I was going through a nasty break up and I have a 4 year old. I was a month to month..which I have never been on. It seemed strange and scammy. Plus they come into YOUR HOME, every three months for inspection. Strange. I have nothing to hide. I am a very quiet clean person. THEY TAKE PICTURES! So strange. I loved the location. 3 minutes to work and across the street from the park. I was planning on staying...oh no..they had no plans on keeping me. Came home early from work because my son's nanny was sick and on my door was a termination letter telling me I had 60 days to get out. Fine this apartment was already starting to fall apart. They didn't even clean the carpet before I moved in and smelled like dog so bad that I had to use an epi pen twice because of allergic reactions, as I am allergic to pet dander. I had this light fixture in the kitchen and one bulb went out and they had to call an electrician to tell me that the whole fixture had to be replaced because ONE lightbulb went out?? There were 5 bulbs all together...oh an d roaches. That was fun. I keep seeing pest control but didn't think anything of it till I moved my fridge and there was a two little German cockroach's. I had to look them up because I've never felt so played and I couldn't believe that they would do that.to me and my 3 year old at the time. Oh and there is a AA and NA meetings that run all day and night in the church next door and my car was broken into twice. Hey Cristina I just wanted to let you know that EVERYONE and I mean everyone warned me not to rent through you. I should have listened. Please get a more secure location to rent to parents. Clean up the mold and roaches @ 641 Commercial. I don't care how long you have been in business, you need to work on humility as a human. A lot of people are struggling and to make a single mother homeless is just foul. DONT RENT THROUGH SOWINS.

I liked how they offered lots of little branded aneminites such as shower packs, kitchen packs and hot tub cleaner. The only thing that I didn't care for was the very strict check in/check out times. Check in is at 4 and you get access by text only. Check out is promptly 10 AM! That seems extremely early especially for the prices you are paying. I asked for either an early check in or late check out and was denied which is fine but if checkout were a little later it would've been extremely helpful.

I understand that rental properties are not hotels, things occasionally break, and photos are naturally going to present a property in its best light. But there is a significant difference between that and what we experienced here. First, the photos were almost laughable compared with the actual condition of the property. This was not a matter of flattering angles or professional photography--the reality simply did not live up to what was represented. Multiple advertised amenities were broken or unusable, and Meredith Properties showed remarkably little interest in actually fixing anything. The house had bugs and spiders throughout it, with cobwebs in multiple areas, and the overall level of upkeep was nowhere near what I would expect from a professionally managed vacation rental. The problems continued inside the house. There weren't even enough plates and glasses for the number of guests the property was supposed to accommodate. I actually CUT MY LIP on a broken glass provided in the home. The so-called essentials felt like someone had gone out and purchased an assortment of random, inexpensive items simply so they could technically say the house was stocked, rather than thoughtfully equipping a property for paying guests. But the condition of the house was only half the problem. What made this experience truly unacceptable was the response from Meredith Properties. When we raised legitimate concerns, there was seemingly no urgency or genuine desire to make things right. At one point I realized I was apparently communicating with an AI chatbot rather than even receiving the courtesy of speaking with a person about the problems we were experiencing. For a company entrusted with people's vacations--and charging real money for these properties--that level of customer service is astonishing. The overall message we received was essentially: **we have your money, these are your problems now.** And prospective guests should pay attention to something else: **read the other reviews.** I am clearly not the only guest who has had serious concerns. I wish I had given those reviews considerably more weight before booking. Again, I travel frequently and rent vacation properties all the time. I know the difference between a minor inconvenience and a genuinely bad rental experience. I also know that problems can happen at ANY property. What separates a good management company from a bad one is how they respond when those problems occur. Meredith Properties had multiple opportunities to show us that they cared about their guests and to make this experience right. In my experience, they chose not to. My advice to anyone considering one of their properties is simple: **look very carefully at the reviews, do not assume the photographs accurately represent what you will find when you arrive, and think twice before trusting Meredith Properties with your vacation.** I certainly will not make that mistake again.

From the start, the communication has been poor, and the management--particularly Judy--has been unprofessional and unresponsive. I've received years' worth of nitpicky complaints about minor issues like slightly dry patches of grass, which I've managed to shrug off. But this year has truly been the tipping point. After accidentally making a double payment, I contacted Judy immediately with instructions not to deposit the check if it arrived after I paid online. Despite our email exchange, the check was deposited the very next day. It took weeks of back and forth just to get my own money refunded. Now, there's an unapproved above-ground pool installed in a neighbor's backyard that is damaging my fence. I've sent multiple emails with photos, and after weeks, I've yet to receive any response or acknowledgment. This company is a joke. They operate out of their home, and the lack of transparency and accountability is staggering. I strongly believe this management group should be replaced by a professional company that actually communicates, enforces rules fairly, and provides transparency about where our dues are going. I would happily pay more for proper management that takes the responsibilities of an HOA seriously.
