    I have visited Omaha for work travel 2-3 times weekly in the past 4 years. During this time I was able to stay at various properties in Omaha, primarily from Marriott, but there are many reasons why I made this recently renovated Regency Omaha my go-to for work trips. The first thing I want to emphasize is the superior customer service that all team members exemplify. It starts with the GM (Bill), who, just like the rest of team, always has a smile on his face. I have watched him on numerous occasions, get his hands, dirty, and help out his team members, which shows he is a great leader that actually helps out the team instead of only delegating work. The front desk has many very helpful and friendly faces, many of which I unfortunately don't remember their names, but one person stands out, Nyssa. She has been sending pre-arrival Emails and follow-up notes on many of my stays. I have seen her on several occasions working the night shift and be the smiling face again behind the desk in the morning hours already. Besides, putting in a lot of hours, she also puts in a lot of effort to ensure all guests have a superior experience. The kitchen and bar staff is the cherry on top, as they are all super friendly. The breakfast available at this hotel is one of the best I have experienced, particularly at this price range. I have stayed at $400+ per night properties that have far less offerings. The fresh omelette station and fresh berries offerings are a terrific touch that you don't find at many hotels. Luz Maria and the other team members are always happy to help and even on days they are bombarded with every table being used, they continue carrying a big smile. I work for Mazda and we always preach to our dealers to exemplify Omotenashi to our guests (the Japanese mindset of hospitality and mindfulness) and this hotel does just that. This property is highly recommended for anyone needing a high-quality stay in the Omaha area. While I will no longer be visiting this city for work travel as I am switching roles within my company, I will definitely stay at this hotel when my wife and I come up here for personal travel.

    Stayed here for a week and did not really care for it. Mainly the HVAC system did not heat very well and is a constant on system. Changed rooms from my initial room due to it being 60° in there and the second room was not much better. The hallway decor is very dark and gloomy. One plus was the fitness center was very well equipped.

    My company has had our work party here for years, and it's always been perfect. Plenty of excellent apps, well stocked bars and good bartenders, a very large venue/many rooms/hallways to socialize in. The food here is great--good options and high quality. It was served fresh and warm despite our buffet setting. The only problem we've had is the parking garage fills up every year, making parking an issue as we have to walk a ways to get to the Marriot. Overall a great place for a large party venue if you need something upscale!

    Great experience in a first class hotel! Clean room with very comfortable bed and pillows. Slept like a rock after long day of 6 hours travel to attend my granddaughter's White Coat Ceremony to become a Physician's Assistant! We were all starving and were promptly served in the Lounge with full menu offered. Food was delicious and they competed us brownie ice cream desserts (3!) after they heard about the celebration! Maria was an exceptional server, would stay here and eat here again! Next time I'll bring my bathing suit for the indoor/outdoor pool!

    I rarely totally dis a full service Marriott but this one disappoints on too many levels. Staff was excellent; but they have to spend a lot of time apologizing. The bathroom, though small, has been nicely remodeled; however the vanity sink drains at a rate of 1/16th of the faucet output and hot water is luke warm - same with the shower. The floor coverings are new but the furnishings are not. Check out the chair picture below. In general things are in disrepair, outdated and/or otherwise poorly maintained. The thermostat upon arrival was set at 71 and the room temp was 76. I lowered it to 66 and an hour later the room temp had dropped 1 degree. Went on a search for ice - only available at the front desk - that's no-tell motel stuff right there. I would imagine this property will not be a Marriott much longer, ownership obviously does not want to invest in upkeep. Day2 - I had to come back in and edit this - it was a baad review that I realize now that should have been worse. I added 2 pic's of the breaskfast offerings in the M lounge. They should be ashamed - terrible. Also found out that the elevators are AFU - up lights go down, down lights go up and floor lights may or may not light or be correct if they do. This place is horrible - run away.....

    This is a very dated property, albeit quite clean and with pleasant staff. The rooms are not huge but comfortable enough. A rare feature in today's hotels, if you don't like A/C'd air, the windows fully open! A rare bonus! The elevator has absolutely no ventilation, it's roomy, but it was immensely hot inside. If you get stuck inside, you are done! It could be a very bad experience if not health-threatening. The hallways also don't have any ventilation, very hot. No coffee/tea amenities inside the rooms or microwave. The super nice receptionist told me that she gave me an "upgraded" room with a..."pool view"! Well, take a look at the attached picture and let me know if you see a pool anywhere... The bathroom is nice, nothing extravagant but has nice features. Normally, this hotel isn't something to brag about but its price is very attractive, close to a major highway, the staff is friendly, might be worth giving it a try.

