Olshan installed a sump pump with battery backup system on my home. Later on, the battery blew up and almost burnt my home down. Luckily, I was home to put out. Come to find out, they installed a wet cell battery, not a maintenance free AGM battery as the manufacturer recommended and sold but they did not purchase. Called their office and person I was spoke to was not a pleasant to talk to while being respective while being upset. Sent emails to manager and come to find out the email does not exist. I am writing this review because while this is frustrating for me, for elderly or disabled people on fixed incomes this kind of situation could potentially be devastating. I had Olshan out on May 30th to install a drainage system, bury 5 downspouts, and poly-level a portion of my driveway and a concrete walkway. - At no point was I notified that there were any issues/changes during the installation until they had already packed up to leave at the end of the day and everything was done. I was then informed by the man in charge of the crew that they ran out of materials and were only able to bury 4/5 downspouts. The leader of the crew was unable to answer my questions due to a language barrier, and told me to contact the office. - I was sold different equipment than what was installed. The salesman led me to believe I was purchasing exclusive low-profile drainage basins similar to those featured in their ads and the product brochure I was given. What they installed on May 30th were giant mosquito bucket basins. They also did not install standard NDS pop-up's at the end of any of the drains as I was told. They installed what appear to actually be 4 inch catch drains with random holes sawzalled into them. None of the basins or drains were installed with gravel sinks, just thrown into holes at odd angles. - All of the catch basins and the downspouts were installed lower than the drains they connected to. They were full of putrid, stagnant mosquito water at all times because they could not drain and even tiny amounts of rain caused water to pour from my gutters and the catch basins and downspout drains to flood. This caused erosion to the soil around them, and the mosquitos were so bad we could no longer hang out in our yard. No amount of dunks in the basins helped. - while the crew was working and using an extension cord in my garage, they somehow overloaded the circuits which fried my garage door opener. - While digging a trench for one of the downspouts they cut the electric line to my shed. When I attempted to address these concerns with my salesman, he ghosted me. I was able to get in touch with the office manager at Olshan and they scheduled a production manager to come visit and review the work that was done on June 10th. The production manager agreed with my concerns and told me he would be submitting a report and would get back to me with a solution. The solution proposed consisted of re-working the installed materials (that are not what I purchased, and not the right product for my situation) to see if they could possibly make it work. I am not interested in getting into an endless service call situation, and based on all of the other red flags, I did not trust having Olshan back at my home to "fix" anything. I requested a refund and offered to let them take the materials if they wanted them. What I received in return was an angry phone call from the general manager, Aaron Goucher, where he yelled at me and my husband for daring to request a refund and was generally threatening and unpleasant. He also refused to acknowledge the damage to my garage and shed and the substandard work done by his crew. I have since restored my house on my own to the tune of about $2000. I came out of my own pocket to fix the garage and shed, restore the above-ground downspouts, and remove all of the materials Olshan installed. The mosquitos are gone, my gutters work properly again, and my yard is no longer a swampy mess. I think these franchise foundation company salesmen are selling snake oil for top dollar, then sending out untrained and underpaid laborers to do shoddy, negligent work. They showed up on time, stuck to the estimate, did job within a couple days and entry now is very smooth, with car no longer bottoming out with entry to street. Ohlshan was one of three contractors from whom we obtained' 'solutions' to localized basement wall cracking and water intrusion in our basement. The three solutions ranged from stabilizing three walls with piers or other mechanical devices along with encapsulation of the walls and diverting the water into a trenching "system" that would convey rain water into an existing sump pit. This would have entailed demolishing half a finished basement to install a glorified tarpaulin. The low cost option was to inject epoxy into the cracks without shoring the walls. I chose Ohlshan because we arrived at a compromise solution that was less intrusive than the overbuilt remediation proposed by Contractor A. Once I removed basement clutter, it was apparent to me that the salesman from Ohlshan did not really assess the extent of the damage. So, after revising the original work scope twice, I was to be contacted for scheduling the work. I was advised work was being scheduled two to three weeks out. I had to follow up with the salesman a number of times as nearly two weeks elapsed before the scheduler got in touch. I was given a date that was only eight days out so that required a significant effort to secure a handyman who could accommodate a light shelf demolition project. The day of the appointment, the foreman (?) showed up on time and almost immediately asked for the first of two payments for the job. He failed to provide contact details and I assumed he would be actively overseeing the laborers. However, after that brief interaction, he disappeared and a crew of three non-English speaking laborers appeared to do the work. They were friendly enough but carelessly flooded another finished section of my basement running a water supply into the work area. Fortunately, I discovered this before it became a catastrophe. I contacted the salesman to lodge my concern since I was not provided a contact number for the anonymous foreman. The salesman did not respond. Approximately 30 minutes later, a pneumatic coupling parted and I ended up trying to fix equipment that was clearly damaged. I sent another text message to the salesman -- again with no response. The foreman eventually arrived and I expressed my frustration and concerns to him but received no apology for the near catastrophe or other issues I raised. The crew finished the job after approximately nine hours elapsed and did a good job of cleaning up after themselves. They did use a floor drain in the basement to dispose of (presumably) diluted patching compound but I am concerned that, because the floor drain empties into one of my sump pits, that the literally one week old new sump pump there will be damaged. The foreman showed up so we could inspect the work but then hovered because he wanted the second payment installment before he departed. Overall, I am greatly displeased with the lack of responsiveness and avoidable miscommunication and collateral issues. It remains to be seen if the work they effected will address the water intrusion problem. Suffice to say, I am not intending to restore the shelving unit or put my storage items back into the affected area until I'm confident the fix is satisfactory. As many homeowners know, foundation issues are gravely concerning and watching a clown show unfold did nothing to reduce my apprehension. Not recommended. read more

