To anyone reading this...this review is for a particular manager that has helped me at every turn as I experienced economic hardship as a direct result of Covid 19 and the pandemic which was to follow it. I lost my job and quickly depleted my savings as I did my best to keep up with my financial responsibilities. But a severe bout with the debilitating virus put me behind in my rent. And let me tell you as a single male with no one and no family the struggle was real...! I was fortunate enough to have met and worked with one of Northeast Properties rental managers named: Gabriella Oliveira! Together with her help I was able to work through my overdue past rent. And with assistance from CMHA, working closely with their attorney Raphaelson. I finally found gainful employment and am now able to start the process of getting my life back in order. It wasn't easy...! But Gabriella, was extremely helpful, kind, considerate and sympathetic to my situation. **If you care about quiet living conditions, safety, and your mental health stay away** I came across Northeast when I got RAFT assistance last year. I should've listened to the reviews because they are all TRUE. Furthermore, I met with Vanessa (who no longer works there) for a showing on William St (Worcester) back in the winter. The apartment was okay but was told by the time I moved in they would've fixed everything. A month goes by and I notice that RAFT had already paid them and I still haven't got a move in date. I then reach out by email to understand why I haven't received a call about starting the move in process. This is where it begins to go south... she then emails me telling me that unfortunately the apartment that was shown to me was given to another tenant, that they used my RAFT for another unit. At this point I'm living out of my car, so I said okay I'll take the unit next door in the same building then but I hope it's the same rent a month because I knew what I could afford (keep in mind I had already signed the lease and did paperwork for that unit that was given). I reach out to RAFT because I noticed that they over paid first/last/deposit to NorthEast and they stated that's what the agent said my rent was a month. So right of the bat they scammed my RAFT from 1350$ a month (which is what I signed), to 1525$ a month. Moreover, first day of moving in I was given the key, the fridge was in the middle of the studio unplugged, no working stove, no outlet for a microwave, heat was not working (I had to use two space heaters), and was not given a key to a mailbox. I couldn't receive any mail that whole entire year I lived there which is absurd. They also give you a parking pass, but there's no assigned parking so your left parking on the street if you can ever find any. The entire maintenance lived in the units next to me and would blast music off their porch drunk everyday until 2-3am, with their children unattended, running around in the parking lot and kicking soccer balls off peoples cars. They also have an app in which you submit work requests through, over the duration I lived there I had over 50 requests, including no heat. They would schedule to come fix things and never show up then state completed on the app. I had to get the board of health down there so many times for them to actually take action. That whole winter I had no heat which was included in my rent, so now I had to pay for the space heaters using my electricity rather than what's supposed to be included in my rent. They are so unprofessional, rude, and do not care for their tenants at that office. To conclude, when it came to moving out I was told I was only getting a portion of my deposit back because they allocated some of it to my rent in the beginning which is illegal. They never gave me any information in the beginning where my deposit was held and no interest was accrued. I hired someone to clean the apartment and when it came to the walk through to move out, I was told by Kayla I'd be getting my full deposit back. My father helped me move, and I had four black bags of actual trash that I had him take out to their dumpster. The slumlord himself Felicio Lana stated that he saw my dad throwing furniture (two wooden chairs and a dresser) in that trash to jeopardize my deposit. There's no surveillance footage of that and also I never owned wooden chairs. To scam more money out of me he lied and charged a chunk of my deposit "illegal dumping bulk trash". Afterwards, it took them two months to give me the check back of my deposit and it was a third of what I was supposed to get back. This place is horrendous, there's a reason why there's an article of this place on MassLive. Please please do not make the same mistake I did, find elsewhere. read more