    TL;DR: Great value for business travelers. Hotel offers modern room upgrades, friendly staff, nice fitness center, ample parking, and good dining options. I'm typically a Hilton guy but ended up staying at the Omaha Marriott for a work trip recently. The experience reaffirms that it might be time to reassess my loyalty program. Check-in was a breeze even though the front desk was busy. My room was clean and boasted modern upgrades. The only quibble being the shower head is probably too large for tub since it sprays onto the floor if the curtain isn't completely shut. This probably accounts for the slightly moldy smell of the bathroom even though it was thoroughly clean and essentially spotless. Fitness center was spacious and well equipped as far as standard hotels go. And, breakfast in the morning was great. They've got a really awesome chef who does omelets your way with a ton of choices. The only downside of my stay was that our ride to the airport - which was arranged by the front desk - was snagged by another guest. However, Lori from the front desk stepped in and got us to the airport on time and earned a loyal customer in the process.

    Soft drinks stay well refilled at the lobby bar -- but try the Old Fashioned first.

    Whenever I travel to Omaha, easily one of the highlights is getting to stay at the Omaha Marriott. The team at this hotel are outstanding and feel like family. From Maddison and Justin at the front desk, to Gina in sales, Peggy in the concierge lounge, and Glenn and Gail at the lobby bar, the team goes out of their way to great a great experience for frequent guests (and probably non-frequent guests too, I just can't relate). Outside of the team, the amenities do not disappoint. Rooms are clean and modern, the concierge lounge offers 24/7 access to beverages and light snacks, and the menu at the lobby bar has great variety and should always be paired with one of Glenn's signature Old Fashioneds. I also really like the surrounding area -- head down a few blocks and you'll be at Big Papio Trail, a great place to get in a run. Look forward to seeing the team again tomorrow!

    I stayed here in January 2023 during a business trip. Hotel staff were all super friendly and helpful. They had remodel work going on in another wing, but I didn't hear any noise. My room was recently remodeled. New floors, new bathroom, new and updated furnishings. And it was super clean!! I travel a lot and I'm very picky about clean floors, corners, walls, etc. The hotel manager sent an email the first day to make sure everything was okay. And I got another email after I checked out. The cleaning people were super friendly as well. I will definitely stay here again for my next trip! Bonus is that hotel is located a block from Dodge where highways intersect. Whole Foods is next door. Upscale shopping area (w/ Ann Taylor) and several restaurants across the street - walking distance. Other large mall less than 1/2 mile away. Area seems very safe, nice neighborhoods with large homes nearby.

    Not usually one to complain, AC was "ok" first night. Second night very warm in the room. Called front desk to complain at 11pm because I couldn't sleep. Was told they'd been "having problems" with the AC and best they could do was a fan. After some snooping I found the problem with the AC. 6 months between filter changes. AC better with cover off. It could get air. Sorry Marriot, you should be better than this. Now go ahead and blame labor market.

Open wires near the bed and nightstand, stains on the floors that matched the blood or red/brown splatter on the duvet, dirty bathroom/hair on towels, and splatters on the walls. That was not a big issue but the next day I had absolutely no hot water so while checking out I mentioned that and was told the problem was known and now fixed. Why wouldn't you tell your guests that of this known issue? The worst part is that management questioned me for pictures after I left even though I complained in-person, right away and they moved me. I expect this kind of treatment if I booked through a third party app but not when I booked straight through the hotel. I've included the last letter I wrote to Guest Relations. It was my third and final attempt to get any sort of recognition for the ill situation. I was awarded 15k points (that I probably will never use) before Veronica even contacted me. Management and guest relations couldn't care less about making things right with the customer. She definitely took my last paragraph seriously and did not respond whatsoever. I guess if they're ok ending it like this then so am I! Hello Veronica, Personally, I would have liked to see the situation handled a little differently by starting with a callback from the GM, Jason Johnson. To me, that sounds a little more personable than an email and I didn't think it would be too much to ask since you are indeed in the hospitality industry. However, I will gladly send you the pictures of what I have to help assess the situation. Of course, I do not have pictures of the microwave not working properly, the smell of the room, or the refrigerator and shower temperature. I do have pictures of the text interaction between my mother and Haley after finding the mold and wires, as well as the lamp and splatter on the duvet. I was in town for a funeral and to reunite with distant family that I have not seen in years so forgive me for not taking pictures of the mold or wires. I was more concerned with spending time with my family instead of worrying about the hotel room. Keep in mind that I moved rooms rather quickly because of Haley being so responsive in fixing the issues. She was an absolute pleasure to deal with and I hope she gets the recognition she deserves even with due circumstance. I appreciate the points even though I'm not familiar with them. We travel at most, once or twice a year so I'm not sure I will use them but thank you for offering something more than a cookie or breakfast. I understand in your position that you need to be wary of guests who tend to over exaggerate their issues or concerns but I never thought I would be questioned for pictures over such obvious issues in the room. I suggest speaking with the housekeeping and management team about the unsanitary conditions of room 236. If my young children would have grabbed those wires and been electrocuted we would be having a very different and difficult conversation right now. I am not happy with how this is being handled but I am also ready to put this behind me so please do not feel obligated to respond. If anything, I ask that DoubleTree by Hilton Omaha-Southwest 'DO BETTER' because this entire situation could have easily been rectified.

