After living here for a year, we had a very disappointing departure from the Riverloft Apartments. When it came time to get our security deposit back, they refused to release a huge portion of it for "paint." When we questioned this they told us there were "scuffs and scratches throughout the apartment, which was a complete fabrication. Despite arguing back and forth for a short time, they basically said "too bad we already painted." I don't seem to be able to attach photos on yelp but if you are curious, I posted the same review with pictures of how we left the apartment on Google. Since we knew we were only going to be in city for a year, we literally didn't even hang a single picture, so there wasn't a single nail hole that wasn't there when we got there. Honestly it's illegal for them to have charged us, as there was clearly no more than normal wear-and-tear and PA laws stipulate that landlords can't charge for that. I considered giving a slightly higher rating because the apartments are in a good spot and are fairly updated and comfortable, living-wise. But looking back there was a constant battle for every dime they could get out of us; for example in the middle of the year they changed their whole payment system and cancelled our auto-pay, and a few days later tried to charge us an exorbitant late-fee. After complaining they did refund the fee, but it's insane that it even came up when the reason my payment didn't go through was because THEY cancelled it. read more

DO NOT LIVE HERE - AVOID THIS PLACE LIKE THE PLAGUE I have lived here for a year and it's beyond terrible. Just recently was left without power, running water, and electricity while it was 95 degrees out (there was a heat advisory) for 20+ hours. The building managers told us "not our problem." Even after explaining we were on the 7th floor with a pet who was struggling to breath they said "tough luck." We have frequently had issues with AC, no hot water, appliances breaking, amenities (of which there are few) being broken, slow maintenance response times, messy common areas, and more. Please stay at least 200 yards away from this place at all times. read more

Do yourself a favor, and do not get involved with Aimco. An exorbitant amount of hidden fees! We had an automatic debit set up for the rent. One month when the electric was four dollars higher than the amount we had set up, we were charged $75 in fees. The apartment needs to be in "move-in" condition when you leave, or you will be charged. We were charged for every scuff mark and nail hole in the wall. It doesn't matter how long you lived there. If you lose a key, there are fees. If you lose a fob, there are fees. Are you starting to see a pattern? read more

I've lived in Riverloft for a week now and it's great! I share a 1 bedroom with my s.o. and we have plenty of space for the two of us. Our unit has a good amount of storage space -- there's a coat closet, laundry room, under the stairs storage, and closet upstairs. The amenities in the kitchen are updated and while a few things were broken upon move-in (microwave, garbage disposal) Ralph from maintenance came speedily to help fix the issues and order replacement parts. Our unit feels very spacious and has great natural light (we're on the top floor (7th) and are south facing) so we're very pleased :) Since I've only been here a week I'm not yet ready to give Riverloft a 5-star rating yet, but I'll revisit in a bit of time! read more

I toured this place and almost lived here but actually ended up going with another property within the same group because I was looking for a roof deck and some amenities for our dogs. The building is really spacious, lots of light, with high ceilings. I am saddened by my experience here because I was encouraged to put a refundable amount down reserve an apartment but was not fully refunded. The person I toured with seemed very kind and trustworthy, convincing me it would be fine even though I wasn't planning on putting down any sort of deposit or application fee until I was sure and had let my husband see the place... as I was nervous the application fee would not be refundable. When we ended up going with another property within the same group, we were refunded the deposit, but are yet to get the refund of our application fee for that space (of note we paid an additional application fee to the same group for the place we ended up choosing). I was told by the person showing the Riverloft home the application fee would be refundable too, including having it in an email, which in retrospect I guess he said to convince me to put down a deposit? I don't mind that not being refundable in general as it is probably industry standard, but I do take issue with being misled, especially since I wouldn't have put down anyway money at all if it weren't fully refundable. We have been emailing Riverlofts since April but have not gotten the last part of the refund, the application fee. So just wanted to warn others that if you are ever told your application fee is refundable, even in writing like I have, you should be wary :( read more

