our promises to you. Not everyone has had your community's experience with us, we can do good work, but we clearly failed when it came to your property, for that we are sorry." Easy! Nope. Not ASPM. Instead it's "WHO ARE YOU?! Where do you live?!" As if anyone in their right mind would tell such an infantile, uncomfortably thin-skinned company their home address in a bad review lol. Who are YOU? Why don't you leave YOUR home address? I would trust my worst enemy with that information before ai handed it over to ASPM's PR team. And again, note to yourself how they are less comfortable denying that what I wrote was true than trying breathlessly to dig up dirt on me. Dangerous. Scary. Hot tip: in the time it took you to try and find out who gave you your well-deserved single star, your efforts would be much better-used answering the calls of your clients and keeping your word to the communities you allege to manage. But if it's still burning you up inside, and you really want to find out who's causing your business to get deservedly bad reviews, look no further than the mirror. I've lived in this community for 17 years and the moment we switched to ASPM a few years ago, their communication with our small, friendly board went downhill almost immediately. It was such an instant, guttural regret. We lost track of how many "reps" we had, but each came with a load of promises that they were going to do better than the last - only to have them no-show at the walk-through, cancel meetings an hour before THEY scheduled them, and trying to get them to simply update their site with our list of issues was a comedy of errors. Their reps don't read the CC&R's so they have zero clue what counts as an infraction. It was not unusual after a walk-through to have the board member and the landscapers all laugh as the ASPM rep drove blissfully away, baffled at how little knowledge someone from a property management company could possess. That's the truth about ASPM. But please - just prove me right - and instead of doing the work to earn a better review, gnash your teeth and try to figure out who I am. Your response alone speaks volumes to where your priorities are. Covering your butt, not caring for your clients. PS. ASPM work ethics are far from "getting the job done". Firstly, I have addressed multiple employees at ASPM about fixing our gate code access phone number since April 2022. Currently when people dial our specific home code at the gate to gain entry, it goes to the previous owners registered number. Multiple work orders have been placed to fix the so called issue to update to current owner. And now we are in July and the gate access number still goes to the previous owner. This is unacceptable that someone that does not even live here is still getting phone calls to open a gate to a community they do not live in. And for what reason does it take over 3 months to still not complete this pending simple task? Secondly, I have signed up since April 4, 2022 to their ACH Debit Withdrawal for payment of monthly dues assessment. I do not want to worry about missing monthly HOA dues. May passes, they did not withdraw from my account. June passes, they did not withdraw from my account as well. I am receiving letters in the mail stating I have past due assessments. Each time I call ASPM and speak with Riley, I get assured that debit withdrawal is set up and they can withdrawal past due amounts from my account. But does that ever happen? Nope. I have called ASPM more than a dozen times between speaking with receptionist, Chris, and the assistant manager, Riley, in order to fix the above since APRIL and no luck with getting any issues resolved. My last 2 phone calls to ASPM I have asked to be connected to the manager, Karen. Of course each time she calls me, it's from a blocked spam phone number so my phone automatically declines spam phone calls. I have then asked for her email, and was decline to give that stated they will send her a message to reach me. I am just going in never ending circles here. Lastly, I took my family to the community pool this week since my home pool is being serviced. And we were disgusted to see the community pool was cloudy and not maintained. As a pool owner, looking at that pool I knew it had not been maintained chemically, bacteria and algae were growing in there, it was a breeding pool of possible infections like UTI Ecoli to the residents. How can the pool not be maintained as we are in summer with heat approaching greater than 90 degrees. This is all unacceptable. Steele canyon is an estate community of homes that all cost greater than $1M. I expect better from ASPM and I am disappointed to say the least. read more

