This review is for the great experience I had with Martin and his dad at One Time Development. I found Martin thru yelp and he recently completed a full gut remodel and addition for me on our old single family home in Los Altos. I was very nervous going into the project since our budget was tight and I had heard of horror stories where the budget always increased significantly due to unknowns that came up during the remodeling project. In addition to that, we were in the middle of a pandemic and prices of materials were sky rocketing. With any remodeling project, nothing goes perfectly and mistakes and challenges are met during the process. I communicated with Martin for the entire project and he addressed all my concerns. We were almost always able to find a solution that wasn't too costly and satisfied what needed to be done. I never had any difficulty reaching Martin and he was always respectful and honest. After the remodel was completed, there were a few things that came up that needed to be fixed as is common in any remodel. Martin was always quick to respond and remedy the situation. Never did he try to nickel and dime me and I felt so appreciative that he cared more about the final results instead of making an extra dollar. Just like a lot of people nowadays, I got a bunch of high bids from other contractors. The economy is doing well right now so every contractor is charging all sorts of rip off prices, especially for such a small section of my carport. Martin on the other hand gave me a great price. He knew that he coulda just gave me a high bid but he kept it around market price. This shows how he conducts business. Honesty is very important in a world of rip off contractors. Martin and Minh are builders who live by the " no job too big or too small" code. They are always willing to talk to homeowners even on small projects. Other contractors just want big jobs because they want to make big money. This leaves a lot of small projects in need of a skilled contractor. Every contractor I've talked to gave me a bad vibe by saying they are too busy. My cousin on the other hand had a room addition project and called the SAME contractors I did. Guess what? They showed up to his house!!!! Let me tell you this. Martin and Minh are the most professional contractors you will ever come across. They don't cherry pick clients and treat every client differently. They did everything from demolition, to carpentry, to cabinet work, painting, tile installations and a whole lot more. Martin even had extra rebar and concrete from a job close by so he installed a small piece of concrete for me. I paid market price for the installation but materials were FREE!!!!! He could've lied to me and made me pay for the materials but he kept it honest! Majority of contractors will lie and still charge you for materials. It's happened to my family a whole lot. They did a great remodel job for my house and now I'll be working with them for my real estate investments. Do you want a contractor that doesn't discriminate? Well here he is. Go with these guys, they will be your best bet and you can form a good relationship with them. Just be ready to pay a fair price. Their bid that they gave me wasn't too high and wasn't too low. It was within the low-mid range. As a homeowner, it is best to pick a decent priced bid because you want your contractor to make money also. You don't want a desperate low ball contractor to all of a sudden run out of money and then run away. I'm glad I found them, they are worth their weight in gold and more. Now all I need to do is save some money and do some big real estate home building deals with them. Here is another project Martin and Minh did after the remodel for us. The majority of contractors I have talked with were assholes. When I called them, they would ask what area I'm in. I would let them know East San Jose and all of a sudden they would say " sorry I'm too busy with projects" aka sorry you don't have money and aren't in Los Gatos so you aren't worth my time. Stereotyping much? If they really were busy, they would've said so in the first place and not ask what area we live in. I called Martin for my family's project a few years back. This is a long overdue review. Martin was a totally different type of contractor. He showed up and explained the whole process to my family. He didn't have that snobby contractor stereotypical attitude and what he displayed was professional above none other. Turns out he also has a college degree, something many contractors do not have (maybe that's why he understands professionalism?). Martin and his father both worked very well with all the other people they had on the project. They dealt with inspectors like pros and seemed to always get along. Pricing was also competitive. New construction additions go for 250 minimum or more a square foot in the Bay Area ( I've gotten bids of 300+ before). The price Martin gave me was actually slightly under what I expected it to be but not so cheap to the point where I would be worried that he wouldn't be able to finish the project. Another thing I liked about Martin and his father was how they always reinvested their money into their company. Instead of tying rebar by hand, they had a rebar gun that tied it for them. This minimized man labor hours and made the project go faster. They also have a bunch of other tools like an electrical rebar bender. This also saves time and energy which means a faster project. This shows how passionate and invested they are in their craft. The landscaping portion was a breeze for them. Martin explained to me how he loves to landscape at home also because of the laws of karma. Since he kills a lot of trees/plants for his job, he feels the need to plant