Do NOT live here - I regrettably signed a two-year lease and had an absolutely miserable experience for two years! I wish I had taken the reviews more seriously... - Property managers were abhorrently unresponsive (although the concierge team was great). They usually took a week to respond to emails and other requests - and only after they were prompted by a follow-up. No wonder we had 3 property managers in my 2 years there! - Overall, customer service was just unacceptable. One dreadful debacle sums it up. When water from an apartment a few floors above mine flooded my closet (and many others' units), the building did repairs for a month - drilling, running industrial fans 24/7, painting, etc. It was unbearably disruptive. I had to move my clothes into suitcases in my living room, and the debris from the construction gave me a cough for weeks. The building did nothing to alleviate the situation and even charged full rent - likely against city landlord-tenant ordinances! - Maintenance staff were great people, but it often took forever to get things fixed - presumably due to poor management. There are too many examples to list, but 3 stand out: (1) Elevators are periodically out of service for months at a time - probably adding up to 6 of the 24 months I lived there (2) It took over 3 months to fix my blinds when they broke - I couldn't sleep past sunrise because of the sunlight and the glare was debilitating while working from home during the pandemic (3) My fire alarm, which is ~20 feet high (one downside of high ceilings), ran out of batteries and gave an irritating, high-pitched chirp every 10 minutes for an entire weekend before they fixed it - apparently there is no emergency maintenance staffing over weekends - Lastly, management will nickel-and-dime you on your security deposit, offering no proof for the cleaning and repairs that were supposedly necessary read more

Total ripoff. This building nickel and dimes for everything and the apartments are way overpriced for the amenities, location and facilities. The walls are paper thin; I cannot count the nights where I was could not sleep because my neighbors were either partying all night or were playing videogames. It is not a premier building. It's an overpriced dorm for spoiled students. This place is perfect for someone who has someone else to pay their rent and utilities. If you're a grown up or someone who doesn't like being ripped off, look elsewhere. read more

It is the best place to live in Philly if you are a Penn student. I lived in the Apt. 203 and even though it is a studio, the space was enough for me and my husband. 1. The location is very convenient. The bus stop is right in the corner, something you will really appreciate in cold months. 2. The staff is very friendly. All the team will look to solve any issue if there is any. In addition they will try to help you with any situation they can. 3. I never heard noises from other units. So, all the time it was nice to rest and study. 4. The most important to me was that in the entire period I lived there (Aug, 2012 - March, 2013), I never saw ANY bug. That was amazing!! All my classmates that didn't live at Riverloft were always complaining about bugs in their apartments. The only problem I had living there was with the in unit laundry. It is old and if you are a careful person, you will have to be next to it all the time. I hated to wash my clothes there... But I survived :) I totally recommend this place to anyone. read more

The River Loft definitely satisfies! The staff at the River Loft do go out of their way to help all tenants and deal with the difficult ones. I have been living in the riverloft for a couple of weeks now in a 1 Bedroom den apartment. We love the large space and the high ceilings. The staff has been very friendly. The apartment offers some of the best bang for buck in terms of space and location. Only complaint would be that there were several minor dings and appliance issues upon move in due to wear and tear from the prior residents (dishwasher wheels missing, broken washer, kitchen counter backsplash has stains, etc.). While the staff has been very nice in working to get these fixed, it has taken longer than expected. Other than that, we love the space and we are very happy with the community. My husband and I have lived here for 10 months and couldn't be happier with the building, staff or location. The building is maintained nicely and I love the high ceiling, large windows, and wood laminate floors. The staff is always friendly and welcoming and were very helpful when we first moved here from out of state. The maintenance man has responded to my requests in a timely manner and fixed the problem (broken washer knob and a loose window blind). The location is perfect--close to work, the park, shopping and there is a 24hr rite aid right across the street. read more

DO NOT RENT AT THE RIVERLOFT APARTMENTS!! MANAGEMENT IS DECEITFUL AND DISHONEST. I lived in the Riverloft for ALMOST 4 years and recently moved out due to a move to another city for a new job. I was informed by the leasing agent, Vince, that they had someone to take over the lease of my apartment. He also informed me that the person taking over my lease was a professional soccer player who needed to be in the apartment ASAP but wanted the apartment completely redone. I was asked to leave my apartment 6 weeks early for said soccer player. As requested by Vince, I rescheduled my movers and incurred additional fees and storage fees for my furniture to be fully moved out 6 weeks early. AIMCO is still charging me for those 6 weeks. None of my personal belongings or furniture were in the apartment nor was it utilized during that time. I have voicemails on my phone from him and emails to and from the building manager Neda. AIMCO and Neda are dishonest and misleading. I was also charged for items after I moved out such as professional cleaning of the apartment. The apartment was in good condition and clean when I left. Plus I was informed that they apartment was being completely redone and the carpet was being ripped up. Therefore, a professional cleaning and rug shampooing was not necessary. I received a bill of close to $11,000 by AIMCO for this situation. I do not recommend the Riverloft nor any AIMCO building to friends of mine who live in Philly or are moving to Philly. I agree with the other posters about the building nickel and diming you at every turn. We have lived in Riverloft for two years and recently moved out. I received the move-out statement and it included a $250 charge for scuffs on the walls. What happened to "reasonable wear and tear"? They pulled the exact same thing for another couple that lived in the building a few months ago. The Riverloft and Aimco rental management company should be avoided at all costs. The "community manager" is disrespectful and unpleasant in nature. There is no communication when there is disruptive drilling from construction, foul smelling hallways from cat urine and dog feces, frequent false fire alarms going off at all hours of the day, and large annual price increases (do not get trapped by the incentives to get you into a lease). I do not recommend this property as they only are attentive and service-oriented to potential new tenants and completely neglect their current tenants. read more

