My wife and I put our property up for rent and we were in search of a property management to handle the job while we were away. I was really skeptical of this company seeing the previous negative comments from and tenets and home owners. During the interview with Zoe I do remember me asking her if they could handle the property being that I didn't want to be hiring them with more on their hands then they could handle. With that being said we asked questions and we trusted that they could handle our house. First red flag was that after we met up with Zoe we signed the contract and were waiting to get back with her to take over the property we were moving out fast and haven't heard from them. My wife had to reach out to her about putting the house on the market for rent. That's when she said "she thought we changed our minds" so she never thought to reach back out to us. HUH?! How? We signed the contractual agreement for y'all to take over the property why would we change our minds or who do you have us confused with? So after we got her together on the property we also noticed how slow she was moving to get folks interested into the property. We aint trying to pay the mortgage and rent elsewhere that aint it! Meanwhile my wife wasn't waiting for nobody so she ends up getting a couple into our house quick. Everything was cool until things that needed to be taken care of about the house didn't get tended to like it should have because of their poor communication. We lost a tenet because of them, so yea we fired them swiftly and got a better property management in Sage Dream (highly recommend). That was another problem after letting them (Muldoon) go, we (wife and I) and the new Property Management were both working on trying to get in contact with Zoe and anyone from Muldoon to get the move-in checklist from our previous tenets to get things going but as expected little to no response. I can tell you Sage Dream Property management never got in touch with them about the checklist which costed us more money, oh well good riddance I guess it was worth it. I also don't care for the fact that we had to wait til the end of the month to get our money from rent being paid. Muldoon Associates are very shiftless and may have taken on a lot more than they can handle it obviously shows, or maybe they're just lazy idk. I highly recommend that you DO NOT trust these folks with your property. You see them just keep scrolling. read more

Was getting divorced and our house is under contract. wanted a place to rent until I found something I liked. decided on a house that was managed by Muldoon. After contacting them and giving them $60 for a background check, most recent paystub and letter from mortgage company. When I got background check I noticed it was also a credit check. Did not know this. haven't rented a house in over 30 years. Just to see it has your payment history on it. then they still wanted more from the mortgage company and another paystub $30 fee to register each animal x2 $60. 2 months bank statements 3 bills with your name and address . just seemed very overboard. I ended up using remax. much better experience and much easier. save yourself money, time and stress. read more

My wife and I found a place we really wanted and she reached out to discuss the possibility of renting. She was told we would be great applicants so we submitted the applications and fees only to be told after the fact that the lady that looks at them was out of town on personal business. We finally heard something a few days later and were told that our app was at the top of the list. I received an email telling us that we needed to submit more paperwork. I explained that everything I already submitted should be enough (credit report showing no missed payments for 15 years , proof of employment in the same line of work for 13+ years, bank statements showing every deposit for 18 months) and asked if it was enough and was responded simply with a "no". So, we moved on and found another unit that required a smaller fee and we were instantly approved for only for my wife to get a response from the same lady that wasn't the slightest bit interested in offering me any further information telling her we were approved days later. I don't know if it's a lack of professionalism or maybe she just didn't seem to care initially but I would definitely recommend saving your money and trying other avenues before bothering with this place. read more

This company sets out to discriminate on expectant tenants and deny applications in less than 48 hours with no opportunity to find a solution or provide more documentation. We went above and beyond providing bank statements, check stubs, employment verification on company letter head with supervisors signature, a recommendation from landlord for the past 4 years, 12 months ledger of water bill payments 4 months of electricity bill payments, along with $135.00 in application fees only to be denied immediately. No one met us for the showing of the property we were interested in, I had requested a meeting in office and was denied. It is nearly impossible to get anyone to contact you back or provide assistance with questions. Muldoon is a very unprofessional, greedy, discriminating management company and would only hope this review saves another family from having this company take their money and run. read more

