I've been renting through this property management company the last 2 years and this is probably the WORST property management company I've ever dealt with. With the exception of the owner Eric, the rest of this office is a total joke. They have hidden fees all over the place and the maintenance guy is probably the most incompetent at home repairs as he does things halfway and with shortcuts. The only good thing that I experienced with this company was that they were so bad it forced me into buying my own home to never deal with people like this ever again! This is the absolute worst property management company ever. very unprofessional.I wish we would have talked to friends prior to moving in because they had bad experiences as well. From the first day we moved in we had issues and didn't get help with repairs. Had moisture issues in the bathroom and got shutdown saying it was just mildew. We couldn't even clean the walls because the paint would wipe off. They are price gouging for our move out fees for repairs. Rent increase me every rental renewal (4 years). read more

TL;DR Do NOT hire this company to be your property management. We hired Real Property Management Eclipse to handle the cleaning, listing, and leasing of our property, and I absolutely CANNOT recommend this company. They have zero commitment to excellence and very little accountability. They did not return phone calls or emails from multiple prospective tenants. Unfortunately, we did not hear about this until several months after we fired them, wondering why our property sat vacant for multiple months. Come to find out, they were negligent in even responding to multiple WELL-qualified tenants (we know so because they lived in the neighborhood or were connected to other residents of the neighborhood). Additionally, once we hired a new property management company to take over, it was revealed that work we paid them to do through their "third-party vendors" had not been done or had not been done properly. The property wasn't clean (even though we paid $$ for a deep clean), light fixtures weren't working, there was still debris and other things we'd also paid them to remove. We threw our money down the drain hiring RPM and had to start from scratch with a new company, pay for new photos to be taken (because the ones RPM took weren't professional at all, and they dared to charge us for those lousy iPhone photos). The new property management company we hired proved to be far more professional and leased our property within 45 days, while the property just SAT vacant for 4 months under RPM's management. We are just now, months later, receiving multiple stories from people about how many times they called and emailed the property manager listed on our listing, trying to get in touch with someone about the property. Absolutely terrible, and if RPM had integrity, they would refund us all the money we paid to them. Do yourself a favor and seek elsewhere. read more

First off i want to start with saying Kaella Bravo is an amazing person and very helpful any questions i had she answered them with details and even walked me through any issue i had. I wish i could give 10 stars to Kaella Bravo, she helped me find the perfect house for me and my family!! Very helpful and respectful and anytime i needed to reach out to her via email or phone she always answered or got back to me ASAP! She is my property manager and i would never change that for anything, i wish there were more people like Kaella! Unfortunately I cannot give a good review of this management company. We had multiple issues with this home over the year that we stayed in it, and many times I had to continue to follow up with a rental company to find out the status of when things would be fixed. We received the keys to the rental April 9th of 2022, but we couldn't even move in till April 22nd because there were ants in multiple bedrooms. And it took forever to get the exterminators out to the house. Then the front door wouldn't lock. Every bedroom closet in the house had to be fixed. Myself, my children and husband would hang our clothes up and the closet rack literally ripped out of the wall in every single room in the house. They all had to be reinforced then some weren't reinforced well enough and they had to come back out and reinforce them again. The master bathroom toilet wouldn't flush and they proceeded to tell me that it was a green toilet and then it just flushed water slowly. I literally had to take a video of toilet paper not flushing for them to come out and fix it. Then after all those issues were fixed, three screens on windows were missing or broken and the owner refused to replace them. So in the heat of summer we couldn't have the windows open because my daughter is allergic to mosquitoes which I mentioned RPM eclipse multiple times. Then while taking a bath and the water backed up through the faucet leaked through the ceiling and caused huge water damage in the den ceiling, which took almost 4 weeks to get fixed. Then the master toilet started leaking, leaked through the ceiling and again took weeks to get fixed. The toilet had to be completely replaced. Then the microwave stopped working. And it took days to get a new one. Then even with all the issues we had with the rental property, it didn't stop there with my disappointment. I had mentioned to RPM ECLIPSE, when we took possession in April of 2022 that we would need the home until June when my daughter was graduating from high school. They said no problem at all that's great it's actually easier to rent the property in June. I reached out to them in March and reminded them of our move out date in June. To which they proceeded to tell me that that would be fine although I would have to pay an additional $350 a month in rent and pay the entire month's rent for June even though we were only going to be there for 10 days. Then 2 days later they have delivered a notice to our house very late in the evening that said if we didn't agree with the $350 we had to be out by April 9th. Never once was it mentioned to me that we would have to pay an additional fee to stay in the home till June. Hence I had to move all the moving trucks up, cleaners , etc and we moved out May 31st, to avoid almost $5000 in expenses to stay in the home 10 days in June. Then lastly they said to me we will review your home and determine how much of a refund you will get from your deposit. You will get your deposit within 21 days. We moved out, May 29th and delivered the keys in person May 31st, however we didn't get our deposit till June 26th! Such a disappointment and hassle. The only remotely positive thing about this whole rental experience was that eventually we did get our full refund back. read more

