    New spot alert for me! Very narrow space, so limited seating. Great eat/drink menu! Delicious matchas and our meals were so good. Good music playing, with great service * Absolutely will be back! *lumpia * both Neighborhood plate (Steak & Chicken)

    Service: 3.5/5 Not sure if it was an off day or what but we didn't get the friendly service I've been hearing about from my friends :( No greetings just "how can I help you?" and that was that. Bonus: I spelled out my name for them and they got it wrong LOL Drinks: 4/5 We got two drinks: the pandan (16 oz) and the new silver swan caramel latte (12 oz). Total came to a little over $14. Caramel latte: 1.5 - very little caramel (if at all) - coffee tastes fine - I don't really get the salty from the soy sauce :( Pandan: 4/5 - typical pandan flavor, it's good! - coffee tastes fine Ambiance: 4/5 It's clean and smells like your typical coffee shop, but cramped as there is limited seating available. Someone else mentioned that there are no tables as people tend to claim it before ordering. It sucks for the people who choose to dine in and miss out on seating because of that. I highly recommend scoping out the area before ordering dine-in or send someone in advance to nab a table first!

    We had the coffee flight while visiting WA. I wish they had hot flights instead of iced but the flavors were unique. We didn't end up eating here but they had quick service on the coffee flight.

    The ube pancakes were a definite hit! I loved the neighborhood plate, the garlic rice was perfect. The burrito was tasty too! We were greeted right away, ordered at the counter and luckily were able to grab a table for 4. It was decently busy, but not overwhelming. I wanted to get the coffee flight, but unfortunately it's not customizable and I really wanted to try the banana latte. They have two banana lattes, and I chose to get the brûlée version.. which was delicious! They also have some cute merch that I am still thinking about. Overall, great spot for breakfast/brunch, that I'll definitely be back to!

    Great cafe with excellent drink options and great food selections as well!! I stopped by for brunch and got their signature black sesame latte. They got great latte options I think I need to try their coffee flights the next time I'm there We ordered: The house hash : this could be more of a side dish it was more potatoes with some lechon Chicken fried steak: great flavor, breaded nicely Ans gravy sauce was a great balance of flavors Overall: cute small space with excellent service. I don't think the house hash was worth the price slightly on the pricier side. Drinks were excellent will definitely need to try other items on the menu

    I really like the iced latte here, the coffee is strong and flavorful. My go-to is Pandan Latte. My friends ordered ube latte and banana brulee latte hot. The ube flavor was too subtle in the hot version, and the banana flavor didn't work well with coffee for my taste. They also offer a Coffee Flight I would love to try. I remember enjoying the breakfast options during my previous visit. Order first, and then grab a sit. Inside isn't big, and there aren't any large tables that can fit more than 4 people. It gets busy during lunch time, especially on weekends.

    Came here by recommendation. Filipino fusion cafe with brunch menu. Seating inside, plenty parking out front. Nice ambience. Friendly customer service, food and drinks came out in a timely manner. I got the chicken fried steak that came with garlic fried rice- yum! My friends got the banana bread French toast, house hash (pork belly and diced potatos). If you can't decide what drink to get, they offer a coffee or match flight. There's also some Filipino merch at the front. Cute spot to have brunch and catch up with friends.

    Fluffy ube pancakes and delicious Asian inspired coffee drinks, can't really go wrong with what you order here! Food comes out pretty quickly and it never disappoints.

    This cafe is like a breath of fresh air. The variety and creative fusion of flavors has me coming back for more. I adore the Philz mint mojito latte so when I saw that they have their own, I just had to try it! It was good, different style than Philz but yummy. Less mint and volume to the drink. My bf loves ordering the ube brulee latte and has become his go to whenever we visit. It tastes more like fresh ube than the artificial flavorings other cafes use. Chopped cheese is a must get. It was so good! The veggies and sauce makes the sandwich so refreshing and the crunch from the bread is very satisfying. We had a burger ($32) from Fairmont Olympic Hotel the night before and it's like night and day. Really made up for our disappointing meal the night before. We usually do pick up because the place can get busy. Small cafe but good amount of seats and tables to enjoy there.

    located in a plaza with lots of parking. order at the front and they bring it your food to your table. lots of drink items including a matcha and coffee flight and yummy foods. they also have baked goods in the front that looked really yummy. i got the neighborhood plate with the choice of pork longanisa--very sweet pork patty, garlic fried rice has crispy garlic pieces which was yummy, and vinegar sauce on the side. will definitely come back to try other items.

