I currently live at 817 St. Paul, and while the building has so much potential and it's in a great location, the management has been absolutely terrible. As I write this, it's currently day 3 of the NINTH OR TENTH elevator outage since I moved in about four months ago. The only communication they'll ever give is "we're aware of it," but will drag their feet on repairs (it's been out as many as four days in a row) and not fix the underlying issues causing the problem. This is unacceptable for a 8-story building where people rely on the elevator to reach their apartments. The "24-hour emergency maintenance" they advertise is deceptive, it's someone (maybe, sometimes it take several times calling for them to even bother to pick up) answering the phone and saying there's nothing they can do outside of business hours. If you put in any maintenance request, it will be closed under the excuse of "we're currently only performing emergency maintenance." I have had soggy spots where water is coming through my windows, walls, and ceiling (and electrical issues in that same wall!) for about two months, and I'm still waiting for them to send somebody to take a look at it. read more

I wish there was an option to give negative stars. This property management is the worst I have ever experienced...and due to my career, I have encountered a lot. My advice is to run as far away from them as you can. It's hard to even know where to begin to explain the terrible experience I have had since renting an apartment through them, so I will start from the beginning. Beware, it's a long post. (TL;DR: Apartments are in terrible condition) I was moving to Baltimore from Kentucky for a new job starting in February, I made the determination due to the pandemic I would choose my apartment sight unseen. This apartment looked wonderful, with tall ceilings, 3 fireplaces, and plenty of space, so I quickly applied. The listing said qualified applicants would have their security deposits started at $99, yet I was told I had to pay a full month's rent. When I inquired why since I made well over the income requirement and have perfect rental history, I was never given an answer, this should have been my first red flag. After I have my lease signed and am about a week from my move-in date, I am told by my leasing agent that there is a broken window in my soon-to-be first floor apartment. He says they will not be able to fix it in time before move-in, despite the fact that I had signed my lease 3 weeks prior to move-in date. When I insist my rent be reduced if I am expected to live in an apartment with a boarded-up window, it was fixed by my move-in day. Another red flag but I was happy they fixed it before move-in. When I first walk into the apartment I am overcome with this earthy smell, that is instantly recognizable as mildew or mold. On top of the odor, the apartment is disgusting. We're talking layers of dust on the walls, sticky cabinets, rocks and pebbles in the fireplace. I can understand dust if the apartment had been sitting vacant for a long time. I can not understand why all the kitchen cabinets are sticky, it was very obvious that Mount Vernon Properties and Bay Management Group did not take time to clean the apartment after the last tenant moved out. I wish that was the only issue I saw right when I moved in. The floor in the bedroom had very obvious water damage (see picture), the floor was buckling by the W/D from obvious water damage, and nails and staples were literally sticking out of the floor. The jacuzzi tub doesn't work, and even if it did, the black substance on the silicone placed in the jets would make certain I would not use it. Finally, only 1 of the 3 fireplaces actually worked. I've been here since February and am still waiting for one to be fixed. That is not where the issues stopped, however. I am now going on my third week without a properly working refrigerator. To the MTV defense, they have sent third-party vendors to check out the fridge. But I have had to wait weeks for parts to arrive to not fix the problem. In the meantime, I am unable to buy food to fill my fridge and had to throw out more than $100 worth of food. When I brought up that nails were sticking out of my floor, someone was sent over to nail them back down. But nothing has been addressed dealing with water damage and mildew/mold in the apartment. It is very clear the apartment was not checked to make sure it was ready for someone to move in, if it had been the floors would have been replaced, all appliances would be in working order, and the fireplaces would have worked. Do yourself a favor and rent with another company that makes sure apartments are actually move-in ready. read more

Avoid at all costs! Will not perform necessary maintenance. The elevator in my 8-story building at 817 Saint Paul is out of order at least once a week, often for multiple days at a time, which is almost impossible to navigate as someone with mobility issues. They just don't care enough to fix it though. Also they just added a fee to pay rent via check online instead of doing the right thing and absorbing the fee themselves. If you rent from these people, and you have a maintenance issue, good luck, and may God have mercy on your soul. They will never call you back. They will tell you about their processes that have nothing to do with your needs. They will tell you that if you call after hours they are available to you, but then how dare you call after hours because then they can't do anything because it's after hours. They don't answer the phone in their office and when you leave a message they don't call you back. So if you rent from them and you don't have any maintenance issues ever, I'm sure you'll be fine. But if anything ever did happen to go wrong in any aspect of your apartment living, like I said, God have mercy on your soul. read more

