    Read on. I found a property to rent that I liked from YQC…read moreand the girl who was my contact gave a code to get into the property. The code was incorrect. So, I contacted her again and she gave me another code that was correct and I was able to view the property. I liked the property, felt it was a good fit, and signed an agreement to begin renting the property at the beginning of the next month on the first. It was about 2 weeks out. I was told that I had to put down 25% of the rent to hold the property. So I did. I also asked about smoke alarms in the house as I only saw one in the hallway. The contact from this company told me there was one in each room. This was incorrect. I arranged for all of my utilities to be transferred over, etc. and was preparing to purchase a washer/dryer, the moving company, etc. I passed by the house every day before and after work excited to move in. About a week or so before my move in date, I started calculating things and realized that I would have to pay over 6000 dollars to move as my lease on my current place did not run out until the 13th . Yikes! I asked my contact from YQC if she thought maybe the owner would let me wait 10 days into the month to move in. Just a question, right? She told me that she felt like the owner would be fine with it or even let me move in and subtract the 10 days from my rent. I thought to myself, "how very nice". I was anxiously waiting for the answer, and I did not hear anything back for 2 days after making phone calls with no answer and text messaging with no replies. When I did hear back, my contact told me that the owner has agreed to the 10 day window. Hooray. All was well, so I thought. Then, a couple of hours later, I got a text message from my contact saying the owner has decided not to move forward and good luck with my home search. What?! I was in a panic at this point and texted her back saying I didn't understand what was happening and why. I was just dropped like this?! I was In a panic state at this point so I called the office and of course, like so many times.....no answer. No replies from text messaging. I was so upset, I got in my car and drove to the office to be able to speak to someone as to why this was happening . I asked to speak to the manager who asked me what it was that I wanted. She was rather not very nice. I explained that I only asked a simple question of if the owner would possibly be willing to give the 10 day grace and if not, I would continue as it was, then I get a text message telling me that the owner has decided not go forward and good luck with my house hunting. I asked if I were to move in and start paying on the 1st would I still be able to do so. She said most likely so and what did I want?. At this point I was so confused. I left there and I was really afraid of renting with this company at this point about the miscommunication, the no communication, the wrong information, etc. I emailed them and told them I was concerned and I would not be going forward at this point as well. I dont even know if there was actually a choice. I asked for my deposit back. They told me that it was not refundable. Not only this, but I received a text message from them a couple of weeks later to let me know that someone would be viewing my property. ??????? Wrong phone number people. I do hope the owner received the message and he was able to rent his house to a good tenant. What a mess and a lot of stress.

    Owner Review: Shady Tactics, Misleading Auto-Renewals, and Broken Promises…read more I am writing this from the perspective of a property owner to warn others about the poor experience I had with TMG. While they have a very convincing sales team that promises a "partnership" where you as the owner are able to be hands-off while your home is well-cared for, the reality is quite different. They don't follow through with what they promise from a property management perspective and use predatory contracts with high early termination fees that are designed to lock you in, regardless of your property rental goals. Property Owners, beware: Maintenance Neglect: While the maintenance crew does decent work, getting them to actually come out to your property is a struggle. While living abroad, it took my manager, Elijah B., 60 days to tell me he couldn't turn on my Wi-Fi-enabled sprinkler system because it was "too difficult." By then, my lawn was already damaged. Even when I offered to pay the hourly maintenance rate to fix it, he couldn't coordinate it. I had to hire an outside contractor myself. Poor Inspections: They charge 10% of the rent but offer very little oversight. During the mid-year inspection, they failed to notice, follow-up on, or replace a filthy air filter that I had pre-arranged and provided a replacement filter for free. More importantly, they missed the fact that the tenants had repainted multiple rooms. Because they didn't compare old photos with new ones - as a result, we "missed the window" to charge the tenants for the unauthorized painting on one of the rooms. High turnover and shuffling between different account mangers: I was constantly passed around between new property managers, accountants, and business development reps. No one talked to each other, which resulted in more work for me and more damage to my home. My second manager, Heather K., gave me several contradictory statements regarding basic tasks like scheduling AC maintenance. Predatory Billing: Despite telling the sales team from the start that I was only going to be renting my property for a year, they "didn't have this in their notes" and charged me a $1,700 early termination fee. When I pushed back, their response was essentially: "You signed the contract and didn't read the fine print; pay us or go to collections." The "partnership" the sales team promised vanished the moment there was a billing dispute. I even reached out to the President, Carmen Villarma, and the COO to ask if this is truly how they want to do business. They didn't even bother to respond. The Bottom Line: My opinion is TMG spends a lot on Ads to appear first in your search, but that money comes directly out of the pockets of the owners they neglect. Save yourself the stress and the money--find a company that actually values your property. There are tons of property managers you can google that are actually going to give your property attention and dont rely on charging you thousands of dollars when they fail to renew a client.
