We only found out about it when our son slipped on the wet floor and almost fell (it's tile throughout). We notified the management company Parrish Collection. When we followed up, turns out they had called back another number, who told them they were no longer in the unit. Made me think this wasn't the first time they've had this issue. They offered to have someone come during the day to fix it. However, their in-unit safe was open and stuck in the locked position (bolts were out so you couldn't close the safe), and we didn't feel comfortable leaving our valuables unlocked while we were out, so we declined having a technician come during the day. 10A was right up against a golf course. Looked nice through the back sliding glass doors, but we never enjoyed the lanai - too many bugs out there. There were also bugs between the glass door and the screen door, so we couldn't even open up the glass doors. It's about a five minute drive to the beach. Walking would've taken maybe 20 minutes, but we wouldn't have wanted to do that carrying beach gear and all.

I'm sure they were busy and full because of the parking lot, but we rarely heard or saw anyone! They also have elevator access and luggage carts which was helpful for when we received our Instacart order. Located right on the ocean, we had a remarkable view of Hoai Bay and Prince Kuhio Beach from our living room/dining room as well as our Lanai. We enjoyed relaxing on the lanai, listening to the waves and watching for sea turtles, which was saw many! Locals would come to the beach to fish and even that was fun to watch! There's also a ton of roosters and chickens, and the roosters crow all day, not just in the mornings lol! We also saw thousands of rose ringed parakeets flying into the area in the morning and flying out at night! Showers and foot baths were located in the parking lot to rinse off prior to returning from the beach. We had to take our trash out a couple of times during our stay, and that was located at the end of the parking lot near the BBQ area. The staff was friendly, although our interaction with them was minimal. One kind gentleman on staff offered to take my trash for me and told me to go enjoy my day, that taking out the trash was a horrible thing to have to do on vacation! I only wish the facility had a pool, but based on the fact the backyard of the grounds in literally the ocean, I get why they don't offer that amenity lol!

The views take your breath away every single morning as we watched the sunrise over Shipwreck Beach. The kitchen has lots of cooking and baking items, plenty of dishes and cutlery, 2 large refrigerators to hold so much food and beverages. Restaurants and food shopping are close by in Koloa. There's a large dining room table inside next to the kitchen, plus another large table on the front porch by the large BBQ. The salt pool and deck are spacious and beautifully maintained. The garage has lots of pool toys, beach towels, even a wagon to carry things to the beach. The bedrooms are large and comfortable and all have an ensuite. The house is in a very quiet and safe neighborhood that overlooks Poipu Beach. Another great asset is Evan, the house manager. He's absolutely wonderful and quickly responds any time you have a question. I would stay here again and I very highly recommend Orchid house for amazing accommodations in the Poipu beach area.

They were very responsive and helpful throughout our stay. The house is absolutely beautiful yet so comfy. It is bright, airy, and the ocean views are spectacular. Took them 18 hours (8:51 p.m. to 3:03 p.m) to fix it so we didn't have a working toilet through the night. I had to find a bucket on my own to use to fill with water and get it to flush. We also could walk about 8-10 minutes down to the beach and use those filthy toilets or ask the local restaurants. Next issue was a concern of our privacy in the bathroom. There was a large hole in the wall (partially covered with a picture) and I mean LARGE that led to a closet/storage area. If someone was in the closet, they could see directly into the shower. The hole was big enough to where someone could tip the picture out and literally grab you. Pictures attached. When I raised this with the property manager (who you never actually see on site), they simply said that nobody was in the closet so don't worry about it. Lastly was the bathroom was disgusting. More pictures attached. I asked for a partial refund and they said they would mail us a check (even asked for the mailing address). No check ever arrived and they stopped responding to my follow-ups.

VRBO failed to honor their rental guarantee which states we 'have the right to enter the rental for the ENTIRE duration of our rental term'. Throughout the process of trying to get a refund, Pete repeatedly sent multiple inappropriate text messages to my wife telling her to "F$#% You"... "Sh@# Head". He only stopped after we filed a harassment report with Kauai Police. We are considering pressing charges. Pete is very two faced and what he says to in front of you is not how he feels or what he thinks about you when he is behind a computer screen. Don't let him SCAM or BULLY YOU. GO ELSEWHERE

There were a number of amenities that we did have a chance to enjoy. (Koloa was part of the 92% of the Island without power.) But why the extra star? The manager used a bullhorn to talk to guests standing on their verandas to update the resort's response to the debris and damage. General Manager Owen let us know that communal-use barbecues were being set up for our frozen and refrigerated food. Gas generators were set up for cell phone and digital equipment recharging. As guests left the resort, their extra food and water were placed on a table for anyone to take. The front-desk staff, operating on card tables outside the entrance, continued to answer our questions confidently and compassionately. I can only imagine how wonderful this resort is when not in emergency response mode. I'm sure - just incredible!

The resort is right next to Lawai Beach, which I personally think is one of the best snorkeling spots on the south shore. It's rocky, though, so definitely be careful getting in and out. The beach is also a great spot for surfing, and the famous Beach House Restaurant is right across the street. The resort itself is a little outdated, but it's clean, functional, and perfect for a family. Having a kitchen is essential for us when we travel with the kids, and this place gave us that home-away-from-home feeling. Another huge plus is that it's almost like an Airbnb. There were tons of beach chairs, umbrellas, boogie boards, and floaties for the kids, which made beach days so much easier. They even left welcome snacks and coffee packets in the room for us when we arrived. Those little personal touches were really nice and made the stay feel extra welcoming. And the best part? Being able to sit on the balcony and watch the sunrise and sunset over the ocean. I could definitely get used to this.

Since many units are individually owned, furnishing and decor can apparently vary widely, but ours was comfortable and functional. Not sure if it was coincidence or they do anything to keep them away, but as far as Kauai goes, the presence of chickens was much less than elsewhere on the island. Staying here or the paired Outrigger resort next door provides access to the outstanding pool across the street at the Poipu Beach Athletic Club, which is very modern, big, and family friendly. There are other fitness and tennis amenities there too, along with a reasonable bar & grill with live music. Many of the negative reviews here are due to the cleaning fee. And it is absurd, but when choosing where to book, it seems common throughout the Poipu area. How clear that fee is -- both at this property and others -- seems largely dependent on booking channel: the Airbnb listing we used included it in the total, but we saw other listings & sites that buried the fee payable on-site in fine print.

Might be hard with smaller children. This property does not seem appropriate for younger families. The rooms are very dated with ripped carpeting. Some rooms do not have A/C. Be sure to ask before booking. We stayed here during Hurricane Lowell. They never moved us to a safer room away from water. Communication before hurricane was non-existent and they never checked in with us about moving our car to higher ground. We got lucky but our car could have easily been one of the several underwater. Check in was a bit surly with big talk about fees for not turning in towel card into office. Watch out for extra cleaning fees that are NOT mentioned before hand.
