Mr. Buendia and his team planned out the job, gave us a reasonable estimate, told us from when to when the job was going to be done, emailed us job proposal, we agreed and signed contract, and the the job started. They covered floors and stairs to prevent any damage, while we made sure they had access to an empty bathroom. In the middle of job we discovered that we needed to reinstall 'all walls, which we did not know when we started. Mr. Buendia and I went to the Tile store on Eisenhower Ave., and we chose together a tile that would fit and look great, and align with remaining ceramic floor. The team worked in coordinated way, and the end result is truly terrific! We are very satisfied and very much recommend Mr. Buendia's team to others. Our siding is older so they weren't able to find a complete match, but it's pretty darn close and we're very happy with the work. Sod Grass Failure from Hidden Construction Debris ~$20 K +13 weeks During construction I saw EH's landscaper laying sod on clay mixed with construction debris--concrete, nails, pipe, glass, and rocks. Despite immediate notice, EH refused to fix. The grass looked fine through a mild spring but died once summer heat baked the debris. Seven lawn specialists confirmed roots burned by heated concrete and lack of soil depth. Correct replacement required removing debris, adding topsoil, and resodding (~$20K). EH dismisses this as "not a warranty item" and claims "it passed county inspection" and "looked green for ten months." True but irrelevant, inspection only verifies appearance that day; the root system was doomed from the start. Wet Bar $6K+4weeks Original plans included a wet bar near the dining room. EH refused, saying installing it required moving a nearby HVAC grill, a task requiring minimal effort. After closing, we resolved the grill at no cost but paid $5,714 and 4 weeks of work to add the wet bar ourselves. Frozen Pipes & Ineffective Insulation $5K+4 weeks The Finished Room Over Garage (FROG) stayed 49F last winter because garage ceiling was poorly insulated. EH declined to pay extra ~$963 for adequate foam during construction. We paid $5,124 to remedy. The uninsulated FROG toilet drain froze. EH initially refused to fix it for $200, then relented after weeks of debate. FROG bathtub base had no insulation or plywood wall, exposed directly to winter air via soffit vents. Electrical $3K+2 weeks Every light switch was on/off. We spent $3,521 and much time installing smart dimmers EH could have added for extra $963. Another case of EH cost cutting during construction that costs buyers ~300% + time later. Internet Cables 2 weeks Ethernet cables were left unterminated without RJ45 ends, preventing internet access until we paid technician to add connectors. The structured-media enclosure wiring box was incomplete; we paid to fix it. EH would not do either item. The underground conduit meant to protect the buried internet line to the utility pole was never installed. When asked, EH owner Ryan Fubini said, "I offered a guy cash to install conduit, but he wasn't interested." Predictably the unprotected cable was later cut by a landscaper, damage conduit would have prevented Builder Response Rather than fix issues Mr. Fubini responded by warning of "legal consequences" for posting reviews and sent an inaccurate, unprofessional message to my wife, which she pointedly refuted. Virginia's anti-S-L-APP laws protect truthful consumer reviews and allow recovery of costs if sued. I've been copied on emails from other EH buyers to Fubini reporting similar concerns, yet Fubini continues to claims I'm his only dissatisfied owner. EH cites many five-star ratings, but they are for small remodel jobs, not full new-home builds. Initially I gave testimonial to buyer who bought $2.5M EH home; Fubini never thanked me Summary Tradespeople who built our house appear to be skilled, by lack formal oversight, project management and quality control. EH leadership prioritized speed and cost-cutting over reasonable finishes, quality checks, problem-solving, and warranty. Every problem follows the same pattern: EH spent the minimum to pass inspection, deny responsibility afterward. EH's constant defense: "it passed Arlington County inspection" misses the point. Passing inspection only meets minimum legal standards at that moment. A luxury builder should exceed them, not hide behind them For anyone considering EH, hire rigorous inspector to check sq ft, structural, mechanical, insulation, finishes, and soil quality before closing. I hired this company to redo a shower stall. Because they were already going to be doing concrete…read morework in the shower stall, I pointed out two, small, hand-sized areas of concrete that needed patching on my balcony. The owner Chris, said he would not charge me because it was negligible. I was happy that they were a good faith company who wouldn't nickel and dime me. Boy, I turned out to be wrong on that! Their work in the shower was just alright. It required a second pass to fix some lines that were not quite straight and they offered to fix it. The shower was substantially less work than initially scoped. The estimate was for a much larger job than needed to be done to fix the shower. I expected to get a discount on the initial estimate. Chris discounted me $200. I agree to pay him the full estimate minus $200 for services not rendered in the initial estimate. After the job is complete, Chris suddenly springs me with an additional charge of $100. He wants to charge me for the balcony patches, which were two child's hand-sized areas. This was quite irritating because not only did they not have to do