If I were able to give this company a "negative" star I would. I do not recommend working with Muldoon. If you try to speak to the property manager the receptionist just tells you that you cant make appointments, or meet face to face or even speak to each other over the phone. Everything is done through the receptionst. The receptionst was very nice, but didnt know the answers I needed. From the get-go, Muldoon was lazy, and careless. The house we were about to move into had cords everywhere, the fence was falling over, the yard wasnt kept up on at all, and more. They refused to do anything about the house and said if we wanted it, it was as is. My roomates and I were all in such a rush to get out of our current situations that we agreed. After moving in the bathtub faucet broke, the washer broke, the A/C broke, master bath fan didnt work, we had mice in the house, and water damage due to bad irrigation in the backyard. We always had at least one maintenece request a month. After a few months I had had it with my roomate. She was constantly breaking the rules of the lease and I didnt want to get evicted if anyone were to find out. If I didnt say anything, they would kick us all out, even though I wasnt participating. So I thought it would be wise to contact Muldoon and let them know about the situation. I notified muldoon of everything, but I specifically asked to make it seem like a neighbor called for fear of retaliation. The roomate had made it very clear what she does to people who wrong her, and I wanted to make sure she never found out I wronged her. That plan soon changed. Jesse Scott, the property manager having refused seeing us face to face to talk about the issue professionally, chose to instead, take what the receptionist said, text the roomate to tell her that the cops have been notified and that the boyfriend has 30 days to get out or we are all getting evicted. He also, divulged every little detail of the phone call I had made the day before, including that fact that I was the one who called. So immediately she began threatening me, my boyfriend, my dog, and my belongings. Not only that, but now I'm getting evicted at the end of these 30 days too if they dont leave....WHAT?! What was the point of my phone call? After tons and tons of phone calls to the receptionist, Jesse texts me and says I can stay, but she has to leave. Now that i'm getting threatened by her and her boyfriend, all thanks to Jesse and his unprofessionalism, I dont feel safe coming home, I dont feel safe living at the same address because they have keys, garage door openers to the house and they know where I live! So I asked if we could finish out our lease at another property that was ran through Muldoon for just my boyfriend and I, one where they dont know where we live and we can still finish our contract with Muldoon. Jesse, said "I'm not a counselor. You guys got into this problem and we will not allow you to break the lease. We will not allow you into another of our properties. We did not create this problem. I Will not be meeting with you guys in person so please stop asking." Except, the thing is, he did create the problem when he decided to tell her everything I said to the receptionist and let her know that I was the one who called. I am SO unhappy with the way that Jesse handled the situation. He had a repulsive attitude with me the whole time. He was incompetant and seemed as though he was an amateur and didnt know what he was doing. Now I have to move out and find a new house ASAP, just because I did the right thing and reported my roomate. They have no value or care, other than money. read more

let's begin with me paying $1720 a month and then after 2 years of always paying on time or even weeks early & during covid crisis mind you. This property management group raises my rent to $105 dollars and says it was supposed to be $50 each of the previous 2 years. I was totally blown away by the no heads up about it at all except when looking at the new lease agreement. I called and got the wishy washy answers from Kerrie on the bs excuses for the hike. I am warning you not to use these turds. I personally pride myself on Paying on time and early + maintaining the property as if it was mine. Happy to write this review, since other renters had a different experience, apparently. Most of the other reviews seem old, so here's an update on how they're doing now. ;-) We just completed an 18-month lease with Muldoon & Associates, and we decided to renew for another 12 months. First, I'm surprised so many people have said they couldn't reach the owner--I don't think I've ever talked with anyone else, and I have his cellphone number and email. Contracts have come from the main office, but that's about it. Overall, my experience with Daniel Muldoon & Associates has been very good. Most people who rent don't want to feel like they're living in someone else's house--they don't want to feel like someone is looking over their shoulder all the time (even if they are! ;-). They want to feel as if their home is their sanctuary, private--a real "home." I have felt that way in the house we rented from M&A, and that played a big role in my decision to renew our current lease. I'm sure they walk a fine line because they work for the owners and need to make certain people are taking good care of the home, etc., but M&A do a great job not being too intrusive about it. They've always been courteous, respectful, patient, and kind, and these days, that type of customer service is highly appreciated. I would recommend them if you're seeking to rent a home in this area. read more

