Within just the first one to two months of taking over my rental property, she accomplished what my prior property manager had failed to deliver over the previous 2.5 years. One of the first things she tackled was coordinating and project managing major property improvements. She found qualified contractors to completely redo my front concrete driveway and resolve a long-standing issue with an unfinished backyard patio deck. We later discovered the deck had been partially built incorrectly and did not conform to the original architectural plans. Alexandra managed the entire process from contractor selection and oversight to final inspections and sign-off. She also successfully addressed tenant compliance issues that previous property managers had been unable or unwilling to resolve. After a FaceTime viewing, we decided to move forward in the process. Once we applied, Alexandra came back with reasonable questions and, ultimately, an offer to rent. She was a thoughtful and helpful negotiator during the lease review, accommodating our requests for changes, and met us the day after we landed to handle the move-in inspection. Since then, our maintenance requests have been met with a prompt, polite response and the right vendor sent quickly. Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Everything was crystal clear from the get-go, any and all questions answered, no doubt was left on the table. If you want to rent out your property, I would highly suggest sending a message to Dace and see what this group has to offer. It makes the whole process very easy and smooth!

    WARNING TO RENTERS: Avoid Progressive SF Property Group. Do…read morenot be fooled by positive reviews from property owners. Progressive SF Property Group (PPG) is hands-down the worst property management company I have ever dealt with. Extreme Neglect & High Utility Bills: It took over a year to fix the lack of any hot water in our kitchen sink, and four months to fix a scalding-hot shower issue caused by a simple shut-off valve their plumber missed. This neglect drove our gas bill up to $300-$470/month despite minimal usage and that includes include all 3 available discounts for budget billing, medical baseline, and -$108.36 for CARE, despite our minimal use of utilities. Unfair Blame & Extortion: Management routinely blames us for building-wide issues we have nothing to do with, including 114-year-old plumbing failures and laundry room floods we had no part in--even attempting to extort over $1,300 from us for damage caused by others. Today, another flood was caused yet again because of the washing machine, but it couldn't have been us because we haven't done laundry here for weeks because we are so afraid to do laundry here because we are worried they will try to blame us yet again for another issue we did not cause, and try to extort us into paying them for it. They also say we are unusually noisy, but our neighbors are louder than us, plus we work night shifts remotely and are usually asleep during the day, so it makes sense we would make some noise by entering and exiting the building at night . Our neighbors kid screamed loud enough for a nice old lady to ring our doorbell and ask us if the kid was okay, because she could hear the screaming from the street! The walls are paper thin. Forced Financial Liability & Harassment: After an uninvited individual caused a fire in a storage area, PPG illegally forced us to pay out-of-pocket for fire remediation. The fire report states that there was NO DAMAGE done to the property because the fire was put out almost immediately, thanks to the quick action of my boyfriend. They demanded we hire a remediation company and pay for it out of pocket immediately, so we did. We hired a professional company, cleaned the space, and provided receipts and photo proof, even went as far to sweep and mop ourselves 2× & send even more photos, because Kenny Thompson the property manager demanded we do so. Despite all of this, now PPG falsely claims we did nothing to remediate and now have served us a 10 day notice to cure or quit, won't tell us what needs to be done to cure the issues they're having, and won't look at proof proving our innocence because they want to kick us out by August 3rd, 2026! Hypocrisy & Lack of Transparency: They constantly hide behind an "uncontactable" HOA when refusing repairs or safety requests (like viewing camera footage after our friends dog was stolen outside the building, or claiming to not offer lockout services), yet weaponize the HOA to spy on and harass tenants in real time. Retaliation & Illegal Eviction Tactics: Because our rent is significantly below current market rate, PPG is actively trying to push us out. They served a vague "10-Day Notice to Cure or Quit" without explaining how to cure it, while refusing to look at evidence proving our innocence. Bottom Line: They are fake, retaliatory, and actively try to illegally pass property damages they should be paying for themselves onto tenants. Avoid renting from PPG at all costs. We believe they want to kick us out because we rent our apartment for significantly below market rate because we signed our lease before the AI bubble, so they want to kick us out so they can rent this 690 sqft apartment to some other poor sucker for probably $3500, or more! I have recently learned the fire should not have even been our legal or financial responsibility fix, since the person who caused the fire wasn't our guest willingly at the time of the fire, it should have been on them to pay for the damages. If they insist on trying to kick us out, I will just have to bring them to small claims court and get a lawyer to defend us against this wrongful and abrupt eviction, because they have zero evidence to back up the majority of their claims, and all of the issues we were actually responsible for were isolated incidents that happened several months ago, and were smaller issues, such as our guest accidentally ringing our neighbors doorbell a single time at night, which they also included in the 10 day notice, despite the fact it only happened a single time, and it happened 6 months ago. Do NOT rent from these people, they are horrible and be fake to your face, they will try to kick you out over stuff that isn't your responsibility, and they will try to illegally force you to pay for it as well. If I could give negative stars, I would. We want to leave, we just don't want to be rushed to leave by August 3rd!

After touring a rental unit and talking…read moreto the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered.

If you have a vehicle do not come here. I have had to park several times on the street even though I pay $300 a month for a almost impossible parking spot when another car is parked there and would come home after a 12 hour shift at the hospital to find someone parked in my spot. They tell you to call security so we always did, security recommends to find another place to park because they won't do anything until they have placed 3 messages on the vehicle before (scheduling) a tow truck. After parking on the street I would be rushing to leave for work and have a car parked directly behind me and would have to yet again call security then security states I should call the police for an illegally parked car. Now I had to call the hospital I work at to let them know unfortunately you're going to be very late leaving the hospital understaffed. Parkmerced (management team) know this has been an issue for a long time and make it clear to the tenants this illegal parking is not their problem. *photos attached* Parkmerced is Responsible for the safety of its tenants and should be reporting/calling in illegally parked vehicles as they create a hazard for emergency vehicles and tenants, this is only enforced during the day, it Needs to be enforced at night as well. My vehicle has been broken into and at our apartment building at 150 Font, packages are stolen frequently (ours several times in our 8 months). Property management team have a camera where the packages are delivered, when we report packages were stolen the security team states we need to file a police report before they will take any action. It is not safe to have deliveries here. If You like cockroaches and rats, it's so bad here due to the trash that is left around and buildings not really maintained or monitored. This apartment complex had to be sued to be proactive on maintenance by contracting out to actual contractors to help keep essential equipment working because Parkmerced management couldn't handle it. The front desk staff are rude and I had to show the new tenant how to use the online app as the 2 front desk staff had no idea and spent the entire time telling tenants there is nothing they could do and to put any/all requests through the app (that they didn't know how to use). The property management company to oversee this property is not equipped to handle something of this scale. The owners/stakeholders need to terminate their contract and get another property management company to manage this property. Recommendation: increase the amount of parking by removing the grass from the center of the road and place additional parking spaces in one direction. You can do this with little effort or cost. Example photo #8 of grass center. Also, place lines along the road of each individual parking space, right now people are parking in every direction because there is nothing indicating which then often people take what's considered two parking spaces. Do something because it's obvious and from what I been told from other staff members at Parkmerced (Brick and Timber) Nothing is being done. Parkmerced Actually Enforce your rules and yes it's your responsibility as the property management company to keep our community safe! Have these vehicles towed, post more signage about being towed!