I communicated 3months before that I was not going to renew lease when the time approached out of courtesy he gave another extra month to plan and get a place which I didn't take the favor but wrote to the him, i was still going to vacate the premises at the end of lease. Which I did, unfortunately I'm being charged rent after i moved out and returned the keys on time. I wish I could give these people 0 stars....I called both locations 2 days in advance of my tour with no answer. I finally got ahold of them and the owner proceeded to bombard me with reasons as to why they make you upload your ID to an online database before touring. I couldn't even get a word in. I fell in love with an apartment online and was finally able to make a reservation to see it the next day. come the morning of the tour I received an automated text message confirming my appointment, 2 hours before it was supposed to take place. 30 minutes later I received a cancellation notification and a note that read an application was already approved. why would you schedule a tour with someone if there were multiple applications in already. rude service and inconsiderate of my time. don't use these guys.... read more

This is a review for RPM Eclipse for 2 years ago. I believe it has the same ownership and management, however. They rented me a house that had a rodent infestation. I visited the house when it hadn't been cleaned, and Eric himself was there and told me it would be cleaned before move in. When my lease started, it clearly hadn't been cleaned. It was obvious- there was even glitter literally glued to the kitchen counters. I told him this and he said in the lease agreement the property was rented "as is." Then a few days later I was cleaning under the sink and I see rodent feces. I also look under one of the kitchen drawers. Rodent feces everywhere. I escalate and he gets an exterminator. However, the damage is done. In certain areas of the house, if it was heated, it starts to smell like urine (as it reheats the urine it reactivates the smell). This was the case even by the bathtub, which is obviously not ideal when trying to get yourself clean. They refused to solve these issues despite repeated requests. But I was most angry about being lied to about it being cleaned. And if there had been any attempt at cleaning, they would have found the rodent infestation. So they rented me a property with what is considered a "major habitability concern," and then wouldn't fix the issues with it. They said the owner of the property refused to pay for any of these repairs I had asked for. Even if that was the case, they should have found the rodent infestation before I moved in. Even the barest of due diligence would have uncovered it. I do not recommend them to rent from. I can add pictures to document the truthfulness of this account if disputed. read more

When it came time to rent my property out, I talked to three different companies. All three were a good value and seemed to be quality companies. In looking for a property management company, I also wanted someone who would be an advocate for the tenant as well as for me, the landlord, and I firmly believe that Eric's company is. I ended up choosing Eric and am really happy that I did. He and Ryan have been terrific to work with--professional, knowledgeable, responsive, and no surprises on the monthly accounting statement of the rent they collect for me. I also like that they provide eviction protection insurance as an option for their landlords. Ryan found me a qualified tenant within 4 days during January, which was especially difficult during the shutdown. Then when it came time to put my home on the market for sale, Ryan was exceptionally easy to work with particularly since I'd moved out of state. I've not had a single hiccup with my experience with him or Eric. If I ever own another property to rent out in the Seattle area, I would definitely go back to them. read more

Very poor management. Maintenance request took forever to be addressed. Charged upon move out for ridiculous like knobs not on blinds, that didn't have knobs on when we moved in! Repairs that we didn't make, THEIR repair guy made and didn't finish properly. Ignored our request to move out early and then after the requested date passed told us they could EXTEND our lease which we didn't want! and when I had a package arrive to the old home I asked to have it mailed and they tried to charge me for a package I didn't even receive that was send to another state. I definitely wouldn't recommend staying any place they manage. read more

Called real property manager eclipse for a house I find on Zillow Thursday morning because I was interested in a Seattle house for rent. Eric answered and advised he could show me the following day. I met Eric @ the home next day and he was very knowledgeable about the home and also the area. Went back to the corporate housing and filled out the application Friday evening found out we are approved today and we are waiting to sign a lease. We just moved from the east coast and are looking all over. Luckily Eric and his team answered and helped us find this rental. We will be moving in Wednesday ! read more