Matt Tarpy was my realtor. He helped me find my new home and I couldn't be happier with with his services. He was very knowledgeable about the current market and Colorado Springs neighborhoods-he grew up here. He was patient with me, honest, and able to answer all my questions about the homes we looked at. He was accessible and answered my phone calls or called me back promptly. I had withdrawn cash to pay for my home inspections and forgot my wallet that day. I was panicked because my wallet was at my home in Denver but he spotted me the cash until I could pay him back later that day. He was so nice about it. He had recommended a sewer line scope and I'm so glad I took his advice to have this inspection. It revealed a belly in the sewer line. The seller was initially reluctant to fix it ($2400 job) and Matt negotiated with him and got him to fix it. It's such a relief that we don't have to worry about paying for this down the road. He even got the sewer inspector back out to scope the line again to make sure the job was done right at no additional charge to me. He went above and beyond my expectations in many ways and made the home buying process a breeze. He helped me buy the home with everything I wanted and I am very happy. I highly recommend him! Daniel Muldoon is either lazy or overworked from too many accounts. When I needed help dealing with a troublesome tenant, Muldoon gave little. Another manager gave me most help. Twice Muldoon charged me for doing work that I personally did. When I complained, Muldoon gave no refund. Muldoon terminated our contract because the troublesome former tenant was bothering him, or maybe because I reminded him in writing of his responsibilities. I am highly impressed with the professionalism that I have experienced with Muldoon and Associates! Namely, with agent Jesse Scott. My realtor recommended Muldoon to manage my property because of the value and integrity that is offered within their property management over view. There is a SET price for single home family rentals, regardless of the size or the price of the rent. I could not believe this, until I experiences it myself. This leaves a lot of leverage for the home owner to receive what is fair/what is in the best interest of the home owner. When Jesse Scott came over to my home to do the initial consultation and walk through, he was extremely thoughtful as a subject matter expertise in his field, and had acute attention to detail. Every regard of the contract was explained to ensure to ensure that I understood every paragraph, and it as important to Jesse to for me to know all of the options available to me. I am a satisfied customer, and feel at ease knowing that my property can still continue to serve as my investment, because I am in good and capable hands. Our experience was very disappointing on a variety of levels of what we expected in terms of service/quality from a landlord. Upon arriving at the property after a long drive from out of state, we felt the property was in less than satisfactory condition. It appeared the last tenant had not finished moving out and left piles of swept up dirt in the middle of the floors along with personal items still in the house. The place was extremely dirty and there was a hole in the spare bedroom wall that we ended up patching. The dining room wall was half painted to cover up a red marker doodling of piglet on the wall. We spent our first two days scrubbing, cleaning the inside, and painting the walls so we could unload our truck. The yard was overrun with 2-foot tall curly dock weeds which were laborious to pull out since it was in our lease that it was the tenant's responsibility to maintain it. To keep from it becoming our issue upon move out (or anyone else's), we spent hours and days getting the yard up to date for a property we don't own. During our rental time, (only a year), the basement flooded 4 times due to a variety of reasons each time: i.e. huge cracks in the foundation, broken windows in the basement window wells, poor drainage in the yard, and poor upkeep to the sewer lines due to tree roots. It was a shame we really couldn't use that space due to the water damage liability other than laundry. Maintenance ticket resolution was slow to resolve with one taking weeks from an electrical shortage from one of the flood events. This caused us to have to run cords from elsewhere to even do laundry. We felt that we did everything on their move out checklist upon lease termination. We requested to be present at the walk thru upon move out and was told that they don't do that with tenants. I've never experienced that and it seemed odd to us. When I got my deposit back 60 days later, they took $270 deduction from our deposit for a $200 full house clean and a charge for an install of two smoke detectors ($70) that they claim we took which we did not. read more

I'm a neighbor of a property owned/managed by them. The tenants that moved into the house were nice people but lazy. Didn't take care for the property or the lawn. It's obvious that they were renters and not owners. No pride. They moved out and left trash in trash cans in the street. On their normal trash day, I put the cans back after the trash guy came. Someone loaded the trash cans again and let them sit for a week. The trash company came and took all the trash out of the bins and left it in the driveway and took their bins. I've tried to reach out to Muldoon to let them know. You have to listen to about 2 minutes worth of "qualifications" of what they feel is acceptable as a tenant before you can even leave a voicemail. In those qualifications, he makes clear that they do NOT accept section 8 but the way he allows his property to look, he might as well. Terrible neighbor, terrible business model, terrible customer service, no respect for the neighbors in the neighborhoods he manages. Then I see all the other negative reviews and it shows what a joke this company is. Shame on you! Okay, so here we are a few months later and Muldoon has moved in some extremely ghetto people in. Did you even check their background? Again, not only can they not take care of their yard, but they can't even be bothered to pick up the trash (their trash) in front of their house...or their newspapers, or their own kids toys. There's 4-6 kids in that house and non of them have any respect for the neighborhood. On day one, these kids are hanging on the back of the truck that I have parked in the street, they're riding their scooters in our driveway, and generally not having any respect for anyone else's property. Way to go, you claim you prescreen but this is the second terrible neighbor you've let into our otherwise decent neighborhood. Wow. read more

