O'Lyn team is fantastic. I've seen their signs around the Newton area for years. From the first phone call to schedule an estimate, to Jake arriving at my doorstep, I signed the contract for a new roof with him on the spot. He said we are looking at a wait time of 4-5 weeks but he will do his best to expedite it. And just like that, he worked his magic behind the scene and they were ready to put on a new roof for me in one week!! The team showed up on a Thursday morning and finished the entire roof project by Friday night. Dan Essay the project supervisor is on site for the entire two days and even showed up on a 3rd day to walk around the property to make sure there is no loose ends. He went out of his way to beg the dumpster company to come on a weekend. He is the most professional, experienced roofer, and a great genuine communicator. Everyone is super skilled, efficient, and very detail-oriented and thorough. They did a bang up job and cleaned up so thoroughly. This company is a dream! Definitely worth the money. I am just reviewing based on the quote process of this company. I called them to get a quote based on the high google reviews. I was surprised to see that the ratings were much lower on yelp. I proceeded anyways because I was already on the phone as I was reading the reviews here. They got Mike, the owner next day to provide a quote. There was some slight mis communication with the timing but regardless he inspected my roof for about 10-15 minutes and emailed me over the quote at night. Overall the price quoted was reasonable, I did not move forward with O'lyn Roofing but I did appreciate them making the quote process easy and painless. I have gotten quotes from 2 other companies and they would make me sit through 60-90min presentation before just giving me a number. In one case I cut them off at 30min and they left without giving me a quote, instead insisted to reschedule another 30min to talk. No one have time for all that! Mike seems like a decent guy, straight to the point based on my short interactions with him and the quote process. Although I did not move forward with them for this particular project, I will keep them in mind if anything changes or if any other projects come up down the line. read more

My roof was replaced by O'LYNN, initially it looked good. But a problem occurred with one of my skylights which started leaking. I had no problem prior to roof replacement. Called the company many times about this issue Finally someone came out , took a look but got no response, called to find out about repairing the leak which occurred 6 months after roof replaced, I later got a proposal to replace the skylight for $5000 which didn't include repairs or damages from leak. The skylight do not need to be replaced , the sloppy job needs to fix that's all am asking. I was told by a contractor the leaking is caused by the way the metal flashing at the bottom of the skylight was installed when the roof was replaced which causing water to collect and not adequately draining and the sealant around the skylight . I called to speak to the owner one week ago with no response. I may have to go an alternative route to deal with this company. would not recommend them to do business. read more

The roof cleaners just left. Two guys were here for 3 hours. Total cost was $2850, which equates to $950 / hour for two guys, two pressure washers, and a big tank of a "proprietary" cleaner. The roof is clean and they cleaned up in the yard, so the work was done well, but....$950 per hour. Come on.... And my experience in getting call backs was similar to others. The sales guy, Shawn, is all over you to get the contract signed and the deposit paid, but then won't return your call. Called the office once. No call back. A sharply worded text finally got a reply. Not good. My advice...get lots of competitive quotes or DIY. For $2800 you can buy a really nice pressure washer, several ladders and a lot of cleaner. Stay away from O'lyn ! From install last year to know it has been nothing but trouble, and run around. They subcontracted crew left terrible mess, the home and gardens were not covered by tarps, and areas that were they fell off mid job and we're not fixed, crew hanging their tool belts on my chimney top, cracked window shudders and siding. I contacted the company many times about our issues and was ignored and then finally was told the GM was "out of the country" ?? Ignored for a year all of our emails , now 1 year later we noticed water stains and then leaking damaged a bedroom ceiling and wood floor, in the attic rafters are water damaged, they sent someone out who said it was our chimney needing a new crown, we had a chimney company here the next day who said no it's fine, it's improperly installed flashing causing the leak. Our 10 year workmanship warranty with O'lyn should cover this, ya, No only if the GM who has not been on my roof or on my property or laid eyes on damage or chimney insists it is not the flashing. Had water test with roofers and chimney guy present to witness it is the flashing, so they do a shoddy repair that is still leaking and now they say see it wasn't the flashing after all, we have ended up in arbitration now with this company, no yourself a favor stay away!!! read more

