I've been living here since July 1st and I have absolutely nothing bad to say about the experience of living in a plush 4 bedroom 2.5 bath townhouse of my dreams... literally lol!!! The manager is overly concerned about the happiness of his tenants. The leasing consultant is super easy to talk to and quickly handled all the paperwork and anything else I needed to make it my home. Everything is so well kept by the maintenance men who are friendly and don't mind taking the time to talk to us if we have any silly repair questions too! Seriously after the unprofessional staff and unbearable living conditions at Idyllwillow Apts in Mission Viejo, they can count on seeing my children grow up into adults because I finally found a place that I can grow and thrive in my own quiet nook. I did really like this place but after I made a complain about my stove not working they 1.told me it wasn't an emergency. Crazy because feeding my family isn't important? I physically went to the office and yeah they were nice about it had someone come in the next day. Oh oh lord I wish I didn't because now they wanna pick apart my home. I have lived here for almost a year and we never got any complaints but now I feel like as if they're betting petty and keep sending letters saying this and that isn't allowed but it was never a problem in the beginning! Wouldn't live here again, they were constantly coming into the apartment for inspections and that's hard because first I work full time and I would have to go back home to take my dog out of the apartment for them. Tried to get more money out of me for an architectural problem they had when the air conditioner goes on, basically when the pipes thaw out it drips into one of the tubs. They tried to blame us for that... which is ridiculous. Depending on where you live, you will just hear echos in the hallway of people walking or closing doors (almost like a hotel hallway). I got compliant from the neighbors about my dog making noise when I didn't even have one living there at the time... so neighbors aren't friendly. I've also had police come to the door in the middle of the night because people give the wrong information to the police so just prepare for that. read more

Do Not Move In Here! The forever revolving door of mediocre (at best) management allows one manager to approve something just to have it denied by the next. I've been here for 9 years, I've paid $270,000.00 in rent and they've now begun a practice to knick knack you for the smallest repair. After more than a quarter million dollars spent and 9 years of normal wear and tare I was charged $80.00 for a quarter size hole in my screen window. Also upon move in my carpet was 3 years old, it's now 12 and my request for new carpet or at least a cleaning only on the 1st floor was denied with the excuse that "the carpets issues are not the apt management fault". They tow tenants but don't police non residents parking and doing drugs in the corner parking spots of the complex. The list goes on and on. So again for god sake and your own stay away from Laurel Glen Apt in Ladera Ranch! read more

I lived there for 8 months. The only issue I had with living there at first was our unit was on the second level and the noise from kids running up and down the stairs banging their feet! It was so loud it sounded like it was inside the apartment! Also, from my bedroom in our bathroom I could hear the neighbors kids going up their stairs in their apartment and I could hear their conversation! The worst part was when I moved out. I thought I would be getting my $900 deposit back, boy was I wrong!! Not only did I not get my deposit back but I got a bill instead! FOR $600.00!!!!! And most of the charges were BULLSHIT! I had spoken to the manager Christian, prior to my move out and I asked him about the carpet, he said I didn't need to worry about having any charges for the carpet since they were going to replace it anyway! He even pulled it up on the computer and double checked it! Great, I thought. And if you know these units, the carpet is very light and hard to keep looking nice! I had also asked him about these accent walls that I had paid their guys to paint, I asked if I can repaint them back to white? He told me that I wouldn't have to do that because I had already paid to have them paint the walls initially. So the bill I get was for: Carpet--Hmm thought there was no charge to me for that since they were replacing it anyway! For painting the walls and touch up painting. --Again that I would not be charged with it. And touch up painting for what?? I went through the place and wiped off and scuff marks, so that is a complete Bullshit charge! And they charged me for the vinyl in the half bathroom being scuffed when it was like that when we moved in, we never made a big deal about it, but wish we would of, otherwise they wouldn't have another excuse to charge for something else. It never bothered us because there was a rug covering the scuff mark and it wasn't anything that was that big of a deal. $180 for vinyl with a small scuff mark, that was like that when we moved in, but NOW it is a big deal! LOL! We had to have a meeting with Christian and Natalie to go over the bullshit charges and Christian lied to our faces when he said he doesn't remember what was said. BUT he did say which was funny, he remembers talking about carpet and paint but never that he said it was nothing I had to worry about! What kind of dirt bag lies to your face! And is calling me a liar! He told me I wouldn't be charged for the carpet and paint! And don't get us started on Natalie, and her math skills, or lack there of. She turned out to be a real piece of work when it was move out time. The funny thing was I was actually considering moving back into this community but after the whole move out process and how it left such a bad taste in our mouth. Never again!! Theres too many great apartment complexes, that don't royally screw you when you move out, like Niguel Summit in Laguna Niguel. Wonderful move out process they work with you and we got our deposit back in like 2 days!! With Laurel Glen you would have to wait like 3 weeks!! What a joke! You want me to contact your Customer Care phone number to do what??? Are you going to give me my money back? Because unless thats the case, I do not want to contact your customer care line to waste more time on this crap! read more

