One star because I could not choose zero. Get comfortable, this is a long one.
If you are a homeowner looking for property management or someone looking for a rental, run away from this company as fast as you can. I mean RUN! I sold my house and while waiting for my new home to be built, I needed a house to rent with a month to month lease. This outfit was the only company willing to do month to month, so I was pretty much stuck. The house was in Silver Creek and it was a hot mess! But, I was stuck. They added $200 to the listed rent because I was doing month to month. Unfair? Probably but again, I was stuck. The ad said pets ok...hold that thread. The property manager, Angelica. knew the place was a mess and agreed, in a lease addendum, to have certain items fixed by move in date which was days away. Those items were to replace the MBR window. It was gone!! There was a piece of plastic over the window held in place with masking tape; The garage door wouldn't raise but a few inches so if I parked in the garage, I'd have to manually raise and lower the door; the house reeked and the carpet in every room was filthy, so there was to be a "deep cleaning "; the microwave didn't work and they were going to paint the great room which had a burgundy(?) wall. On move in day the only thing fixed was the burgundy wall. Angelica said in place of the deep cleaning, the carpet would be replaced and there happened to be a carpet guy there. He replaced the carpet in the MBR, but not the closet and on the stairs, but not the landing or the upstairs bedrooms. It's a 3br house and I was able to use ONE. Angelica said her "handyman" got a quote on the garage door, but it was too high. She said the window companies were closed because of COVID. The homeowner, his father and brother in law fixed the microwave. It was a bad outlet. They could not figure out the garage door after looking at it for two days. I called five window repair shops and each one told me they were essential and remained open during the COVID shutdowns. The handyman I used at my previous home came out and in under 30 minutes found and fixed the garage door...$20. No bedroom had smoke detectors installed as required by law. So far Angelica **** about having the above items fixed and about window repair shops being closed due to COVID. I doubt there was a quote on the garage door, but I'll never know. She **** about deep cleaning the house and when I asked, via text, about replacing the remaining carpet...no response. At this point I knew I was dealing with an unprofessional, unethical, ***** person. I told her all future communication would be via email. I figured we'd be going to arbitration and I wanted a paper trail. So, several days later the "handyman" brings the repaired window (must have found an open business) and puts it in. He saw my dog. I'm guessing he called Angelica from his car because it wasn't a New York minute later Angelica send me a text which I read as if she was apoplectic! You have a dog!!! You have to pay an additional $50 a month. Now, the ad said dogs ok, and I did not put him on the lease. My bad. I wasn't hiding him, I was busy selling a house and trying to find a place to live, but again my bad. So I say ok, do you want me to bring the $50 the next day or wait until the next months rent. She said bring it to the office. I think hysterically. So, I'm good and going to take the check the following day...then I got an email from a Joshua who works for this upstanding company. It was a pet addendum with a laundry list of things, in addition to the $50. I was dumbfounded but I love my dog, so I'm going to sign the addendum until I saw that I'd have to leave my dog...my family dog, outside. Not gonna happen. It's too freaking hot and the fence was not going to keep him in the yard, as it was raggedy just like the house. So, I said ok to everything but keeping him outside. I didn't sign the addendum. At this point Angelica had a choice. Let me keep my dog in the house or end the tenancy. She chose to increase the rent and charge me late fees because I paid the amount in the signed lease, not the amount on the unsigned pet addendum. She set up a day to have the smoke detectors installed, as per law. She scheduled it on Memorial Day. Yes, ON MEMORIAL DAY. I could have said no, but I figured she would be able to say I refused to let them install the detectors and the company would not be held liable for not having them installed. So Memorial Day comes and her "handyman" is a no call no show. I let her know and she tells me Juan said he called and I told him I wasn't available. I sent her a copy of my cell bill that showed he had not called. She never responded. I requested to speak to the homeowner and she told me that the homeowner wanted all correspondence to be with her. Maybe.
