I…read moreresided in a 1-bedroom unit, was waitlisted for a 2-bedroom, and then eventually moved into one about four years ago. The pool is nice, the laundry is not too busy on certain days (you just have to plan well,) and it's near Honolulu Ave, which has tons of restaurants and shops. You could walk down (only about half a mile), but that walk back up can be killer on a hot day. Maintenance has always been kind and responsive - Jeff, from my first few years, and Pablo, the last few. They are great guys. The things I didn't like include: being right next to the freeway (while convenient, it can be noisy and very dusty), how dusty my units got no matter how much I cleaned, and having to share laundry. In addition, the prep for the 2-bedroom was shoddy at best: the cabinet on the bathroom wall, for example, came off and so did the shower rod, which was replaced by a plastic one held up by tension. I was told they'd order a more permanent replacement, but over a year later, I still had the plastic one, which kept falling off whenever you moved the shower curtain the wrong way. My mom had to tape it together. Management can be hit or miss, and I must say, the rating I give now is a result of the move-out process. If I had to separate the experience of living here and the experience of leaving, I'd probably say 4 stars for the former and 2 for the latter. I rarely received responses about certain points of the move-out process despite emailing numerous times and calling and leaving a message. When I was trying to get a reference for my new place, management NEVER responded to my current manager despite her leaving numerous messages and emails. I was the one who had to call and was told that the new manager had to send a form. I'm not sure why Hillside management couldn't have just said that instead of ignoring the messages. I almost lost my new place because management here was so unresponsive. I emailed about the move-out walkthrough and my availability for that and was told they'd get back to me to set up a time by 5pm one day. Never got back to me. I was never told my prorated rent amount, and when I checked my Resident app, the full month's rent was deducted, which was rejected because I didn't have that amount in the account (having used it for a security deposit). I logged into my account again and saw the amount of about $380, which, doing my own calculation for proration (rent/30 days x # of days occupied), was about right, so I dropped off a check on my last day at the complex. The email I received the next day was that my rent amount "bounced" - which was the autopay of the full amount - and that I needed to pay $505. Using the formula for proration, I deduced that that amount was the prorated amount for an extra day of occupation + a $50 late fee. I was asked for a cashier's check. I paid that amount because I didn't want the rent to be even later. I drove there to drop it off and was there right before 5pm, knocked, but there was no answer - though I did see the light on. I have since asked for how the amount I paid was actually calculated because that was never made transparent to me. I take issue with the late fee, having never been informed of what the rent owed was. I was signed up for autopay, but on the first of the month the autopay was still set to the full amount, which they tried to take out. It absolutely disappointed, frustrated, and upset me to be completely dismissed as a resident - and a good one at that - for over ten years when I was leaving. The move-out process was already so very stressful, and the only one who helped with it was Pablo. I understand that maybe they didn't need to do the pre-move out inspection because they were going to replace everything anyway, but the complete lack of communication was confusing, especially about the prorated rent and the reference. I'll reach out to corporate to try to get an answer, but we'll see. Update: I was provided with an answer. I was charged an insufficient funds fee, plus the late fee. I wonder what the legality is of charging the NSF fee when they tried to take out the full month's rent amount, which I have a record of from my bank, instead of the prorated amount. So if you're moving out, be sure to cancel the autopay feature.

Whether their related to each other or not, you hear the kids enjoying themselves and having the time of their childhood. They're also very respectful because towards the evening, they start quieting down and going home. In terms of your neighbours, they're very cordial. They're very peaceful and very nice. For example, if your package happens to get delivered to their door; they either put it back in the mailbox or delivery it to your own door. In terms of amenities, this is a great area. You are literally right off the 10 freeway. There is a gasoline station right across the apartment complex. Groceries, shopping malls, etc; they're literally 5-10 minutes away. So, there's no need to go long distances to go anywhere. In fact, there are two supermarkets walking distance from this apartment complex. Lastly, you're going to love Sylvia. She's the manage of the complex. She's straight forward and reachable during office and emergency hours. So, if you needed anything; she's a text/phone call away. Lately, the building manager no longer seems willing to address maintenance issues. The washers are…read moreold, dirty, and often do not work properly. They are not receiving the service or maintenance they should. In addition, the payment box is almost always full, which makes it difficult or even impossible for residents to use the laundry room. These problems have existed for far too long, and I hope management takes steps to repair and properly maintain the laundry room.