On Nov 7, 2018, we hired Olyn Roofing to shingle our house, and replace the gutters. It looks like they did a good job as far as I can tell. The guys showed up on time and finished the same day. Early in the morning the sales manager, Tod knocked on my door looking for his money.,The job hadn't even been started yet. What a money hungry bunch of guys,not a very professional company. I gave him the 2 checks and he left. Twenty minutes later another guy showed up named John looking for the money I gave the first guy. If Only there was a negative star choice. 4/20/24 - So, after one(1) year since our roof replacement, we discovered it has been leaking from the flashing around the chimney. O'Lyn sent someone out to investigate. They stated it was leaking from the chimney after a supposed water test, but my wife never saw them run the hose up to the roof. We had a chimney company come out to quote repairs and were told that it was not leaking from the chimney but that they observed the flashing was improperly installed. Of course we got the run around. We then scheduled the chimney people to be in site with the roofers to perform a water test. The water test showed that it was indeed the flashing. The person on the roof did not know my wife had gone up in the attic with the tech from O'lyn (Gand said that it was leaking through the roof right when they thought it would . They then supposedly redid the flashing and repaired the roof. Well, a couple days later and it was still leaking. We reached out to the GM (Todd) who still insists it is the chimney despite his own guys and the chimney people stating it is not. Todd is standing firm, even though Todd has never been on site. My wife had messaged him on Monday that it is still leaking and if we did not hear back by Friday, we would be going to the state licensing board for resolution. We are having another company come to assess the damage and cost of repairs so we can file our complaint. O'Lyn broke their contract over and over from day one which is why we had given our original bad review. We were told they would tarp everything properly and we would never even know that they had been there. We were told they don't use subcontractors which was a lie. The only O'Lyn employee on site was the foreman (Guy), the others were all from another company which my wife has pictures of their trucks and shirts with another company's name. The tarps blew off when they were ripping our old roof off and we are still cleaning up debris to this day. O'Lyn earned their bad review and are now failing to honor the workmanship warranty in retaliation. Meanwhile, it is raining and we have water coming in and running down the rafters into my exterior wall like it obviously has been since day one. This is the quality and assurance we paid top dollar for? We are not wealthy and had to finance half of the new roof. We have had to spend money for the chimney people to come out twice and will now be spending money to have another roofing company out to assess. The owners of O'lyn should be ashamed. We have a $28k leaking roof and possible structural damage. We would have been better off buying the materials and finding a couple of guys in the Home Depot parking lot. Thanks O'Lyn. read more

I've worked with O'Lyn twice. The first was a small job that I was happy with, they worked fast and keep to the planned schedule. The second job was a full pitched roof and a flat roof replacement. It was a sizeable job, and I compared sevaral bids and their potential over run rates. O'Lyn's estimate and rates were competitive. Their finished job ended up 20% over estimate and included costs that are not listed anywhere on the contract. I got an expensive surprise of $20 per foot of extra costs not listed or priced in the "Additional Charges" portion, or any other part of contract , nor verbally explained at any point until I called to complain after receiving the final invoice. The owner maintains the additional materials and work were necessary. I believe that's true, but I have to take it on faith, and that's little comfort when paying charges not supported by the signed contract nor verbally disclosed, at rates they assure me are standard though several times higher than the per foot rates they do list. The work itself looks good and they warranty craftsmanship for 10 years, just beware when comparing bids and budgeting that all costs are not disclosed and their quote may be optimistic. read more

Amazing honesty and business practices. I was worried about ice dams and water from a roof valley flowing over the gutters. Shawn O'Connor came out to our house and walked through all of my concerns. Shawn asked some clarifying questions to establish that we did not have roof leaks or water infiltration. Even though it meant no compensation to him or business for his company, Shawn explained how our existing roof was fine, functioning as designed and had many years of good life left. I'd recommend Shawn & O'Lyn to our neighbors and hope that we are still in the house when we really do need a new roof, we'll call O'Lyn. read more

O'Lyn recently replaced an original roof on our main house and carriage house. They did an excellent job. They were price competitive and competed for the business against several other bids. They started on schedule and completed the job on time and on budget with no work stoppages or interruptions. They had a crew foreman (Guy) who was on site daily. In addition, my salesman, Jimmy Chamon stopped by daily to check on the work and to meet with me, (something he didn't have to do) to monitor progress and to make sure I was happy. Jimmy was super professional, knowledgeable and a pleasure to work with. He was straightforward and honest and a man of his word. He gave us a very professional presentation including providing actual roofing samples, describing the advantages of the Owing Corning shingles vs competitors and the patented "nail strip" design of the shingles. Jimmy consistently followed through, and I would highly recommend him. He has continued to check in with us after the job was completed and gave me his cell phone to contact him with any problems. Finally, they were meticulously clean and neat, protected the house and landscaping and took away all debris with out damaging any of the mature plantings. Don't trust O'Lyn. We experienced poor communication, shoddy and dangerous workmanship, significant extra charges that we never agreed to, and legal bullying. They added 50% to the original agreed-upon cost of the project for extra work we never approved. When we objected they refused to talk to us about it at all and had their lawyers put a lien on our house. Workers had a serious accident on site, left in a hurry damaging our property without telling us about it and without cleaning up. There are more responsible companies out there. read more