back a life he has taken. I first met Martin in one of my classes and our friendship started to form after his family built an addition and remodeled our house. My father is a very busy businessman and needed a contractor he could trust. That was Martin and his father. Their work as general contractors speaks for itself. My family and I gained a lot of equity from the addition and remodel they did. We also rent out the extra rooms and make a little money off it. Pricing was important because we saw it as an investment and investments have to make sense. The equity we gained and cash flow seemed worth the investment. I first started my gym with my partner by getting the location of an old gym that went out of business. The paint was horrible and it wasn't a gym that we could call ours. We started off by contacting Martin and he ended up getting rid of some walls and repainting the place for us. We went from some crappy looking gym to a high end training facility where we can cater to amazing clients. I was amazed at how Martin handled this project. Professional, time efficient, and always keeping in contact with us if we had any questions. Pricing was also key. Other contractors knew we didn't have much experience in construction and over charged us. Martin is there to explain all sorts of information on the first meeting. Many contractors just say a price and don't give us the respect/time to explain things to us. Even though Martin could've talked bad about those contractors, he explained that contractors get bombarded with questions from people and majority of the time, those people don't even want them to do the project so they basically wasted the contractor's time. Even with that knowledge that majority of people are going to call to waste your time, he still picks up the phone to talk to them/meet them. Says a lot about this man. Even with all the heavy equipment and experience to do large residential development projects only, Martin still replied to my call and even gave me some time to meet at my gym. It's obvious he values any potential customer because even for small projects, he still replies. My toilet also had a problem that he fixed for free when I first met with him for the estimate. I'm thankful he was able to squeeze me into his schedule. To end my review, I would like to say this. Martin is a good and honest businessman who will always give anybody that calls him some time to talk/consult. If you are going to call him, please be sure you are serious about getting some work done. The warranty for the work is up and the work is still in the same exact shape. It has been over 2 years. I found out about Minh and his son from Minh's sister who cuts hair. She's my go to hair cutter. Check out "Hair Expertise" if you ever need a haircut in the evergreen area! My grandma wanted a new driveway since the driveway was cracked so we called them to come do the work. Pricing was very good. We were very happy to support a small business since small businesses are starting to die out with all off these tech people moving in, they tend to only support big "hype/ig" businesses. It's glad to see a hardworking father and son business still in San Jose. They also had all the necessary heavy equipment to dig and compact the soil. Other contractors did not have the same equipment/assets as them. You can tell how invested they are in their business when they spend big money for their equipment. With the tech gentrification of our great city, it's important to support your local business! These people have been in San Jose for so long. They are in the community and they contribute to their community. My family was so happy with the customer service that Minh and Martin provided that they gave Martin a red envelope full of money as a bonus. Martin obviously denied it a bunch of times but my family basically held him down and forced him to take it ( please don't sue us for assault). He ended up taking it. You know what he did with the money? He took all of the money out and PAID his workers ALL of it as a bonus. We saw him hand each worker the money instead of keeping it for himself. Martin did a concrete project for my aunt and she was very happy about it. He is a great contractor. The way he runs his business is better than any other general contractor. What separates him from the rest of the people is his ability to turn construction words into something understandable for the everyday client. Although he is a builder, he made time to do my aunts concrete patio. He started off with the demolition and finished with the paving. He has all types of equipment but what's most important that made him stand out is his athleticism!!! People forget that construction is a physical job! You must have muscle and you must also be able to use that muscle well in order to do the job fast and efficiently! Concrete ranges anywhere from 10-20 a square foot depending on how big or small your project is. If it is smaller, then it's gonna cost closer to 20. If it's big then it'll cost close to 10. Martin gave the best pricing compared to other contractors and we are very happy. My family is planning to build an addition now. Market price for that runs around 250 a square foot. We've gotten estimates as low as 200 and as high as 300. We will definitely be going back to Martin since he is a builder. He also coordinates well with engineers and architects so we will be using his guys to draft our plans. I'm surprised as to how well of a general contractor he is. read more