I moved in a few weeks ago and the experience has been great. The apartment was in almost perfect condition (minor details that are fixed quickly with a request on their web portal). The hallways and common areas are clean and quiet, and the staff / doormen have been friendly. This place works better for couples than for people who plan to have roommates as it has mainly lofts. Was extremely excited to move into this building. I believe management changed in the middle of my lease, not sure if it makes a huge difference. Power outages were not reported for at least several hours after the outage occurred. Parking spots are a good price compared to other buildings, but a good price doesn't matter when you come home from work and there is another car parked in the spot you pay good money for, and that happened a number of times. Our heat didn't come out of one of our vents until Derek came onboard and fixed it. That request was open for at least a month. Ralph and Karen are incredible, and the best communicators the building has. Fast forward to move out, which has been a disaster. We had our move-out scheduled for two months, and about three days before our scheduled day, the loading dock is under massive construction. There was no communication from management regarding that project, and I had to frantically email. Seems like that is a good thing to communicate with residents. We signed a contract via docusign that we accepted a cleaning charge of 90 dollars to guarantee no issues at move-out, even though our apartment was immaculate. Now we are being charged more for no apparent reason. Was just told that the charges stand, even thought there is no reason for the charges other than "they stand". I guess contracts mean nothing. My previous apartment may not have been as aesthetically pleasing, but the communication was excellent. Not worth the aggravation of living here. read more

ABSOLUTELY NOT WORTH THE PREMIUM RENT THEY CHARGE!!! They advertise themselves as luxury loft living, but it is not nearly worth the ridiculous rent they charge. They are supposed to have a doorman/concierge on staff at all time and I have had to wait at least half an hour on a regular basis when I'm looking for them. Their maintenance is REALLY slow to respond to problems. When I moved in, there was damage to the walls that it took more than a month to fix; several problems in the unit, including broken AC took equally long fix in May during a period of several really hot days. When I moved out they charged me $250 dollars for wall damage. The picture they sent me amounted to a couple minor scuffs on the walls and one nail hole. Maybe this is OK for a normal apartment, but when you are charging 1800 for a tiny studio apartment, you expect at least a little more service. If I wanted to deal with sketchy management and half-hearted maintenance, I could have found something significantly cheaper. read more

Less than average! They claim to be luxury apartments but that is a joke. The young adults that live here are mostly graduate students who really don't know what luxury apartments are. Here is some other information: Pros--Very friendly staff Cons -- 1. filthy floor in lobby and carpets in hallways 2. WAY TOO MANY dogs even though I own one this place is run by dogs. Unfortunately some of the dogs throw up or pee on the carpets in the hallways. When you go out the garage in the summertime the streets reek of dog pee (or human who knows!). 3. I had an "ancient" washer/dryer which barely agitated and I was told by maintenance that they were working fine. 4. It is hot all the time - they run the heat in the hallways at 72* in the winter. I had to run my A/C for certain days in November/December this year. The A/C does not work very well (in the summer) and only 1/2 of my apartment had vents. This place is an former men's suit warehouse so it has "charm" but because the building is old the heating/air conditioning has issues. They have had a major change in staff so maybe they will clean up the place. read more

My girlfriend and I moved into Riverloft a few weeks ago. The units are really nice and there is a lot of storage space. We face the Schuylkill and the view at night is great. We had both lived in apartments in center city before this and Riverloft was an upgrade in every way. From cleanliness of hallways and rooms, to the friendliness of the staff, and even to the waiting times for an elevator. The Riverloft exceeded all expectations. The front desk and other staff are extremely helpful and friendly.The maintenance is completed quickly and correctly for any repairs. Service requests can be added in the portal which is also where you can pay rent. The fitness center is better than both of the other apartments we lived in and saves us money on a gym membership. The application process was a breeze and you can find out within minutes if you are approved. Honestly, the only negative comment I have regarding my apartment is that it was not ready on Move in day. This is the reason I can't give 5 stars. Luckily, we did not have uhaul coming until the next day and the staff moved quickly to get the apartment ready and clean within 24 hours. We were also credited for the day of rent. Overall I recommend Riverloft to anyone who wants to live in Rittenhouse in Philly. It is very clean, spacious, and has great location, read more

