The location is one of the main reasons she chose this community. Downtown Glendale is a great area, and from the outside the property presents itself as a luxury apartment community. Unfortunately, the condition of the apartment we received did not match that expectation. One of my biggest concerns is that the lease was signed before my daughter was able to complete a proper walk-through of the apartment. Had we been given the opportunity to thoroughly inspect the unit beforehand, many of the issues would have been identified before signing a one-year lease. As soon as we gained access to the apartment, we immediately noticed numerous problems. There was paint splatter throughout the flooring and on appliances, dusty ceiling fans, carpet concerns, HVAC issues, a very noticeable squeaky floor in the upstairs area, and general cleanliness problems. Some of the appliances also appeared older and poorly maintained for the amount of rent being charged, including a dented refrigerator and a dishwasher that did not appear to be properly assembled. Management initially advised that the carpet had already been professionally cleaned before move-in. However, based on its condition, it did not appear to have been fully prepared. A second carpet cleaning and carpet stretching were later scheduled, which only reinforced our belief that the apartment was not truly move-in ready. The paint splatter was significant enough that a maintenance employee later spent considerable time removing it using specialized tools. While much of it was eventually removed, some older paint stains could not be completely corrected. The apartment certainly looked better afterward, but it left us wondering why these issues existed before a new resident moved in. The HVAC system also required attention shortly after move-in. While management eventually replaced the unit and the air conditioning now works, the installation itself appears uneven and unfinished. Communication during the first several days was one of the most frustrating parts of this experience. We reported issues immediately, yet responses were often delayed and it felt like progress only occurred after repeated follow-up. Moving into a new apartment should be exciting, not stressful. Another issue that remains unresolved is the squeaky upstairs floor. We were advised that nothing could be done to correct it. Considering the amount of rent being paid, that response was very disappointing. Because of the number of problems we encountered immediately after move-in, my daughter asked whether she could transfer to another available apartment within the community. We hoped management would recognize that the apartment had not been delivered in move-in condition and work with us toward a reasonable solution. Instead, we were informed that a transfer would only be considered after six months of residency, provided there were no lease violations or late payments, and only to a larger floor plan at the current market rate, meaning an even higher monthly rent. We were also advised that if she chose to break her lease, the lease termination fee would still apply. At that point, neither option was financially reasonable. My daughter had just paid her security deposit, moving expenses, furniture costs, utility setup fees, and first month's rent. Asking a resident to spend even more money because the apartment was not properly prepared before move-in was extremely disappointing. Over the following weeks, additional maintenance concerns continued to surface, including problems with the washer and dryer, door lock issues, and missing packages that required follow-up. Although some repairs were eventually scheduled, much of this could have been avoided had the apartment been properly inspected and prepared before move-in. I understand that no apartment is perfect, and I recognize that maintenance staff worked hard to address many of the issues after they were reported. However, the larger issue is that so many of these problems should never have existed on move-in day. For the amount of rent being charged, new residents should receive an apartment that is clean, complete, fully functional, and truly ready to live in from day one. I sincerely hope management improves its move-in inspection process so that future residents do not experience the same frustration that my daughter did.

The first time I used it after replacement, it first sprayed air explosively followed by a forceful gush of water before it flowed normally. Got water all over myself and the floor.

    Listen here because this one is beyond deserved…read more This is the first apartment building we've lived in since selling our home, and I can honestly say the experience has exceeded every expectation. From day one, the property management and maintenance teams have been nothing short of exceptional. They are incredibly kind, approachable, and genuinely create a personal connection with residents--which is rare to find. Every maintenance request I've submitted has been handled quickly and efficiently, but what really stands out is the follow-up. I'm never left wondering about the status of a ticket--they proactively keep me informed every step of the way, which makes such a difference. A special thank you to Dana, the property manager, who has been amazing since coming on board. She is attentive, organized, and truly cares about the residents and the overall experience in the building. And Leonard from maintenance deserves just as much recognition--he is fantastic. Professional, reliable, and always goes above and beyond. There's currently some minor construction happening on the first floor, and I initially thought it might be disruptive--but it's honestly been the complete opposite. It's so well-managed and unobtrusive that I barely even notice it. The construction team is also incredibly friendly and respectful, which just adds to the overall positive environment here. All in all, this has been such a seamless and enjoyable transition for us, and I truly couldn't recommend this building more. It feels like home--and that says everything.

    Great building managed by our awesome apartment manager, Jillian! The building is well maintained…read moreand clean, and Jillian has always been responsive and quick with any issues. My husband and I have lived here for almost 4 years and we've not had any serious issues. The elevator does get squeaky from time to time though. Notices are posted in a timely manner, and any water shutoffs usually follow the posted time. Trash, recycling, and compost are taken out weekly. During heavy rains when the drains got backed up, Jillian ensured that they got cleared asap. For a building of 40+ units, the tenants are considerate with noise, they are mostly small families or working couples, so it's pretty quiet most days. There is a tiny gym (2 treadmills, a cycle machine, 1 elliptical, weight machine) on the ground floor which came in handy during the pandemic, and the pool was retiled earlier this year. The laundry room was also renovated about 2 years ago and you can pay the machines using an app. There's also 6 guest parking spots which is nice for when family and friends visit! After the building changed ownership in 2020, tenants were allowed to have pets, which can be difficult to find in Burbank. We enjoy living here with our two cats and it's super convenient and walkable to the central library and downtown area.

Management is always ready to resolve issues. We feel safe living in this complex and definitely enjoy the open floor plan.
