I hire them to manage a few different properties I own and they do a reasonable job of it. For my properties, the requests for maintenance seem to be handled in a timely manner based on the reports I receive every month. I've sold a couple of properties with them as my agent, and they do fine there as well. One property suffered unexpected damage to the ceiling and floor after the contract for the sale was signed, due to a leak from a different unit above in the same building. New Age was able to promptly send their maintenance personnel to repair the damages, which occurred through no fault of theirs, to the buyer's satisfaction and the sale proceeded smoothly. I was happy with how they handled the issue, since the damage was severe and they fixed it under a very tight time frame. Every time I have a concern of some sort, if I email them, I'll get a response and more importantly, have the issue resolved. This company is VERY dishonest and should not be trusted. They are slow to do repairs and General Manager seems pretty dishonest and is shocking unprofessional and rude. I had a broken step that went weeks before they would repair it. They will bring people into your apartment to show them it 6 months before the lease expires. They expect your home to be their showroom for 6 months out of a 12 month lease and if you complain they retaliate hard. When there was a communications failure and my roommate was caught with an unexpected visitor whom had let themselves in from the company while trying to get ready from work and in a shocked undressed state had to ask them to leave, they retailed by refusing to renew our lease. I'm not sure why this is something that tenants should be compassionate towards, since our rent hasn't decreased as a result of ignored maintenance requests? I am in a studio apartment with a nice separate kitchen counter. The kitchen light on the ceiling is very high and is out of my reach even if I clime up to the kitchen counter. So I contact the New Age maintenance ask them to help me change the light bulb. Even I told them that I have my own light bulbs and I can't reach the high ceiling. Their answer is "According the lease contract " it is my responsibility to change light bulbs. But I already explained the situation, I am not able to climb to ceiling and risk my life because of changing light bulb. The respond from the New Age is very COLD. So I ended up hiring someone just to change my light bulb because I can't reach ceiling. In the past when this building was managed by another company, they came within a day or 2 to change my ceiling light, but not New Age. I don't encourage people renting from them. read more