as much of a job on the shower as they initially thought, but he was going to flip-flop on his initial word that he wouldn't charge me for patching the balcony concrete. He began harassing me via e-mail, using adjectives like "ridiculous" and questioning my character. This was extremely unprofessional and uncalled for. Within a couple of emails he began threatening to take out a lien on my property. That sounded odd to me, like he was bullying and on an anger trip rather than negotiating like a regular contractor. A lien on my property for a dispute over $100? Sounded unreasonable. I would have gladly paid the $100 if he had been honest with the charge up-front, or if he had sent me a change order in writing saying that the balcony patching would take more effort and he wanted to charge for the balcony. It was neither. The patches were tiny and he did much less work in the shower than he initially expected to have to do. It seemed like he was extorting me for additional money after the work was complete because he felt he could get away with threatening me, or because he didn't really like the fact that he had to do a second pass on the shower floor to get it right. I began talking to my condo building manager about this contractor. I learned that he fired one of his workers who was known for doing outstanding work on bathrooms, then threatened him physically if he ever worked on remodeling any of our building units. In short, this guy is trouble. Like the other reviewer also noted, he changes price quotes in the middle of a job or after the job is done, and gets nasty and short-tempered. There are a ton of contractors out there, save yourself a headache.

I wanted to go with a local, small business and I thought I was making a good decision. However that decision came crashing down. After signing the contract, you need to put down a deposit so they can order the materials. I was waiting for the initial check from my insurance company. The Project Manager, literally would call me every day asking whether I had received the check. I told him I would let him know when I received it. On a Monday or Tuesday (exact day slips my mind). I told him I would have the check on Friday. The Project Manager STILL called me everyday checking on the status, even though I had told him when I would have it. When I gave the initial deposit, radio silence. While in this waiting time, I discovered a leak coming through my sons ceiling. Pretty much every roof around our house, the contractor had tarped the roof. Freedom had not, they said the insurance said it didn't need to be tarped. I believe that some of the other contractors took the initiative to tarp the roof prior to the insurance company coming out to protect the roof. I wrote a scathing e-mail to Freedom and they took pictures of the damage and submitted the claim to my insurance. (They said if insurance didn't cover the claim they would do it for free. A decent gesture, but since insurance covered it, more $$$ in their pocket. More on this later) I was told materials would be delivered between X time and Y time, and please have your vehicles out of the driveway. Materials came before X time and my wife had to move the cars, while dealing with 2 small children. I received a call from Freedom telling me they were going to be getting to my roof soon, and would let me know when the roofers would come. Imagine my surprise when I go down stairs on a Saturday morning at 7 am and there are roofers prepping to start my roof. No call, no nothing. My roof, took about a day and a half for the roofers to complete. My neighbor, with a much larger, more complex roof. Less than a day. Back to the ceiling leak. Freedom came and took pictures and sent them to my insurance. After not hearing from my insurance company for a while they asked me to follow up. I called and they didn't have a record of the submittal (this was my insurances fault as the insurance person handling my claim had left the company). A few days later my Project Manager from Freedom called as said the claim had been rejected and they were submitting final payment information to the insurance. A few days after that, my insurance called to say they had approved to claim. The Project Manager straight up lied to me!!! The insurance company would have called me if they had rejected the claim. Ceiling in my sons room gets painted. The painter they used was awesome! Best part of the whole experience. A sub-contractor. Then the calls/text begin again wanting money again, Project Manager screwed up invoicing, so he had to fix that. Pretty much the whole 6 month process has been a horrific nightmare. My neighbor asked who I used for the roof and I told him not in a million years would I use them or recommend them to anyone.

His team took care of a lot of little extras that we hadn't discussed and were not in the contract; they just did everything to make it show well. It looked significantly better than when we bought it 20 years earlier even. The house sold in one day for the full asking price. The caulking was only $75 so I paid them in full for all the work done with the expectation that Carlos would come do the caulking whenever he had time. After a couple of months of unreturned phone calls for the caulking we found another contractor to come do the caulking (and put in a storm door, put in an outdoor water spigot, fix the deck, replace the bathroom fan vent outside, and a few other minor repairs - all of which we had asked Carlos for an estimate for and never heard back). Nice enough guys and the work they did do was solid, but they ripped me off for $75 and were unresponsive.
