I can save you some time...if you are a dog owner, BEWARE! When you go to reservations, you can't actually get a reservation. You give them all your info and they will get back with you. We have been at dozens of RV parks with our three dogs and this has never happened. In the questionnaire, they ask if you have pets. Being an honest guy, I said yes...three mixes. Couple hours later, got an email back, with no thanks whatsoever with in inquiry, but asked "What breed are the mixes?" I did respond, as asked, and this guy flat out said "We can't help you." If there is any grey area whatsoever, please see the snapshot of the email exchange...which after asking a couple more questions, this guy had no courage to respond. Lost our brakes near Austin Texas and had to wait on parts for 2 days. I drove my car 50 miles to let David Lee know we wouldn't be there until our motorhome was repaired. I called him everyday to keep him in formed of our problem. He was not a pleasant man to talk to. He acted like I was bothering him. We finally got our motorhome on the last night so we drove to the rv park and arrived at about 3:45 pm. There was no one there, and the office was closed. We reserved a pull through site because we were oull a 21' trailer with a side by side and towing a car. When we got to our site, he had switched it to back in site that was short for our rig. We had to unhook to get everything to fit. We got up early to get on the road because we had a 11 hour ride to get to our next park. David called me around 8:40 when I went to oil k up the ccall the phone disconnected so I called him back right away. When he answered he said you just hung up on me. I apologized, and he said you snuc k out of Gere without paying. I told him m I thought we had already paid on his site he you didn't pay we only take cash or check. I told him I would put in the mail at our next stop. He hung up on me. This man is a grouchy old man. The pool was closed and the shower floors were filthy. The entrance has big dip, so be careful pulling you. Don't scrap the bottom of your motorhome or trailer. read more

First off we have a Class A RV. We didn't mind the quite setting, this was good, no traffic noise. We did mind the huge pothole at the entrance, filled with water. There was concrete to gravel transitions after the check-in point. These transitions were awful and caused the RV to rock side to side, causing us to creep over the transitions. We don't mind chickens or pigs but it was more than a little funny that our space backed up to a pig/chicken yard. There were not a lot either but the site was strange (I'd call it a muck yard). Beware, they say they are closed on Sundays, but leave a message (if you dare) and someone will get back to you. Additionally, the only take cash or checks. Good thing we had cash in the ole wallet. We are now at an RV Park in Austin that is cheaper and they take credit cards. read more

I DO NOT LIVE HERE. I was looking at directions on my phone so I pulled into the park and was just sitting to see where I needed to go. Some man in a red golf cart comes up to the window and knocks saying I could not sit here and use the wifi (I wasn't using the wifi) I didn't even get the opportunity to say what I was doing before he said I needed to leave now. He was very rude and persistent until I left. There was no no trespassing signs anywhere in sight. I was floored by how rude he was to me. read more

Lived here for two months. Park is quiet and clean, but guy at front desk is a real jerk!

I've been here 5 years. Never been a problem. Well run facility. Both Dave the owner and Glen the park managers are supper customer oriented. Dave built the park from the ground up and still takes an active interest in the overall management and gets hands on in keeping it well maintained ...a labor of love. Glen (the park manager) is friendly and is always willing to assist and help out. A very well stocked park store on site. As well as a pool, laundry room and bathrooms with showers. Such a clean park. The area is quiet. Cows on one side and pigs on The other side. No smells at all. Nice concrete pads surrounded by little rock areas. Some greens. Nice grass areas for dogs. read more

In 12 years of RVing....I've been treated badly anywhere in the US....but here. Host guided us to the wrong spot (and told us she intentionally did so...would be fine for the night and was easier for her to guide us into). 1 1/2 hours later after getting fully set up, she returns knocking to tell us we have to move. My husband, very nicely, tells her we aren't going through the hassle of setting up twice, we would just like a refund...and we will pack up and be gone within an hour. 15-30 minutes later a different VERY angry host with his sidekick "bouncer" come banging on the door..accusing us of refusing to park where told (what!!!???) and demanding we move immediately. They shut off the power to the site. So...this is my first negative review of any business ever...I can't say enough how badly we were treated. We will of course never be back and highly recommend you don't give them your business either. read more

If I could leave no stars I would. My family and I travel for my work and we have to little ones. The second day we were here they trimmed trees around our camper. During the process limbs were falling and hitting our camper. We have video and photos. Then a few days later while I am gone to work the coward neighbor came and beat on the camper door and it's my wife and 2 kids there, she never answers the door because we don't know anyone. The guy keeps beating on the door till my wife opens the door and he was extremely aggressive and threatening my wife because our kids were to loud???? I called the front desk and told him what happen. He immediately said that's not true. That's not his character. The crazy part is the neighbor guy told my wife that the people staying in our site before us he got them kicked out because they had kids. What kind of place is this????? It's a joke. Don't stay in spot 20 because your neighbors will aggressively verbally attack you. The guy is a coward because he waited till I went to work to do all this... read more

Been here two months. Very quiet park. Good rules consistently enforced. Very quiet. Nice pool. Trees are beginning to grow up and provide a bit of shade. Very polite and respectful management. Nice laundramat but washers need more frequent cleaning. Ranch land behind the park with some hunting--probably doves, but far enough away not a problem for the park. Recommend the park highly. read more

Made reservation via internet and followed up by phone. When I arrive 30 minutes after closing of business hours I was informed I had no reservation. Had to scramble to find a new location. Be careful with reserving in this park. I will never attempt to use again. read more

The park itself is very nice. The pool is great, the spaces are large and well maintained. That, however, is the last nice thing I would say about this place. The on-site manager is one of the rudest people I have ever met. He is EXTREMELY confrontational. He lacks the ability to conduct himself in a professional manner. I have seen him be very congenial and friendly to a few of the long term campers there who are men, but if you are a woman, watch out. He speaks about the owner as if he is lazy and unwilling to fix things like the laundry facility which is very hot with a broken air conditioner and more times than not, a good portion of the machines are not working. If you get on his bad side, he will watch you like a rabid badger, hop into his red golf cart and confront you, threaten to kick you out of the park for things like a guest parking behind your vehicles, or your wheels touching a small portion of the gravel, or going above the 5 mph rule. However, not all park guests are expected to follow the same rules. In the months I stayed there, he did not make everyone follow all the park rules, many habitually broke them and he did not kick them out of the park. I have never experienced anyone with such a volatile and indignant manner in my life. He does not treat females with ANY respect whatsoever and quite frankly kind of scared me. read more

2 months ago I went by there to look at it I put my name on a waiting list talked to a very nice lady I told her my rv was a 2001 model she said they had a 10 year policy they would have to see photos so I showed her she said looks good about one month later I got a call from a man stating they had a spot open I resent him my photos no issue I informed him I was still in Houston but I want to move in I told him I'd call as soon as I was in town about I month later I went there to check on it I talk with a very rude man that said I was taken off the list and my rv was to old I asked about the prior approval he said it didn't matter it was to old I said there are other that look much older than mind he said they were getting kicked out so I left I went somewhere else while there the manager there told me her husband over heard the man at new life tell a couple that there rv would be 10 years old soon and they needed to buy a new one or leave really wow I wish all people had the money this guy must have he was very rude crude and a sorry excuse for a human by the way my rv is a 2001 but it has been used 2 times and looks very nice it is 38 foot Long with 3 slides sorry I can afford to just go buy a new one.stay far away from this place unless you are rich or just like rude people read more
