    When it came time for a home inspection, our realtor asked if $710 was OK. This is expensive, but…read morewe were told you get what you pay for with a home inspection, so we went forward with Bold City. We were going to have to replace the roof, so Mike, the inspector, skipped this part and wrote "roof to be replaced" on the report. He told us he would come back for the roof. At the end of the inspection there were two larger items that needed addressing, including the water heater and the circuit board. The owner fixed these issues. Mike came back to reinspect, sent an email when the report was ready, and I found it behind a $75 paywall. I asked my realtor if she knew there was going to be a charge, and she said she did not, and, to their credit, Bold City waived the fee. Conversations later we found out that a re-inspection triggers a $75 fee. OK, that's fine, but let us know up front. Previously undisclosed charges don't make for happy clients. When the roof was finished, I asked Mike to come out and do the inspection, and he told me it was going to be $75. This was not a re-inspection - the roof had not been examined on the initial visit. At this point I called our insurance agent for help looking for other people to do the work, and in the meantime our realtor got Bold City to come out again for the wind mitigation inspection at no additional charge. I don't like that she had to intervene to get them to finish the job. If there was going to be another charge, again, we should have been told up front. We had been arranging everything from another state, and when we moved in we started finding issues with the house, mostly with the kitchen appliances. The dishwasher element was burnt out and the unit was too old to get parts (a four-figure mistake), the wall oven doesn't heat properly and the convection fan never turns off (priced wall ovens lately?), and the wall sockets connected to wall switches don't work. There are no overhead lights in this house, so the builder wired the sockets for lamps that you can switch on when you come into the room. We can't use that feature until we have an electrician come in, and I haven't even priced that out yet. I told Jeff, the owner of Bold City about the problems, and he wrote me a very nice letter explaining that there are no guarantees with a home inspection. He even cited Florida statutes indicating Mike had done everything by the book. It is unclear to me what, if anything we got for the higher price. All the interesting infrared photos don't do anyone any good if the guy taking them doesn't even notice that the water in the dishwasher is cold. We can't help but wonder what else has been missed, and it makes us feel less than safe in our new house. If we need an inspector in the future, we will look elsewhere.

    I hired this company at the recommendation of my realtor since I was new to the area I just went…read morewith who they suggested. 2 of my windows the springs were broken and the windows would not stay up and in the attic the dryer vent was not even attached and was squashed. He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

They were patient with me were able to squeeze me in first thing in the morning within 48 hours of me calling. They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225. The results came within two days and confirmed my suspicions. Either way I would highly recommend this company. Their professionalism and kindness really made me feel like they understood my worries.