This is my experience with this company, After applying for a tour they called me days later and scheduled a tour. 30 minutes before the tour a lady called and confirmed the tour with me. The doors were unlocked we let ourselves in saw the apartment and how slathered in white paint the place was in. Not cleaned up for viewing and NO ONE was there to answer our questions. I called them to talk to someone and got the same lady who confirmed my tour on the phone. She said the apartment was already taken and referred me to another apartment. It took forever for her to even acknowledge that it was her that confirmed the appointment with me. She wasted our time and lied to us and had an attitude while doing it. These people are scumbags. Mold, mice, and roaches. They think putting wire scrub pads in holes, is pest control. They think putting a piece of wood in the ceiling, is going to stop a leak from a sewage pipe. In 1 year, the second floor had a rainfall coming through the bathroom and kitchen ceiling 4 times. Heat doesn't work properly and they have no idea how to fix anything. 12 maintenance requests in 1 year. Takes over 10 days for them to even send someone and they never know what they are doing. They will send you a 30 day notice without any explanation. They will keep your last months rent and claim it's a lease fee. They will keep your security deposit and claim it's for damages, even if there are no damages. These are scam artists, who steal from hard working people. Bottom of the barrel trash. read more

I'm a landlord that had a not so great property so I hired Northeast property management. The experience was terrible, they didn't collect rent, neglected the tenant, and ran the property into the ground over a two year period. I had to pay thousands of dollars to resolve the issues and lost thousands off dollars of rent. I had 5 different managers in a 2 year period and felt like i needed start over everytime. I also was hit with multiple hoa fees for property violations and nearly was forced to sell by the hoa. The only thing they did right was collect their fee every month religiously. A public service story warning, related to hiring of Northeast Property Management of Wrentham Massachusetts! The challenges I and others have and continue to faced with NorthEast Property Management Company of 685 South St Wrentham, MA 02093. Mailing Address: Northeast Property Management, P.O. Box 349, Franklin, MA 02038. My complaint: Being denied the opportunity to attend the annual meeting despite my expressed disability and illness is a civil rights violation. I am a permanently, disabled, elderly woman that is low income. I feel myself and others living in this community are being exploited. It is important for this and other companies to make accommodations for individuals in such situations by utilizing platforms like Google Meet or FaceTime for participation. The prolonged power failure in my building from January until March 18th 2024 exacerbated the situation. The continuous shutdown of the industrial temporary generator provided by the company only added to the difficulties faced by the residents. Furthermore, the company's refusal to disseminate the financial statement for the FY 2023 -goes against state laws and our Community association's -and is a critical lapse in transparency. I feel as an elderly permanently, disabled, low income woman I am being exploited by this management company along with other residence with similar conditions as myself living at Bristol Arms Condominium, Attleboro, Ma 02703. In retaliation for my complaints - this company Illegally placed an industrial generator in close proximity to the outside of my living room and bedroom window without concern for my well-being or others owners. The fact that the company was uncooperative and disrespectful when asked to move the generator shows a blatant disregard for the residents' safety and comfort. Leading to a call to the town inspector who forced the company to follow the city codes regulations and finally where forced to moved it. The repeated failures in the heating system, leading to a month without heat in January, are deeply concerning. Causing undue duress and loss of comfortable living environment, especially during harsh winter months, is a basic expectation that a property management company should prioritize and maintain. It is clear that North East Property Management Company has failed to uphold their responsibilities towards me and other residents in my community. And have displayed questionable management practices leading to "Negative community financial reserve and overall health of are association." Placing me and others living here in fear of financial ruin and possible homelessness and poverty. This grievances highlight a pattern of negligence, disrespect, and non-compliance with regulations that are meant to protect the well-being of those living in our buildings and our elder and disabled population. I am deeply dissatisfied and believe it's imperative that this property management company face some kind of consequence. I'm currently pursuing legal assistance regarding my/our communities serious issues with this company and their questionable business practices. I have also reached out to the district attorney office, BBB and other officials. I personally believe they should be Audited by the state. Northeast Properties made their entire parking lot at 27 Waldo Street in Worcester, MA available to my wife and I for our wedding and we couldn't be more thrilled with how it turned out! Both of our families had to travel long distances by car to our wedding, and having a dedicated, personal parking lot for over 100 cars available to them in the city meant that all 200+ guests were able to arrive and park comfortably. They decided to not let us rent the DAY we were supposed to MOVE IN because we were unhappy when they told us, day of, that parking is not available, when they originally said there was parking. They literally left us on the streets with a trailer full of stuff with nowhere to go AFTER paying them a deposit 2 months before and driving cross country. They lie about parking. They lie about renovations. Neighbors say there are mice and pests. They are very unprofessional. Just google news articles about them. By far one of the worst management team ever. they are rude and extremely unprofessional. the apartments have so many hidden problems it is no worth a penny. they say they will come to fix a problem in the apartment and either show up hours late expecting to get the work done or they won't even show up at all. the apartment buildings are old and have water damage mold. I saw a few places that they were renting out on zillow & hotpads. my boyfriend and I went to view the property and it honestly didn't look too bad and was decently priced. so we did the whole putting a deposit down and applied. not only did they cash my deposit before my application was even approved but the leasing agent called us as soon as our application got approved telling us that we got approved but had to reapply and put a deposit down again...made absolutely NO sense!! huge waste of time!! they said they'd reach out to refund me my deposit but never did I had to call multiple times. and most of the time when I called asking for Jillian, the one I was in contact with, sometimes I was told she didn't even exist so idk! NOT LIVE AT ANY OF THESE PROPERTIES!!!! The landlord does not take care of them AT ALL. Our first apartment had issues with the roof leaking, so he transferred us to a new apartment (that cost more). The roof leaks here too! When the weather gets a little bit warmer, he turns the heat off in the whole building. This is not just ours either, several people who live at these properties complain of the same thing. His maintenance employees have even told us it's true. We have had to call the health inspector MULTIPLE times, and he knows the landlord by name because of how often they being him to court! The landlord is so rude; he has texted my fiancé cussing at him, has yelled at me, has hung up the phone on me, and more. He is a compulsive liar, and lazy as well. He turns over employees so fast I don't think I've given our rent to the same person more than 3 times. They never answer the phone either. Maintenance requests get lost. "Upgrades" never get finished. Maintenance comes and goes as they please, and don't ever expect them to come when they say they will. To be honest, one star is more than they deserve for all the health and safety risks you will have to deal with. read more