The washing machines in the building are always broken, taking your money and leaving your clothes wet and unclean. There's often loud music playing, early in the morning and/or late at night. Whether it's the two churches that flank the building or it's neighbors in the complex itself. Management is not helpful. Peter half ass responds to emails and phone calls. He'll often put notices on your door and backdate them, making it appear that he's provided adequate notice when he has not. Tree trimming, water shut-offs, I'd frequently get notice the day of and not at least 24 hours in advance. I lived here over a year and my oven handle was broken that entire time. When I mentioned it to management during move-in, they said maintenance couldn't find a replacement handle and was looking for one. Over a year? At that point, replace the entire oven because it's a hazard if it can't be opened properly --which I pointed out. Not to mention there's scammers on the property. If you run into an older Black man walking with a cane, Anthony DeMyers Sr., avoid him unless you want to be scammed. I had to sue him in court for my money and he still doesn't want to pay even though I won the judgment. I was never sold on this place, but I had no other choice at the time since I was moving to LA for school. It was either live here or the street. Was I the perfect tenant? Of course not. I had trouble paying rent on time or even at all because I struggled with unemployment living here. Regardless, the problems I dealt with would've been present had I paid or not. And $1600 for that studio?? Grossly overpriced. You can barely even turn around inside the bathroom--the bathroom that had mold in it and paint peeling because of the excess moisture and lack of ventilation. Zero stars.

I have lived at Catalina for about six months. Rafael is also an incredible human and a huge part of why I moved in. But we need to talk about vomitgate. To set the stage, each building only has a single elevator and two stairwells (both of which are locked). This means that for residents with mobility issues, postal workers, and delivery people, the only access to the units is via this one elevator. Which is why it's particularly alarming to me that we are now entering day three of our elevator being inaccessible due to a large pool of vomit. I first discovered it Saturday afternoon, when trying to use the elevator to take my dog out for a walk. There was something that looked like dog drool on the elevator floor, but when the elevator doors opened I saw the puddle of vomit and immediately went down to the parking garage to exit that way. There is no emergency maintenance line that I am aware of, but several residents texted the managers to let them know the situation. Saturday evening, the vomit was still there, but someone had placed a "caution wet floor" sign over it. It is now Monday morning. The vomit is still blocking the entrance to the elevator. I am thankful I am able bodied, as the lobby must be accessed in order to use the gym, trash room, dog park, and of course to enter and leave the building. Thinking of the people entering the building who have no choice but to use the elevator, as well as residents who are not able to use the stairs and have to choose whether to walk across a puddle of vomit during a global pandemic or not enter or leave their homes is truly alarming. This is a health and safety hazard, not to mention flat out bizarre. I have heard from other residents another puddle of vomit has gone untouched on the third floor. I will continue to report back on how long it remains before being taken care of.

