To their credit, the installers asked me what the colors should be before going ahead with the install. Good thing they did since the documentation had them swapped. If they had not asked it would have been a disaster; but not because of them. Thanks for confirming. Scope of our project was 2 full baths (new: tile, vanity, counter tops, lighting, mirrors, ventilation fans, shower doors), dinning room (new French Doors), 4 bedrooms (with closets and new ceiling fans), wood flooring (replacing carpet), and crown molding throughout. I liked that they change a base price for this, so that I had the option of taking the plans to a different contractor or of using their in-house building crew. We went with their building crew, and we're really happy with how the kitchen turned out. It's so much more open and spacious than before. I have lots of space for working. I upgraded to a powerful stove with a hood, both of which work great. I'm really happy with the quality of the cabinets -- such an upgrade from any I've had before, probably ever. I'm enjoying the little extras that they planned into the kitchen that wouldn't have occurred to me, like dimmers on all of the lights, the quality hardware, touch-sensitive faucet, even the matching wood-panel vent covers and switch plate. The building crew did a very good job keeping the site clean and performing quality work all the way around. Nothing has felt wobbly, looked crooked, or seemed in the slightest bit off. A few negatives: Bath Plus Kitchen is BUSY! We started working on this project in November 2022. We finalized the plans, picked out appliances, and put down a large deposit in early February 2023. Work on our kitchen actually began the second week of July. That's a while to wait! We also had a few communication challenges, like a shifting start date, when to expect the crew to be at our house, and who was responsible for arranging delivery of a few items. We hired Sandro to dig out and underpin a basement (with full gut reno as a separate unit), renovate several bathrooms, and completely redo a backyard/patio. Not only were SVC's prices far more affordable than the nearest bid by a huge margin, but they completed every task up to my high standards. Sandro was always flexible when we decided to make changes to the plan. And he was amazingly good at anticipating questions ahead of time and making sure that he had our input when necessary. Sandro handled all aspects of the renovation including the design, architectural drawings, permitting, sourcing materials, and building. Only the structural engineering was outsourced (to a structural engineer). My only complaint is that the project took slightly longer than estimated. The pricing was actually less than I thought so we worked in new vinyl porch rails as well. And they are beautiful. Just warm water will keep them clean, which is great. All of my eaves were closed in with white vented soffit material. The siding install manager was very attentive to all my questions. Tran, the Northwood designer, worked fast and diligently with all the drawings,dimensions,selections of cabinets,counter top,tiles,etc. We texted Tran very late in the evening or weekend with our concerns, questions. She always replied right away. To her, client's satisfaction is very important. Thumb up for her work. Charlie, the Northwood main staff for my basement project, is a conscientious, knowledgeable and hard worker. He meticulously put in all the needed wood blockings during the framing of the bathroom walls so he could install all the grab bars and the wall hung shower seat. So, as we get older and we must use the grab bars, we will feel safe because they were installed correctly to the blockings behind the walls. Our ALU passed all Fairfax county inspections. Our project was a kitchen remodel and reconstruction of our back kitchen stairs leading to our basement. The remodel involved removing a wall between our old kitchen and dining, replacing the entire kitchen floor and weaving it into existing hardwood, replacement of 90+ year old stairs and reconfiguring our stair landing, installation of a full-house generator, and full replacement of the kitchen cabinets and appliances. Bob and Whitney spent a lot of time at the beginning of process talking and listening to me and my husband about our needs and wants for the new space as well as our expectations for the experience. They were genuinely interested in learning what our priorities were to ensure that their design and budget met our needs. Once we had a working plan for the kitchen and stair designs, Whitney and I met regularly to make product selections and finishes. Following the selections, Bob and Whitney provided us with a final budget and plan. Northwood's over all approach and process make it stand out from other design build firms. Firstly, they do not start work until all of your materials are delivered and in their warehouse. As a result, there are no surprise work stoppages because an item is back ordered or was late in being ordered. Secondly, they have a dedicated project manager for your project during the entire build. From soup to nuts, the same PM will be at your house every day and communicating with you regarding the daily work and upcoming schedule. If a sub-contractor is on-site, your PM will be there facilitating the entire appointment. Thirdly, the quality and professionalism of their sub-contractors is bar none. The electrician is incredible--he is so knowledgeable and really works with the homeowner to troubleshoot potential issues and make sure the final electrical plan really fits the homeowners' needs. The tile installer is an artist. His attention to detail and meticulous cuts really made our backsplash shine. We installed wallpaper on our ceiling and the installers were so gifted. Our house is nearly 90 years old, and the ceilings are not close to being square, but the installers did an amazing job. Finally, the Northwood team are so friendly and genuine you will be sad when the job is finished. It is clear they take a ton of pride in their work and strive to make the remodeling process as smooth as possible. For instance, they provide an induction plate and pots/pans to use during your remodel. We are over the moon in love with the final work product and kitchen. In our experience, Marks-Woods Construction LLC are dangerous and dishonest contractors…read more I won't bury the lede: Marks-Woods lit our house on fire and abandoned it to burn, cut a live 240 volt wire and left it exposed in our yard where children play, mis-wired an outlet so that it threw sparks and molten copper onto our attic insulation, and allowed a gas leak to persist in our occupied house for at least a month. They exceeded their three-month contracted timeline by five months and left the project incomplete. If those facts are not enough to convince you of their unsuitability to earn your business, please continue reading. The red flags came early and often: Marks-Woods demanded a HUGE down payment to begin work, which began later than promised and faced delays from the outset. As other reviewers have noted, workers would show up infrequently (initially less than 60% of the time) and do very little work (for example, we caught them napping in our garage, watching videos, and playing with paper airplanes). Marks-Woods' work failed and continues to fail Fairfax County inspections (our deck for example, was built at great expense and not even remotely to code) and of hit-or-miss quality (we could not confirm some of their subcontractors' licenses either). They wasted time and resources via sloppy workmanship (e.g., leaky roof, broken tiles, unlevel floors), failing to follow building plans correctly, and misordering supplies etc. etc. Marks-Woods' communication was erratic and inaccurate regarding scheduling, work to be done, work completed, and invoicing. You can verify in other reviews (note the lack of historical ones on Google: Marks-Woods' business profile suspiciously disappeared for a while) and public court records that they allegedly pull financial shenanigans such as failing to pay their creditors and subcontractors. For our project, they unilaterally (and likely illegally) demanded changes in our payment terms in violation of the contract and created false invoices requesting payment multiple times for the same line items while sprinkling payments among various unrelated line items to help their "cash flow". I could continue our litany of documented complaints ad nauseum and appreciate your reading this far. My only goal is to spare other homeowners from the financial and emotional trauma our family suffered at the hands of Marks-Woods; avoid them: they do not deserve your or anyone else's business.
