First, let me say that Josh is truly a market expert bringing insight about the general market conditions, the specifics of your neighborhood real estate activity, and how best to price your home considering your time line to sale. Once you have a price and marketing strategy, which considers your goals and objectives, his fabulous team engages. Your first encounter when either calling or visiting the office is with Kaitlyn. She is very welcoming and makes you feel like you are their most important client. She connects you with the appropriate person in the office aligning with your respective point in the selling price. McKenna manages the listing process. She helps you get the details of your property properly displayed in the marketing materials. As the home is marketed, she keeps you abreast of the number of showings and the general feedback on the home's condition, appealing attributes, and the feedback on pricing. Then, when you receive an offer or prepare a contract for sale, she is assisting in accurately completing the many forms and ensuring accuracy in how they are completed. Once the home is in contract, McKenna hands it off to Jenn. Jenn manages the closing process. Now you are in contract so the next steps include inspections, appraisals, more forms to manage, and tracking of any mortgage approval. Jenn will keep you abreast of the schedules for all of these things plus provide regular reports as to the outcomes of these items. In parallel, Jenn is working with the Title Company to ensure that all of the items needed for closing are moving as planned. Once the home closes, you will get a call from both the title company and Jenn to reassure you that the transaction is complete. You will also get a friendly reminder about switching utilities are other things that you might overlook. At various times during the selling process, Josh will check in with you just to make sure that things are moving along to your expectations and that you fully understand where you are in the process. It is all very reassuring. If things arise that are out of the ordinary the team can always call on Josh to help move things forward. Overall, you are in good hands with Josh and his team. Since we were in town 1 day, we requested to see it, per our buying need. My messages went ignored for days. I submitted another message only to get an angry David Endicott calling me to acknowledge he was ignoring me. He further expressed he would not help because "he doesn't work for free." He then began attacking me with "Do you work for free? ". Of course, I do much in life for free, helping humans. I work in affordable housing. Unlike Mr. Endicott, I believe in progress of humans, not just a paycheck. Some things cannot be taught. I then called Drew Wahlund who is the listing agent. His line was busy. One of the hurdles was living out of state at the time as well. He went out to the property and took great photos and got it advertised for me or course. It was a rural property way out of town and he had to make may trips out there. He also went to the county office to help figure out some permit violations the property had which would have been very difficult for me to handle from out of town. I will never sell or buy a home that is listed by EXP Realty. I've been interested in a couple of…read morehomes and the listing agents from EXP always seem lethargic about selling the home. In one case, I viewed a home and asked the listing agent to see it. We went to see it and I was interested in making an offer. I never heard back from the agent. In fact I saw a few houses listed by the same agent that fit what I was looking for and was surprised that they never let me now about the homes. They never asked if I had a pre-approval or if I was serious in purchasing. I make a lot of money and have outstanding credit so I was serious about the purchase, Most recently, I put in an offer on a home that was listed by Dustin McCracken, EXP Realty. We left messages but never heard back from him until 6 days later. At that point, they sent us a multiple counter offer and told us how much the seller wanted. There was only one other buyer. Dustin told us that the seller just wanted $600k for the home even though it was listed for 629k. We were surprised that he didnt ask for us to put in our best offer and instead gave us a cap below the sellers asking price. We had 3 days to respond. We immediately told them that we would be willing to pay 5k over any other bid. He said that he wasnt intetested in doing that. We replied less than 12 hours after receiving the multiple counter offer accepting their offer at 600k and sweetened the package a bit. At this pointbit was 2 days before the offer deadline but wanted to get our bid in as soon as we could. Unfortunately, it turns out that the seller accepted an offer from the other bidder just 20 minutes before they received ours. Apparently, Dustin did not tell the seller that they could have made an additional $5,000. This is bad business. Dustin proved that he did not care about his client or he would have given them the opportunity to make extra cash. He also didnt care to stand by the deadline in the offer. If it was first come, first serve, he should have said so in the offer. That is dishonest business. Ive been dealing in Real Estate for 35 years. I have never seen such unprofessional.and disrespectful behavior. Do not buy or sell from this real estate group, especially Dustin McCracken.