I had a very small leak in my roof. Bob from O'Lyn came to my house and said that I would have to have the rubber part of the roof replaced as well as half of the shingled roof for a cost of over $11,000. My second quote came from a different very reputable roofing company. The representative climbed up on the roof and took a picture of the problem. Where the flashing comes together on the peak, the seal had broken and they would have to reseal it. It cost a tiny fraction of what O'lyn wanted to charge me. read more

I can see why these guys have just one star! Foolishly, I had these guys repair a roof for me last year. They were promptly paid and I swear that the roof leaked before the check cleared! Repeated calls to their office got me nowhere. They were always too busy or too uninterested to come back to fix their shoddy work. That's the thing about shoddy roofers....do you really want them "fixing" the problem? I just wanted a roof that didn't leak! After several weeks of getting the runaround by these sheisters (and rainy season on the way), I had to have a reputable roofing company complete the job. I called and made an appointment for a free estimate which was scheduled for 3 weeks (after the day of my phone call). A bad rainstorm had previously leaked thru the side of the house and into our stairwells and bathroom. The appointment was scheduled from 12-2 on a Monday. He showed up close to 2 and was in and out of my home in 3 minutes. He only looked at the downstairs stairwell and never made his way up to the next level. If that wasn't bad enough, once outside, he never even climbed a ladder to assess the damage on the roof. Then he just left. I called the office to express my concern. Got a return call the next day stating he wasn't interested in doing the job. No other explanation. I wasted 3 weeks waiting on this chump when I could have had a real professional come out and complete the work. I will never contact this company for anything again. read more

I was also skeptical about O'Lyn, given their low ratings, but thought I'd give them a try, since I'd seen their signs everywhere and in order to have a basis of comparison. My sales rep, Scott Woolf, was not only personable, but he was also the most knowledgeable person on the subject of roofing that I have ever met (he's been in the business 37 years). They are definitely not the cheapest, but they seem to be the only company that offers a warranty like this, and that was worth it to me. Plus they are very neat and quick. Dan was our salesperson and after a great presentation we negotiated a fair deal with Dan and O'Lyn Roofing. John was the production supervisor and Byron was the crew manager. Everything happen just as Dan and John laid out in or conversations. They were on time , and completed the job in 2 days at my Mansfield home. The crew was amazing the way they attacked their job in the time they were at my home. At my house at 6:45 AM and got to work. I do not have an easy roof, lots of peaks and valleys. They were even able to repair rotted rake boards for me. The new roof looks terrific!! And the job site was left as if they were never there, neat , clean and the dumpster was picked up the day after the job was finished. Kudos to the O'Lyn Team !! read more

