I am a Board member of a community managed by Neighborhood Management, Inc. and want to acknowledge what a great job our property manager, Josie Johnson, has done. We are a small community and our Board members do not always agree on what projects need attention next. Josie has been instrumental in helping prioritize projects, and keeping an ongoing record of monies spent . She provides bi weekly report of tasks completed for our community, and regularly walks our property with Board Members to assist in identifying violations of Rules & Regs. and needed property maintenance . Monthly Financials are provided in a timely manner, and she has been readily available via cell for emergencies identified by Board Members. She attends our quarterly home owners meetings and willing to respond in this meeting to homeowners questions and concerns. Last but perhaps most important, we had a number of owners delinquent with HOA dues, and Josie was more than helpful explaining the legal process to collect these fees, and over 50% have been collected in the last 15 months. She is an asset to Neighborhood Management Company ! read more

I chose to live in the Southridge McKinney community because of the quality of the homes and the expectation that the HOA would help maintain neighborhood standards. Unfortunately, that hasn't been my experience with Neighborhood Management. This is still a relatively new subdivision, yet there are already properties with basketball goals left in front yards, worn or discarded furniture visible in front of garages, trash cans left out for extended periods, poorly maintained landscaping, and yards that are clearly not being cared for. It's disappointing to see the community beginning to decline when these issues could be addressed through consistent enforcement. What makes this even more frustrating is the inconsistency. I received a warning for having my trash can in front of my garage, yet similar or more significant violations throughout the neighborhood appear to go unaddressed. HOA rules should be enforced fairly and consistently for everyone. Homeowners pay HOA dues with the expectation that the community's appearance and property values will be protected. I encourage Neighborhood Management to be more proactive and consistent in enforcing the community standards. These are beautiful homes in a beautiful neighborhood - please do the job you've been hired to do and help preserve the community for everyone. read more

They charged an additional fee and actually did a good job explaining why it needs to be paid-so I did. That was in March. Since then I have been told there was a duplicate fee or I never paid it. It's June, my bill should be $0 and the fee is still on my account. I provided proof of payment from the bank-the board refused to investigate where my money was or to waive the fee. I have called daily, left numerous messages and emailed several times. One person (out of SEVERAL and their board) could read the bank statement and see it's been paid. However the person responsible, that could resolve the issue refuses to respond to messages or emails. At this point I'm disputing with the bank and will remake the payment. Ridiculous they treat their customers this way and more ridiculous they are in charge of $$ when they can't or refuse to find a nonminal fee payment or can't read a bank statement. read more

Take forever to respond, give fines and violations even when you are NOT in violation. They wont take care of, or take responsibility of any community issues. They don't listen to the residence they only focus on their guidelines without helping the actual people that live in the community. I have had 2 interactions with NMI and they have all been aweful. 1. We have a upcoming board meeting where the email says: please provide 10 days prior to the hearing. When i submitted by documents 4 days in advance, I get an email that has new words which says, we have to submit our documents **no later than ten (10) days*** prior to the meeting date. When I identified that these two statement mean 2 different things, I get an email saying my intent was to say: no later than 10 days. I requested a phone call and she said that she wont call me. 2. We requested help with filling out documents and Maddie held off on the documents citing delay. 3. I called Maddie and when was unreachable, I asked the Customer Service person Tamara to have her call me back and she said she wont while they sit in the same office and she said that was NOT her job. read more

VERY BAD HOA, cost alot and do nothing . i requested to replace a dead tree infront of my house since Aug 2024, and they still have not done so. making excuse to postpone the job. Here are what they said: Aug 2024 We are asking for quotes to remove dead tree. This will be done in October as its too hot to plant a tree currently. Nothing have been done in Oct so i msg them and they reply: Oct 2024 By the end of November, of cuz nothing have been done and i asked again, here was answer: Dec 2024 HOA currently waiting for funds in Jan to start. I have had to work with Janna Perez (property mgr) from Neighborhood Management for a month now. On her email she states her office is located at 1024 S Greenville in Allen, TX. 972-359-1548. I have to say she is the most incompetent person I have ever met. I have a severe rat problem and hired a Professional exterminator to put out a small contained box filled with rat bait. The rat wriggles into it to eat a piece of bait and wiggles out of it. It is NOT big enough for it to stay in there to die! Her reply to me was the reason I have so many rats was because I was feeding them and they were then going to an unknown Black box to die. HUH???? She cuts and pastes thing from I don't know were and doesn't present any logical or professional reason for what she's stating. Nowhere on my property are Magical Black Boxes where these rats go to die. I have no idea why your corporation hired this person, because she gives illogical answers without any professional backup. I'm bringing this up at my Board Meeting and asking why we are spending our money on a business that doesn't know what they are doing. read more