All those 5 star reviews you see here are completely bogus. My fiance and I lived here for 1 year and we couldn't get out fast enough! It was the most miserable experience we could have encountered and wouldn't bestow it on our worst enemies. We lived on the 2nd level with someone above. Horribly thin walls and acoustics. Felt like a hotel, hearing neighbors slamming doors, running down halls and not to mention the ogres living above us. We battled management for 12 months about our upstairs neighbors. Everytime they came to "listen" they heard nothing. We called the police and got a case number and that still wasn't enough "proof" for Laurel Glen to do anything besides call them and write them a letter. Laurel Glen assumed we were liars and making up the stories about the noise we were hearing including huge loud thuds waking us out of bed at 2am and constant running back and forth above us. They always took the side of the upstairs neighbors who pretended to not to speak English well. This was probably the worst incident out of everything that happened to us here, but I'll share other incidents in case this isn't enough to convince you not to live here. When we moved in we didn't have hot water for 4 days, and multiple outlets didn't work. Our hot water heater sounded like a washing machine ready to explode. It would run on its own in the middle of the night and wake us up. After complaining for months they finally realized it needed to be replaced. A few months after that I walked out on the balcony to do laundry and could smell GAS from the water heater (with the door closer). Immediately called the leasing office (good luck getting phone calls answers they never pick up) and instead sprinted over before they closed to have someone come fix it. Why it was leaking in the first place and an old connection pipe was left on even though the heater was replaced is beyond me. Drains in the tub constantly get clogged, we had to call maintenance monthly. ANTS! Beware in the summer. Another battle we fought constantly. HOT! Ladera is hot as hell, you're better off spending your money by the beach where its cool and you're not running the air constantly. Plus there's nothing good around in the form of grocery stores, shopping, etc. Also, NON STOP CONSTRUCTION - be prepared to have limited parking and notices of your door about work starting 2 days later, all the time. OH and you can't put plants on your balcony ledge - you'll get a notice there too even though tons of people are in violation of it. Management is an absolute joke. They say they'll call you back or email you documents and never do. They NEVER answer the phone (pretty sure they were screening our calls). The common area key fobs never worked - difficult to get into the pool or gym..GYM is a waste of space, always out of water, machines don't work. Long story short - our experience was EXTREMELY disappointing. Laurel Glen will nickel and dime you for everything they can. Whatever you do, DO NOT LIVE HERE. Plus - tons of kids live here. Not a bad thing, but driving in the parking lot with a gang of kids riding around on bikes and scooters with no parent supervision is an accident waiting to happen. OH and ALL THE NOISE from Antonio will drive you nuts in the morning. YOU HAVE BEEN WARNED, DON'T DO IT! read more

Also, appliances are from the 90's and they bumped our rent from $2800 to $3015 for a three bedroom. Didn't make sense for us to stay when there are homes for rent a block away for $2900 with about 600 square footage more. read more