Literally the worst. Don't rent from them (if you can avoid it, since they seem to own half of West Philly, spreading like a cancer). They buy dilapidated houses dirt cheap, slap some paint on them to make them look nice, and put some shiny new appliances in. Then they rent them out to idiots like us who are willing to pay inflated rents, only to then have to deal with their arrogant contractors ("Steve" literally walked through our door saying, "What did you break this time?" in the most annoyed tone of voice) once a month on average, to slap some more paint and/or silicone on the numerous water-damaged spots, or to put a nice piece of plywood on your ceiling as an "access panel" to cover the huge hole they cut in your ceiling to figure out why there's a waterfall coming from the bathtub upstairs whenever someone takes a bath. Then they ignore an L&I violation notice from the city for 35 days, ignore several polite requests to restore the ceiling to its original condition AFTER fixing the issue once and for all, don't react until we threaten to terminate the lease, send the same contractors they already sent 4 times a fifth time to "have a look at" the issue they already failed to fix numerous times, get all passive aggressive when you actually make good on your word and move out when they still haven't touched the ceiling by the end of the month, oh, and then to add insult to injury, they're too stupid or incompetent to switch off their own autopay service when one of their tenants moves out, so you get charged last month's rent (which you already paid upon move-in and told their stupid system to skip) plus "late fee" plus the next month, which is AFTER you already moved out, and then they get all cocky and smartassy on you when you tell them your account is $2900 overdrawn thanks to them and that you want them to fix it or at least cover the numerous overdraft fees you're going to incur before getting your money back. So you get an idea. And that's not even to mention the 1920s drain pipe in the basement that had a huge hole, which they didn't notice during renovations and left us wondering for months where the nauseating faeces smell came from when running laundry in the unfinished basement. Ignorant people, ignorant realtors. Anyone who dealt with them knows what I am saying. During lease signing they told us they would be responsible for water bill, however we figured they checked off both tenants and Landlord section for water bills. Subsequently by default they called it a lease error and made us pay the water bill. Additionally, Landlord used water from our unit to make a foundation in the back yard and we never got reimbersement for that either. To make matters worse, instead of sending us water bill ,they sent a tenant and ledger complaint, whereas we did not even know that we were responsible for water bill. It gets even worse, we wanted to avoid court due to finals, so we paid off the water bill, in which they also included lawyer fees although the appeal was withdrawn. Not to mention that they are the most pet unfriendly realtors i've seen. My new realtor didn't even charge security deposit for my dog after seeing how sweet she was, and newage just sent me a letter the other day saying that she should be caged during showing, Although I have her on leash during showings anyways."" I guess I will just have to tell the potential tenants not to pet my dog even if they really want to, because New age will get angry.."". Glad I am in the last 3 weeks of my Lease. Any review higher than 2 stars is obviously a plant by one of their employees, and the only reason someone would give 2 stars is if they received their full security deposit back. They literally moved us into an uninhabitable house that was not lived in for roughly 6 months. We were told it would be brought up to code before we moved in. 2 of our windows were broken, we did not have carpet and I don't mean we had hardwood floors, we had carpet spikes sticking our of the rough wooden floor for a month. There was a basement full of trash and furniture that we removed, our kitchen literally had a 3" diameter hole in the floor, and PGW made us pay for a cracked pipe under the ground (they dug in the street to get to it) Okay, all of this could have been smoothed over as they are dealing with college kids, give us a discount on rent or something but in the end they kept our security deposit ($950) for things like chipped walls or missing molding (both already there when we moved into the abandoned house) We knew they were bad because a few of us had rented from them before so with this house, we took pictures and had full documented proof of the condition when we moved in. Their answer when we delivered this report in response to them keeping our security deposit? We'll see you in court. My boyfriend and I have lived in a New Age property for the past year. Our main complaints come from issues related to maintenance. When we first moved in, the apartment was being painted and the carpets had to be cleaned so we couldn't put anything in the room until that had been completed. My boyfriend and I became relatively homeless for almost a week before they finally finished painting. It got to a point where I told the painter to just not come back, because I wanted to just move in. We requested a number of repairs that never got completed like holes in doors, unsafe hinges on the closet doors, creaky windows, garbage and such. The only thing that got done quickly was the tree outside being pruned because I made a huge point about safety issues. In the winter it took maintenance 4 days to fix out broken heat, leaving us once again homeless in 5 degree weather. The problem could have been fixed in just a few hours, but the maintenance man they sent new literally nothing about heat, and got my carpet COVERED in mud and snow from outside. He was SO SO rude. A leaky ceiling was fixed, but then started up again a few days later and after numerous maintenance requests, nothing was fixed. Overall, New Age needs to take better care of their apartments. New windows should be put in, mold needs to be taken care of, sanitary garbage cans put in, new insulation, updated appliances....the list goes on. read more

My roommate and myself needed to move for safety reasons and as soon as possible. With a budget of $1100 max for a two bedroom in West Philly, our options were limited. We met Ron for an apartment showing yesterday afternoon. It wasn't right for us and we were disappointed. Ron, however, saved the day; he said he could show us other spaces, and when two of his appointments canceled for the day, he would show us everything in our price range that was available. He went back and forth to the New Age office to pick up keys with no hesitation; we didn't even ask him to. He kept it real and honest; he told us ahead of time if he thought an apartment might not work for us and asked if we wanted to see it (the answer was yes; we wanted to see as much as we could). After having seen 6ish apartments (ranging from brand new to old and mildly creepy), we returned to the office where Ron and another employee showed us photos of two more properties---one of which was a dream, and had recently been lowered to a price we could afford. We went to see it right away and were beyond impressed. We filled out our applications and put down a deposit same day. If all goes well like we hope, I will update this to five stars, because so far, so good. Thank you so much for your help. Moving into my very first place was a bit nerve wracking for me as anyone could imagine. New age realty group has definitely impressed me with their timely fashions whether it be with maintenance repairs or prompt responses from the leasing office. The maintenance crew has been nothing but awesome by addressing an emergency the same day I called among other things. Although cosmetically the building I'm in looks a bit old and worn down, the maintenance crew has already began working on all of the hallways and the floors with such haste that I'm feeling even happier I decided to move in. The leasing office definitely works with you when it comes to paying for rent by making it convenient with multiple ways to pay as well as accessible online payments. My biggest issue with my previous rental was the delay and unresponsiveness of the maintenance crew. It felt as though the realty company cared very little (if even) about their own property. Pros: -Easy to contact - responsive to calls/emails -Good web portal for payments -Friendly staff Cons: -Apartment building was constantly filthy - no effort was made to clean common areas. -Maintenance issues were not properly dealt with. This was the primary reason for us relocating (and the reason for the rating). The building had squirrels in the walls/ceilings for MONTHS with no apparent effort made to remedy the problem despite frequent complaints. I have yet to see whether their move-out process is fair. Since taking over properties from Urban and bye, New Age Realty has tried to immediately implement rent increases that aren't supposed to start until later this year, charge tenants for previously made repairs that had already been covered by the previous property management company and have tried to increase security deposits from tenants who have lived in properties for longer than 5 years (not legal ). Seems super shady to me. I was a little skeptical about New Age because of the reviews, but despite the reviews I decided to apply because my moving date was inching closer. I will say that Lindsey and Greg were very helpful when I ran into cosigner issues and alllowed for another cosigner to sign for me. What I didn't like was that New Age doesn't process your rental application until they receive a security deposit, this makes no sense to me aa essentially that's what I paid a $50 application fee (and my co-signers $50 app fee) for. Definitely seemed sketch like they just wanted to get as much money as possible. But once I decided to no longer go through with the application, I did receive a full refund. So overall not a bad experience in the rent searching process but odd that you have to put down a security deposit before you even know if you're approved for an apartment. It seems like more work for them if people decide they want to go with a different place/company. 4 stars because I didn't end up renting with them and I really don't like that a security deposit is required to process an application (so why have an application fee?). read more