    Came in on a Sunday morning. I like the simple, clean look of the dining area. The menu is not too crazy so it's not as hard to decide what to eat. Staff here very friendly. I had the neighborhood plate w/ bacon. Cant go wrong there. It came w/ garlic rice and side of vinegar sauce too. The lumpia had a balanced ratio of wrapper vs meat. We will need to come back to try the pancakes and sweets. Everything was good.

    I've passed by this spot for a long time and never realized it was here until I saw that a friend ate here. I had to try it myself. When you walk in you notice everything is clean and the decor is trendy and sleek. Service is good and the menu is full of delicious options. It is very hard to choose. I went with the banana bread French toast. Let me tell you this was the BEST French toast I have ever had! I didn't think it would be this good. The hash with pork belly was savory and made to perfection. The coffee was better than the big chain coffee shops. Prices were reasonable. We will be going back. This is a MUST try. It's super close to shopping so stop on by before or after your shopping adventures.

    The cafe is super cute and comfy. It's such a great place to sit and have nice convos with your friends. The service was super quick and they brought our food over to our table when we couldn't hear our name called. Highly recommend the neighborhood plate, it was really good and my favorite thing to eat including the coffee float. I loved the sesame coffee the most. The ube pancake was just okay. The sauce wasn't enough and I didn't really taste the ube. But overall, I quite like it and would go back again

I can always count on A6 or A9 Milk Tea with Pearl, Coffee Jelly and/or QQ noodle. Treasure Taro Milk Tea with Pudding is a recent favorite - jasmine green milk tea works well with fresh taro paste (not too thick) and pudding. If I want something refreshing on a hot day, I'd go with Wintermelon Tie Guanyin or Osmanthus 4 Season. If not super crowded, drinks come pretty fast. It gets busy on the weekend, during which parking can be frustrating.

The rest are shared with nearby businesses like AT&T, and it was surprisingly packed for a Thursday afternoon. Luckily, we found one spot all the way in the back under AT&T, but I do wish there was more parking available or a larger lot. Getting there from the freeway is pretty easy though, you basically just make a quick right turn straight into TP Tea, but it can be easy to miss if you're not paying attention. I've been to this boba shop before in San Diego, so when I saw a location in Washington, I knew I had to bring my dad. I ordered the lychee fruit tea, and he got the mango tea with light ice and added boba. One downside is that this location doesn't allow substitutions like the San Diego one does, I usually swap lychee jelly for boba at no extra cost, but here they charge extra. The service wasn't the best. When we walked in, the staff didn't seem very welcoming and mostly just looked at us. There was only one self-order kiosk, and a couple was taking a while on it (which is totally fine), but the employees didn't step in to help take orders either. It felt a bit inconvenient since we were just waiting to see if anyone would help us, but eventually they did take our order. The drinks themselves were pretty good. My dad's mango tea ended up being more icy than expected even though we asked for light ice, I think it's because it's a blended drink, so the consistency was thinner rather than thicker. My lychee tea was really good though, I'd definitely recommend it. Even at 50% sweetness, it leaned on the sweeter side, but still very enjoyable. The ambiance is nice, the space is big with plenty of seating, and there's a steady flow of people coming in and out. Overall, it's still a solid spot to check out. Just be prepared for limited parking and slightly inconsistent service.

I went here with my mom on a Sunday afternoon while shopping in Southcenter and decided to get some of their drinks to go with our tater tots we got from nearby Undercover Fries (which I'm not sure if they have a Yelp page). Ambience is very casual, with plenty of seating. Nothing to say of service since I only ordered at the kiosk closest to the entrance. I got their passion fruit & lemon green tea, and my mom got their peach green tea, both at 70% sweetness and ice levels. We both ended up tossing our drinks after having about half of it for similar reasons, the biggest one being that the drinks didn't taste at all fresh. They were also watered down to the point where we weren't sure if we got 70% sugar as I saw on the kiosk or 25% sugar. I've been here several times before and have tried their bubble waffles and other milk tea drinks, so this review on its own isn't an accurate representation of my experiences overall. But for this one visit, I wanted to get the mango desserts from Hui Lau Shan again at Southcenter... those who know what this place used to be will know what I mean.

The service was great from start to finish, and you can really tell they take pride in the quality of their tea. The boba was perfectly cooked soft, chewy, and fresh and the drinks themselves were super smooth and flavorful. Everything tastes really intentional, not overly sweet, and you can tell they use high-quality ingredients. There can be a bit of a wait, but it's honestly worth it every time. The inside is minimalistic and so cute. Definitely a go-to spot when I'm craving good boba. I'll for sure be back!
