Well, 60 days after the 60 day list was submitted, it's still not all done. FYI, this is a townhouse, not a single family house. I did not build from scratch, it was 30 days from completion when I purchased it. Summary: This builder builds a decent house but the details matter and they don't focus on the details. Many times, repairs weren't done correctly the first time. The builder's agent knowingly gave false information. For the detailed reasons listed below, I would not build with this builder again. In fact, a family member is building an almost $800,000 house in the same neighborhood and they chose one of the 3 lots NOT owned by this builder because of their agent and all the issues I've had since moving in. 1. Sod was installed but the builder didn't turn on the sprinklers so the sod died. 120 days after closing, I still don't have sod. 2. Landscaping was put in prior to the soaker hoses being installed so many of the plants around the complex died (I watered mine). 3. They are done with construction for now but there is so much construction junk left on the empty lots that it's not only an eye sore, but a danger. You would think the builder would want the community to look good so they can sell the 9 vacant units that they have from the 20 they originally built. 4. Builder is not contributing to the HOA, even though their vacant units account for over 60% of the units that actually have sod and the HOA pays for the mowing. 5. Builder's agent was frequently not honest during negotiations, and many times just down right lied. He gave me an address and said the flooring in mine was going to be just like that unit...it wasn't. If asked a question he didn't know the answer to, instead of finding the right answer, he made one up...which was usually wrong. But it wasn't just giving the wrong answer, he was not honest several times to me and other buyers in the complex. 6. There isn't great quality control and the right hand doesn't know what the left hand is doing. Hinges were different finishes than knobs, HVAC registers were not cut in, downspouts were not put on the townhouse next to me, etc, etc, etc. 7. Took them 2 months to encase the exposed main electrical line coming into the house. No sense of urgency on this safety issue. 8. Regarding the 60 day punch list, some contractors didn't know what they were doing when they showed up and some repairs had to be done twice, even when they were informed how to do it right the first time. Still waiting on the completion of items 60 days after submitting the list. When I contacted them about when the list will be done, they told me that everything was done. No, everything is not done... 9. Front sidewalk by the porch sunk and when they took out that section, the rebar wasn't even in the concrete, it was under it, and it wasn't "pinned" to the porch like they said it was. They didn't backfill under it or the adjacent section to keep it from settling later so they'll probably have to replace it again on the 1 year punch list. 10. There was a washout under my patio that was 8 inches tall and ran 6 feet under patio. They didn't fill the void, just added rock to the edge and said "that's how they always fix it.". No, that is NOT how you fix it. Even if it is pinned to the foundation, which the first section of sidewalk wasn't, it will put additional stress on the foundation. The void needs to be properly filled. 120 days later, it's still not done. 12. There was a time sensitive issue with a contractor and I asked the builder to either call me or come see me the next day. No one did, nor did they follow-up at any later date. I've had to go to the contractors directly several times to actually get things done.

I think this keeps the price down, but it does get a little bit cookie cutter feeling. Which isn't always bad, but when you pay $400k for the home, you really don't like to have 5 others just like it in the same neighborhood. Otherwise the home was a petty good cost for the size and finishings. We have been happy with it so far. My only other complaint about the company is the service. During final closing and during the warranty period. The contacts are really gruff with no customer service. You don't get the feeling that they want to talk to you, ever. When we had warranty issues, we were to contact the vendors/third parties directly. This puts a lot of burden on the home owner to figure out who to call and arrange appointments. Most of the vendors were great with good customer service. We did have troubles with one who never came at all though.

Where to start with the laundry list of issues in this 5 year old home?!? Landscaping/grading issues/poor drainage, basement drain tile not laid correctly, deck not to code, chimney flue not to code, roof not to code (had to replace ENTIRE roof!) driveway settling way too much for a 5 year old house, poor caulking of outdoor siding....and I'm sure there's more! This house has been a money pit. We are well over $40,000 in repairs! Thought this would be our home for many years to come, but we have now spent time and money with improvements, to where it should have been in the first place. Hildy homes representatives are condescending, rude, unhelpful, and only care about making fast money. They truly don't care about their buyers. No integrity. They hire shoddy contractors as well. I hope people truly take these reviews seriously, as I'd hate to see other people go through the financial, emotional, and physical toll this house has caused us. DO NOT BUILD WITH HILDY HOMES.

I grew up in the same social circles as his kids, so I knew his character and morals were second to none. Our only concern was that we knew Bill is one of the best, so we worried that our little loan on our first time out might not warrant his time as much as some of his significantly bigger clients. How wrong we were! Along this whole journey, Bill has made us feel like we're the center of his universe. His staff got us set up with notifications to let us know the second a house in our criteria went on the market. Because of our work schedules, there were times when we couldn't see a house unless it was at a somewhat odd hour. Bill always made it happen. He was our 6 year old's new best friend by the end of the process too. I'm very happy to say that this weekend, Bill helped us close the deal to purchase our first home. My wife and I are a couple of anxiety-prone, busy people, and Bill absolutely made this a hundred times easier than we ever expected. If you're buying a home, go with Bill Black, period. I'm glad we did, and if we ever move, we're going with him again. Thanks Bill!

To be fair, I am experienced at the work I hired them to do and so I expected more out of some people with as much experience as they claim to have. First, they came into the house on day one and did nothing to protect the floors around the kitchen where they would be walking and laying tools. Second, because I was out of town for work, I told them when they came to measure and estimate they would need to move the appliances. They dented my brand new refrigerator and stove and bullied my wife into accepting they were not responsible even though she had pictures of the fridge before their arrival. Third, they ran out of spacers while laying the tile and so there is at least one joint that is obviously not laid properly. Fourth, the transitions between the kitchen and other rooms were not planned out. I had the transition pieces purchased and waiting at the house so they could see them and lay the tile accordingly. One one side of the kitchen, they butted the tile right up to the existing flooring. On the other side, the ran the tile about an inch over the existing flooring (the new kitchen floor is higher than the existing flooring in the rest of the area). Consequently, there is no way for me to use the transitions I had already purchased. Finally, when ti came time to clean up on the two days the project took, they used MY vacuum, without giving my wife the consideration of at least asking first. I do not know what Bryce Construction is good at or experienced at, but I would not hire them to tile a floor. Personally, I will not hire them again. They operate without planning and are professionally discourteous.