Original Post: Currently working through a bad experience with NMI. A simple request was made, through proper channels, that has a clearly outlined schedule that was not met by NMI's staff. It was brought to their attention that they have missed the deadline that is outlined in our community's CCRs and we just keep receiving the note it is being worked on. I plan to work with our Board to determine if this is isolated or something systemic that other Organizations should be brought in to assist with. Update: They finally provided a response to the request, but it still did not include everything that was requested. If anything it now provided written documentation that direction was given to our Board that is in contrary to the By-Laws. I am not sure how they are in business. I could write a very long and extensive article about how poorly this company mismanaged our HOA account. I will give you the highlights. - our HOA was turned over from our builder to the owners after the neighborhood was built out. - the account was negative (with no outstanding dues for a single owner) - we had outstanding bills that weren't paid (our dues were $950 annually with only 30 homes, no pools, common areas, or playgrounds. Only an entrance area to maintain) - our neighborhood water was shut off because of past due balances and the HOA was never contacted. -they had incomplete records of our HOA fund prior to the owners taking control so we never could determine where the money went. NMI said it was because they switched software and the records were lost. -they took $750 a month for 7 years for the services above. We obviously went in a different direction but, I hope the same doesn't happen to you, your family, or your community. I could go on and on. This is the worst HOA management company I have ever dealt with. I really wish they would not have transferred to this management company. It is complete garbage to say the least and this is me being kind. Lets start with email etiquette/ customer/ client service- non existent zero none. Its like you are communicating with a robot and they literally will copy and paste the same response. There is no real relationship between the owner and the management company. They see you as "money" therefore all they care about is money. Another thing.. they dont have managers/ supervisors or anyone else to speak to. You can ask but they will claim they are the manager. I know right a joke. They do not include any names on any emails. Service- Lets just say make sure you quite literally never have not even single weeds growing in the flower beds or in the driveway because they will start sending harassing letters and threaten to "fine you". Again, all they care is about money. What do they do for the Cantura community you ask.... NOTHING AT ALL.... This company is not only incompetent, unprofessional, and unethical practice.. SCAM Our first welcome letter was hey we have taken over your neighborhood and by the way our system is messed up and you cant pay your dues but you now have late charges. Followed with a letter apologizing for the LC. Followed by a long back and forth to try to get them removed even with proof of their email.. I know right INSANE.. Now God forbid you have any financial troubles and are a month late on your dues. God forbid you have a bad tenant who has not paid in several months and is in process of eviction. Doesn't matter how much you try to get a human on the other line to understand why they should not proceed with legal action, liens, and whatever else their stupid letter said. It doest matter what proof you provide. They quite literally 1. either completely incompetent or 2. pretend to be. They also do not have anyone managing them.. They are their own bosses I assume since the response was I am the person managing when I asked to speak to her boss.. I KNOW RIGHT.. WILD. Sad but if you can run from them vote them out do it!! They are not here to take care of your neighborhood. They want your money so they can harass you and threaten you for more. Neighborhood Management (NMI) is a liability to have as your Management Company. I have worked with them as Board President and Board Member of my community and am worried as to the level of irresponsible financial oversight and manipulation of uneducated board members. Our board has exceeded the budget by over 150k. We have a treasurer who admits to knowing nothing about finances and our community manager Lori Jo, claims that treasurer is only a title. They have recently dropped the ball on a large project that puts the community at risk. They are always combative and will never accept responsibility. Incompetent, Unorofessional AND Conflict of Interest Ethical Concern For our new neighborhood we were assigned this company by the developer, Windsor Homes. Windsor has several homes with issues and created a design where we don't have access to the common area but this review is primarily about this Neighborhood Management LLC company. Let's begin by addressing their incompetence. The initial representative we had refused to communicate after being asked for the contact of the developer. They assigned us someone new to the job who has made endless mistakes and can't even figure out how to use the Zoom app correctly. Additionally she won't make phone calls to residents regarding issues and is constantly contradicting herself. Nice person, but incompetent. Unprofessional goes back to refusal to communicate and streamlines directly into them acting as a firewall between us, the residents, and the developer when we wanted to discuss the aforementioned lack of access to the common area which we pay to maintain, is the size of a football field and is our only direct access to the City's pathway. Once we contacted the developer suddenly we are being contacted by Beverly, the President and she is hostile to our inquiry. This is a company we pay to represent our needs and maintain the HOA so this is not just counter-intuitive it is ethically pathetic. That's what you get when your management company was hired by the developer. If you're looking for a management company to aid in your HOA I highly recommend against them and if you are unlucky enough to have them assigned to you then know they have an agreement with the developer to protect them from any accountability. read more