I would like to share my praise again for the amazing office staff at Laurel Glen. We recently got a new manager, Brian Whitecomb. I have to write this review because without even having met him yet, my experience with him has been so positive. I had some issues with the online payment system that I needed help with. I explained the situation and the urgency of it and without giving me any excuses or systematic answers, he came to my aid, reached out to the online system 3rd party vendor, and had what would normally take two weeks corrected same day! It made such a difference to my family and I because we had our finances tied up in the issue and he realized this, the affect it had on us, and did not allow us to suffer any longer than he could possibly see fit. This kind of human to human (even though it was all by phone and email!) connection and service is really what makes Laurel Glen feel like Mr. Roger's Neighborhood, if it ever exsisted in real life. I'm not kidding. And, we even have our own resident superhero. I don't "think" he wears a cape, because I haven't actually met him in person, yet. But I think he should! read more

I mean, this place provides doggie bags for you to use and you still leave your dog's crap there to fester in the sun? Jeeeesssuuussss. I imagine these people are also bad parents.... They're type of parents who don't change their kid's diaper out of laziness, then the poor baby gets a rash, then the day care staff notices, then they get reported to the popo, then the baby gets taken away and placed with a caring foster family who not only changes baby's diaper BUT ALSO picks up their rescue dog's poop! True story. Moral of the story: PICK UP YOUR DOG'S SHIT!!!!!!!!!!!!!!! Please and thank you. -Parking here can get bad in the summer, as in it's 7 pm and every spot is taken. The hell? Management does garage inspections every quarter I believe to make sure people don't use their garages as storage units (which they do) otherwise management will make them take it all out or something (which they don't). "Why Ms. G, do you use your garage as a storage space?" "No, no I do not. There are three things in our garage and one of them is a car." At least there is always street parking if need be and you don't have to worry about being stabbed walking back to your apartment at 11 pm. *Sigh*....Moved her earlier this year super excited to be out in our own place and I was completely blown away with the issues we've come up against. From our neighbors and from the management. It so disheartening. I feel like our neighbors smile and pretend to be nice, but then turn around and falsely accuse us to management of things that are blatantly untrue. And it's not little things like being noisy on a weeknight or something like that....the kind of things that would typically be reported to the police! Out of nowhere! It's to the point where I'm afraid to sneeze around here, lest we be accused for causing mayhem! The management at the time of move in seemed friendly and honest, but later on, it just seemed like they only said those things just so they could get a sale. I don't know if it's because the person that was working with us at the time wasn't knowledgeable enough to answer our questions, or maybe they were just plain lying to our faces. There have been a couple other instances, but this one was a big one to me and stands out the most in my mind. I'm an optimistically reasonable person, and I like to think I can see from more than one point of view, but overall, I'm disappointed with this living experience. Hopefully when we move out, the next place we live in will have less of the type of neighbors who have it out for us and for management who will be more forthcoming. I'd like to live somewhere that I feel like I can rest easy when I come home and not worry at night that the next step we make could be the step that gets us evicted. read more

We lived at Laurel Glen for 3 years and recently moved to a townhouse down the street. The apartments definitely need updating to stay competitive in the current rental market. Our rent went up $180 after the first year and then $200 the next year, hence the reason we decided to move. With the increase came no additional amenities and in fact the complex had started to go downhill. There are much nicer, more update places to rent in the area so Laurel Glen really needs to remodel. The dog poop was a HUGE problem. Nobody ever picked up after their dogs. The people in the leasing office are not very knowledgeable and they don't communicate with each other which can prove frustrating for tenants. They are always under staffed and often times there is only one person working so if they are on lunch or on a tour you cannot get into the office to speak with anyone or drop off rent (they got rid of the outside drop box). Since Brian came on board maybe 6 months ago things have become much better. He is organized and follows through and works hard and seems to have a genuine interest in the property being kept up on. We had an issue with lawn shrimp after all the rain we had and he came over a couple times to check up on things and make sure the problem was getting better. You need more competent people in the office like him. Roger and John the maintenance techs were very helpful and timely as well. We also got back $200 of our $500 deposit which we were pleased with. I would live at Laurel Glen again if we had to if rent was lower or the units were updated to more current standards. read more