Every winter we had to call the city because we didn't have heat and complaints to property management fell on deaf ears. Buildings are not up to code. Often didn't have hot water. The inside of the apartment building was always filthy. Front door of the apartment building was constantly busted so anyone could come in the building regardless of having a key or not, resulting in many vagrants loitering in the halls of the building and sleeping on the stairs. If I could, I would not even give this place one star. This is the worst place to go if you are interested in buying or leasing an apartment. To start off there was an apartment we were looking at 3 weeks ago yet we didn't get in touch with anyone until a few days ago. This was 3 weeks of calling twice a day every day they were open, leaving multiple voice messages and emails. Nevertheless no one contacted us back. Not even a courtesy email. Finally we were able to make an appointment. We showed up to our appointment to find out that the apartment we wanted was not showable at that time... the reason why was because they couldn't get in touch with the tenant. They have a whole week to get in touch with the tenant, and if this was a problem, they could have called us before we made the two hour trip out to Worcester. Although we weren't able to look at the inside, we decided this apartment was what we wanted and were asked to come back two days later to sign the leasing papers. We called multiple times to confirm the signing, but again there was no answer. Finally we got an answer... to find out that the apartment was leased out from under us. This place is unprofessional, irresponsible, and flat out ugly to the people who were willing to pay good money for an apartment. Word of mouth will kill a business and I hope that happens to this horrible, horrible place. I wouldn't trust them with anything and certainly wouldn't trust them to keep their word when signing lease papers. read more