I live in South Oak, and the level of service is comical. We went from being served warnings and fines, to nothing at all. There have been no responses to emails, phone calls, etc, and now before Joy has even had a chance to see if there have been any changes done when she took over, she has already sent out notices. We still have major issues within the community that have only been acknowledged, but not resolved. I need clarification on why we are met with so much hostility. The previous manager never responded to the concerns but did respond to other issues that had nothing, I mean nothing to do with what the community had an issue with. The lack of professionalism doesn't surprise me when the amount of dues is so high. If I am late on my due by 30 days, they are quick to send me to collections, but we have been having issues that have caused harm to other neighbors for over a year and there is no accountability. Absolute trash of a company with unprofessional services who treat Asian minorities with disrespect. If I could give this company 0 stars, I would. I can't believe it's 2021 and we still have people that operate their company like this. My dad went to the NMI offices to retrieve a document that he needed to complete as it was a timely matter, and as usual, trying to get in touch with someone over the phone is like trying to talk to a brick wall. Impossible. So my dad went directly to the offices today to get this form and the man working today treated my dad with rudeness and completely disregarded his unbelievably simple request, which was to get ONE form. The employee working acted as if my dad was a nuisance during his shift (isn't the point to work?), and pretended not to understand what my dad was saying so kept him waiting outside of their office doors in the hallway for nearly an hour. My dad is an immigrant so english is his second language. However, he is not difficult to understand as he can speak english and communicates with people all the time. If the guy working had any decency or professionalism, he could've given my dad not even a minute to hear what his needs were. Instead, he told my dad that he would figure it out, and kept my dad waiting outside in their hallways, not even indoors, for almost an hour. When he came out, all he told him was that someone would email him the form that he drove all the way out for. How is this proper service? If this was a possibility then why doesn't anyone ever answer the phone? Do you even have anyone with two braincells that know how to complete administrative duties? I don't like to write bad reviews but I'm sick and tired of this company making it THIS difficult to do their end of their job every year when this form needs to be completed and sent in. You would think for a company that deals with neighborhood management, they would treat their paying members of these neighborhoods that they so call "care for" with some basic human decency. I sincerely do not understand the high reviews in here. They must be the outliers in the company. Their DIY website appears intentionally deceptive and disorganized so as to attempt to incur unnecessary fees of many varieties from its property owners. The president, Beverly Coghlan, lies, stalls, and misdirects in an immature attempt to cover up her mismanagement. As others have noted, they are unprofessional, retaliatory, and they lock people out of their accounts rather than communicate with them to resolve issues. By their website, NMI believes it's one of their primary duties to "train you (ie, homeowners) on how to foster that sense of belonging among residents". I could be wrong, but the perception among most residents - especially in upscale areas - is quite the opposite. Most don't need "training" or even "education" (there is a big difference in these two words) in this area. We're well aware of what needs improvement and the optimal time to do it. For our small HOA area in Murphy, Texas, leadership member Thelma Terrell told me via phone that NMI sends out 80-120 letters each month pointing out various violations! For twenty years, I've been a homeowner in Murphy and have regularly walked in the surrounding neighborhood/s. There are perhaps ten to fifteen front landscapes (incl. fences) that one could identify as "chronically bad" and/or where there is routinely room for improvement. Most of my neighbors have complained privately about getting NMI "warning letters" based on ticky-tacky / very minor (if at all) violations. More than a few people have used the word "harassment" and don't feel, after receiving such letters, a greater sense of "small town community" - a self-declared mission on NMI's website. Rather, it's the consensus opinion of those with whom I've spoken, that NMI sends this ridiculously high number of letters each month to bolster their perceived value (cops are most valued when there is the perception of lots of law breaking). I encourage NMI to narrow their focus and their enforcement / letter writing efforts to the worst five or ten percent of violators, and to cease harassment of all others. read more