I have lived here for 2 and half years now and I must say very nice area to live at. It is one street up from a elementary/middle school which is perfect for my 2 younger brothers and has many of the best known fast foods, gyms, ice cream places, banks, and etc as close as a 10 minute walking distance. Very friendly neighbors and the staff here are all kind and great. The management team is very understanding and tries to help the residence with anything possible. Small but useable gym within the apartments and great pool. Full of trees so you always feel relaxed and peaceful. Best place I have lived in so far! Five star!! read more

We have lived here for 3 years now and really love it. Great neighbors, clean, nice management and awesome maintenance staff. We are very close to Founder's Park which is perfect during 4th of July, Octoberfest, and the Spring Festival. Pool and fitness center are clean and rarely packed. BBQ area is nice with a great patio and fireplace. We have lived in all all the Laurel apartment complexes here in Ladera at one time but call this property home. Rent is kind of on the high side but you get what you pay for. read more

We have neighbours in R.S.M who left this complex and they paid super high security deposit fees on move out. Were upset because every four to six months staff has to inspect something. Said they had constant notices, garage checks, inspections of the unit, fire inspections all the time. No parking at night, on weekends and could never move their car on a holiday because the entire area was full of cars for blocks on holidays and people going to this park where holidays were celebrated would just park in there complex. I had the change to try and visit her and saw this for myself. read more

This place is disgusting. My mom and I have lived here for approx. 1 month. We have had 2 complaints from neighbors about our dog barking (at 11:30.... AM!!!!!) The management handles the situation terrible. The phone call from them says "Are you home?" no we're not "Oh, OK well your dog is barking and it needs to stop". Its 11:30, I was gone for 5 minutes "OK".. We had to move a car with us because it has no where to go and it doesnt run without having to be jumped and sure enough we've gotten a "parking violation" a.k.a "an orange piece of paper" The people here are disgusting rats that trash the pool area with food and cups. The neighbors are not friendly, the neighbors give you disgusting looks. We even got harassed when our moving truck was here by a neighbor because going up and down the ramp was loud. I CAN NOT WAIT TILL OUR LEASE IS UP SO WE CAN MOVE OUT OF THIS DUMPY PLACE. I AM EMBARASSED FOR THIS COMMUNITY. read more

I looked at these apartment homes a few months ago. As a mother of two going through a divorce I needed to find a place to rent. I found this community to have great amenities but upon further review the apartments need updating. As well as lots of dog poop in common areas. Parking also seemed to be a problem. As a mom who likes to do play dates it would be hard to have friends with kids come over without a close spot to park. read more

Reviews of the high charges upon move out are true. Do not stay here. The part that is unsettling is that when you talk to the staff, they tell you one story, that if you fit xyz you will not owe money. We had a per-exit visit, and conversations with the staff, they supplies paint, I painted all the walls, we cleaned, etc. We were then charged all our deposit and later sent a bill beyond the deposit, with a threat that our credit would be effected if we did not pay. read more