The only reason that I gave four stars is an issue that we had the day we checked out. I booked this location was it advertised to have hot continental breakfast starting at 6 AM. My husband and I we're down at 6:30 to find it nothing was there except for the juice machine. When we asked the staff what was going on in regards to breakfast, she said she was running late and it would be at least 20 minutes more. Since we needed to be on our way, we ended up grabbing breakfast at Dunkin' Donuts.

The bathroom of the room we booked was described as having "Shower with hand-held shower hose and shower with built-in transfer shower seats." (These descriptions have subsequently been removed from the website, but we have screenshots. Curiously, when I called the 800 number during this stay, the rep told me that only corporate can change website items. The room we were assigned had only one grab bar, no shower chair of any sort (a built-in transfer chair was advertised), and no hand-held shower hose. We went to the front desk and asked for a shower chair, and the front desk person (who was doing his best to provide good service) was told by the general manager that they had no ADA shower chairs. The GM refused to talk to us and made the employee take the brunt of our frustration. The GM's solution was an old, dirty folding chair (We have photos) to place in the tub for my wheelchair dependent daughter to use. This is not a safe, ADA-compliant solution. We were told that the folding chair is the only shower chair available at their property. We were given a second room with a better tub and better grab bars, but the toilet seat was completely unattached on one side. When we reported it, they offered to move us again, which would have been the 3rd room they had us look at while finding an acceptable ADA-compliant shower. The next day, we went out to a hospital supply store to purchase a shower chair, only to come back to find the toilet seat fixed (thankfully) and a small, previously used shower chair in the bathroom. Good for in-shower use, but not a transfer chair for a wheelchair dependent person. Upon asking the front desk about the shower chair, the clerk (different from the evening) was unaware that one was needed or requested. We were thankful for the chair, but we then had to return the shower chair we had just purchased. The purchase of the chair and subsequent return took 2 hours of our day. We were not told by any associate that they had located a shower chair, apparently from storage. The parking in front of the hotel is actually arena parking and is well-surfaced, but there is a sign that says "Arena Parking Only." The hotel parking lot is beat up with potholes. The handicap parking is on the far side of the building, and the closest door to it leads to two separate flights of stairs. IHG should seriously investigate the blatant disregard for the needs of its ADA guests at this location.

We had a standard K room & went almost immediately for the bed, exhausted. Which brings us to the bed... she was worn out. Not getting old, not starting to wear. I'm talking sit on the edge and slide to the middle before being swallowed up by this very beyond it's best buy date mattress. Lastly, the breakfast room is huge & had tons of options. We didn't look at them all. No bananas, tho... only apples. In all fairness, every property we stayed at this trip, regardless of brand, had no bananas. We had boiled eggs, scrambled egg-like substance that was loaded with veggies & the hubs had a waffle. Coffee was drinkable. For under $100 to crash, it was acceptable. At check-in, I noticed I was not offered a room upgrade despite holding Titanium status. Because I had a meeting, I couldn't address it right away. Later that day, I spoke with Eric at the front desk--and that interaction alone guaranteed I will never return. Eric was rude, dismissive, and clearly uninterested in doing his job. Instead of assisting, he deflected responsibility, stating he had "just logged in" and implying I should have handled it earlier. He then brushed me off by saying he would "let them know" in the morning--completely ignoring the fact that upgrades are based on availability at the time of request. When I tried to clarify whether he understood Titanium benefits, his response was vague and borderline sarcastic. It was obvious he either lacked basic knowledge of Marriott Bonvoy elite benefits or simply didn't care. Either way, that level of service is unacceptable. To make matters worse, I was told at check-in that Titanium members would be charged $50 for a late checkout beyond 3 PM--this directly contradicts the guaranteed 4 PM late checkout benefit. Providing inaccurate information to elite members is not just frustrating--it reflects poor training and mismanagement. I travel frequently across several states and stay in Marriott properties often. I have never been treated this poorly or with this level of disregard. The combination of incompetence, misinformation, and outright disrespect from staff is inexcusable. I will NEVER stay at this property again and will actively discourage others from doing so. There are far better options in the area that actually value their guests and honor loyalty benefits.