My family members are also in the same type of construction trades as Minh and his son. We do all sorts of new homes and additions. This sometimes leads to other general contractors talking shit about us or often trying to downplay our craftsmanship. We see this a lot in any industry. These general contractors talk bad about others because they think it will get them the job. Minh and his son are different. There have been homeowners who mentioned how Minh and his son talked some good words about our craftsmanship. We need more general contractors like this in our community. We have established a relationship now because they have been very honest and professional businessmen. We often call them over for excavation, demolition, or new concrete/paver installations. They have all sorts of heavy equipment and they also have a rebar tie gun so they don't have to tie rebar by hand. It seems like they invest majority of their revenue into equipment. As a consumer, ask yourself this. Do you want to hire the contractor that uses all of his money on trips to Hawaii and other expensive stuff like a super new truck that wasn't necessary? Or do you want to hire a contractor that loves his craft and business so much that he reinvests it into the business? These two are the best builders you will ever come across. I know very few contractors that can do grading but Minh and his son has done it before. A builder must be versatile in knowledge and skill. I can see Martin becoming a big well known builder in a couple years. Being a good builder isn't just being very knowledgeable about construction, it's about knowing how to deal with clients and how to run a project smoothly. My mom was getting tired of an old looking house and decided to freshen it up. She wanted her guests to be more comfortable when staying at our home so we called up a bunch of contractors and many of them had what we wanted but they didn't check off for everything. We needed someone affordable, experienced, friendly, and most of all professional. Minh and his son covered all of these! A contractor is someone who should be able to coordinate with the client smoothly and that is exactly what these two builders did. Other builders and contractors kind of talked to us in a condescending/cocky way explaining how our job is so small and that they can breeze through it. My family had a problem with the electricity not working in one room and Martin helped us out while giving us a concrete estimate. Other contractors said they could fix the problem for 1000 dollars..... you know what was wrong? The panel wasn't turned on..... all they were going to do was turn on the panel and walk away with 1000...... this is why my dad hates contractors with a passion. Martin on the other hand walked in and went to the panel. Turned it on and didn't even charge us! We were just so thankful we paid him a little for it anyway! This is an ethical contractor right here. We later found out he is a builder so my dad showed him to our back yard. He explained to Martin that our house is small and we need an addition built. Martin went to measure the backyard and explained zoning laws to us. My dad is now saving up money to build an addition with money. We needed a detached garage demolished in our new home so that we could make space for the garden. Martin and his dad came in on a short notice and thoroughly accessed the location. They were also very kind to look at the other areas of the house and point out some things we should get fixed by a handyman. Their estimate was the lowest and they could start work at a short notice. They committed to demolishing the structure and getting rid of the foundation slab. My family and I always hated dealing with contractors. We felt like they were stereotyping us and there was even one time I heard a contractor say " these guys are asian they probably have a lot of money". We got a bunch of high estimates for our concrete driveway. Minh and his son gave a better price than anyone else and they were more experienced/equipped. The other contractor's were going to demo the old concrete by hand using a jackhammer. Minh used a bobcat with a jackhammer attachment ( idk construction lingo, I know the brand is mustang but the machine is called bobcat right?). His son used a big machine with a scooper and scooped the broken concrete into their truck. ( I know it's not called a scooper but bare with me). They then put in all the materials and used some compaction machine to make sure it was compacted correctly. They also used a tie gun to tie the rebar. Having the tie gun made the rebar tying look very easy. Then they finished the concrete. Although they are general contractors, they aren't afraid to do small jobs like this. I'm thankful for that. A builder will generally " look down" on this type of work and deem it too small. Same goes for other contractors or general contractors. I am happy not only about their work but also by the way they conducted themselves when talking to us. Out of the 5 contractors we called, they were in the middle basically in terms of pricing. Although pricing is important, experience, customer services, and time availability are also big factors in hiring a contractor. This father and son business gave the best replies, answered EVERY question we had and they even explained the process to us. they were professional yet very humane in their responses. It's crazy how I met Martin in lecture. We weren't friends at first but I was mentioning how my fathers home was slowly chipping apart. Tile was starting to get loose, paint was a little uneven, and so forth. I later found out that this was the consequence of buying a tract home that was one of many built by a big builder or general contractor. Although the home looked great at first, we later found out that homes like these are built in a very fast manner by the contractor. With a bunch of homes needing to be built at once by the builder, this led to a