If I could sum up my experience it would be like a plane trip: the takeoff was smooth, the ride had a few bumps along the way, and the landing ended in a smoldering pile of jet fuel and body parts. I will say that they provided good support when there was an issue with a tenant involving an injury. The tenant kept pursuing the issue, and to her credit Jennifer continued dealing with it. And this is why they get 2 stars instead of 1. But other than that, I felt nickeled and dimed as time went on. It seemed like there was always some little problem that I ended up having to pay for like a wasp's nest, a clogged toilet, weird little things that were obviously not my problem but they seemed unwilling to press the tenant. The end started when my long-time tenant moved out and MGC dragged their feet on fixing things with security deposit (like repainting two bedrooms back to a neutral color) so I could put the house up for sale. Then, after the fixes, and after a couple months where the house did not sell, they sent me a list of "make ready" items wanting me to pay for a bunch of stuff they hadn't mentioned. There were things I knew about or expected like the interior needed painting and wood stain touch-up, which I considered normal wear and tear. But there were other things I did not know that should have come from the tenant's security deposit because they were not normal wear and tear, like cleaning, holes in doors, torn window screens, broken pet door, and towel rung wall patches. When I am a tenant anywhere else, I have to pay for carpet cleaning; MGC apparently charges the owner for that instead of the tenant. Back to nickel and dime, they even included a light bulb and an outlet cover that needed replacing because it had a paint stain - in the same room that they just had painted by their contractor to fix the tenant's paint changes. What upset me most was the lack of communication. Over the history, getting specifics about a necessary repair was like squeezing water from a stone. What happened? When? What exactly is the extent of the damage? Why do you have to replace the entire dishwasher instead of just the motor? For the entire last month, I got zero word on walkthroughs or potential renters. So I try to get ahold of them to put it back up for sale and get no response other than "if you want to sell you should work with our service". Note that I'm in California - they took advantage of that. Multiple times, by phone and e-mail, they avoided a real conversation. Eventually my partner gets the keys back and sends me pictures - it was worse than MGC told me! A giant bright red wall in the kitchen, stains on the ceiling (with no corresponding plumbing above?!?), ceiling patches that did not match texture or color, carpet torn up down to the base layer by a dog. So they drug their feet with the first round of fixes, tried to slip a bunch of repairs past me in the second round, and never told me about the most ridiculous, disturbing issues. Now here's the real kicker. The final conversation... When I finally talked to Michelle on the phone (with her sister whispering in the background), she pounced. She was "offended" by my questioning of all the "make ready" items. She challenged me "why would I come back to MGC" if things were so bad? (uh, because I'm 2000 miles away with no other contacts and you have my keys and I thought what you were doing was at least acceptable before I found out about the kitchen and ceiling and carpet) Why didn't you ask about the make ready list months ago? (I did, you didn't respond to my phone calls) She threatened that I owe them money because they put so much time and effort into listing the house for rental. (yeah, that silent month where you took a week off) She blasted me for "changing my mind because things were not going the way I wanted." (btw i got a new realtor and got an offer two weeks later - results, not excuses) She called the torn up dog carpet "irrelevant" because the carpet was already aging. (obviously me bringing it up means its relevant, and old worn carpet is different than dog torn-up carpet). And she talked down to me about how the level of detail I was asking about repairs was "not customary." Let's imagine I'm wrong. Let's imagine that they communicated well the entire time and managed the property like all-stars. Let's imagine that I'm totally blowing everything out of proportion up to this point. I never heard "what can we do to make this right?" or "how can we keep your business?" If you own a business, you do not treat your customers and clients that way. They played a strong hand to throw me off and avoid having to do anything to make the situation right; well now you're not collecting my $ and also not from some of the people reading this. The customer is always right.

Add in murky late fees I could never get an audit on, disputed charges I was told would be waived, and a sudden switch to cash-only payments with the portal shut off. Get everything in writing and get the wiring inspected before you sign anything here. Lived here for 5+ years across two ownership groups, and MGC Leasing (which took over management in 2022) has been consistently unresponsive to a serious electrical hazard. Recurring breaker trips and power outages in the kitchen, master bedroom, and living room went unresolved for years despite repeated maintenance requests, most of which were met with attempts to blame my own appliance use rather than test the wiring. It wasn't until a licensed electrician finally inspected the property in 2026 that the real cause (improperly grounded wiring) was identified and fixed, something that could have been caught years earlier. On top of that, I've dealt with disputed monthly charges I was told would be waived, late fees that piled up without a clear accounting despite repeated requests for a ledger audit, and a sudden switch to cash-only payment demands with the online portal disabled. When I raised these issues with the city and state, MGC denied any wrongdoing rather than working with me toward resolution. If you're considering this property, I'd push hard for a full electrical inspection before signing anything, and get every promise about fees or charges in writing.

We have been working with CJ Real Estate for 7 months and they have completely transformed our experience of investing in Kansas City. CJ Real Estate is a remarkable property management company. They have made our renovations streamlined, they have exponentially increased our leasing rate, they have filled up our vacancies at lighting speed WITHOUT compromising on their leasing criteria. They are very strict with their leasing criteria and say "no" more often than they say "yes." They are looking out for the investor's best interest while keeping the tenants (and rental unit) safe, secure, and clean. What's great about CJ Real Estate is that their management and maintenance team are large enough to accommodate both large institutional investors and small investors. They can handle everything from affordable to luxury rentals. I can't say enough good things about working with them. They are truly aligned with the investor's interests to see the investor succeed in the long run. An example of this is that they want to see their investors grow their portfolios in the markets they manage. They understand that in order for their investors to grow their rental portfolio, they need to have their existing assets be stabilized and managed effectively There is a how they have grown to manage over 2,000 rental units. Their management fees are best on a percentage of the rental income collected, not a flat fee like other management companies. They are incentivized to keep occupancy high year-round. They are motivated to market vacancies, put good tenants in, keep them satisfied, and keep the properties cash flowing. CJ manages over 100 rental properties for my company and my investors and I are sincerely thankful for having found them. We've kissed a lot of frogs in the past 3 years and CJ is- without a doubt- one of the best property management companies not just in Kansas City, but nationwide.