When I needed a new roof I searched several companies. O'yln gave me the best price and offered a start date that worked with the family schedule. Being in Quincy I was looking for a local company to do the work, that way I knew I could contact them for problems. The house had 3 roofs and they went on seamlessly. the workers were neat and the yard was cleaner when they left than at the start. NO nails were found in the yard and everything was removed. I notice a slight problem a few weeks later and I called John Olen and he sent out Guy a few days later and he cured the slight problem. My husband and I have known Michael Olen close to thirty years. He is a person of the highest integrity. He is thoughtful about the decisions that he makes about each step in the roof replacement process (for example, whether to make holes in the soffits to insure that the attic is adequately venerated). He holds the price down as much as he can in view of the heavy insurance costs that he must carry to protect the client and his workers. In other words, he is frank and transparent about his costs. Mike Olen is a teacher. He takes the time to respond to the client's questions and is always willing to explain the reasons for his decisions in regard to your roof or gutters. Follow-up is his middle name so to speak. Once you have an Olen roof put on your house you are a member of the Olen family. He or the relevant employee is at your house to respond to your service call. These are few and far between because an Olen roof is close to perfect. If an issue arises, for instance, an ice dam because of inclement weather conditions or the need to shovel the roof you can just call Mike. He has the crew to perform the task in a timely way. He will even come, himself, to fix the problem if he did not make the mistake but a subcontractor (unrelated) did. He responded to us by coming to our house and replacing fascia on the side of a porch that a vendor had installed in an uneven manner that detracted from the appearance of that porch. Whenever possible Mike does not charge for the service. In 28 years we have not paid for a service call. Our Olen roof is as perfect as the day he finished putting it on. We are only considering a new roof because the technology has changed and improved (for example, synthetic paper instead of paper as an under layer for shingles). We have had no leaks. In sum, buying a new roof and choosing a contractor is a tricky business for the homeowner. You can have complete confidence that you are getting solid recommendations, that the price is the same for everyone, and in the quality of the materials with O'Lyn Roofing aka Michael Olen. I would like to clarify for the Yelp readers out there that the essence of my review was for how poorly I was treated by O'lyn as soon as a new roof was not in the cards, which was clearly noted in my review. I did not even get a call back when I was promised one after I had the opportunity to talk to my wife first. That is clear example of what I was talking about here. O'lyn in their response was trying to deflect the issue to whether i needed a replacement. I got a successful repair done so that clearly was not the problem here. For those considering O'Lyn Roofing, please read - buyer beware!!!! After speaking with contractor and realtor friends in Newton/Needham, I received positive feedback about O'Lyn Roofing. The word "quality" kept coming up and since quality was # 1 for me, I chose them above the other competing quotes, which were $1000 - $1500 less. I had planned to renovate my kitchen after replacing my roof and I did not want to worry about leaks in my kitchen ceiling, so I chose the quality play. Overall, I was satisfied with their installation work, but less than 18 months later, a leak appeared on my kitchen ceiling. It happened in late May of 2015 (well after the ice damn season was over). A technician came out 2 weeks after my service call and the first thing he did was question me on whether it actually happened in May or perhaps in the winter (note to everyone - if you have a leak after work is done, take pictures and videos so you have proof when it happened). The technician replaced a bunch of shingles and did some more caulking, but I am not convinced the leak was fully taken care of. 4 months later (October 2015) I started noticing a new stain in my kitchen ceiling. This now totally puts me in a bind because we are working on plans for the new kitchen, yet until this roof leak is resolved, I am screwed. I called O'Lyn 3+ weeks ago and am now on my 4TH PHONE CALL with NO RESPONSE. I don't care how busy a company is. When a customer spends $10,000 on a new roof and 18 months into its life, a leak occurs - you address it IMMEDIATELY. If I receive a call back, have acceptable service performed and become a satisfied customer, I will update this post. If not, I will be sure to loop back with my realtor and contractor friends so they are fully aware of my experience with O'Lyn Roofing. read more

Although it is a busy time of the year, it took almost two weeks to set up appointment to quote a 250sqft replacement of an EPDM membrane on a roof. Mike came out and ultimately indicated that if I expected to have have the job done under 12-14k$, I should be disappointed. I would also have to wait till the Spring for the work to be done. Other roofers with excellent Yelp reviews have quoted me around $4,000 for the job. Needless to say the amount of the quote and demeanor of Mike make me skip O'Lyn Roofing and go for a reputable roofer. read more

I had contacted three roofing companies and Martin Webb,the sales rep for O'Lyn Roofing was the only sales rep to reply to my phone call and the first one to meet with me face. Mr. Webb told me that the roofers would be able to replace my roof in 3 weeks. Well,I received a call letting me know that they would be able to replace the roof almost 2 weeks before I expected. When the roofers got to the house it was 6:50a.m. and they worked until almost 7:30 that day. There were 12 of them working together doing a great job. The next morning there were 3 men that came back to finish up the job. My family and I are very happy with the great job that the men at O'Lyn Roofing have done. Five Stars for O'Lyn Roofing!!! I tried to check on five stars at the beginning but it kept the stars at three. I had a great experience with O'Lyn Roofing. They were punctual for their appointments - one for the estimate and one for the actual work being done. I have used them before at another address and think they are one of the best. This time around we had a problem was the foreman who we found very, very rude. His language was borderline obscene and we had our grandchildren here. He treated the crew badly and was very prejudice towards their nationality and culture. When we gave final payment we asked about a small piece of metal sticking up that the could have easily bent down for us. The foreman said simply, :"wasnt on the contract, not my problem". We were so upset by the un-gentleman conduct of this man that we cannot refer this company ever again. read more

O'Lyn replaced the leaky roof on my old house quickly and well, so I called them to come and give me an estimate and assessment of the roof on my current house, which we've lived in for almost 3 years now. It did take a while to set up the appointment (but it's February so no big deal!) I was thrilled with the honest assessment - they said I didn't need a new roof, it should last another 8 - 15 years - just two small repairs.