My friend and I are currently renting out a 1 bedroom, and they gave us 2 reserved, covered parking spots, when they usually only give out 1. We have had no problems with neighbors whatsoever. This is genuinely a safe place to live. There are no pests either, which is a big thing for me. I highly recommend this place to anyone, as it's easily the best/nicest apartment I've ever lived in (I've been a tenant in 8+ apartments). Amenities include a pool, 10+ BBQs spread out between two separate areas, a huge jacuzzi (fits 10-15), and an exercise gym. Granite countertops, stainless steel appliances, and laundry in-unit are all big pluses. Go ahead and check this place out. The old (negative) comments are probably in regards to the old management. I chose to live…read morethere firstly because of its close proximity to my office (2 blocks away), but also because it was the best value among the nearby apartments that I considered. So much so, in fact, that I spent a month in extended-stay hotels waiting for my unit to free up so that I could move in. The location is fantastic. 2 blocks from Lake Ave offices, shops and restaurants, 2 blocks from LA Fitness, 1 block from Trader Joe's, 3 blocks from Target. The neighborhood is quiet and safe. The Franklin House tenants are mostly young professionals and JPL/Caltech researchers. The community is small, yet culturally diverse and international. It's easy to get to know your neighbors if you want to. The 1/1 apartments are relatively small but efficiently laid out. There is surprisingly ample storage space in the numerous built-in drawers and cabinets-- some of the 1/1s even have pre-installed desks and bookcases. The built-in carpentry was ideal for me, as I had moved to Pasadena with minimal furniture. The bathroom fixtures are attractive and fairly new. The kitchen is small and lacks a dishwasher, but this was fine as I'm a single professional. All the appliances are electric. The building is clean, attractive and well-maintained. The courtyard features outdoor umbrella tables and a handy gas grill that I've used for social gatherings and day-to-day cooking. There's also a small pool and a heated jacuzzi. One unusual feature about the building is its 1950s electric heating system, which consists of resistive heating coils distributed throughout the ceiling (think of a radiator built into the ceiling, without the water). This design forbids overhead light fixtures, which is easily remedied by a floor lamp. The system makes no noise but is inefficient and can lead to high electric bills. I kept my heat off except for a few weeks in winter; my monthly electric bills generally ranged $20-$30, with a high of $85 for January. The parking garage is covered and secured by gates, and the assigned spaces are very generous-- I've been able to fit two compact cars end-to-end in my parking spot. There is also a bicycle rack within the gates of the garage, but it is exposed to the elements, so I preferred to keep my bike inside my apartment. Perhaps the best part about living at Franklin House is the staff. The property manager, Evan, is professional yet also personable and friendly, and she knows everyone by name. I needed to break my lease early for family reasons, but the penalty was reasonable (pay rent until new tenant is found), and Evan found a new tenant quickly. She made every effort to limit the penalty that I had to pay. The maintenance manager, Andy, is competent, courteous and efficient. The only maintenance incident was a backed-up kitchen drain pipe that flooded the kitchen/dining area of my first floor apartment. I called the emergency maintenance line Sunday morning and a plumber had fixed the issue by Sunday evening. Evan helped me clean up my floors Monday morning, and Andy cleaned and restored my kitchen drawers. Finally, I received a detailed exit survey from Anchor Pacifica (the management company) asking me to rate my stay. This is a first for me, and I've lived in a half-dozen professionally-managed multi-family communities in Texas and Massachusetts. It's just additional evidence that the owners and management care about their tenants. Altogether, this is the best community I've lived in so far. Here's some pics of the group. Management is doing NOTHING to address this. No additional security, they seemingly lease to criminals, they allow illegal airb&b's. This building is going to complete sh*t so fast under the current management and ownership. I would strongly warn anyone considering living here to think twice. This building is unsafe, poorly managed, and the package theft situation is completely out of control. I have had what likely amounts to thousands of dollars in packages stolen from the mailroom or even from directly outside my front door if I do not pick them up immediately. Management is aware that package theft is a major issue in this building, but nothing meaningful is done about it. At a bare minimum, someone from the building should be regularly sweeping the mailroom and placing loose packages into the package lockers. That is not a luxury service. That is basic property management. But they cannot even be bothered to do that consistently. The lack of responsiveness from management is a theme here. When something needs to be fixed, even when it is important, getting a response or resolution is often slow, frustrating, or nonexistent. At any given time, at least one of the elevators seems to be down, and it can take days or even a week to get an elevator repaired. Because of that, residents often have to use the stairwells, which creates its own safety issue. The stairwells and common areas frequently feel unsafe. I have repeatedly encountered people smoking what appears to be hard drugs in the stairwells or right outside the building. Cars are broken into all the time. There is supposedly security patrol, but one person cannot realistically monitor a property of this size and all the problem areas. They clearly need more security coverage, but instead residents are left to deal with the consequences. The building also has constant false fire alarms. The fire alarm goes off so often that it feels like it happens every other day on average. That is not just annoying. It creates alarm fatigue, disrupts residents constantly, and makes it harder to trust that the building is being managed responsibly. The amenities are also a joke. The pool and hot tub have been unusable, and they were broken for a long time before management made any meaningful effort to fix them. And of course, the pool repairs are happening right as summer arrives, when residents would actually want to use it. Between the package theft, lack of safety, unreliable elevators, unsafe stairwells, constant false fire alarms, broken amenities, and management's refusal to take basic action, this building has become an awful place to live. Unfortunately, some of the residents or people coming through the property also make the situation worse. and management knows who they are but enforces no consequences for their crimes. Packages disappear, common areas feel unsafe, and management acts like this is just normal. I would not recommend this building to anyone who wants to feel safe, receive their mail, or live somewhere that is actually managed with care.

