I went to Westphalia Townhomes in Upper Marlboro, MD and was instructed to fill out the mortgage application. I declined because I didn't want another hard inquiry and I was already dealing with a lender who had programming available to assist with down payment and closing cost. The program I was specifically qualified for and interested in is called the Chinoa Program. I told my Ryan sales person this. SAMANTHA P. from NVR Mortgage, the approved lender of Ryan Homes, called me and told me that SHE DEALS WITH & HAS THE CHINOA PROGRAM. She went on to tell me how she could still use the Chinoa program and I could take advantage of the perks from using NVR. A few days later I called the Chinoa program with additional questions, only to learn that neither NVR, nor Samantha P. are approved lenders. This lady blatantly lied and got a hard hit on my credit report. When I sent an email, she responded "Currently NVR is not on their approved lender list however we have a product development team that coordinates with programs such as this to get us added to the list." I emailed several executives about the matter and they have been very responsive. I went to meet with the salesperson again and I was told by a branch manager that Samantha would be there for the meeting and would be apologizing. Samantha was there, didn't participate in the meeting and definitely didn't apologize. INTEGRITY IS THE ISSUE HERE. A lender that misleads, manipulated, doesn't own responsibility, yet all of her colleagues rant about her being GREAT. It just seems that from the beginning NVR has not HEARD me. Whether it was my need for down payment /closing assistance or how their employee offended me. Sad truth. NVR has not made my first time home buying experience GREAT !!! read more

Shout out to Colleen San Gabriel, Jessica Bhatia and Mrs. Betty. Awesome professionalism and customer service. They were very accommodating and WELL ORGANIZED . They always returned our calls, answered ever question and most important did what they said they were going to do! We had a bad home buying experience prior to working with NVR. Danny Wyatt was our Loan Officer and Genevieve Hatcher was our Loan Processor, this was the purchase of our first new home! We were very nervous about the entire process but they both made it stress free and was always available to address any concerns that we may have had. We closed on November 16, 2016 and Genevieve always went out of her way and was always prompt in responding to any questions that we throw at her! I have to be honest, I probably called her more then any clients that she'd ever have! However she was ALWAYS patient with us and always resolved any issues that may have arise! In addition to Genevieve Hatcher, Danny Wyatt was always prompt in responding to our calls as well, he was very Professional and made the first meeting quick and painless! I've heard horror stories with Loan officers but not in our case! All the staff at Ryan homes and NVR Mortgage went above and Beyond for us! BUYERS BEWARE! I purchased a new build with Ryan Homes and used their in-house lender, NVR Mortgage, to close on my townhome on 10/20/2017. From the very first meeting with my loan officer, Andrea Wilson, in May 2017 to the date of closing, I had been asking Ms. Wilson about the Maryland HomeCredit Program, a state-administered program that provides $2,000 tax credits annually for first-time homebuyers for the life of the loan. She told me that was a program that the homebuyer can apply for at the settlement. When I did more research and found that it was something that the lender had to submit on behalf of the borrower, I let Ms. Wilson know. She never responded to that message. I sent many subsequent e-mails where I included the link to the Maryland HomeCredit Program, and left many voicemails with her over the course of the 5 months. She only returned one e-mail in September 2017 and told me that I would get the application at closing and that it would not be too late. On the date of my closing, Ms. Wilson was not there. I asked my settlement agent about my application, and she asked others in the NVR office about its status too. Nobody there knew what we were talking about. They told me that Ms. Wilson would be sending me the application that day. But it would be another 3 weeks before I received an application from her, and it was for the Homestead Tax Exemption. When I saw that it was the wrong application form, I immediately notified NVR Mortgage of the problem. NVR researched the issue and found that Ms. Wilson had not looked into any of my inquiries before closing, and that I no longer qualified for the HomeCredit Program because the application needed to be submitted by the lender before closing. As a result, I suffered a potential loss of $51,883 in tax credits over the course of my 30-year mortgage. While NVR has acknowledged that Ms. Wilson was fully at fault for not pursuing any of my inquiries, the company has stated that it does not plan to take any action or responsibility for the negligence of one of their employees. It stated that, even though Ms. Wilson was the person who had advised me to put down a smaller down payment than what I could have offered resulting in my exceeding the borrower's loan limit for the Program, I did not meet the eligibility criteria at closing and therefore, it does not feel it needs to provide any remedies. However, it failed to say anything about the fact that had Ms. Wilson or the company had been responsive and provided me with the info I had been seeking at any time during the 5 months that my home was being constructed, I could have made different choices that would have allowed to me to take the tax credit. It is amazing how a large corporation, like NVR Mortgage, can pretend to treat you like you are their one and only customer to get your business. After all, it is hard to turn down the significant incentives NVR can offer homebuyers to get your business. But homebuyers need to be careful because once NVR is found to be responsible for failing to act on something, it will immediately look to see how it could drop you and point the finger back at you. Ms. Wilson's, and subsequently NVR Mortgage's, consistent failure to respond to my mortgage questions or acknowledge their poor advice and servicing during my mortgage process is incomprehensible. But its failure to offer any remedies after realizing the error, is unethical and irresponsible. As a result, I am left suffering significant financial loss and even greater emotional distress. BUYERS BEWARE! Arm yourself with knowledge, do not rely on others to provide you with the information, and never let anything be left incomplete after closing. read more