Do NOT, under any circumstances, consider renting at this place - not even if you're desperate! My experience here has been nothing short of a nightmare. They can't even properly set up the furniture and appliances, and when things go wrong, they don't care about your damages or injuries. To name a few, appliances weren't installed properly and running water is always an issue. The medicine cabinet in my bathroom was ONLY attached with a few STAPLED GUNS unto the wall, and when it reached a point where it became disintegrated, it fell on my head while I was washing my face. They didn't bat an eye, only offering to fix the cabinet. Neither owner nor management were concerned for my well-being whatsoever, especially to the physical condition or injury I sustained. A few months later, I had issue with the water where there is a total of 1,5 month of little to no running water and they would not even reimburse a partial amount of rent. Throughout my entire year there, the water pressure was consistently lower than the city's minimum standards. Management is NOT helpful in navigating any of these and the owner is even worse! I've gone as far as reporting them to the Federal Business Bureau. Save yourself all these trouble and frustration, and don't rent or do business here. read more

I highly recommend against living here. Here were some of the issues: - Fungus gnat infestation, which spread into the apartment through the sink drains. This was an issue that the complex took about 7 days to respond to during which the apartment was near unlivable due to infestation. See picture attached of a fly catcher, had about 10 of these up and estimate caught over 200 flies within a couple days (didn't really help the situation). Was reassured on move in that pests were not a problem (Tim). Rat droppings were also identified after returning from out of town. - Use of lead paint not maintained at livable standards. The lead paint in this building was degrading throughout the unit. See picture attached of the ceiling which crumbled without anything touching/disturbing it. This is toxic and probably illegal (though as long as the apartment is cleaned before inspections it will test as 'legal'). - Air conditioner units contain mold - Lock mechanism on the door broke and locked me out of the apartment. The repair put in place by the complex was shoddy and also broke, until finally a real repairman was called who remarked that the situation (including the original door handle) was some of the worst he'd seen. - Residents often smoke in the building, leave trash, smells terribly most of the time in the summer. To be honest, I'm not sure where the positive reviews on here come from or if they are real, because all the tenants I ever talked to were in a rush to move out and would complain frequently about issues with the management. I am extremely disappointed with my experience at the 817 St Paul Street building in Baltimore, Maryland. This is arguably the worst place I have ever lived in. My packages have been lost on numerous occasions, and whenever I reach out for assistance, the process is frustratingly long and complicated. The most disappointing aspect is the apparent lack of responsibility taken by the management for these issues. Living here has been a continuous struggle due to these persistent problems.also for some reason i don't know i changed my credit card 3 times . please think very very well before moving here it is very stressful living in this place. honestly very cold there is old AC with annoying voice . it was big mistake to live here . many packages were lost or disappear no one wan to live in this bad situation. UPDATE: I've been living in this hell hole at 1230 St Paul Street for 5 months too long. My packages are stolen regularly, I'm talking every other day. I even have a photo of a package of hair dye that was sent to this building and left off securely in between the first door and second door this morning, and by 4:45pm it was gone. I'm relatively certain what they put up as cameras are inactive. Oh here's a kicker: still no garbage facilities on site. You have to take your garbage to another building across the street and down an alley, meaning you have to cross an intersection twice to take out your trash. Illegal much? July 2021: These people are slum lords. I have been here in a unit with my partner for less than a week and we have already encountered enormous problems. We arrived to our apartment for the very first time to an absolute disgusting mess. The place was in complete filth. We submitted many maintenance requests immediately and even contacted the employees who we originally spoke to, but nothing was done. After forcing us to start our BGE bill 8 days before our arrival, they proceeded to turn on the conditioning, forcing us to pay for energy we did not consume. Their excuse when this was brought to their attention was, they do this to keep the apartment clean. Very interesting, since the apartment was never cleaned, maybe ever since the beginning of time? None of their employees take any responsibility for the state of the apartment, despite our constant attempts at communicating. The apartment is a hazard to our health. wish I could leave a 0 star review. I have lived in MTV apartments for 2 years. I have had other issues outside of the major incident that happened most recently. Minor things like mold, poor heat, gross building, and them letting a Xfinity guy into my apartment to use my bathroom when I was at work. They had no reason to enter apartments and were working on the outside of the building. I came home in my lunch break and stood outside my own door while some guy finished using my bathroom. The major event happened most recently early March. For context I am on the first floor and have an apartment right by the front doors. I have a balcony/terrace that is close to the steps leading to the front door. On sunday night, my downstairs neighbor (ground floor) went absolutely psychotic and tried to break in my apartment. He was throwing things around, screaming, screaming and saying very vulgar inappropriate words to me. He even went on my Balcony/terrace. He was naked too. I live alone and I am a young woman. This was an EXTREMELY traumatizing experience for me. I only hoped that my leasing company would handle this appropriately but this was not the case. I have been staying at my dads house now all week post incident. I have emailed, called , trying to reach the property manager. I have gotten shut down and told that they are working on the situation by the assistant property managers. They have had an attitude with me, no sympathy at all. I do not feel safe there at all. Believe me, I know that this situation could have occurred anywhere. But the way management has handled this is entirely inappropriate. No call back, no mass email to tenants. Nothing was done. No apology. still had to pay the remainder of my lease. Handled it completely wrong. I am extremely disappointed and traumatized. I do NOT recommend this company. Yes, problems can happen anywhere. So I should've known when Brooke ghosted me that she wasn't reliable but I gave her the benefit of the doubt during COVID. I sent an email to her and she responded right away, however she did NOT read the email and sent a response back that was not even what I asked for. When I responded with the reiteration of the correct date and times she "ghosted" me. Then several days later she responded saying she was "out of the office". When I responded to her email letting her know that the specific time she said was great and that we would be there, there was no response or confirmation. We showed up at the time, actually a few minutes before, and waited for almost 5 minutes after the scheduled time. Brooke was a no show or call. Totally unprofessional and disrespectful in this time. I've been a real estate agent in my past and I'd never stoop to this disrespect and unprofessionalism like she did. Do not even inquire with Mt Vernon apartments. I can only imagine what the inside looks like if their agents act like this on the outside! If I could leave negative stars, I would. This is the worst management company I have ever had the displeasure of dealing with. Incompetent doesn't even begin to describe them. It's impossible to fit all my complaints in this space, so I will just address a few: 1- they send weekly spam emails to all of their tenants (not just one building) threatening consequences of violating the lease or house rules. They even send these when they have pictures of a specific unit, so they know who is violating the rules- why send the spam emails to tenants who aren't violating the rules? 2- When you have a real issue (example- someone parking in my paid for parking spot), they won't send an email or even reply to your requests. Basic Professional etiquette, anyone? 3- There are roaches and centipedes everywhere inside and rats everywhere outside (chewing through the wires in your car). 4- tenants throw trash on the ground (do they send emails about that? nope!). 5- The whole apartment smells like sewage due to a sump pump issue that I reported at least 5 times. It finally got infested with flies. There are so many other options! Stay clear of this place for sure! I'm just glad I was finally able to buy so I won't need their reference ever. ps- it's noteworthy that they don't reply to the many negative reviews. read more