This HOA management company is a joke. They never respond to home owner's emails, not to mention not answering phone calls either. I needed to re-stain the fence. Instead of re-staining it, I decided to replace the fence. Starting from the first day of the notice, I was actively working on hiring a contractor, HOA architecture applications (including a resubmission due to denial of ridiculous not true reasons), as well as followup with them but received no response. The only emails I received are those that the fence issue was moved to 209 notice and a fine was assessed. I responded to every of those emails and received no response at all. The fence work was started recently after obtaining city permit and HOA approval. While the work is ongoing, they sent me the email stating a fine was assessed. Ironically, the picture included in the email shows the old fence removed, new retaining wall installed, new fence posts and brackets installed. Disregards all the emails I sent to them explaining what I will do and the architecture applications, when they took this picture, shouldn't they realize the fence was being replaced to address the re-staining fence issue? This is the worst HOA management company, period. read more

I just want a replacement roof, thought I'd do the right thing and fill out the form for their review and approval (unlike a LOT of other people in this neighborhood) Instead of what I thought is a fairly stupid application to have to request in the first place, I'm told they have 'up to 30 days' to respond. I've asked if they can rush, given it's just a roof replacement, not a request for a new project or new building being added to the property. I have a tarp over my roof and materials blocking my driveway, and a roofer that keeps wanting to schedule due to his own schedule of clients etc. I asked again if the request can be rushed given the circumstances and that its only a roof. Again, the human provided recording of they have 'up to 30 days' to respond. To me, roof replacements should be given priority or a shorter 'up to' days allowed for response. Maybe a team just for roof reviews since they're so common here and shouldn't take that long to actually review and determine if we're 'allowed' and approved to get a roof. read more

A neighbor filed a complaint against my shrubbery and a basketball hoop on my neighbor's property. The company sent me a nasty letter without bothering to fact check. Furthermore, the letter was very unprofessional. Since my overly eager neighbor also filed with the city, I was able to see a stark comparison in professionalism. The city listed the specific code being violated, the time allowed to correct the problem, and the consequences for not doing so. The HOA letter had none of those things. What it did have was a condescending lecture on responsibility. When I called the management company: 1) they refused to admit or apologize for the mistake in not fact checking complaints 2) they were rude and dismissive of my request to change their form letter. Forget how offended I was, as a member of the HOA I do not want to be represented in this manner when they send letters to others. The really rude woman I spoke to dismissed all of my concerns saying I "misconstrued" the letter because I'm upset so I'm going to share it here so you can decide for yourself. read more

If there were zero stars, I'd give it to NMI. As property management goes, they're absolutely horrid. They're unresponsive, rude, and lackadaisical. Multiple emails have gone unanswered until I've had to copy the President; even then, their responses have been short of professional. They say they "monitor" the community at least once a month, but that's highly unlikely. If you walk around the community, you can see grass that's overgrown, trash all over the place. If you have the option of buying a property outside of their jurisdiction, I absolutely would. If you are considering hiring them to manage your property, my advice, stay far, far away. read more

I am a homeowner and former Board of Director. This management company is awful! They are not professionals, they have very little, if any training, and the very poor communication comes directly from the top, from Beverly Coghlan. Regardless of their years in business or certifications or experience - they are simply terrible. I received an Evite for a cocktail and dinner party, hosted by NMI, from NMI. I emailed asking for details because it appeared to be solicitation. I emailed Ed Colvin, our property manager requesting details of the event. Rather than answer my questions -he responded asking who I was. He apparently realized that I am the wife of a current Board member (our neighborhood is very small - 22 homes - we ALL know each other and share). He sent our current Board of Directors a SCATHING EMAIL threatening law suits if any Director shares confidential information with their spouses. Really? YOU emailed ME directly! My husband didn't share anything with me - as a matter of fact - we had not spoken yet about it and I didn't know if he received the same Evite. However, when Ed's email to the Board reached my husband, he called and asked if I had any contact with NMI as "someone's" spouse had caused a huge issue and was putting the HOA in jeopardy of lawsuits. Of course I told him my interaction - but at this point, it was simply me responding to an Evite from NMI. To summarize to this point - NMI emailed and invited me - I didn't understand the nature of the invite so I replied asking for more details. Ed drafted/sent a letter to the 3 Board Members threatening legal ramifications to the Board if they didn't keep their spouses out of the Board's business. See where I'm going? NMI is not competent. Here's the next chapter - when I didn't get an answer to my email from Ed, I called NMI and requested to speak to Beverly - the owner. The receptionist, Carmen, hung up on me when I gave my name. I called back - assuming an error. She hung up a 2nd time. Then a 3rd! I continued calling until I was able to leave a message for Beverly. She called back an hour later. When I began explaining (at this point, calmly and professionally, because at this point, I assumed I was speaking to the owner who must be intelligent, professional and capable). I would never assume that a business owner (nearly 20 yrs in biz) would be otherwise. I, too, am a business professional - treating kind with like. What I heard was defensive, rude, excuse-ridden attitude. What I didn't hear was intelligence, kindness, professionalism, competency and of course, I never found out what the party was about. She would only say that I was invited because I was the wife of a Board member (actually - they figured that out between the time I left a message for her and before she returned my call) - and remember - they had already blasted the Board via email for spilling confidential secrets to their spouses! Now, Beverly knows who I am, tried to lie her way out of the puddle her employee, Ed, had created by sending me the Evite, but rather than professionalism and honesty, she raised her voice to intimidate me? At least, that's the only reason I can imagine she took that route. If you've read this far, then likely you were considering hiring NMI for your property's management. Trust me when I say - don't! Run as fast as you can from Beverly and her gang of thugs. Half wits, inept, incompetent and rude. So many other negative adjectives would describe them - but you get the point. Far too many other management companies that operate above board - no need to settle for NMI. My final thought - "It" rolls downhill - 2 terrible employees in 1 day, then the owner - and they're all bad - then they're ALL always going to be bad. read more