fast and sloppy job. Like the other reviews, Martin gave us the time of day even though we had little tiny needs compared to the big ambitions of a builder. He fixed all the little details for us and now our home looks the same. He is a contractor with heart..... we hear all these horror stories of general contractors but Martin is the textbook definition of integrity for a contractor. With my dad getting old, he's looking to eventually let his money work for him instead of working for his money. He is an electrical engineer that works crazy hours. He recently talked to Martin about becoming a real estate builder. My father wants to invest into real estate now and we have sat down with Martin about what options we can go to move forward. We can't thank him enough, all the little tiny fix ups he did has made our house feel like a home again. We know now to avoid tract homes built by a big builder. read more

As a techie who just got into the industry, I realized that saving up my money and investing my money in order to diversify my income sources was very important. You either work for your money or let your money work for you. I want to do both in order to live financially free. Having a little bit saved up, I decided to explore my options. Fixer upper or buy land? Wasn't too sure yet. I needed the experience of a contractor because one things for sure, I'm not buying a brand new house. There wouldn't be any equity to gain if I bought a new looking house. I needed an experience general contractor so I called Martin. He explained to me the whole process of fixer uppers to gain equity and the process of build a home from the ground up. I decided to go with a fixer upper because it would be less time to get permits. He even gave me all of his real estate contacts for free. We literally sat down and talked for 2 hours! No other contractor or builder was even willing to explain to me the freaking process...... This contractor on the other hand spoke to me in a humane way and made me feel valued, something every customer should look for in a contractor or builder. When the meeting ended, Martin explained to me that estimates were free. During the meeting he explained all typical construction costs AND even went into real estate market forecasts, economy expectations and so forth beyond just construction talk. It's crazy because he CALLED out how the stock market was overvalued and that we would hit a correction mostly in the tech sector before 2019 starts and guess what?!?!?! The stock market is dipping right now! This is one hell of a smart contractor, scratch that. This is one hell of a smart guy! I was looking to get some demolition done and majority of the contractors didn't even give me a call back. They ignored me for weeks. I saw Minh and Martin but was afraid they wouldn't reply to me. Why would a builder reply to a small project? Guess what? They replied and turns out their rate is very good! They had all necessary equipment to finish the job fast and smooth. After they were done working, I just asked for fun about their rate to build new homes or additions. Even their rate to build is very competitive! A couple years ago, my aunt built her addition for 250 a square foot. Nowadays, contractors charge 300 a square foot or more, I heard this is due to materials and labor becoming more expensive. I was surprised when I heard that Minh and Martin charge below that. They did the demolition for my parents so well and catered to my parents requests. Last year Martin did a great job on replacing a driveway for us. He squeezed us into the schedule before the rainy season hit. He finished the job on time and for exactly what he quoted. He's knowledgeable and works neatly. Other contractors recommended a 4" slab but he recommended pouring 6". He helped us make a wiser choice for the home in the long run rather than throw money away at a cheap solution. He didn't try to sell us on things we didn't want & his services were reasonably priced. My family will definitely return to One Time Development Company for future projects. ...I wasn't able to post a separate review for the other job, so I'll summarize here. Minh also did a 5-star job. He helped us fix a broken water main OVER THANKSGIVING HOLIDAY last year. Both Minh & Martin are dedicated people with heart. Saying this was our first time dealing with a contractor was the worst mistake we ever made. After saying this, we had contractors recommend all type of "necessary work" for the house. Martin didn't do that. He just came in and recommended some things such as sloping the concrete for draining and adding gutters to our roof. We even had a big lot in the back, many of the so called "builders" recommended we drop a deposit to build an addition. Thanks to Martin for a fantastic job. Professional, courteous, and educated. Was always on time compared to other contractor and gave good pricing. Good pricing does not mean dirt cheap. His pricing reflects his quality of work and we saw that his pricing/ quality of work gave the most value. He is not a super high end custom contractor that will charge you 100k but also isn't that low end contractor with some alcohol addiction that will do any project for 500 bucks and a bottle of beer. He reflects the working class of San Jose and its good to hear that his family's business has been around for over 20 years in San Jose! One of the few family businesses that grew up in our community that are still around. So many mom and pop businesses have been run out by gentrification but I'm glad to support a business that is active in the San Jose community! Martin gave me a great quote that was in the middle range. You should never go with the lowest quote. Pricing was great and he communicated