This is my first experience renting after home ownership of over 30 years. I think I'm a good tenant, treating this rental as if it were my own property. So I've not interacted with Muldoon Associates too frequently, but when I do it's with mixed results. I've been charged twice for rent for the same month, which they fixed after I complained. I had my auto-draft payments cancelled without my authorization, leading to potential missed payments. I get regular emails from them with email address that say 'do not reply' so I can't respond to their notices. I'm locked out of my tenant portal, and reported the difficulty- since it's their preferred manner of communications this is a problem. Again I'm not getting help. It's a shame, because when you find a place you like in a location you desire, you don't really anticipate problems with the agency ruining the experience! read more

I've never experienced anything like the treatment I received at Muldoon. After 3 weeks and no contact I had to call them to ask where I was in the process. They consistently put me off while I had to ask twice if I should move on. Most calls went to voice and others were never returned. I finally had to call and ask the status to find out they had taken another applicant nearly 3 1/2 weeks later. No customer service skills and no professional courtesy. I paid $40 to provide my own services and didn't qualify for a home with them in the end even with a perfect rental history and 50K a year. I have never had issues renting until now. I have had the same experience as some of the other reviews. Realtor, Jesse, had horrible manners and was not productive on the house. We asked to be notified about showings rarely ever was. Was peer pressured into a lot of changes of the house. Was on the market for 3 weeks and always blamed us for the house not going under a contract every showing. Would not recommend. This agent was only about money. We fired him. We have a new agent and was able to drop the house $20k and we didn't have to pay anything into closing. Horrible manners and was reported by our painter that the agent from Muldoon would talk bad about the house. Stay away!!!! read more

Be aware of this property management company. I had a horrible visit to one of their properties that compelled me to write them the following letter after my visit: Hello, I went to go see your property for rent at 1116 Silverqueen rd in Pueblo, CO and I could not believe the reception I received. I showed up at my appointed time to tour the property to find someone who looked like they just left the homeless shelter, wearing shorts and a tank top who greeted me with a grizzled "go look around!" in a dismissive tone as he went off to do whatever he was doing at that time. I thought this might've been someone working on the house and I was ready to dismiss it and wait for the person who would show me the house. After looking around the house, I returned to talk specifics with the gruff individual who greeted me; I was shocked to learn that he wasn't a worker, rather he was representing Muldoon Associates. When I asked about required rental qualifications, without saying a word, he shoved a paper in my face with information I found last night on your website. When I inquired more about the property he said I could find everything else on the website. When I asked about utilities, he winked and pointed at me and said "it's all on you" which is the moment that I realized that if I were to rent this property, it would all be on me. If my roof leaks "it's all on you", if my A/C breaks "it's all on you". So I turned around and walked out knowing that I would not be renting this place, I decided that I wouldn't rent any place from Muldoon Associates because of this individual. As I left three more couples walked up, who were booked at the same time apparently, and I felt compelled to tell them about my rude welcome and the lack of faith inspired by this man, the face of Muldoon Associates as far as I know. Furthermore, I intend to inform my friends in Pueblo and in Colorado Springs of this rude treatment and will encourage them to find a more legitimate property management company. Please keep looking for your own sake as based on this experience, I don't believe they even kind of concern themselves with anything more than collecting rent and providing none of the services associated with renting. Just buy a house and you'd have the same level of customer service. read more

The most frustrating rental company ever. Overcharged for repairs and when I requested an itemized receipt, was told that "it doesn't work like that." Moved in a there was water damage in the ceilings that were patched up or covered up by a board. Fence falling over and had holes after a rough winter, were told that they don't need to fix it event though we paid to have dogs in the home.The only plus is that I have learned that I need to do my due diligence and research and rent from a company that responds to repair requests in a timely manner. Tried many many times to set up a time to meet with the owner, was told by receptionist that he doesn't set up meetings....What?? Asked when he comes in so we can come by and have a conversation after months of frustrating emails, was told that he doesn't have set times that he comes in...Huh????? Getting mad again just from reliving the time we rented from Muldoon and how frustrating the experience was. Don't want a bs response from owner, I know what we went through as do my roommates. read more

