I am super glad to find a parking garage within the downtown Walnut Creek area where they offer…read morefree parking (for the first three hours), and then after that the rate seems pretty fair to me and they seem to display the parking rates pretty conspicuously (see attached photo). With the main entry gate at the intersection of Main Street and Botelho Drive (just right across from Gott's), this parking structure was super easy to find, and it was so nice to be able to know the count of available parking spots right off the bat before I even entered the parking structure. And each individual parking stall also had a light indicator that would turn red if occupied or green if available. And the building seemed to be pretty well-maintained. Generally I found it to be pretty clean. So, I am happy that I found this parking garage.

I wish there was some notice before entering the lot indicating this. I just kept thinking about individuals who use wheelchairs and what they did to get down, especially if they were parked higher than we were. I feel like this was not safe or complaint with ADA standards. The attendants didn't even know the elevators weren't working. Do better Walnut Creek parking, it's 2023. We need information upfront and accessibility for those who need elevators.

While there's no longer music that plays in the morning and the main street is now closed to…read moretraffic, Broadway Plaza is still one of my favorite places to be in Walnut Creek. There's a good mix of restaurants, clothing, and jewelry shops, most of which are high quality brands and the mall constantly stays fresh and vibrant although I do wish they had more restrooms outside of the ones below Industrious. Some weekends they have a maker fare or live music, but most of the time the fountain is just central to the comfortable seating area, that during the winter gets some decor for the holidays. All in all, I really do love this area and still find myself coming back year after year.

This review is ONLY about the changes to the way you pay for parking…read more The new parking app makes me never want to shop at Broadway Plaza ever again, and I've been shopping there since I was a girl in the 80s. There was a period of time when I probably shopped at Broadway Plaza 1-2 times PER MONTH (now I'm stuck paying off my credit cards but that's my own fault and a separate issue). What was wrong with the old system? It worked just fine. But now you have to download an app to get out of the parking garage, EVEN IF you were there for less than the three hours of courtesy parking. It's absolutely insane. And even worse, there's NO cell reception in the garage (at least with AT&T) so you can't download the app without returning to the open air mall. Maybe that's why they changed things up? So that for people who haven't been to Broadway Plaza since before the app was rolled out, they might be able to charge for more time? It's unbelievable. And... you have to enter a bunch of personal information. Why do I need to download an app to pay for parking after I've already shopped at the mall, potentially pushing one of the tenants over their percentage rent breakpoint? It's outrageous. I don't mind having the ParkMobile app for parking because it allows me to park on many different cities' streets with little to no hassle. So I'm not anti-parking app. I am anti-Metropolis parking app. At least before, you got a time-stamped ticket so you knew exactly when to leave if you wanted to avoid paying. Now you have to remember to check the precise time you entered the garage, assuming it's even time-stamping accurately. And how do you know precisely where it time-stamps you? Macerich, do better. Relegate this parking situation to the annals of retail hell. Thank you for your consideration. [curtsy]

I have a lot of questions about the legality of this business that I'll figure out in due time…read more That being said, ParkSmart is not to be trusted. Their BBB page, Google reviews, and Yelp reviews showcase this--on the whole, the people brave enough to submit a claim or not pay after wrongful charge, etc., are not getting their money back or having good experiences with the "business" or their lovely parking stalkers. These men lie in wait for meters to run out, are aggressive, rude, and confrontational without needing to be. Additionally, in my opinion, their business model is incredibly suspicious. They can't actually collect payment unless it goes through small claims court, their complaint and claims system hardly works (which is against Walnut Creek Municipal Code), the man who responds to the BBB and Yelp reviews gives a lot of "lip service" (via the responses) to, in my opinion, do damage control because this place is genuinely not functioning as it should. Can't wait to see what he says to this! You can also see at the bottom of this review page there are 28 reviews that are "not recommended" by ParkSmart... and others that have been removed by ParkSmart. All of these reviews have 1 stars and are reporting predatory practices. Further, their attendants are a liability. I had an experience with one in particular who was incredibly aggressive and rude. Instead of answering a question I had (a legitimate question that I worded calmly), he got hostile and said he was going to tow my car. Which, under the facts, wouldn't have been legal. I know that this specific employee has a pattern of this behavior because I have seen him in action before with others and it was the same story. I understand this job may be frustrating but that isn't an excuse for this behavior. The City and ParkSmart in general need to be aware that negligent/aggressive employees who shout, threaten, and are generally confrontational are going to get them into trouble. I highly recommend avoiding these lots, the company, and knowing your rights before parking here.