well with my family who spoke English not that well. He is a very patient and compassionate business man. I was surprised to see a well built/muscular asian American contractor that is not only able to muscle very heavy items but spoke with extreme intellect. He not only talked about placement of where cabinets would be to maximize space but he went on to talk about the stock market and many other investing topics. When we were talking, he mentioned how he was expecting a stock market dip in the end of 2018 or start of 2019..... and he was right. He should get a 5 star review for just that alone. The quality of the work and the speed were the main points that I saw. He didn't hire too many people and whoever worked with him carried their weight. Martin and his father helped my family out with a small project we had. They explained that they couldn't do some of the work we wanted because it wouldn't be up to code. No other contractor mentioned code at all, they would've built it and then left our home not up to code while they are free with our money. We've all seen the news about bad contractors but we never see any good contractors. These guys were very helpful with good pricing. They were in between the lowest and the middle bid. You should never go for the lowest bid as a consumer. The professionalism, education, and customer service was what separated this father and son business from the rest of them. Do you want to support a corporation? Or do you want to support your local family business that is in the community helping? Let me first say it has been absolutely great working with Martin. He is extremely knowledgeable of the field and provided me with incredible insight in every step of the large-scale project. I've been in the real estate market for a while and wanted to step up and start looking into development for investment purposes and getting into the field. Initially I went to a few other larger builder companies and while they seemed impressive, at the end of the day they were still up-charging a lot for their services to the point that I would just be breaking even after they took their cut and I took all the risk. They were taking advantage of me being a novice to the field, and I felt they didn't want me there to begin with. With Martin I had a very quality experience. During the consultation he took me through every step starting from "what is real estate development" and explained to me all the potential risks and roadblocks, many of which I had not considered before. As well as the upsides of development and what I could expect for returns on my investment. Martin spoke to me using numbers and statistics pertaining specifically of the bay area where I am planning my project and didn't rely entirely off global trends or simply tell me "It's never a wrong time to invest". I consulted with other experts on what I should do with my land. All the developers said build. All the real estate agents said sell. And they all had some reason why "now is the best time". Martin gave me honest options, and explained to me that sometimes when everybody else is building, there can be such thing as too much development at once. Martin and his father Minh did a very small job in between their big projects for my family since it was a simple dry wall patch and painting one wall. Excellent service because of cleanliness, good customer service, and overall they are just good people. Funny story: My mother was babysitting my kid cousin but fell asleep and my cousin was too afraid to wake her up. He just sat on the dinner table looking sad so Martin asked what's wrong. My cousin said he was hungry but didn't know how to cook so Martin ended up cooking lunch for him LOL. Can you believe that? I bet you 99% of the contractors on yelp would never do such a thing but this guy really is what it means to be a family business! Thanks so much for fitting us in between your super big projects. The cost was time and materials which was 500 for labor each day and they kept receipts for us to reimburse them on the materials. Everything was straight forward when I called they told me the set price and said that if I can agree on time and material basis then they can show up to estimate how many days. If I didn't agree to the price then there was no need for them to show up. On the phone they let me know an estimated number of days it would take and then I did the math which led me to pick them since it fit the budget. I am currently in contract for Martin to build me an ADU for 300 a square foot. At first I was shocked at the price because a lot of reviews said he charged 250 but cost of living has went up. Just to verify I called around and there were other contractors charging 400+ a square foot. Before he even gave me a price he asked me for my budget price. To show him I was serious I let him know my budget price because it's disrespectful to contractors to not let them know your budget price. It makes it seem like you are not serious and just trying to abuse them by asking them a bunch of questions for free. What started off as an estimate turned into something else completely. We needed a general contractor to remodel our kitchen but then we decided to skip out on this. Martin gave us such a good quote that we decided to go with more than just the kitchen. Turns out our land is big enough to build more structure. Martin educated us not only on the construction aspect but the real estate/ city planning aspect of building. He even gave us great pricing for the remodel. The other general contractors gave us bad attitude and acted somewhat racist. After Martin completed the remodel for our house which consisted of new paint, new flooring, and some other minor things, we decided