Thankfully, our attorney pushed them to review their own rules, which clearly state that subletting is not allowed--despite Cory and Mary both telling us it was permitted. It was obvious they were unaware of their own written policies. The experience was utterly incompetent, and they were nearly impossible to reach throughout the process. I never go out of my way to write a review, but this was infuriating enough to make me make sure word gets out.

They are effectively increasing our common charges by about 100% because of an incident that occurred years ago and has not been rectified. It was claimed that they cannot get reasonable insurance quotes because there is an open claim. If I were an insurance company and I saw that they have not been handling this issue properly, I would not want to offer insurance either. So at a community meeting addressing the large and rushed assessment, I held up a sign while everyone was leaving that said "fire corrupt management". As Dave from HPM walked up to me I stated "it's not personal". He then threatened to sue me personally for defamation of character. The management company serves at the pleasure of the homeowner, not the other way around.

First of all they were obviously biased when the vast majority of homeowners wanted to remove board members that were not doing a good job for the homeowners. That would be putting things mildly and I don't want to risk the wrath of a lawyer that is being paid partially by my common charges. I am refinancing my townhouse and needed the Master Insurance Binder and also a letter stating that my common charges were current. For over three weeks of email requests and one phone call, I thought finally that they would provide the documentation that I requested. They ignored me and now the clock is ticking on my closing date and I may get hit with higher fees/and or interest rates because they failed to respond to my politely asked for request. If you have any say with your HOA advise against using this company.

She makes good sense when you talk, so that made myself and my fellow board members comfortable that we would get good service long-term. Almost unanimously, every single person in our community that said they called LIMS with a problem has said EXACTLY the same thing: "They don't do anything". Yes, they pick up the phone, but it's either an excuse as to why they can't do something or an outright lie! Similar mistakes are allowed by them to happen over and over and OVER! They just don't care! Once they have your account and are getting paid, that's it. Their main role in our community is currently threefold: 1) Act to provide services that they charge for - lawyer, accountant, maintenance loser(I say "loser" because the people they provide are consistently useless). This is the part where they over-charge you for various tasks and act bewildered that changing a window doesn't cost $4300!? Linda(owner): "That's the going rate for that type of job". Really? So the real question should be: "What the hell are you doing with the rest of our money"?! 2) Act as an authority figure. They talk *during the time that they are at the residence*. If you try to call them about anything, there's a million and one excuses why the situation can't be improved or how "due to today's economic climate". Just another way to say "I'm too lazy to do my job of managing" - put the blame on someone else. And a lot of times this Linda owner lady will act in a malicious way that puts a great anger streak on the tenants/people you absolutely don't want to piss off. Then you have an even bigger problem then what you tasked her to fix! But, since this company is useless, the problems snowball - just in time for them to offer you the service(at your expense) to "resolve" the issue they've acted to worsen. That, to me, is a scam. And that leads us to: 3) No accountability. They're not a huge company, but, much like health insurance company phone dead-end black holes, they've mastered the art of passing the buck or talking but saying absolutely nothing. You send an email and they say ask someone else. Or, even better, you call or email to complain about something, and the next thing you know, they're accusing *you* of something else you shouldn't be doing!? Who wants to complain then? Word gets out - don't say anything so you won't get accused of something you didn't expect to ruin your day. Nice management style. If you have tenants that you hate and want to screw over, this is the company for you. But if you need someone to manage a development where your fellow homeowners will grow to appreciate and thank you for your great choice of a management company, then certainly find someone other than these losers. I'm tired of them and have come to have many suspicions of outright fraud, so I'll be moving to replace them in the near future.

    I personally don't believe in "down rating" someone's business because of minuscule inconveniences,…read morebut there have been a multitude of problems since the 2013 purchase of our home from Pristine Properties. On the actual day of the closing the builder literally had to FaceTime his lawyer to show us a very blurry, pixelated video that the work was done. At this time we had already sold our house and were ready to move into our current home, so we had no choice but to say it was fine. Once we moved into the house, we quickly noticed that pieces of paint were chipping off and cracks between the Sheetrock started becoming very noticeable. Furthermore, the wood composite flooring needs to be replaced due to improper installation. It's buckling, chipping, and moving. The home was purchased during a very snowy winter. To our surprise when the snow melted, we realized that all the shrubs from the front of the house that they had removed were dumped into the backyard. These were issues that I was willing to work and fix myself, but aggravating nonetheless. This last issue is something that I just had enough of and pushed me over the edge. Since we moved into the house, we noticed that multiple pieces of siding were popping out and sliding out of place and on occasion falling down, as well as multiple pieces of soffit. After years of constantly going up and down the ladder to do my best to reattach siding and pieces of soffit, we had the siding and soffits properly repaired so we would not have to deal with the headache of wondering if every time the wind blew would another piece of siding fall off anymore. The siding company we are using removed the aluminum fascia and revealed the complete carelessness and cheapness of Pristine. The company we are using replaced the wood for the fascia and secured all the siding and soffits as well as added a new gutter. Not only was some of the wood complete rotten (beyond a 3 year issue), the corner cutting use of random lumber was a problem. It was a shame that only being in the house for three years that we had to spend all this money to fix the carelessness of Pristine. If anyone is looking into purchasing property from this company, I advise that you don't get blinded by the fancy trim work and fresh coat of paint. Look into common problematic issues because it seems to be likely that they either added enough paint to cover it up or hide it behind some new Sheetrock. The photos I attached are what was revealed under the piece of aluminum fascia, where you can clearly see the disregard for replacing all of the rotten wood and just using the bare minimum of new planks of 1x3 in an attempt to patch up the problem in hopes it would never be discovered. I would never trust this company and advise any other buyers to beware and cautious of using them.