My daughter moved into 1301 St. Paul in August of 2020. We signed the lease without seeing the apartment as Brooke told us that was the only way moving forward because of Covid there were no tours. The day we were do to do the walk through, Brooke advised us that she had an emergency and wouldn't be able to make it, but that she would have an associate come and unlock the door and call us with the building code after the door was unlocked. As we sat on the step waiting for the call a blonde haired women pulled up in her BMW parked illegally in the handy cap spot out front of the building and entered through a side door. I immediately googled Brooke and recognized her on her Linkin page as the women who just parked in front of us. 5 minutes later she leaves, and we receive a call that it was ok to enter the building. My daughter and I enter the building with is dirty and smells, and proceed to take the elevator to the 8th and top floor of the building. Upon entering the building we notice several things. First is there is water running across the floor into the bedroom. This leak must have been happening for sometime because the hardwood floor is warped and discolored. All 6 windows in the building are painted shut. Now we realized this was an old building but to have no working windows was a bit alarming. Not only did the windows not open, but there were huge gaps some of which had sheet metal shoved in them to close, but others did not an literally there was 8" x 24" gaps straight out. We should have probably walked away at that time, but since we were due to move in the next morning we felt stuck. We texted Brooke about the roof leak and the holes in the windows and she assured us it would be fixed. And they were fixed within a week or so. Fast forward to today. She wasn't really at her apartment much the first year because of Covid, and her school went online so she moved back to NJ for most of the year. She renewed the contract for another year, and has had nothing but a headache ever since. We are currently contemplating just paying to get out of the lease. The staff is awful, still not back to the office they are working from home part time. Takes days to return calls and emails. The elevator is out of inspection by over a year. For 3 months it would not go to the 8th floor. Please go the other way before renting through Mount Vernon Apartments. Apartments are old, outdated, unsafe. read more