Do not under any circumstances use Olshan's services. In 2023 we contacted Olshan with foundation concerns. Their inspector advised us that one of our basement walls was sinking and that we needed to add pilings. We trusted the professional and paid thousands of dollars to have this work done. In 2024 we contacted Olshan again as we continued to see evidence of foundation issues. This time Olshan advised us that we needed to have a sump pump installed. Again we trusted the professional and paid additional thousands of dollars. We have continued to see new cracks in our walls and doors sticking so this year we decided to have a structural engineer assess our foundation. We were advised by the structural engineer that we never needed the pilings as our basement floor is heaving (not the wall sinking) and the sump pump was installed completely incorrectly causing no ground water to be able to be pumped out. We were advised by the structural engineer to reach out to Olshan to give them the opportunity to make this situation right. Olshan came out again on 7/1 and agreed that the sump pump is incorrect and that they would need to talk to the general manager about the pilings. We were told we would hear from them by the end of the week. We didn't. We called 3 times the following week. Each time we were told they would get back to us. One of the times we were hung up on. We didn't hear back from them until (today, 7/16) after we left a message talking about taking legal action. They claim that they will fix the sump pump on 8/1. They claim that there is nothing they can do about the pilings (that were unnecessary) but that they would give us a "discount" for any additional work. It appears they did unnecessary work to scam us out of thousands of dollars because we didn't know any better. We feel that we were taken advantage of by trusting these "professionals." Do not make the same mistake we did. read more

Driveway leveling and reinforcement I contracted with Olshan Foundation to level and reinforce my driveway. They arrived on time, and explained how the work would be done. After the job was completed they walked through the project to be sure I was satisfied with the work, which I was. They cleaned the area, and the cost was exactly as agreed to. Our front door was jamming and deep cracks had formed in the drywall in several areas of the house. Olshan Foundation identified the cause as being the front foundation was sinking. They were able to squeeze us in for a one day job. Raul and his crew installed piers under the front stoop. They lifted the foundation enough to stabilize the house and made sure it was just enough to help eliminate the front door jamming issue. They filled in the holes they dug and used some of the extra dirt to fill in gaps around the stoop and even asked me if there were any areas around the home that needed some dirt. Raul and his crew did a great job, were friendly and professional. Great work! read more

There was water pouring out of my wall during a storm. I called Olshan and they were at my house in a matter of an hour. Mike, my technician, was able to describe the issue that I needed a repaired wall and new sump pump, possible solutions and repeatedly asked if I had questions...which folks normally don't do! I was able to get on their schedule pretty quickly, and they even bumped up my appointment when they had a spot open. When the crew arrived to fix my basement, they were professional, asked questions, had me inspect their work afterwards, and took the time to explain what they had done and if there were any issues, who to call. Asked for an estimate. Gave my name & number over phone. Met with their employee and instead of paying attention to my name he wrote the estimate according to "the name on the caller id?" I told him, I was the homeowner. He did not use my name. My spouse emailed them back said the bid for guess what(?) a sump pump (we never asked for one but he said we "needed" it) & piers on the side of our garage was over 10K & was too high. I recommend keeping a close eye on the back office aspects of your job - scheduling, specifications, crew size, completion date. I have to say that they could have done a better job on the installation and post-sales process to the point where I would not use their services again or recommend them to others. The sales process was great, but the installation work was sub-standard (had to make multiple return trips to fix issues that should have been done right the first time) and they did not do a very good job cleaning up after themselves and left epoxy on our door frame and scratched our flooring and didn't tell us about it. The fine print in their contractual language pretty much gives them a free pass to destroy your house and leave it though unfortunately. The crew themselves were nice but you could tell they didn't have a lot of training - which is not what you want when you hire them to lift up your house! We also had to lend them some of our tools to use, again, not something you should have to do for a "professional" contractor. We also had to explain to the City of Overland Park why the contractor we hired did not pull a permit when they should have pulled one. Thankfully the work was done to code - barely but the City was not happy. That to me is a BIG red flag. They were also lacking in COVID precautions (not wearing masks unless asked to wear them). Overall, I would not use them again and would not recommend to others to use in Kansas City area. read more