I lived in Riverloft for two years and it was a very good experience overall. Compared to other management companies in Philadelphia, Riverloft is well run and they do attend to your requests very promptly. The apartment was spacious with a beautiful large window and a kitchen that was smartly-configured. The bathroom and bedroom was also quite large. Storage was somewhat limited - which is common with loft spaces. There was only a medium-size closet in the bedroom and a small hall closet. I never had major issues with noise - however, this may have been due to luck in terms of having polite neighbors. I am sure that if a lot of Wharton students live in the building then noise could be an issue. The location is excellent - especially if you work or attend school in University City. It was an easy walk to both University City and Rittenhouse Square and is a short distance from an amazing park and the river path. The building is somewhat dog friendly - there are limits for breed and size which I do not agree with (any breed or size of dog can be trouble).There was one dog that lived in the building that tried to attack my dog and management dealt with the situation very professionally and quickly. The gym (at least when I lived there) is tiny and has old equipment - it is essentially not usable for anything besides running on a treadmill. Overall I would recommend this apartment building, however, you should be aware that many of the tenants attend Wharton and do party so there is a possibility of noise disturbance depending on who your neighbors are. read more

Riverloft is extremely unprofessional and will arbitrarily hold your security deposit. Vannessa, and the rest of the sales / in-house team, are fine while you live there - but are dishonest and not trustworthy upon leaving the building. My wife and I had an apartment there for one year, and discussed with Vanessa our intention of not renewing due to my primary work location changing (this was done about 1.5 months in advance). She advised "no big deal, whenever you get a chance, send me something in writing, but I have you marked down) Soon after, we sent an email confirming the same. Upon moving out, despite leaving the unit in better condition than we found it (our floors were damaged and scratched from the get-go despite the pristine model units we saw) we received a collections notice (with no refund of our security) suggesting that we only gave 26 days notice and that because of that, we had a fine equivalent to almost $1,000 of prorate charges. Outside of us notifying Vanessa, who, after developing a relationship (or so we thought) with her for the year, within required timeframe, we cannot determine why Riverloft is foolishly trying to take money that isn't rightfully theirs. Worst yet, they have decided not to respond to our numerous requests for clarification and Vanessa has decided not to make right on this situation and step up. I tried to resolve this with Vanessa multiple times since late October and after three or four assurances she would resolve or attempt to with management - since she herself had made the error - we have yet to get response. We now intend to pursue legal action against Riverloft. AVOID LIKE THE PLAGUE. The front end staff is a joke - the apartments of lower quality than most others in the area despite the high price tag, and our unit (one of the lofts on the top floor), had an infestation of spiders and foot-long centipedes. There are no common areas - and despite being near Rittenhouse, there were constant reports of robberies on the bridge the building sits on at late hours. Oh, and the elevator always stops at fourth floor. No reasons why, or competent management that would fix within the ENTIRE YEAR we lived there. Some luxury building... read more

Just moved in but I already love living here. The location is amazing being so close to everything in Rittenhouse and the schuylkill river park. The building is very dog friendly, which my pup and I are enjoying. The staff has been very helpful and responsive with everything I have needed so far. It is a bit pricey, but in real estate you get what you pay for. At least here is it money well spent. read more

We have used Riverloft as a second home for 1 year. We love everything about the place. It has a great location, large airy rooms with high ceilings, very clean and well kept and pet friendly. The staff is wonderful and responsive. Any problems were handled quickly and efficiently. Our view is great overlooking South Philly. This is the perfect Philadelphia location, you get the best of both worlds being in Rittenhouse Square and Fitler Square. You've got great nightlife and the Schuykill River Park at your doorstep (running, biking, tennis and basketball, with Dog Park). The staff is friendly and accommodating: Management, Maintenance and the Front Desk. They are always willing to assist! The place has great study/business area, lounge, etc., The place has an overall positive energy. It's also pet friendly, filled with friendly K9's. I would also say the parking garage access is super convenient to all major roadways and 30th St. Your Street Cred will go up in no time after becoming a resident at the River Loft. read more

This place had by far the worst customer service and lack of overall justification regarding the prices of the units that I have ever seen. The turn over for management was high that GAS PRICES IN 2011! The building was converted from an old bread factory and you could still smell the old terrible smell of rotten yeast throughout the fire stair wells. The overall experience in living there for 18 months was horrible. If you have a choice between a hostel and the river loft, I would say choose the dumpsters behind the hostel before choosing the river-loft.