Worst place I have dealt with. Put in requests for things to get fixed but they rarely ever do. On the rare occassion they send people out, its without any notice and it wasnt an emergency either so there is no reason for the no notice. They tell maintenance people nobody will be home. Rodents have chewed through light fixtures to the point that they hang out of the ceiling. Windows literally fall out if they arent locked and sealed in some way. They literally have some of them screwed shut. Others have cracks and gaps around the windows so air just comes in and out. We have window unit air conditioners but had to go out and purchase portable air conditioners due to the condition on the wiindows. Had to purchase window insulation kits. They barely make a difference. I was an hour away when the gas company called and said they smell gas coming from the building. I explained i wasnt home and i called the maintenance line, no answer. Black mold in the basement. My next step is now having to find a new place. If you have to deal with them, keep records of everything!! You will need it. read more

I complained and contacted the office multiple times for multiple issues and never once was I ever answered or the issues were ever addressed. Worst company i have ever experienced. Currently in one of the properties they manage and now we have to look at breaking our lease. Broken windows, leaks, clogs, rodents, bug problems, black mold, etc. If you put in a request, clearly state you would like to schedule someone to come out while you're home, it wont happen. They send maintenance out unscheduled, lie and tell the maintenance people nobody will be home and they can enter the property. This is without even letting the tenant know someone was coming out at all. No 24 hour notice, no notice at all. I have noticed rodent and bug problems after i moved in, they send someone out without notice, and only do my apartment in the building. you would think they would treat the entire property. They had someone come out and change locks without notice. I only found out because i was home, heard someone knock on my door and then start to try and open my door. I've put in requests for other things and yet they just ignore them and nothing gets fixed. My neighbors downstairs have also had people show up with no notice to do things as well. They are the biggest slum managers ive dealt with. The rent will go up but they cant even fix things or do things legally. Avoid using them or have a lawyer on speed dial. Unfortunately, we will now seek out a lawyer in hopes of breaking the lease. read more

THE WORST COMPANY EVER!!!! I would give ZERO stars if it was possible. When I called to say that something must have gone wrong with scheduling because no realtor showed up to our appointment the previous evening, I was treated like I was the scum of the earth. Instead of simply apologizing and rescheduling the appointment with me, the women on the phone continually blamed me for the mistake and fought with me for ten minutes. When I asked to speak to a manager she said there was none available, which of course was untrue. Beware when you schedule because they do not show up!!! read more

Generally dealing with people working for New Age was a mediocre experience...were snotty and had an attitude for the most part, although the maintenance workers responded quickly to our problem, and tried to fix things quickly. Another issue was notification before showing up at the apartment...just before our lease was up, people would start coming to our apartment without notifying us to show the place to potential renters. That was kind of annoying, but not the end of the world. Overall, an OK experience, since we did get our security deposit back. read more