The neighborhood, while out of control of the building is not safe especially if you are a single woman. What is in control of the building is how they manage security. Interestingly enough with a reduction in security presence there was an increase in incidents of homeless people entering the property. Often ending up in areas of the building that only people with fob access should have access to like the gym, bathrooms in communal areas and most recently on the 7th floor of the building banging on apartment doors and trying to enter residences. With the last incident we were unable to get ahold of security downstairs at the desk or via the phone. We also never received a response from my email complaint. During our last month here the gate to the parking garage was broken and left wide open, behind said gate are stairwells and elevators that do not require fobs and go directly to the floors where apartments are. In an email sharing the gate is broken, we were told there would be an "increased focus" on monitoring the gate. However every time we left the property there was not a guard at the gate nor at the desk monitoring the cameras. Anecdotal? Yes, but the lack of security lead to a homeless person actively convulsing being found in one of the stairwells. If you advertise a gated parking garage in a neighborhood with high crime rates, then that garage door becomes ineffective at keeping us safe then the building is absolutely responsible for increasing security until it is fixed, which they did not do. Do you enjoy taking the stairs? If you are thinking of living in this building I sure hope so because the elevators are constantly out of service (we're talking multiple times a week). Maybe this has something to do with them letting the inspection lapse by 8 months. Packages are constantly getting stolen, maybe if they hadn't gotten rid of the concierge that was previously available or the day time security this wouldn't be an issue but unfortunately I had 5+ packages stolen in the 16 months I lived here. Maybe they consider 1 package stolen every 3 months good stats, we should check with corporate. During a recent fire alarm test, the building provided less than 14 hours notice that they would be conducting testing for hours the next day. While I understand tests are required, it's against the law to enter residences in non emergent situations without 24 hour notice which unfortunately they did. We were not sent a letter or and email regarding our renewal, but I was called with 1 hour left until the leasing office closed saying if I didn't sign my renewal today our rent would have a significant increase compared to the "special rate" they offered us in the communications we never received. Upon breaking our lease we had to pay 1.5x rent, while it was in our contract we left because our safety had been continuously compromised and they were not willing to negotiate even though they were negligent. We also only received 1/8 of our security deposit back due to them charging us for cleaning regardless of how we left the unit and to repaint even though that's just a business expense for a land lord. A building should not be advertised as "luxury" given the circumstances listed above. I'm not an unreasonable person, I understand that things happen however how a company navigates situations is a true test of their professionalism and unfortunately every situation that occurred was either ignored or we received a canned generic response with no action to prevent things from happening in the future. If you value your safety, your peace of mind or your sanity stay far far away from 5550. Side note, Marcus from the leasing office was always incredibly kind but unfortunately one employee does not make up for our 16 months of being miserable and concerned for our safety. Reducing security and raising rent to maintain your profits is icky, do better.