They consistently will not call you back and they will not help you out with any maintenance issue for at least 2-3 weeks. Moving out was the worst experience I have had, they charged us trash removal saying they found a recepit of ours but they do not have any other proof that is was ours. During our walk through they said we owed nothing and we told them that the trash was not ours and they said it was okay. They later took up money from our security deposit saying that the girl who did our walk through did not have authorization to do it. Also while living here we had mice, birds in our ceiling, our ceiling was falling part and windows that did not close. All things that were reported and nothing was done to take care of these issues. I completely agree with Tracy M. There is something sketchy with this business. I was shown an apartment that I really liked, filled out an application, gave two recent pay stubs and a $100 check to secure the apartment and would go towards the first months rent (and would be returned if things didn't work out). Two days later I was told there was bad news, and the apartment had already been rented. I asked if there was any chance the people would back out. They said they would try to see if they could be relocated, and to be patient with them. Less than a week and half later, I gave up on them and called the office to come pick up my check. They told me they shredded it for "my own protection" because I had waited to long to pick up my check. Thanks for letting me know before you were going to shred it! I would have been more comfortable having it back. Take a look at craigslist. They post multiple adds for the same apartment, with one picture of the building, and will say "Northeast Properties" in the description. They are the annoying repeat adds that waste space on craigslist, and make it difficult to find legit apartments. read more

Called and left 2 messages for a listing they had on Trulia. No call back. Then the same apartment was posted on Craigslist. Left another message. No call back. Nobody ever answers the phone, even though I called during business hours (and I called at different times hoping to catch someone) and nobody returns messages. How the heck do you expect to rent to people if you don't return calls? Emails just get an automated response. Seems shady to me. read more

Don't waste your time. Found them on Craigslist & other apartment search sites, emailed & called, no response. Finally got through by hitting "0". Set up an appointment for the following week. Agent was a no show. Receptionist called me back (they didn't answer their phones the entire 45 minutes I was waiting so I left a message) asking how I liked the apartment... ummmm- looked nice from the outside. Receptionist was very apologetic and nice- gave me her direct line and email promising to answer when I called. We reschedule for Friday. I wake up to a message asking me if I still want to see the apartment; I call back, no answer, leave message. I Email confirming yes, I made the appointment so I want to see it. I get an email back 30 minutes before the appointment confirming the agent will meet me. I arrive early... you know where this is going... no show. I call... no answer. Email... no answer. Call again... no answer. I'm out. Red flags galore- imagine actually renting and having an emergency? This is a hard nope. read more

you get what you pay for. I was warn, but did not listened. I would put the location, but Will keep in low key just because they might already know who I am. I moved in six month ago with my child. There was other things that took place in the apartment, but the main thing that I was facing was an extremely high electrical bill. I went through hell and back with this situation, to the point I'm stuck with a high bill that I didn't even consume, but its okay. God works in a mysterious way and probably it was meant to happened. I went to court with Felicio recently trying to fight this matter, and he wanted to defeat someone's else's child by lying to the court to proof his point. But Like I said God works in a mysterious way. Felicio is not a bad guy, but is definitely a bad liar and the worst landlord in Massachusetts let the truth be heard. I agree with every comments that people has made towards Felicio and Northeast property. All of his apartments has potential its just bad managements and bad customer services and not enough good quality of work. If you're a landlord the first thing you need to be is honest, compassion, great work ethic and always put his staff and tenants first!!! That's why the rent is being paid. Its not free. Toatal SLUMLORD properties! My apartment was without heat for an entire week! And every following week since, the heat has gone out again. Took days to respond to calls, emails, messages. I was told heat was included in rent along with snow removal and landscaping, these were lies. They'll maybe show when the grass is a foot tall or 24 hours after a major snowstorm but aside from that can't be bothered. Maintenance is a joke! Tried twice to falsly claim we hadnt paid rent, had damage in a winter storm that was just painted over and not repaired. Multiple times had someone key into the apartment without prior notice.
