The bathroom and vents were covered in the previous owners' and their pets' hair. There was LAYERS of scum on the shower walls. Mouse droppings in the light fixture. The dishwasher was covered in a black crusty substance (I am over 4 months into my lease now and still don't find it clean/safe enough to use). There was a ton of mouse droppings under the fridge when a technician pulled it out to repair the ice maker. I was told there were no mice in the home when I called and told her I am seeing traces of them. I pulled out the stove to deep clean it and there was a dead mouse in a sticky trap under it decaying. There were also mouse traps left in the closet of a bedroom and under the bathroom sink prior to me moving in. She told me she will speak to the owners and let me know by the end of the day about a plan to remove them. I received zero follow up and have had to purchase traps etc and in 3 days alone 10 mice were killed. I immediately informed her that the sliding door doesn't lock when I moved in. I have brought this up to her at least 5 times and yet nobody has even been here to look at the door. She ignores your text messages and does not follow up when she says she will. Miranda is a terrible property manager. I have spent most of my time deep cleaning everything from the floors, vents, baseboards, and all appliances. She is lazy, non-responsive, and inconsiderate, her best interest is not in the tenants or the homes she rents. The integrity and ethics of this company are definitely questionable and I would not recommend renting from them. This home was built in 1941 so you would THINK they would take better care of a property they manage for actually really lovely owners who deserve better than a slum lord profiting off them and their tenants.

I moved out of my apartment at McKenzie Place apartments June 30, 2024 and have lived there since December 13, 2019. I had a move out inspection in which the property manager took photos. They said that I owed them $2,050.00 for a variety of charges that were things that I didn't do. When I tried to refute the charges via email they sent me back pictures of NOT MY APARTMENT. I will use the bathroom as an example: one of the pictures is a picture of my bathtub "before I moved in" and there is another picture they sent me of my move out bathtub. In one picture the toilet has a flusher on the front of the toilet, my toilet has a flusher on the side that you can see in a photo of my toilet. The toilet in the first photo also has round edges, my toilet had divots on the edges as you can see in the photo if you look in the bottom right corner. I have never had my toilet changed the entire time I was living there and the toilet had been used before I got there. I have also NEVER had a shower head that was detachable, the shower head has also been a non-movable shower head since we moved in. This company will lie in order to get the most money out of you possible and they serve low income individuals. They are trying to scam with photos of an apartment that is not mine to keep my deposit and pay $890.00 so they can fix up the apartment on my dime. If they would allow people to post photos on these I would love to post this discrepancy so people can see how they're trying to defraud people with these move outs.

I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

They also run ducts to the surface for fresh air and add plumbing & electricity. What a tenant can get is some of the coolest office/work/warehouse space available (literal & "batman cool") Caves will naturally want to stay about 55 degrees so if you want it cool... rent this space. Humidity is the main concern so dehumidifiers are needed for most uses. Still, to say I worked in a cave is cool (even just sealing the floor). The high ceilings are painted white with sealer and the space between the support columns are scary big so the place never feels cramped.