They didn't charge extra just found unseen issues and wanted to get them fixed. I know it took a lot since they had to travel to my residence. WARNING: The "lifetime, transferable warranty" is a marketing shell game, folks. I called them about an issue with work they'd done previously on my property but since the warranty had not been "transferred" within 3 months of sale, they say it is void. The requirement for "transfer" is buried in the fine print of the contract, requires an additional $100 payment and also very conveniently offers them a big, gaping loophole. So disappointing! Olshan did foundation work for us in 2005. At that time we purchased an expensive sump pump from them that has a fully transferable lifetime warranty. Last week, the sump pump went out. We called to have it repaired or replaced since we had lots of rain In the upcoming forecast. They worked us in 3 days later. The gentleman came and told us he was here to assess, not repair or replace. They can't replace it for more than 2 months! Severe weather in our forecast today! Lot's of stuff can be ruined! In addition, they will only replace it with a pump that has a 3 year warranty. We were told they no longer offer lifetime warranties and also that the lifetime warranty we have only allows for a one time replacement. So disappointed! Olshan was the first company to respond when I posted an immediate need for help when my basement flooded. They responded and asked for my phone number. I responded within 3 minutes and then waited 5 days to hear anything - even with multiple messages via Thumbtack and also filling out the contact form on their website. When I finally got a call, the earliest appointment wasn't for two months, when I noted several times this was an immediate flood need. No way to try and impress a customer who knows well that it will cost thousands of dollars to get the work done. I know EVERYONE in KC is having issues with flooding this week. But the lack of communication has me beyond frustrated and I'll take my business elsewhere read more

I purchased my home with a transferrable warranty for the work that Olshan Foundation Repair did on the home. It was quite extensive with several piers added along the south and east walls. Within the first few months of my home purchase I saw some new cracking of the drywall and movement in the front (east side) of the house. I contacted Olshan and was told that I needed to pay $200 and have the home inspected in order to transfer the warranty to my name. The inspector came out and the first thing he did was collect my $200 check. He did an inspection of the home and took measurements. He verbally advised me that the foundation movement was within acceptable measurements. I also had another foundation company do a free inspection later that same day and he did not agree. The Olshan inspection was done on 10/31/2022 and after four follow up emails to Olshan, I still have not received a copy of the report or the warranty transfer paperwork. I've copied the office manager on all the follow up emails to the inspector/Certified Structural Technician. After the third email, the Inspector told me he was not the correct person to be contacting for the warranty paperwork but he did not offer the person's name or contact information so that I could get this resolved. I can only surmise that the lack of response is because they know the foundation work is failing and they don't want to have to repair their faulty workmanship. I do not recommend using this company for foundation work. They do not stand behind their warranty and are unresponsive after receiving your money. read more

The only problem that I had with Olshan is that it took them 2 months to come out for a estimate for a simple job on my basement that I wanted to get a quote on. So two months comes around, and I get a friendly? reminder by text that they are coming out on a certain day. The day arrives and my dog who is alert to everything outside, never once moved or acted like there was anyone outside at the time they were supposedly here. So truly I have no idea if they even showed up or not, except that they left a voicemail saying they were here, but again my dog, who barks at anything moving outside did not even stir. One last thing, their receptionist or whoever answers the phone is rude and not polite to customers even in the slightest. I will never recommend them to anyone, especially since it took them two months to come out for a quote. read more

