    First things first, I will say that the property was acceptable and rent was fairly cheap. However,…read moreBridges' management and customer service leaves a lot to be desired. In short, Bridges was unprofessional, condescending, unreliable, and broke the lease agreement. In long, 1. When we first moved in, our oven door was broken, rendering it unusable. Not a huge deal, we submit a maintenance request and relatively quickly someone comes and works on it. Unfortunately whatever the guy did wasn't a permanent fix and the door fell off the next day. OK, we submit another maintenance request. Again someone comes a few days to a week later to work on it. Same thing happens. At this point we'd been living in the house nearly a month without an oven and a little bit annoyed. My roommate sent the following message to Bridges: "Our oven door was 'fixed' last week, but it did not actually get fixed and is broken again and we would like it to be actually fixed so we can finally begin to use our oven." Maybe a little bit snippy but clearly not malicious or directed at anyone in particular. I don't think it warranted this response from David: "Gentlemen, I check in on maintenance and service requests from time to time. I understand it's 100 degrees, the first week of classes, and there are a million other reasons you might be super grumpy. Nevertheless, I want to ask you to please not take it out on my staff. Brittany and Colby check service and maintenance requests and assign those repairs we're able to get the property owner to agree to pay for to a third-party repair person. Neither our lease nor AR law requires completion of this repair. Brittany didn't intentionally not "fix" your oven door. She's trying to do her job and help you. Please give her the opportunity to do so without making her stressful job more stressful. If you'd like to set up a time to go over your rights and responsibilities under our lease and Arkansas law, please call the office and Brittany will schedule a time for you all to come in and meet with me to discuss. Regards, David" In what business context is it everappropriate to say to a client, "I understand that you're super grumpy"? I know we're young, but we're not children. 2. One month I accidentally overpaid on rent by $600, I understand that it was my mistake. But as a student, that amount of money wasn't trivial and timely return of the amount was essential. I had to call 6 or 7 times over the next two weeks before someone in the office even made a note of me calling. Every time I called, Brittany told me she made a note and would pass it on to David. It wasn't until I finally got a hold of someone other than Brittany (maybe Clayton?) that anything was done. 3. Finally, in our lease, we agreed to pay a cleaning fee that included cleaning of the carpets. When we received our security deposit (barely within the 60 days legally allowed) less the charges, an additional $138 was deducted for carpet cleaning besides the agreed upon cleaning fee. I spoke with a family member who is a lawyer and she agreed that this was a breach of the contract. I made an appointment with David regarding the matter, and twice he was out of the office at the agreed upon time, further showing his contempt for his customers. When I finally did speak with him, he agreed with me that what they had done was NOT ALLOWED FOR IN THE LEASE, but said that what they had done "was actually cheaper." I suppose it's possible that was the case, but I was given no proof of that and it was still a breach of contract. In total we received around $700 of our $1200 security deposit back and I honestly believe we left the house in better condition than we found it. Unfortunately neither I nor any of my roommates have time to file a small claim for this relatively small amount. There may be worse realty companies in Fayetteville but I would still advise students to steer clear of Bridges if they expect to be treated as respected customers rather than a nuisance.

    DO NOT USE THIS COMPANY! Horrible company to rent from. Would give them less than one star if…read morepossible. They do not respect their clients or treat them fairly. Inadequate communication was provided. They are unorganized and not helpful. They did not paint the interior before we moved in and then charged us to repaint and caulk all the holes in the wall at our move out essentially forcing us to pay for the previous tenant's damages. This is the worst realtor I have ever worked with and advise that no one else try to deal with this unprofessional company.