We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Words like "agreed upon" are so interesting following what I've written.

I kept getting an email stating that I did not upload documents but I can see the documents that they're saying that I have not uploaded. I'm not sure why I am not getting approval or denied email yet they keep on saying that I have not furnished all of the rental requirements. Everything that they say that I have not furnished I can see it . I'm not sure what's going on but I am truly feeling like I'm being discriminated against . No one in the office is willing to return my call nor are they willing to give me an answer on why it's taking as long as it is to get a approval or denial for the duplex . There are other reviews floating around that that shows I am not the only one that they have done multiple multiple times to other perspective tenants. The value of the place is a little bit higher than other properties with the same amenities and square footage . I like this place because it had a much quieter neighborhood . I would much rather do business with a company that is willing to communicate with prospective tenants and not make up things to prolong the weight to see if they are approved. And that time of waiting someone else could get the apartment and they say oh you just did not furnish the documentation in time. This it's not right

Yet can't…read moregive a set move in date because they dont know the time frame on getting repairs done that are needed before move in..? Then why rush a customer to put 1700 down within 6hrs of seeing it. Then when I do, you can't even give me a move in date or estimate, but tell me it's at least going to be 2 weeks till able to move in.. Not everyone has 2 weeks to wait, after already putting 1700 cash deposit... But this company could care less about their customers time.. They're on their own time and don't feel the need to make the customer aware. Which is standard business practice and professionalism,... for most.. when a company take someone's money you give them set dates,, Not put the customer on the backburner, left hanging with no set dates or answers.. Seems they use people's deposits to make repairs before they even move in... they're condescending enough to disregard the customers desire of having set dates.. SHADY COMPANY WITH SHADY PRACTICES... well be disputing the deposit with our bank and getting refund since they could care less about us once we put the deposit down.

Each person who took the time to post a review here has a story, of which, is valid to them and i would never presume to understand what they experienced. My experience was just fine. I rented a home for two years from them and never had one problem. I called for maintenance and they resolved problems, my entry and exit meetings with the KCHR team was pleasant and met my expectations as far as what i should expect from a management company .. And this is coming from a person who has dealt with property management companies in 20 different states, and more than 35 cities. These are a good group of people who try to get it right and thats all you can and should expect from them. My experience was good. They were responsive and in the end i got all of my deposit back - I got far more from KCHR than 80% of those i've dealt with in the past. Most companies ignore renters and make every effort to keep their deposits and this one didnt. There is a very good chance that, one day, i will return to Kansas City and when i do i WILL rent from them again! I appreciate all the people who post reviews here that they tried to give their opinions of this company and respect their comments but i would ask that anyone in the future wanting to rent - that you give them a try and see what happens. If you are fair and reasonable i believe they will be with you. Thanks

    DONT RENT FROM THIS COMPANY! The only good reviews here are from property owners who use them as a…read moreproxy. I have rented a unit for almost three years. In that time my unit switched hands twice before ending up under this rental management company. In my time living here we have always had no access to our dishwasher, as they built it too close to the oven so it would not open at all. Never resolved. We had a case of roaches that was pretty bad, they lived inside of our oven and you could see them within the oven clock, the glow illuminating their eggs and bodies. When they had a pest service out to kill them, it did work, but even today we see their corpses within the oven timer and the company made no move to replace the oven. We had no mailbox for the first year of living here. We have had a lot of water damage in our time. If not the windows, then our sink leaking behind the wall and puddling by the front door. Or the baseboards growing a thick orange slime. We had water damage due to a leak in the front window that was patched three times with caulk by maintenance, but the damage to the wooden window sills still remains, and ants get in through the holes in the rotten wood. Those holes get bigger daily, as it chips. Our AC unit has always been loud and leaked water in puddles into the hallway, when we had maintenance out here told us that was normal condensation and to run the AC more and the water would stop. As we've ran it more this summer the water has only been flowing worse into the hallway and damaging the baseboards. When we noticed a strange smell from the air we opened the utility closet and found it covered in mold, black and white. Rotten wood everywhere. We stopped running the AC (it doesn't have a filter in it), and reached out to maintenance. While we were sweltering in a 80 degree apartment, maintenance was taking a week and more to get out and asses the issue. When he got there to see it, he told us it was bad and would be easier to fix with us not in the unit. Instead of fixing it, we have been forced to pay FULL rent for the month and live in 80 degrees with our cats for the rest of the month. We filed for vacancy due to the conditions, as our lease was not up, and they act as if they are doing us a favor letting us go. They kept our deposit and told us if the repairs cost more than our deposit we will have additional fees. The deposit definitely will not cover the mold, but that issue isn't even our fault. The unit right next to us also had a pipe burst, and was covered in black mold from wall to floor. They didn't fix it until my neighbor started to involve the health department, then they had it fixed in record time. My friend, who also rents a space managed by this company, also has the same issues. DO NOT RENT FROM ANY UNIT MANAGED BY THESE PEOPLE. They do not care about you, they will not take care of you. They will take your money and provide you a mediocre service.