They told me not to clean upon move out because they would hire professionals even if I cleaned it already. They did a black light inspection and because they saw urine (which was from my toddlers I was potty training) they kept my deposit and charged me over $1000 to replace the floors beneath the carpet. Basically trying to stick it to me because they thought I had an unauthorized pet. I tried explaining and working with them but I too got the threat of it going on my credit. I would give it a 4.5 star based on Christian and Holly in the office plus the maintenance guys, but the other girl "N" (is her name) in the office is horrible! Every time we need something and she takes our phone number down she NEVER EVER EVER follows up or returns phone calls. Place is well-kept, clean, quiet, nice neighbors mostly, some kids are bully-ish but that is not the community's fault. We never had a problem other than this girl in the office. She never answers the phone when she's there alone and is even rude when she can't find a package that is supposed to be there. Definitely had a great experience otherwise, we had to live here for a few months since we moved from out of state and were looking for a house. Rent a bit high, I agree. Oh, and they get you when you move out. No matter how clean or if you touch up paint when you move out, they will still take it out of your deposit because they have high standards including cleaning behind appliances, etc., so don't bother cleaning carpets or apartment with a service but leave it clean yourself. Expect your deposit to be significantly lower, and this wasn't communicated to us when we signed the lease because they give you a list of what to clean, but they still charge you to re-clean. The refrigerator is low end and things freeze in the back; and vegetables and fruit go bad quickly. Their washer and dryer ruined most of our clothes, very cheap quality, and dishwasher also poor quality, our glasses all got scuffed or scratched in there for some reason. I am writing this review as a current resident of Laurel Glen Apartment Homes. While the start of our tenancy difficult and was far from deserving anything higher that a single star (mostly due to work orders and the difficulty working with the current community manager at the time), a recent change in property managers has been the force prompting this review. I won't mention the negative experiences (because I don't feel they accurately reflect the current experience at Laurel Glen Apartment Homes ) I had at this property in mid-2106 because the new and current property manager Brian Whitcomb and his team have lead a nice turn around in the Laurel Glen experience. A few of the changes that have been noted are an increased interest and care in the property appearance (first noticed with the replacement of many many burnt out light bulbs), and an ongoing effort to improve available resident parking within the community and issue parking passes. The most important change of all has been a 180-degree turn around and improvement in communication with residents (both verbally and with written notices) and execution of work orders and repairs. It is given that things will break and we have experienced more broken items and requested more works order than we would have liked, but the management team's new approach to quick and effective communication and follow through earns a 4-star review. Thank you Brian W. and team for the nice changes and treating the property and residents with the professionalism both deserve! It has been noticed and appreciated. read more

DON'T BELIEVE A WORD THEY SAY!!! It is in your best interest to keep looking. These apartments look amazing but as soon as you get into your new home, the fees and complaints will start to roll in. They will write you a warning letter for terrible reasons, then have their "attorneys" write you one stating they will kick you out on your next infraction. The staff will lie about the infractions or add more to make you sound worse. They will threaten to take your service animal away by making false accusations. The staff is pretty incompetent. This place is priced way too high for what they offer. They raise the rent 8% each year. You are paying for. A zip code and neighborhood. This place is not worth what they charge. The plumbing is terrible, always backed up so you shower in ankle high water. It's disgusting. The washer and dryer are old and don't work very while. Expect two hours to dry a load of laundry. Look for a private rental. The rent doesn't go up 8% a year and usually your things will be newer. read more

I'm writing a review in response to the excellent service we've received at Laurel Glen, especially since the new manager, Brian Whitcomb, has come on board. We have lived in one of the 3-bedroom townhome units for a few years and we have been more than pleased by the quality of service from both the leasing office personnel to the maintenance staff. Both Felicia and Natalie are always welcoming and eager to attend to any concerns or issues we have. They go out of their way to help in any way they can, particularly if I have a maintenance issue that needs immediate attention. Last week, we had a problem with our garage door and Natalie made sure it was fixed by the time we returned from running our errands (in an hour). Perfect!!! Moreover, the new manager, Brian, has exceeded all our expectations since his arrival. He is professional, yet friendly and truly interested in ensuring that all residents' needs are met. When we had issues with parking, he addressed them immediately and even came in early on his own time to ensure that tickets were issued to cars without permits in the morning. Since that time, the parking lot has had plenty of available spaces and we haven't had any further issues. Additionally, I have noticed that Brian has focused more on the maintenance of the property versus previous managers. When I am walking my dog or working out in the fitness center, I watch the maintenance crew meticulously scan the pool area and grass areas as they pick up every little piece of trash and dog excrement. I can now walk my dog freely in the grass areas. The fitness center is always immaculate and the cleaning crew often comes in in the mornings to clean (they are very considerate not to disturb me during my workout). We recently renewed our lease and I'm so glad we did!! We love our townhome and have enjoyed the close proximity to our kids' schools. The excellent property management and competent, warm staff only add to our warm experience here! read more