First off, I am a certified customer and have had what I would say is an exceptional experience that I need to share. If things had gone the other way, I would have written about it, so be fair, when things go well, I need to stop and give them the recognition they deserve. We first had these guys do our basement at least 7 years ago. Since then we've had more flooding, and they have come back twice to fix it at no additional cost, the most recent just a few months ago. Since the first visit, they've put in two more sumps and installed a primary and secondary pump in each new sump. While the first repair wasn't cheap, we went with Olshan because we wanted expertise, and the lifetime warranty. I just wanted to pay once to have the problem go away. I also want to have that warranty in place when we sell our house. I have to give them 5 stars because they have been true to their promise for us. They came out and looked at what happened, then sent their crew back to fix the issue. I'm thinking that they've lost a lot of money on us since they've essentially done 3 jobs for the price of one. What I really, really appreciated was that they do what's right, and that has me recommending them. If you want to work with a company that stands by their reputation and their promises, then this is your choice. You may pay more, I'm not sure on this, but I do know that you'll be hiring a company that will stand by their promise and that's worth a lot these days! I needed a quote for a foundation drain. The sales person from Olshan came out and said a sump pump would be better. The way he described it the process it would be installed into the wall. This is not the case and now I have a huge eyesore in the middle of my basement wall. The team was great, but this is definitely not what I was expecting. I was literally in tears with how this turned out. I'm NOT happy. There is no way to cover this or utilize a good portion of my finished basement now. I used Olshan and will never recommend them to anyone! I would actually tell people to run the other way. I had Heath do my estimation for foundation repair and he was yes professional, however when they scheduled my $12.750 repair job even after they both Heath and the office called me to set up the date. They never showed up on the day that was confirmed not by one person but 2. They said oh it must have been a mix up that the date was actually the next day. Then they told me that it would take 3 days, not true took them 5! Each time all I got was we are sorry things happen. They actually tried to sneak into the property before the job was finished and took the back hoe to take to another job, would have been successful except I heard them . Called Michael McInnis he told me that it was Olshan's Christmas party that night and they would be over the next day to finish the job, after he told me that the guy that came over to pic k up the back hoe stated I refused to let him come and finish the inside part of the job, which in turn was untrue because at that time the young man was in the basement! I asked him why he told Michael McInnis that I refused to let him in my home- he said I never said that ! Then after getting a contractor to finish my basement he found that they hit an electric wire burning the cord, which could have burnt my house down. I called them now twice telling them that if I did receive a callback by 10:00am this morning that I would write my review it is now 10:15 still waiting to hear from Michael McInnis whom the office lady I spoke with guaranteed he would call me by 10:00 and again a company that does not stand behind there word. I never write bad reviews but this has been one of the worst companies I've ever hired to do a service. We gladly paid the $6,000 to get the basement repair done. We are on our 7th service call with them. I've never been treated so poorly and have been told some of the most unprofessional reasons of why our basement is still spewing water, our sump pump battery after the 2nd replacement still isn't charging and floors are still with cracks in need of repair. These guys supposedly have an A+ rating with the BBB but I honestly think they only got that rating by paying for it. Deal with this company at your own risk! If you want some idea, read the complaint reviews on the BBB website. They supposedly "resolved" all 14 complaints this year, but if you read the complaints, it only appears that the customers just gave up( or had to pay thousands of $$ more). There are multiple complaints on Olshan coming out to "address" issues after the fact that are very close to my experience. They get very clever in what's in the contract and what they cover and the homeowner is left with thousands more in repairs after their work. Sloppy work, poor service and bad attitude when you have the gall to bring either of those issues up. Again, do business with them at your own risk.... read more

After a severe drought a couple years back left my foundation badly cracked and sunken in on one corner of our house, my wife and I started our search for the right company to fix it. We spent several months getting estimates, researching local foundation companies, reading reviews and talking to friends and neighbors. One of the companies we called out for an estimate was Olshan. Zac came out to do our estimate, he came prepared and was a super nice guy. He probably spent an hour and half with us explaining anything we wanted to know about foundation repair and gave us detailed information and measurements of our property and even drew pictures to help us understand every application of past and present techniques used in the industry and their pros and cons. He was very thorough and patient with us which was very generous considering they don't charge for the estimate. After talking with our direct neighbors about their repairs we learned that Olshan stands behind their lifetime transferable warranty with no hassle. Our neighbors were very pleased with Olshan and strongly recommended them to us, so we called Zac and scheduled our repair. We were originally scheduled six weeks out, but told him if something opened up sooner we would gladly take it. Two days later we got a call from Zac saying if wasn't too soon they could get us in the next week due to a cancellation. Monday morning these guys showed up right on time, introduced themselves and got right to work. By Thursday evening everything was completed and cleaned up like they were never there and Zac came by to check their work and answer any new/remaining questions. Then to top it all off, the final invoice ended up being slightly cheaper than the estimate. Who does that? Hats off to Zac and the entire team at Olshan. They greatly exceeded our expactations and I would absolutely use them again. read more