to talk about building a new room/ add on. He explained everything about the architectural aspects and engineering aspects. He also named some engineers/architects that are his uncles. His family also does other type of construction work and they are also contractors. This means he is able to work very well and smoothly to build a new structure. Other contractors didn't even give us the time of day. They said "you deal with the architects and engineers". Martin and his team built a 500 sq ft ADU and remodeled our kitchen for us last year, during the start of the pandemic no less. They did an excellent job. Everyone who stayed in our ADU loved it. My mom, ever the critic, thought it was great. Martin is wonderful to work with and is committed to getting things done right. Just because I live in Belmont doesn't mean my family is swimming in money! Majority of the contractors I called gave us high bids for pavers. This has happened so many times.... last time my mom remodeled her kitchen she ended up paying way over market price for it. We were tired of our cracked driveway and decided to call contractors only to get ripped off. Martin gave us competitive pricing. I've seen reasonably priced paver installations for 15-25 dollars a square foot. These other assholes were trying to charge me 35....... Martin charged me 20 ( can I post your price Martin? If not contact me to delete that part please). Demolition was included. He also had some big machines no other contractor had. He installed the pavers no problem and we are very happy with it. I've seen people drive by and bother him all the time to do their project. I think since they saw his machines, they realized he isn't some chump contractor but an actual builder. I'm glad he got a lot of potential leads but dam..... just let the guy work on my project please LOL. Overall my family and I are very happy because now we don't have a nasty looking piece of concrete! read more

I contacted One Time Development to do a small project which consisted of removing a concrete slab on my front sidewalk and planting a tree that was requested by the City of San Jose. I explained my situation to One Time Development over the phone and they quickly provided me with a quote, details of the work that they will be doing, the timeframe of the completion date, and how quickly they would be able to begin the project. They made the process so seamless and easy! Within two days, One Time Development was out on my property and began the project and was able to finish within a couple of hours! They provided me with picture updates during the process. I was very impressed with their work and high level of customer service and communication. I came across One Time Development on Yelp, looking for a remodel for my parents' new home, so I had decided to request a quote over the phone. A Martin answered the phone and after discussing what my parents were looking for in the remodel, he had let me know the price, which was a little bit above average, but definitely not higher than other 5 star development companies on yelp, so I decided it was a good deal. Although my parents aren't very good english speakers, Martin was very patient with discussing details with them and getting a grasp of their vision with the remodel, and was very professional, but it didn't feel like he was reading from a script, which I hate when talking with companies over the phone. Very efficient and family-friendly company. Will definitely have One Time Development as my go-to for all my remodeling and construction needs! read more

I hired this family owned and operated company because I wanted to support a small company. They did a terrific job on what I hired them for. I just needed a small backyard concrete pad built and they went above and beyond for me to get the job done. They even went as far as to haul in two extra truckloads of dirt to complete the job at no extra charge to me. They said it was their fault for under estimating and they just ate the cost as doing good business. Very nice guys to work with they were. It's a father and son partnership for the most part with other people that are also part of the crew for the larger jobs. They stayed in touch with me every day about the project details and I never felt like I was left in the dark about anything. I would hire them again. read more

Martins pricing wasn't low but also wasn't highest. It was a little bit above the middle in terms of the estimates we got from all our contractors. There were some mistakes made but they always fixed it and owned up to it instead of blaming the existing structure or making excuses. I am happy with the service because it wasn't perfect but it was just right. Every day they worked, effort was shown and they carried themselves respectfully. They joked around with us but never over stepped their boundaries and talked about things that would make you feel uncomfortable. They really are a family business that you are happy to see everyday at your project because when they come in, they talk about the project while also doing some small talk that will make your day a little better. Martin often jokes around a lot but he always gets the job done. He also doesn't overstep and jokes about non politically correct things which has happened to us in the past. All in all, similar to other reviews it doesn't really feel like hiring a contractor. It feels like you're having a family friend over to help you remodel your home. read more

This review is a bit overdue. I contacted Martin to do a relatively small job--replacing an exterior metal door. Replacement was a little more complicated than expected because it's an old house with odd measurements, but Martin and his dad were so patient.
