Place is not consumer friendly and service staff is rude. Throughout the online reservation process nothing is disclosed regarding the terms and conditions. After they take and accept your money, they email you a link to the terms and conditions which MUST you must click ACCEPT in order to stay. Immediately tried to cancel as I didn't agree with some of the terms and they take a $50 cancelation fee. I call not disclosing this information prior to accepting payment, forcing acceptance after the fact and then refusing to return payment a shady practice. An upfront honest business would disclose this and provide a checkbox for you to agree to these terms before they collect your money. They basically twist your arm into signing to the terms and conditions if they already have your money, but refuse your stay and refused to refund in full if you won't sign. read more

We reserved 1 night stay here, paid an additional $15 to lock our site number, paid $82.00 altogether. The next day AFTER we had already paid for the reservation, we received an email stating no check ins after 7pm without management approval. So when I called and stated we would not get there until after midnight, they told me we would be locked out of the facility until 7 am the next morning. Then proceeded to tell me they would not refund my money despite that this was NEVER disclosed until AFTER our payment was made. They cited contracts, despite that they never communicated late check ins were unacceptable and not accommodated. The office staff was very unhelpful and refused to pay us back our money despite that we called the very next morning AFTER we found out their RULES. read more

Basically a place to park overnight. Dog parks were nice. It calls itself a resort but no pool. Couldn't get ice there.

We stayed here a couple nights on our way to Colorado. It had everything we needed. We had a problem with the water connection in our RV but the community bathrooms were clean and had great water pressure so we could shower there. Teresa came by to check on our water situation and was so great and helpful. I'd expect nothing less from a fellow Aggie! We will be back. read more

Well it's new and the water was off much of our stay and internet was very slow and down a lot. Not really a resort as there is no pool or anything to do here, the grounds, paths and pond are very muddy and no grass. The pads are level and pretty easy to get into and they have pull thru sites for big rigs. No club house, no tree shaded spots at all. They have 30 and 50 amp hook ups - the bugs are awful here chiggers are everywhere even on the concrete. On the weekends there was lots of shooting behind the place - must be a shooting range, and always lots of road noise and trains going by and the hospital is near and care flight choppers were coming in regularly. Bathrooms and showers are new and pretty clean, and washer and dryers worked good. No one was enforcing the leash rules, people were letting dogs run free, and lots of cars in vacant lots. If you get off the pavement the mud, bugs and ants are overwhelming. Overall this "resort" is very very very expensive for what you get. read more

Nice park, management needs some work. I do have to say during SNOVID they did there best to ensure the safety of their customers.

Obviously my thoughts on this park were correct after reading other reviews. Our first experience in the park drew the security officer Barney Fife to our door beating on my door, and as I opened it he told me I was going to pay for an issue with driving through the mud and tearing up the grounds. When I asked what he was talking about he said you know damn well what I'm talking about, you can see the mud trail leading to your RV. I took him back to the back of my RV and pointed out the mud trail going up the road rather than pulling into my spot in which he apologized and left. This was rather humiliating and it should have been dealt with differently. Next we go to the laundry room where there are four washers and dryer's and only two of each working. The two that are working are horrible and had lettuce all over inside one of them as if somebody had poured their meal into it, and dog hair strewn in the other. We opted for going to town for laundry. The sewer alarm went off for three nights straight before we had to get a hold of someone to stop the damn thing from going off. Every since then the horrible sewer smell lingers in the back of the park. Someone in tge park was booming s stereo at the same time each and every night, noone stopped this. I could go on with complaining about the nonexistent walking trail around the pond, the label "resort" but none of the amenities there of, etc. This place has real potential in becoming a very nice park. And I am sure someday it will get there. But they do have a ways to go. read more

The sites and area should equal a full 5 stars. Having been full time RVers for 3 years and hundreds of RV sites visited that allows me to be comparative, there are some major issues at this park to be addressed. Numerous sites with excellent utilities but 4 washers and 4 dryers. This means washing a load of clothes may best be done in the middle of the night. No propane refill on site. No pool Walking area around pond unfinished. An on site host/resident who wears an online purchased fluorescent yellow jacket and instead of asking a delivery driver who had come into our RV to move, banged on our RV door and yelled security and stayed parked outside our RV in his vehicle, until the driver could move and then came back in to finish his set up. As a Nurse and a husband who is retired police, we know that he is not security. Having been in this park 3 different times since September as we travel in Texas throughout the winter months, the arrival of this demeaning action is nothing we have encountered at hundreds of parks. Introduce yourself as Park Host who enforces the rules in the great book this park provides on arrival and allow people to do the right thing without bully techniques, we are adults and were responsive to his request. The same would have occurred with a respectful request that would not have brought the rating value down to 2 stars. This park will continue to grow and we will continue to stay here, hoping that long time guests who have never had a cause for reprimand, will be treated with respect. read more

This is a well planned out community for RV's and 5th Wheels. Vanessa who runs the front desk is 5 star quality based on the service that she has given me for many months of my stay here. The park is always clean and staff is very respectful and helpful. I can reach someone 24 hrs a day. The park is gated which makes me feel very secure. The landscape is immaculate. Vanessa is amazing at keeping us all very informed by email or text. Someone is at the office at all times. The are many amenities here which I do enjoy. There is is a beautiful pond with fish. The fountain at night is very soothing. There is a large fireplace where we can sit and enjoy the views of nature. There are lots of trees including mature palm trees. The quest bathrooms are large with great shower area. Laundry facility is always clean. I would highly recommend this RV Park for anyone thinking to be here for any amount of time. The rates are amazing compared to other parks. Hook up is easy. I learned very fast how to hook up my own connections. Love this brand new RV park! We checked in online and drove straight to our assigned spot, without having to stop at the office. It's located very close to many restaurants and shopping, and is gated for added security. It's also close to the Dallas area. We especially loved the 2 dog parks (one for small dogs and one for large dogs) and the nice grass they planted for both children and pets. The roads and sites are all concrete, so very level and each site is nicely spaced, with plenty of room for big rigs. Some sites even have built-in shade for the outdoor space. The bathrooms/showers were very clean and nice, and even temperature controlled. They have a nice children's playground, outdoor fireplace and a beautiful catch/release lake all onsite. You will love how new and clean this place is, and especially all of the palm trees and the beautifully lit entryway at night. We will definitely stay here again when in the area! read more
