While I was at these Apartments walking around lost for 30 minutes I also encountered two other delivery people completely lost while delivering to other customers who lived in these Apartments. Unacceptable for an Apartment Complex that considers themselves "high end" to have no building numbers, signs with apartment numbers, or any navigation signs.

The property manager Nikki and the maintenance manager Carlos have a great team put together here. Everyone in the office and maintenance staff are kind, responsive, and hard-working. Maintenance: The whole property is constantly being well-maintained and improved. Everything from preventative AC servicing and changing AC filters for you to common areas being cleaned regularly and even larger projects like resealing the windows for better energy efficiency, etc. I've had a few emergencies while living here (one time my AC broke, and another time my stove was malfunctioning), and Carlos or another staff member promptly answered the on-call maintenance number & fixed it very quickly outside of business hours. Even for routine maintenance requests, this team is on top of it! Always fast, always considerate, and always a great job done. No half-assed repairs. Leasing office: On the office side of things, I've had a great experience too. When I wanted to change from a 1 bedroom to a 2 bedroom unit, the office staff kept an eye out and helped me get a GREAT unit at a good price right across from my previous one. On the rare occasion of a package/mail mix up by whoever the deliverer was, the office corrects it and contacts the residents to let us know. There are consistently little resident appreciation events, holiday events and a Christmas gift wrapping station, game nights, and food trucks that they arrange for us. When negotiating lease prices at move-in, they gave me a discount as a healthcare worker! They've never raised rent by more than $15-20 dollars each year since I moved in; some years there was no increase. There seems to be a lot of care and pride taken in their work and most of all it feels like you're really getting what you pay for: a luxury apartment. Amenities/miscellaneous: The amenities are well-kept and clean. There's a loading area for moving with a dedicated padded elevator which is really nice to have. The two buildings are beautiful and comfortable. The package delivery Luxor lockers are secure and very convenient, I've never had a package stolen or go missing. The sound-proofing is maybe the only thing lacking BUT -- this is an apartment, not a house. You'll have neighbors living all around you and you WILL hear them from time to time, that's just how apartments are. I don't think Dwell is any quieter or louder than the average apartment complex. From some negative reviews I've seen about Dwell's noise, it seems like those are entitled people with unrealistic expectations... Overall, most residents are quiet & respectful and tend to be middle-aged working professionals. Location: This is such a great location to live in Orlando. It's only a few minutes away from the 414/i-4 junction which is so convenient for any commute and you usually don't hear any traffic noise from the apartment even though the highway is just down the road. Just 5-10 minutes north of downtown Orlando, 30-40 minutes from Disney/Universal/International drive, 15 minutes away from Winter Park, and close to several AdventHealth & Orlando Health hospitals. There's a Chick-fil-a two blocks away! ;) I wish I found Dwell Maitland sooner. It's been a joy to live here! The team here makes life less stressful with all the things they take care of automatically and I'm so blessed to have been taken care of by them for the last 6 years!

This is a long read, but it's worth it to save yourself from this place. If I could give 0 (or even…read moreNEGATIVE stars), I would. This is the absolute worst place I have ever lived. I should have known from day one when our move-in process was delayed (thanks to the office staff) that this place was a major red flag. (Context: My husband and I did everything required of us, got our approval for move-in, and our move-in date was confirmed. Long story short, we never received correspondence from them even after trying to contact them multiple times. We showed up on our CONFIRMED move-in day and were told our application hadn't been approved - even though we had emails stating that it was. My husband had to sit in the office doing paperwork for 2 hours while our moving truck just sat outside, costing us an additional $300+. Oh, how I wish we hadn't gotten approved. But as you'll read below, this company clearly doesn't reject anyone). Here are just a FEW issues with this place: 1). We decided to move to this complex to be closer to our jobs. It was more expensive than our previous place in Mount Dora, but we didn't mind, considering we'd be paying less in gas and have a bigger place (with a garage AND in a gated community - both necessities considering the area). Well, the gates have NEVER worked since we moved in - and based on other reviews, haven't worked for the past TWO YEARS. We were told they were fixed and would be in use after July 4th (to allow residents enough time to get their fobs, by request of "upper management"). Guess what? The gates are still open. Don't classify yourself as a "gated community" when they haven't been in use for YEARS. This leads to the next issue... 2). The number of people loitering around here is astounding, but not surprising considering the fact that the gates are never closed - allowing any and all foolery to just waltz their way into the neighborhood. Incredibly unsafe and disturbing environment. Thank goodness we installed a video security system so we have proof of just how often people stand outside our apartment/cars slow down (and even stop) in front of it in the middle of the night. Security patrols of the complex have barely increased, and of course never seem to be around during suspicious activity. Additionally, "quiet hours" (described in the lease) are nonexistent here. Our surrounding neighbors yell outside WEEKLY in the middle of the night. We have another neighbor who stands outside talking (yelling) on the phone multiple times a week, sometimes as late as 3 a.m. Cars and trucks with loud engines roll through at all hours. Does management do anything about the noise? No. 3). THE BUGS. The pictures I attached say it all. We have found bugs (dead and alive) inside on a daily basis. My husband and I take pride in keeping our space clean - we don't leave food out, always clean/sanitize areas, etc. -- there is NO WAY this number of bugs (or any, for that matter) should be getting in. We have had pest control come multiple times to no avail. We have had FIVE lizards make their way inside in a span of three months. These are truly disgusting, unlivable conditions. My husband has complained about all of these issues multiple times, and nothing has changed. We know nothing will be done and are counting the days until our lease is up (as they will probably try to charge us an exorbitant amount of money if we attempt to get out of our lease). Expecting the typical "we apologize," "reach out to our regional manager," "our top priority" non-responsive response. News flash: Apologies don't solve problems. Actions speak louder than words. Property and company staff: Do better. Bottom line: Do yourself a favor and STAY FAR AWAY from this place. Your wallet and well-being will thank you.

I think my favorite thing about the complex is how swift and on point the maintenance team is. Daniel has serviced my apartment multiple times and on all occasions he has went above and beyond. He did what was requested of him and so much more. On one occasion he was off and heading to a dinner date with his wife and I called him for an emergency. He not only fixed the emergency but he also assisted me with other things in the apartment. On another occasion I requested someone take a look at the AC vent in my bedroom. Daniel came and he not only fixed the vent but he also noticed inconsistencies in the AC unit power. He spent over an hour servicing the AC and maintained a very friendly presence.