Kristy Hubbard CONTINUES to be a great point of contact for questions or assistance in regards to a valid parking pass at Lakeview at Highlands Ranch gated community. My vehicle is in the shop and need to drive a loaner car. Kristy provided clear instructions on how to register (without a decal) the loaner car I was provided. Did that but loaner car was changed a few weeks later and registered (without a decal) another loaner car. Kristy verified first loaner car no longer registered in our account and the second one is. They dared reply to me. As you can see from their reply, they were trying to be misleading about their connection to Bill Howe plumbing. It is LITERALLY in their own management contract how they are related (see image) Yes, I had it a bit incorrect, but my point still stands. We had around 30k in plumbing charges in a year from Bill Howe. Suzanne, just because you happened to use two other plumbers at some point, doesn't negate that fact. Maybe Bill was too busy counting his fat stacks of cash ASPM has been throwing his way that day. Yes, they in fact did reverse 8 or 9 thousand dollars in overtime when we reviewed their contract and twisted their arm. Their contract stated that it has to be board approved OT, they never asked us or mentioned it, and thought they could get away with it. They did not "waive" anything. Again, showing their true colors here. I'll post the emails if they would like, Suzanne, would you like that? Today, we found there is a water leak under the asphalt that is now seeping up. I had asked Zack Daly, Steve Casselman and Karen Martinez several times to look into our water bills, because they had increased very significantly. I was concerned we had a leak. A year later, and thousands of dollars of wasted water, we finally found the leak, lets hope we don't get a sinkhole. They will charge you 2 minutes per email too btw. ASPM received several complaints Suzanne, lets not bullshit. Here is a formal complaint though. You guys are crooks, you wasted thousands of dollars while causing us so much frustration. Your finance department can't seem to pay bills correctly. The company slogan should be "I don't know", because that's all we ever heard. read more

I have been trying since April to have an outside window seal leak fixed in our townhouse. I first contacted our ASPM rep and sent him photos of the damage. He told me he'd set up an appt for a vendor to do a water pressure test on the window. After numerous emails, nothing was set up. I tried again this month and learned that the previous ASPM rep is no longer with the company. I also filled out a work order over a week ago that was never acknowledged. I even called the ASPM number twice during business hours and no one answered -- not even a voice mail option. This process has been very frustrating and time consuming. Update: I heard from the new ASPM rep this morning. She seems to be on top of things, and was very apologetic regarding delays in responses. I learned there's a voice mail issue with their phone system that they are trying to resolve. She and her team are reaching out to a vendor to conduct a water pressure test on the window having the leak issue. read more

Probably one of the worst HOA Management Companies I have had to deal with. Their app is broken and is not intuitive. They also do not check the app when you put work orders in. You have to call for everything so there might as well not be an app. There is no continuity of service, every time you call no one knows what you are talking about. If you want anything done I would recommend calling every single day. Which is what I had to do to get a pool key. I need to fix a parking pass now and I dread the amount of time it is going to take. If I could give ASPM negative stars, I would. In my opinion and based on my experience, they single-handedly drove our Condo Complex to near bankruptcy, and they shirked any responsibility for their actions. The situation became so dire that we had to initiate a recall, and the primary objective of that recall was to rid ourselves of ASPM. I am utterly bewildered by how ASPM manages to maintain a 3-star rating because, if you seek more insight, all you need to do is visit 17161 Alva Road and inquire with any homeowner about their ASPM experience. We are still grappling with the aftermath of the damage they caused, and it's far from over. read more

Please Please do not use them. i'm a homeowner in San Diego and I have a rental property in Little Italy and ASPM was the property manager there for quite some time but recently we switched over board members and we found out that in the last year they screwed us over probably about $80,000 be very careful when you sign their contracts they charge you for everything they charge you for every email every meeting that goes over the allotted time They couldn't give us any records of our elevator being fixed or how much money they spent. trying to contact a person is a nightmare as well. You have to call a number that's being outsourced they take a message write an email then a few days later you receive an email but still no human interaction. after years and years of flying under the radar with this company we finally decided to get rid of them best decision ever!!!! if you're looking for a good property management team in San Diego I would pick Mynd They have been doing my personal rental property for six years and havent had one complaint about them. ASPM is still doing much, much better than our past company, but it has been challenging to get in touch and get reasonable resolutions for things - for example, I had a water shut off valve in my bathroom which broke and was causing a significant leak - I was able to get a bucket under it but was having to empty it every 15 minutes. They tried to tell me they couldn't shut the building's water off until the next morning at 9am. It was 4pm. I had to go full Karen to get them to acknowledge it was not reasonable to expect me to stay up all night to empty this bucket. They did eventually send help, but even then it was just them contacting a member of our board and telling them to shut off the water for them - which seems a little like an email list to the board members would serve the same purpose as them. They keep the place pretty clean overall though, and are still better than what we had before. read more
