I hired John a year ago to inspect a home we are now selling due to horrific circumstances , I'm…read morealso trying to buy a new home in the area. I set up an appointment for the new home inspection for today, and owner was a NO SHOW- DIDN'T EVEN CALL TO SAY HE WASN'T COMING. To back up a bit, after I booked the new home inspection, the inspection for the home i'm selling had a few issues that came up. One was the windows, and how 5 of them have seals that are not only rotted out but have rust too. My buyers asked that I replace all of these windows or repair so I get hit in the pocket!! I emailed him to ask why the windows were not on his report from last year, and to make a long story stop, he said it probably occurred after we moved in and questioned if I took care of the rust in the back of the house coming from the roof? Not sure what he was trying to do with this, wanted to see if this was fixed, but why? He was trying to make some type of a point, one thing has nothing to with the other but I replied back yes, I took care of the roof, hired a roofer and took care of all the issues. New shingles and fittings. In his email he states "perhaps you should find another inspector", after I questioned why the windows were overlooked. So today, after waiting around with 3 of my kids and my realtor for this guy, thinking he's late, my agent text him if he was coming and he replies "i'm not working with her"??? So very unprofessional. I call him and he hangs up on me . He says to me "Are you serious"??? I'm a new widow, dealing with with a fresh untimely death, totally blindsided, buying and selling with 3 kids all under 12, we are all standing in this house waiting for John and he hangs up on me. DO NOT USE THIS GUY. INCONSIDERATE , UNTRUSTWORTHY, CANNOT STAND BEHIND HIS WORK , OVERLOOKS AND A LYING COWARD. HE SAYS ON HIS WEBPAGE SINGLE DAD, I CAN SEE WHY. SEE PICS -HE CLAIMS THIS CAN HAPPEN IN UNDER A YEAR LOL

I was first time home buyer, looking at purchasing a "flip"... John was the perfect trained eye to see past all the new "sparkle" and uncover concerns. Besides the insoection, John gave me tips along the way. His consulting was very much appreciated... He also knows the areas of NJ and what to look for. Example Radon... he reccommended a test based on his experience in the geographic area, which came back positive from the lab. He also is able to swab for signs of microbial growth. John was very thorough in and outside the house with his drone and site walk. Turn around time on the report was fast. only 2 days! Pictures provided of all issues with detail on the issues. I definitly reccommended and will use him again if I can...Thank you for taking some of the stress out of the process John!

John came by for a custom inspection we had requested, and right off the bat, he was great with…read morecommunication--kept us updated when he was running a little late. When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. We really appreciate his honesty and guidance. He is the kind of handyman you would like to work with, especially for people like us after working with various dishonest handman/plumbers...He is definitely someone we'd trust and would go to for our future home improvement projects.

Just a quick update to my previous review written on 9/26/2021…read more First, NOTHING HAS CHANGED about the positive review I wrote about John's services, however after some time has passed since we first met John, I do want to add that John is absolutely and truly one of those people who keeps his promise of "feel free to reach out to me in the future and I will get back to you on it". Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. Like I said in my earlier review, John was recommended by our realtor and we truly believe this was, hands down, the BEST recommendation out of all of the recommendations we received.

I called Frank on A Sunday and he…read morereturned my call the very next morning and was able to squeeze me in for that same week for my inspection in North Wildwood NJ. Frank found all of the things that I could not in my Purchase Inspection that would have cost me tens of thousands of dollars. Remember, when you are looking to buy a house, all the problems that you find are not yours until you buy it. Then they are your problems. Frank found them all. Nothing but high regard for Frank from myself and my Realtor. Thanks Again Frank. We saved your # in our phones for the next Inspection.

I don't know if this replaces my original posting but I'd like to reply given the seriousness of my…read moreconcerns with this service. First, being called "nasty" by a professional I paid hundreds of dollars to is... pretty telling. Instead of addressing the substance of my concerns, he's leaning on the fact that he produced a 61-page report, as if page count automatically equals quality. Here's the reality from my side: Yes, I got a 61-page PDF. But a huge portion of that is boilerplate disclaimers, generic safety blurbs, and repeated headers/footers that could be dropped into any inspection on any house. What I actually needed was clear, direct communication about this house and its real risks. During the inspection, he acted like it was basically a great house, and to his credit he spent a lot of time explaining various things to us. But, nothing in his tone suggested what the "totality" of the report later revealed: that this place is a mold and moisture time bomb, with a ventless gas fireplace (hello, carbon monoxide risk) and questionable electrical work that any normal person would want flagged loudly and clearly. That's nothing to mention of the total exclusion of the fact that we learned (only because I was moving stuff and asking questions) during the inspection that the original structure had burnt down and the built date was updated to reflect a new build despite the original foundation post fire (fire weakens concrete/brick significantly). We found this entire chimney structure, active water bleeding through the basement walls AND a waterlogged ceiling that the "visual - meaning I won't touch a single thing" inspection would have missed. He refused to document certain holes in the walls, fence, etc because they were not specifically "defects." In my so called "nasty" email I wryly asked what he'd discussed with the owners before my arrival (it was awkward for everyone that they were there, also to his credit). I guess I just found it odd that he knew the terms of our offer hinged on "defects" and even more odd that he wouldn't document every single issue found - not just those that are, in his opinion, deal breakers. If you're a first-time or even experienced buyer, you are naturally going to rely on what the inspector says and how they frame things in real time. I was not warned in a clear, "this is serious" way about: * The basement moisture and efflorescence that point to long-term water intrusion and mold risk. * The ventless gas fireplace, which is exactly where you do not want extra CO and moisture hanging around (more mold). * The overall messy electrical situation, which should have been presented as a major safety concern, not just another buried note. It was advertised as a smart home by the sellers - when the reality is they had so many switch configurations they probably had to walk across the house half the time they wanted the lights to actually turn on, they depended on Alexa to get around the seriousness of the bad electrical work. After the fact, he's pointing to the length of the report like, "See? Look how thorough I was." But stuffing a report with generic text and legal CYA language is not the same thing as giving a buyer clear, practical warnings about a house that may have serious health and safety issues. My honest opinion: * If you want a thick packet of boilerplate and to be called "nasty" when you question it, this might be your guy. * If you want someone who will speak plainly on-site, highlight serious issues in real time, and not hide behind page count later, I would look elsewhere or at least get a second inspection for anything even slightly complex. This was a stressful lesson for me, and a near miss on a financial disaster. I'm leaving this review so the next person walks into it with eyes open.