This company was an absolute NIGHTMARE and I would discourage anyone from using NVR. My husband and I went with them because our builder offered $8,000 in closing cost assistance but the pros stopped there. Buckle up for this negative review-- it's going to be a long one. I would encourage any shoppers to floss with barbed wire before encouraging them to use this company. FIRST, there were consistent issues with staff availability. On 3 different iterations, we would get a request from our loan officer at around 3PM on a workday to submit a ton of paperwork on a tight deadline (~ 3 day turnaround). Honestly, paperwork is part of the process, I get it... but homebuyers will have clarifying questions. That said, we would call them before close of business the same day they sent the request only to get an out of office reply with the notice that they would not have access to any phone or email messages until AFTER the deadline they issued to us. This induced a panic every single time and left us scrambling to find other staff at the office to help. The first time this happened, I gave it a pass because it was around Thanksgiving.... but the second and third times? No. It was a consistent problem when they requested documents from us. Good luck ever trying to ask them a clarifying questions, they aren't around to help you. The only person who could ever get us answers was Julie Leupold-- who perennially cleans up the mess that every other member of the staff makes. SECOND, they were completely unreliable about sending the accurate documentation to us timely. We received notification about our settlement date and they incorrectly listed the dates (months out of whack) on the paperwork. I changed my name due to marriage months before closing and submitted all of the forms and documentation needed for that.... only to have the closing forms riddled with name errors throughout. The kicker was that they tried to avoid giving us a $5,200 credit on the closing paperwork (from our real estate agent splitting his commission with us)... and they told us to just sign the paperwork anyhow. They incorrectly issued the schedule of closing costs THREE SEPARATE TIMES. After the first $5,200 error, I had zero confidence that any subsequent ones were correct. They incorrectly prorated our utilities in it... We refused to sign until they explained why the error occurred. The settlement officer, Sue, kept trying to slide the paper back in for us to sign. I literally asked her, "is that the document that we're still waiting for an answer on that I previously declined to sign? And you're asking me to sign it?" And she was like, "yeah." Can't pull a fast one on me. Per our agent's advice, we declined to pay extra for the error until we had an explanation. Sue finally said to just not worry about it-- yeah, duh, you should eat the cost of the errors that you all continue to make. I feel bad for the pushovers who they pull those fast ones on. READ EVERY LINE CAREFULLY because I guarantee it will be riddled with errors to their benefit. THIRD, I had to bug and bug and bug them to send me the wiring instructions. You think the company would want us to send them money? I practically had to beg them to let us wire them the funds. The day before closing, we still had not received the wiring instructions and there was no sense of urgency to get it to us. Repeat issue #1-- the staff assigned to us were gone before and during closing. So we're running around like mad trying to ensure we get the wiring instructions to close on time. Had NVR not finally sent it 2 hours short of the banks closing the day before settlement, we would have needed to push back our settlement date.... a complete unnecessary hassle. Funny enough, we got an automated notice of the wiring instructions 2 weeks AFTER closing-- wiring instructions "for your convenience"... what a joke. It was about as convenient as a wool sweater in July. AND FINALLY, here is the kicker folks, we hand them 20% down for our house, sign alllll that paperwork, and THEY LOST THE KEYS TO OUR NEW HOUSE. GONE. All that money and no keys. I don't think expecting to get your house key at settlement is asking for superior service. That's basic. Sue tried to say that they never give the keys... only moments after saying the keys weren't in their key "lock box". We had to get duplicate keys from the builder (again, just in the nick of time before close of business-- noticing a procrastination theme of NVR's?) and have a locksmith to the house the next morning. Oh and al of our neighbors were sure to tell us that they got their keys at closing. So I am certain that was a complete mess up AGAIN by NVR. BUYER BEWARE read more

During a time of stress NVR put us to rest! 2016 has been an eventful year for my wife and I to say the least. We got married and built our house through Ryan homes while using NVR Mortgage. We started the building process before we got married so as you could imagine, this was very nerve racking. We ran into some hiccups on the Ryan Homes sales side of things before we were able to move forward to the NVR mortgage side of things. So, as first time homeowners we were a little uneasy. Little did we know that NVR would have their dynamic duo waiting on us to ease our fears and show us that we were in good hands. The Loan Officer (Andrea Wilson) and Sr. Loan Processor (Darlene Wilkerson) were warm, welcoming, knowledgeable, and diligent from day one. Andrea Wilson and Darlene Wilkerson would regularly take calls after hours to answer questions and share with us what to expect in the upcoming days. I especially want to thank Andrea Wilson for everything she has done. We consider her more than a loan officer now, but more as a friend. I would recommend NVR to anyone building a home such as we did. However, if you choose NVR, make sure you request Andrea Wilson! All the horror stories that we heard about loan officers and processors were not true with Andrea and Darlene. The preparation that goes into qualifying for and closing on a home is laborious from the home buyer perspective, but one does not understand how much work the mortgage team puts in to make sure everything goes smoothly. I got to work with Kelly Wilson and Kenny Halleran from the NVR team on our recent home purchase, and I could not be happier. Kelly warned me up front that would be BFFs until the closing was done, and she was not lying. Her "dot the i's and cross the t's" approach to making sure our loan was complete for underwriting caused her a LOT more work that it caused me, and I appreciate her for taking on the load. Kenny was always there when I had a question, and jumped in a lot of make sure we got the most bang for our buck. I don't write many reviews, but I had to let folks know great Jenise Colbert and Jose Varela were with getting my loan processed and approved. I've closed on multiple homes and realize how difficult, time consuming, invasive and daunting that a loan application and approval process can be, but they made the entire process easier than I've ever experienced. From start to finish, they told me exactly what I needed to do and most times, I just needed to provide documents and sign on the dotted line. Words can't begin to describe how great of an experience I had in utilizing NVR Mortgage during my 1st home purchase! Andrea Wilson, my loan officer, understood my questions and concerns and made me feel at ease day 1! It's not easy to just allow "anyone" into your world including your personal finances, but I was able to "trust" Andrea from the start and know that she had my best interest at heart.
