I applied to a Rentals in SF listing a couple of weeks ago. After touring a rental unit and talking to the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered. read more

Rentals in SF is one of the honest ones in the city. Me and my partner initially applied to a unit in Noe Valley with Falisha. The app was straightforward and they use a local company Able Screening for the background/credit report. While we didn't get it we were able to use the same application for another unit in the panhandle within a month. Finally, we found a unit near USF and talked with Jackie and Liz about our interest in it. They prefer email, so it was hard to find someone to call. However, once things got kicked off they were prompt and responsive with email correspondence. The onboarding process was straightforward, and they were clear about the initial deposits, rent, commission and scope of their business. Very positive experience overall with the 3-4 times we toured units, and we love our new apartment! read more

This is my first review on yelp and I usually do not write any negative reviews but I had a frustrating experience dealing with Jennifer from Rentals In SF. Communication was very difficult and there was almost no follow-up from their side. After viewing the unit, I submitted an application and paid the required fees but never received any updates. I had to constantly follow up and I even reached out to the general contact email listed on their website, but didn't hear back from anyone. Another thing that stood out was that the restroom we saw during the showing looked completely different from the one shown in the photos on their website, which was confusing. Scheduled to view an apartment that was listed as a 1BR/2BA at 5pm on a Tuesday. The YouTube video tour indicated that the place was only a 1BR/1BA but I was willing (at that point) to overlook the incorrect information on the listing. I left work early, spent 30 minutes getting to the unit, and showed up at 5pm on Tuesday. I texted the agent (Liz) that I'd arrived and she responded that our appointment was for Wednesday. I forwarded her the email again where she specifically said Tuesday at 5pm. She acknowledged that she made a mistake and gave me my options: wait 2 hours for her colleague to finish showing other units or reschedule. I opted to reschedule. Fast forward to the rescheduled date: the agent is there but the unit being shown is not the one that was listed. The listed unit had sweeping views of downtown. The unit that was being shown had no views. The views were the main feature of the apartment and the only reason I was considering it. Long story short: incorrect data in the listing, scheduling errors when setting up tours, and the available unit was different from the one that was listed. These are easy mistakes to avoid but until they're fixed, I'd recommend avoiding Rentals In SF. Update in response to Jackie T's comment: Rentals In SF did reach out after the rescheduled showing to apologize, which was a nice gesture. There was no mention of crediting me an application fee. This would have been a nice gesture if it had occurred. It did not. They did offer to send me a bottle of champagne later in the week by way of apology and said they would reach out to coordinate delivery but never did. This also would have been a nice gesture if it had occurred. As to the accuracy of the listing, Jackie T is simply incorrect. Below is a screenshot of the Zillow posting advertising the unit as having 2 bathrooms when it only had one (as evidenced by the current posting for the sister unit in the same building). read more

I viewed 2 apartments that were listed by Rentals In SF, The first property was shown by someone who was filling in. She was on time, but did not know anything about the unit, she was only able to open the apartment unit and door. The unit had various issues that we were concerned about. Second unit we viewed was a long drawn out process to get an appointment, I had to follow up with the agent 3 times only to discover this was more of an open house situation not a private viewing. The unit smelled moldy, had clear signs of extensive water damage and drywall rot. 2nd unit in the same building also smelled of mildew, had broken lighting, and damaged kitchen appliances. Add to that the other perspective tenant at this open house/viewing was not wearing a mask and we are still in a pandemic. I think this service is probably great for landlords. read more

I declared this is my first year and i dont have tax history, But i represented 2 bank statements, Wells Fargo, and an income report. These are untraditional? What is traditional then? lol That is hilarious. Even after the bank statement, your agent asked me 'maybe i have debts' lol Hostile reaction, i am so sorry i wrote a review about rental in Sf after 4 emails in a row that you think i am not making that amount that i PROVE with bank statement and even after your arrogant language that 'you believe in me' and 'i am not helping to help myself' haha WOW - Maybe we should submit our names to you first for income - name chart that you think you have before applying house, since bank statements are not good enough to declare an income as you said in emails and answer here. Two parts to this review. I am a relatively new landlord in San Francisco. I own one condo unit (large 2BR, 2BA with parking) in a well managed and maintained building, in a nice, desirable, safe neighborhood. I decided I would hire a professional for the leasing, (and I would manage the unit myself). Jackie/Rentals in SF came referred by my real estate agent who's helped me buy and sell other properties in SF (that I've lived in) over the last 20 years. Jackie was easy to engage, and she sold me on the service she provides to her clients. 1. Jackie and her Rentals in SF team are very good at leasing. I used them only once, and they were fast, efficient, no nonsense. They were able to find good (not great) tenants, and good was good enough. The rent Jackie achieved turned out to be a little below market, but I take responsibility for that, since in the end, I approved the tenants. More importantly, the tenants were well qualified, and they pay the rent. The tenants have taken reasonably good care of the apartment, but after touring the apartment, I know there is more than normal wear and tear. We have a good security deposit, so I am not terribly concerned. My only real issues were -- it was challenging at times to track down Jackie, though if she wasn't available, her associate Liz was. And when you speak with Jackie, she talks at warp speed and gives you the impression that she is always "super busy." If leasing was the only criterion to evaluate them, I'd give Jackie/Rentals in SF four stars, not two. 2. After the leasing process was finished, I have attempted to contact Jackie on a few occasions to ask quick questions relating to my being a landlord. I made three inquires to her over two-and-a-half years. So, one call about every ten months. To be clear, I was not looking for legal advice nor anything complicated or requiring more than 10-15 minutes of her time. Jackie doesn't answer her phone -- ever. It always goes to voicemail. My first inquiry took me several messages (each several days apart) to get a call back. The same thing happened on my second inquiry. To be clear, when I did finally speak with her, she was quick with her advice, and we moved on. On the third attempt, I left one message. No returned call. I did not call again. Instead, I called a competitor of Jackie's and Rentals in SF. I was up front with the new firm and stated that I was simply looking for advice on something. And I provided the back story that I had leased my apartment through another leasing agent, and that agent was not keen on providing service after the leasing engagement. This new firm spent 15 minutes on the phone with me answering my question, and I gave back 15 minute more minutes to hear about this firm and the services they provide. When it comes time to lease my apartment again in the future, I will likely award the business to the new firm. Jackie and Rentals in SF will not be considered. Some may think I should not expect any service from Jackie/Rentals in SF after the leasing transaction was complete. But I am from the school of thought that building client relationships sometimes means you do something for a client for which you are not compensated, knowing that future business will likely more than make up for the time spent. read more
