First, the sanitation on the property is unacceptable. Trash is scattered throughout the back walk areas, which has exacerbated a rat problem near the dumpsters. This is a significant health and safety hazard that requires immediate attention. I have attached photos and videos documenting these issues. Additionally, there are ongoing noise disturbances. Residents there scream at extreme volumes multiple times a week along the walkways and corners of the building. Although the police were called twice, the situation was not de-escalated. The responding officers acted unprofessionally, shouting at health staff and nearby residents rather than resolving the disturbance. As a result, I feel unsafe and unable to open my windows or use the outside space. Given that these security, sanitation, and noise issues are recurring. Avoid this place. read more

We had a great experience with Lori Hines . She was so helpful in getting us into the apartment . And was very attentive to our needs .

Horrible living establishment. Mice, roaches, mold, maintenance issues not taken care of. Neighbor pulled a gun on my husband while walking our dog because he walked past the psychos apartment, witnessed another resident break into another residents apartment, drug use to no end place always smells like weed, water shut off constantly, fire alarms randomly go off even in the middle of the night. Laundry rooms are closed a lot due to crazy neighbors setting them on fire. Charged more than what you're quoted because "consolidation" fees. Office in fact does not open at 8:30 they don't open until 9:00. Just save yourself the head ache and look elsewhere. read more

I have lived here for almost 8 years now and couldn't be happier! The staff do the best they possibly can for you and the maintenance guys are responsive and friendly! Any issues I've had have always been addressed! The only recommendations I would make are for them to install security cameras after a rash of vandalism in the area! I've had one issue with mice and it was addressed immediately & haven't had an issue since! The only other disappointment was the pool not opening this year, but that was a result of vandalism and I'm looking forward to it opening next year! My husband and I recently renewed our lease. We love the office staff especially Kay - they are so friendly and so welcoming. The maintenance staff are hardworking and we haven't had to put alot of service requests in but they are always so friendly. It literally feels like home. We love living here. We love the events and the grounds are beautiful. All of our friends have commented how nice of a place it is! read more

i not sure where to begin, but do not move into New Orleans park. everything went down hill when the company switch management. i was dealing with black mold while and Kept getting the around until my bathroom ceiling fell in. I called l&i and nothing was done trash was thrown in front of my door, I was harassed by maintenance man. My daughter and I just moved in last Friday. Since we have moved in we have had an amazing experience. Lisa who works in the office is absolutely wonderful, from the time i filled out my application until move in day and even after, she has went above and beyond to make this transition smooth. The head maintenance worker came and introduced himself personally. My daughter has already made friends here and enjoys going and running around on the land around the buildings. I have a 2 year old and I would never recommend families moving in, maybe if you live alone and aren't home much and have low standards. since switching management last summer this place has gone downhill, QUICKLY. I'm going on my second year living her, the first year was great which led to me renewing the lease however I'm regretting it now. I find it VERY strange that all of my neighbors moved out these past two month. around that same time I've complained multiple time about rodents, having no heat when it was below freezing outside, plumbing, broken blinds and more. when I called about these problems I was told "well today is our holiday party so I doubt we can get anything done today, we'll send someone next week." this was 3 weeks ago. since then I have also emailed so that I have written proof of my request (since they took away the maintenance portal) and the only thing they address was turning on our heat finally. read more

When I say do not move here man. i been here for almost 11 months and my water has been cut off without my knowing for "maintenance" about 11 times. This is an update from my review 6 months ago. This place is like the projects. The master control everything heat water .. they cut off and cut on when they want.. the pool did not open this summer due to them having to pay to get it fix. But my thing is.. is someone going to pay next summer or it's just never going to open up. This place is my worst nightmare. Not only do they cut the water off (you could be mid shower they do not care) the water is also cold! You have to run it for 10-15 minutes before you wash dishes wash your hands or take a shower. Nothing can be fixed here because it was built 100 years ago. The leasing office just work here they can't do nothing for you.. (that's what they always say) so yea pay $1800 for a 2bd. Cold water , shut the water off at least 2 times a month for a hour, little washers and dryers.. 7 each for 100s of tenants. This place should be illegal. New Orleans park have some much stuff wrong with them I can't even remember. And don't worry about the lady coming to comment under this review.. it's for show. No one still haven't contact me from my first review from March 2022 when the water issue started. I hate it here. You don't know your water is being shut off until they shut it off. Then you receive an email. Like wow. $1800 a month and they aren't that professional to schedule maintenance rather than shut it off then notify you of the inconvenience. The bad part is.. they swear this is normal.. like this is okay. the problem will never be fixed. Only a few ppl are complaining.. but I'm sure L&I would have a field day at this complex. read more

I won't even give this place any stars, DO NOT move here!!!! When I first moved in of course I didn't notice nor was I told any of this. The rent is too high for the crap place they provide. Infestation of bugs and rats and the exterminator does bare minimum of spraying. Heat comes from panels along bottom of wall which do not work and will ruin furniture pushed up against them (fire hazard). Not every room has an ac so one bedroom will always be hot. The appliances are outdated and over used. I had the fridge break 6 times and finally they got us a new one, and our oven has caught fire twice. Maintenance team can be rude unless your rude back to them which is crazy. no one being in the office or returning calls. We had a kid pool on our patio and the lawn maintenance popped it. The neighbors (), you have 3 types, drunks/druggies, seniors, and mentally challenged. The amount of drug selling, drug use, and parties that go on here is ridiculous... if you have kids it's NOT the place to raise them or live. Police are called constantly. The older residents are ones on hospice or should not be living alone. For instance our neighbor who has Alzheimers who wanders outside and invites strangers in. Most neighbors have mental health issues and are constantly roaming around doing things inappropriate. The kids here are bad, rude, and thieves and stay out all night. A group of kids beat an older drunk neighbor with bats over an argument. Just terrible but we're stuck here till we find a house to buy. read more