My wife and I have worked with other property management companies before, and we were looking for a new place for our house in Bothell. We found Eric through google searches and reading these reviews. First, as all the other reviews have mentioned, Eric is professional, to the point and straight with you. Getting set up with them was easy, and we rented our place in a reasonable amount of time. With all the rains and winter weather that's been happening in the PNW this year, our house experienced some flooding in the basement a couple of times. Eric and his team responded immediately to our tenants, coordinated plumbers and other vendors to do work ASAP; we live in 2600 miles away and cannot take care of this stuff ourselves, and what a relief it is to have Eric and his team in your corner. They communicated all the details, costs and timelines effectively and efficiently, we couldn't ask for better. Thanks Eric and team, we look forward to working with you on other rentals! Over the course of a week I consistently tried calling and contacting the realtor in charge of the property I applied for and the few times they managed to pick up, they told me to they would call me back in a few minutes with my application to talk about it. I never received a call back on three occasions. I then got in contact with a manager of this company and they decided to take on my application which they said they would pull up and then talk to the home owner about, after which they would call me back. There was no call back only a text message from a completely different realtor saying that my application fees were refunded. That's it. No information on what the owners decision was or any chance to talk about this. Only a text message from a realtor who ignored all of my replies and attempts to contact them further. I highly recommend avoiding this company as they lack the ability to complete their job in any sense of a professional manner. read more

We've rented a house through this management company in Clyde Hill, WA. The house have MAJOR flooding issues that never disclosed at the time of signing the rental agreement. This was the second winter we lived here and we still have problems on top of other things that need to be taken care of around the house. I've rented a few different houses and town homes from a variety of different landlords, property management companies, and apartment complexes, and I am extremely disappointed with the lack of professionalism and due diligence that Real Property Management Eclipse continues to demonstrate. To start, my roommates and I were shamelessly rushed into signing the lease, even though the house was not even close to being move-in ready. There were over 20 broken light bulbs, piles of random discarded garbage (one being a Direct TV cable box with a bunch of cables dumped on top, which our agent explained was "Comcast stuff we could use" as though she was doing us a favor), and a bag of inappropriate bachelorette articles left behind by the owner (and by articles, I mean sex toys. I saved the picture just in case.) We were told Thursday that the lease HAD to be signed by that Friday, even though only one person out of four was available for the move-in walk through (due to their sloppy organization and total lack of communication, I can't tell you how many of my texts and calls were ignored by my agent, Victoria) despite the obvious condition. I think it is important to point out, when our rental application was accepted, our lease agreement date was moved UP by nearly two weeks. Our move in date was totally ignored, even though they could have used that time buffer to prepare the house. It felt as if the only priority was to "move us in and take our money" regardless of whether the property was ready. After missing out on several other housing opportunities through this same company, we decided to put our faith in Real Property Management Eclipse, trusting they would address our issues in a timely and expedient manner. They assured at every turn that our issues were being taken seriously and that they would do their best to address everything quickly. It took them nearly two weeks AFTER signing our lease to replace the twenty broken bulbs, to remove the random garbage that was left behind, and to fix a broken window latch. To be fair, they did EVENTUALLY fix these issues. However, one month after move in, we are facing a broken ice machine in our freezer. Not a big deal, right? Wrong. Not only did I have to take an entire day off of work to wait inside the 4 hour window of when someone could come to look at the ice machine, I had to make the appointment nearly three weeks out. Now, the day after, I get a text from the maintenance manager, Rhonda, telling me that she wants a "second opinion" and I need to figure out ANOTHER day to have someone ELSE look at the ice machine. This second opinion, most certainly the product of Real Property not wanting to pay to fix the ice machine, a $500 repair, is just another example of this company attempting to cut corners at the expense of their customers. When I asked her what kind of compensation I would receive for living in a house that was STILL NOT READY, she responded with a series of icy texts, saying that "she's just the maintenance person, addressing a maintenance issue." I asked her who would be contacting me, if not her. Apparently no one, because her boss, Eric (who I had already been in contact with and told me he wanted to meet in person to talk face to face about the initial problems, a meeting that never happened because he never got back to me) is out of town, and so is the owner. I, and my roommates, have been extremely patient with this company, waiting for them to make things right. I could have written this a month ago, but I chose to wait to give Real Property the opportunity to remedy this situation. I have waited long enough, and I don't want to wait any longer for them to do the right thing. read more

I have had such a hard time getting a hold of someone about a rental property that I would like to view. I have left voicemails, messages through the website, and talked to Eric twice to have someone call me back, and have had no such luck. If the property is no longer available, it would be helpful and courteous to at least get a call back telling me such. I'm getting very frustrated as I have money ready to put down on this house and am thinking about taking it elsewhere. We were practically backed into a corner by Victoria who flat out lied to us regarding repairs in the house, she made numerous promises to have repairs done prior to us moving in and still six months later there are large holes in walls, moldy wood issues and she also failed to provide us with the proper utility billing information.