I have rented for over 10 years and I have never had such a horrible experience with a rental. When I moved in to my rental, they had not made sure the yard was mowed and maintained as promised. I lived in a rental hey managed for 2 years and during that time battled with them to up keep basic safety features such as fencing and outside lighting. They advertised the house as having a hot tub, however upon moving in, I found out that the hot tub did not work and they refused to fix it. Additionally, a skunk lived under our deck because of the old hot tub (the insolation was quite attractive to the little family). Initially they took steps to relocate it, but I moved back because bigger issues were not taken care of such as fixing the fence to keep it out of the yard. Our fence had holes and gaps all around it, which they said would be fixed since I had paid to have a dog on the property. At one point, our fence was practically falling over and when I asked to have the fence replaced they said that they were not required to - which was in direct violation of the lease. The only reason they eventually fixed he fence was that the window blew it over. However, their idea of fixing it was propping it up with 2x4s. I've never worked with a company that cared so little about a property they managed. When I moved out, the owner of the property decided to sell and ended up checking us out. He commented about several problems which we had brought up to Muldoon that he had no idea about. The property management company consistently told us that the owner didn't want to pay for those repairs. I would advise against working with Muldoon Associates in any capacity. As a new homeowner, I can't imagine entrusting my property to them. As a renter, I have never experienced such a nightmare with every interaction with a property management company. read more

I couldnt recomend Patrick any higher. We hired another realtor and not only did they lie to my wife and I, they were completely ineffective. Our house was on the market 33 days without a single showing. We fired that realtor and hired Patrick. The morning our house listed we started showing and Patrick had our home sold in three days. There were no secrets issues or lies. He outlined the entire process and made sure we were well informed and engaged. I only wish we could purchase our next home through him. read more

When trying to inquire about a property he would not return phone calls and when he did finally call back, he didn't even know the code to a locked property. this place is a nightmare.. getting back my $1000 deposit has been a nightmare... my apt was left spotless and i waited my 60 days then an extra 20 and when i asked them about my deposit because they didnt do their paper work they failed to collect this from the new owners and all they said to me after leaving me hanging was it wasnt their responsibility ..they signed a contract with this owner and them as professionals just didnt care ..they never let me know they just ignored it and i never got my $1000 so after a battle and letting them know that after the 60 day dead line they now owe me $3000 according to colorado landlord tenant laws so now they are crazy and the owner went to my daughters house the threw the $1000 deposit at her it hit the floor and she grabbed it put it on his car windshield and he took it and threw it in her yard she said she didnt want to accept it because they now owed $3000 but he was determined to make sure we got the $1000 but he wound up throwing it into the yard and drove off she called the police because he wouldnt get out of her yard and she warned him a number of times to leave ... so in the neighborhood there is an envelope with a $1000 check blowing around... these people are crazy.. the mangt is a horrid landlord and was negligent didnt clean u down tree branches in my back yard i fell into trying to do it myself im 68 and cant do alot because of bad health and fire dept had to come get me out...this stayed in my yard for weeks and he said it would take time because they were busy and then said he sent someone to do it but no one ever came to do it so after i fell i had to have some one else do it for $45 they never paid the bill.... i am in the process of going to court for 2 issues small claims and the owner i has been charged and has a court appearance ...so these people are crazy.... after i moved in the property was sold and the new owners and the property mngt took over but they never put me on a lease of theirs they just left me on the last property mngts lease and took no responsibility for my money......beware .be careful and make sure u know the landlord tenant laws... read more

I was applying to rent a home and the secretary discarded my application because she said I didn't submit applications for the other tenants, which they did. I got my statements for my home in NW Springs and things kept getting weirder, they are the worst company ever. Skimming rents, charging for stuff never done by their friends, and I'm out a ton of money for their horrible practices. If you find problems, they refuse to talk to you. They were happy to take the money for the contract and then do nothing to start with, then got rude and snotty when we found problems then completely ignored us. Put felons in our house, we came into town and went by to see - the place is ruined. Will likely just let it go into foreclosure because there's so much damage to the house now including some I was charged for already, it's not worth putting the cash into it and kicked Muldoon to the curb and kicking out the renters. According to our appraisals from the very start of the contract to now - figuring in the neighborhood's average decrease - we lost $40000 in home value. A few estimates on repairs run $1500 to fix the lawn, $2000 to fix the roof, $2000 to fix all the cracked tiles and shower, $2500 to replace the appliances that are busted, broke and rusted where it was torn up, $1000 to fix the patio/decking - after Muldoon has charged me $4700 in "repairs" over the contract! A blemish on my portfolio but it's worth it to be rid of this whole thing. read more

I was very disappointed in the way Muldoon Associates handled my lease for the past three years. They tended to refer work to contractors who didn t do their jobs well, if at all. Doors, painting, plumbing--on three occasions the work cost far more than you could get by hiring yourself, and was done poorly besides. I loved the house, and the neighborhood was great, in the Stetson Hills area on Desoto Drive. But I just can t recommend anyone use them, either as a tenant or a homeowner, when there are so many other options available instead. Maybe if you re a home buyer it won t matter; an agent is an agent, after all. But property management is different, and my experience was very troubling.