This is by far the best apartment I have ever lived in! From the moment I moved in, I felt right at home. If you are deciding on an apartment make your life easier and choose this place! The staff is excellent! So personable and kind. Location is prime and very walkable! The apartment units are also quality. I've lived here for 2 years now and have never had an appliance break! Unlike other apartments, I've never had any issues with noise or pests. The hallways and common areas are always spotless. I will definitely be renewing my lease here again! I have lived at the 817 Saint Paul Madison apartment complex (Mount Vernon Apartments) for three and a half years - basically the entire time I lived in Baltimore. During that period I had only the best of experience, both with the management and the support staff. Several issues that I had to deal with (eg stuck doors, water pressure, clogged toilets/drains, ...) were all dealt within days, usually a day if outside the weekends, despite none being urgent. I was always informed in advance of major maintenance (cutting off the water or requirement not to flush the water in order for emergency maintenance on canalization to be performed) and on several occasions, the management office helped me to resolve issues related to my difficult to anticipate move in/out and out of town schedule. In addition to that, throughout my stay, tenants moving elsewhere had their sales/giveaway offers broadcast by the management, which allowed me to acquire some nice furniture and electronics from a couple of floors away, for a good price and sometimes even free. Which brings me to another point - community. People living there are friendly and nice. Most of them study at Hopkins or Peabody or are young professionals who have just moved to Baltimore. Amenity-wise, the entrance door is protected by entrance fobs and keys (none of which ever malfunctioned - props to that). The hallway has a Luxer One parcel delivery service, that allows you to receive your packages without having to be at home, letting anyone enter your apartment and without fear of them getting stolen. The building provides a dedicated trash and recycling room on each floor (yay), that gets taken out and cleaned in a timely manner. The floors throughout the building are washed several times a week, keeping this place always clean and tidy. The laundry room is equipped with professional-grade washing and drying machines. The fire alarm is sensitive (beware of it when you cook or turn on the window heating unit for the first time in the year), and networked, meaning it will call firefighters automatically if not turned off in a timely manner. Finally, each apartment gets bug-busted every six months and with trash taken out regularly, no rats would even get close. At no point, I have encountered or heard of any pest-related issues. For an additional 50$ a month the apartment as well allows larger pets (cats, dogs, ...). Between the tenants, the floors are re-carpeted and doors/windows/walls - repainted. Now, you need to be aware that this building shares a lot of downsides with all other older buildings in the historic Mt Vernon quarter. Wooden windows are quite dated and hence do not provide a perfect seal and have only simple glass in them. This means you might want to add insulation in winter. This also means that you might want to consider the noise level in the apartments facing Saint Paul Street, that gets quite heavy traffic in the morning, especially if your apartment is on the lower levels. Heating/cooling is performed by a window unit, that might be sometimes hard to set properly. Due to the electricity bill being yours to pay, you might need to prepare for a higher electric bill you would have had in a centrally cooled apartment complex. However, with my studio, I have never run over $60 for electricity, even cooking at home and heating/cooling the apartment almost continuously during the coldest/hottest weeks. Overall, I would greatly recommend both the 817 Apartment complex and the Mount Vernon Apartments managment - I didn't have any issues with them and my time in Mt Vernon apartments was quite enjoyable! read more

Vernon Apartments over the last year for various items that all just seems to happen in 2018: Roof Leak, dead washer, etc. Each time they have been able to finally get the problem fixed! I've been a resident of Mt. Vernon Apartments (specifically the Madison on St. Paul) since November and have been really happy so far. For one, it's very affordable for the amount of space you get, and it has been such a bonus to have the property management office on site. My mom's dog tore up a small piece of carpet while they were visiting me recently and it was replaced at a very reasonable price in a matter of days, and I can't even tell now where the damage was. I also had an issue last week with some water leaking from the apartment above mine, and I went down to the office and they resolved it right away. The building is older, as are most in this historic neighborhood, but they do a great job of responding to issues and the leasing agents, property management team, and maintenance techs are all really prompt and professional. read more

I moved from federal hill to Mount Vernon and found Mount Vernon apartments to be the most professional management company in the area. The leasing agent Brooke took me to see 5 apartments within a couple blocks of the monument and I applied the same day and moved in a week later. My apartment is HUGE and overlooks the city since Mount of the buildings in the area are not tall. All appliances and finishes are recent and it's really been a joy so far. Also recently had a problem with a leak that got taken care of immediately. I was able to fill out an application online and someone contacted me immediately. The issue was taken care of. This is my second experience renting with Mount Vernon Apartments. I'm not sure why I ever left them. I was miserable at my last place (not one of theirs) and wanted to move so I knew to immediately look at MVA's listings as I had been very happy with their management in the past. I was put in touch with Tim who showed me some properties and I found the one I wanted. I've been more than satisfied with the experience from the first look to moving day. I adore the new apartment: new appliances have been installed, the space is pristine, I could go on. Our apartment at Mt Vernon Apts is literally perfect. The best possible location a half block from Charles, half block from Mount Vernon Marketplace, and 3 blocks from Penn Station. They took all of the stress out of leasing and moving process and were always helpful whenever I had any questions. I lived at Mount Vernon Apartments when I was doing a fellowship at Hopkins and had a top notch experience. The location was easy to get to and from work, as well as weekend trips to New York or DC on the train. The building where I lived was originally a mansion from 150 years ago and had high ceilings, hardwood floors, but still a very fancy kitchen and a parking spot behind the building. I only had a couple of repair issues and they came out the next day. Now I'm living in New York paying 5 times the rent and missing Mount Vernon! read more