This is a poorly run management company. I live in an HOA in a nice neighborhood that employs this company. I have received two letters on two separate occasions informing me to remove weeds from my yard/tree wells and flower beds and apply chemicals to my lawn. They provide no photo proof. I have no weeds in any of these places. I have already applied pre-emergent both times I had received letters. One letter was about four months ago. And one last week. They refuse to provide photos to back up their allegations - put send violation letters. I have a well cared for lawn. This is harassment. Whatever our HOA is paying them - it's one penny too much. After living in a neighborhood that uses NMI for almost 12 years, having had my husband serve on the HOA board for several of those years it pains me say that I would no longer recommend using NMI for your HOA management service. I recently had an issue with a neighbor installing a fence that I believe goes against the rules of our HOA. Sadly, due to the fact that the HOA approved this fence and the rules say if approved there is no remedy. Sad for me to now have an eyesore - but that is not my issue with NMI, just the background to why I had interaction with NMI that has cause me to no longer recommend using NMI. Through communication with NMI the representative responded in a manner which I feel was out of line. On occasion she refused to give me information, mislead and I feel flat out lied. Instead of picking up the phone and calling me to find out what the issue was and how we could resolve this in a manner that would make everyone happy I was responded to with curt responses that I interpret were meant to shut me up and have me leave her alone. Frankly, I don't care if my position on the issue is correct or wrong, as a homeowner I deserved be responded to in a respectful manner. I did speak to Beverly, the owner of NMI, with regards to how I feel her employee handled the situation in a poor manner. We've been in our home in the Park Trails subdivision of Forney, Texas since Jan '16. We received a notice from NMI for HOA violations, and we are a little perplexed by its content. They indicate we enhanced our basic builders landscape without approval. We did not receive the HOA rules at closing and did not investigate them before buying the home..Cheldan's sales rep. Sandy was extremely positive and helpful,, Since all this, we have now received notice of a fine, and are awaiting a response for a hearing. We are aware of more than 12 other homeowners who have done similar enhancements without approval and they have not been given notices or fines. I spoke with Jennifer Farley once on the phone, and could not bring myself to call again...the contempt and disdain for the homeowner in her voice and attitude just meant a complete disregard for my call. It is apparent that she has a knack for picking and choosing whom and what she calls out for HOA violations. The rule in question is vague and not complete in its direction for the homeowner, and obviously used at Ms. Farley's personal discretion. We look forward to our chance to speak to the board of the HOA during our hearing...if that does come about. With regard to an earlier response to a review, NMI indicates its ability to partner with their clients to build long-term relationships, and they hire the most experienced professionals to service their clients... My thought is they neglect to service the client, Ms. Farley acts as though the homeowners owe her, that she is not there for them. She should respect the fact she is employed by NMI through contractual agreement with the HOA. read more

I am on the Architectural Control Committee for a community that is managed by Neighborhood Management. I want to give a thumbs up to our representative, Ms. Heather Glover, for all of her help in our community. Most people don't like their HOA rules and regulations and by proxy, their management company but Ms. Glover does an admirable job in what has to be a thankless position. There are people in our own community that take a pessimistic view in everything that happens in our neighborhood and Ms. Glover but I am not one of them. She has always been professional and prompt with anything that I have ever needed relating to our communities needs. I am of the opinion that when a management company is doing what they are supposed to, there are upset people, if everyone is happy, they aren't doing their job. So think about it, when people don't obey the rules as written and get called on it, they will be unhappy, right? Neighborhood Management, they will get the job done. read more
