Although we had another home inspector lined up, I read so many great things about Steve Nations on a mom's group discussion board that I promptly canceled and hired Steve. Pretty much the best decision ever. We had our inspection a few days ago and he TOTALLY lived up to all the rave reviews. He was clearly very knowledgeable (engineering background), was very thorough, and explained everything. He was calm and helped me sift through the things that mattered and the things that didn't. He was also simply a nice guy with a great personality (key when you are going to be spending 4 hours with someone) who never once seemed annoyed with my incessant questions. The inspection lasted four hours and the narrative report he provided was about 22 pages long. The most amazing part is that for the past two days since our inspection, I think I have emailed him multiple times with a ton of questions and he has promptly answered all of my questions without once making me feel like I was being an annoyance or wasting his time. Not only did he answer my questions, he gave very detailed, paragraph long explanations which totally elucidates so much for a House illiterate person like me (I'm no Bob Villa). This is the kind of service that I just don't see anymore. It's obvious that he really cares and wants to educate people about their homes. When my husband and I started buying investment properties, we weren't sure exactly what to watch out for. We met Steve through a referral and have used him ever since. We own 7 properties today, and have actually backed out on a couple of purchases because of things he has found. He is incredibly thorough and really helped us understand what issues were minor, and what were major (a termite-riddled frame and beams in one house was a major problem we never would have seen had he not pointed it out - and we thankfully walked away from that one!) Buying two flats and three flats in the city means we need to watch out for building code violations, as well as issues that are often hidden, many times the result of renovations that happened decades ago. In one case, a 120-year-old building had main support beams that were cut out to accommodate new plumbing fifty years earlier, and the beams needed to be repaired to support the house. Who even knows to look for that kind of stuff? Steve does. Steve understands City of Chicago building code and engineering, and he's able to point out unsafe porches and stairs, missing joist hangers and improperly anchored decks, termite damage, insufficient furnace airflow -- you name it. I also love that he takes tons of photos and gives us a full report we can refer to later. We won't consider buying a property he hasn't inspected. read more

My husband and I used Nation's Home Inspections to buy our first house. As we were renters before and had not owned a home, we needed an inspector that would be thorough and have the expertise to look at everything. Steve from Nation's Home Inspection supplied exactly that! Upon getting to the house, Steve immediately inspected everything on the exterior and took photos of any issues, from big to small. This included getting on top of a two story roof and inspecting our chimney. On the interior he inspected every room, all appliances, all faucets and electrical systems and made sure to turn on and off and record it's function or malfunction. As Steve was doing the inspection he talked about what he was doing and pointed out his concerns, and he did this in terms that made sense to us. The extra little eduction proved to be very useful when we ran into issues after we moved in. After the inspection Steve provided us with a detailed, written report within a day. This included photos of all items that were of concern. He even included general price ranges for what repairs would run on some items that were of concern. This helped us out in the final negotiations on the house with the sellers. Months after the inspection, we contacted him again to answer some additional questions. He helped to guide us on some repairs that we needed that he had identified in the initial inspection (and provided this advice at no charge). And the repairs that we did came right in the middle of the range that Steve supplied us as an estimate in his report - so while he's not a contractor, he definitely has a good grasp on what home repairs will cost (so that was a plus!). Steve, Per I phone conversation I feel the need to follow up with you. You were on our team! You were helping us build a financially sound and safe life in our new home! We decided to chose you because you had a reputation for excellence and integrity. I will be sending a few pictures of the obvious issues we had with your inspection. To remind you, we needed to IMMEDIATELY replace our furnace because it was leaking carbon monoxide. We needed to replace our air conditioner because it was covered in mold and we needed to replace our hot water heater because there were various parts that were out of code with the town of Lombard. Costing my family $11,400! This cost is an outrageous number especially since we paid $475 for you, the owner of the company to inspect our home. My husband and I are first time home buyers and I feel completely taken advantage of by you. You put MY family at risk of serious illness or even worse! I'm not really sure what the point of having you complete the inspection was. You wrote needed to be replaced "immediately or in a few years." NEVER did you say our home was a hazard because of the state of our furnace, (that would randomly turn on even when we had the air conditioning on)! NEVER did you say leaking carbon monoxide! NEVER did you say we were breathing in mold infested air! This basement was to be a playroom for 19 month old son. THANK GOD we haven't been able to put that together yet. Can you IMAGINE?!
