very confused about the negative reviews here because my friends and i absolutely LOVED this place, i'm already thinking of coming back and i haven't even checked out yet. the beach is so accessible from here and so convenient!! there's also a shop right in the place with everything you could need with great prices. the pool and hot top were amazing. we booked our room through airbnb with alicia and she was so wonderful, whenever we had a question she answered instantly and always helped us, and she even let us know we were able to check into our room a little early. my friend and i also got stuck here for a few hours waiting for a ride and the security guard (who is genuinely amazing) saw us and let us go sit somewhere private so we could relax. i completely loved my stay here!

    Dirty drapes

Filthy room. The lobby furniture was cracked and needed replacing, and our personal room was dirty. Stains on bedding, stains on the drapes, substances on the countertops and light switches. They left trash in the corner. Gross.

Bathroom light that buzzes on and off

Checked in to what I thought was a cute room(838)..The air conditioner was broken, faulty electrical outlet, bathroom light bulb that would constantly flicker, kitchenette sink cold water didn't work, moldy ice maker, dirty silverware, disgustingly filthy rug in dining area, dirty toilet, hairs throughout the room from past guest! Very disappointed with the upkeep!

Front desk - very rude. Very inattentive. One front desk person blatantly ignored my friend while she was trying to check in... pass her on to another person then said "IM GOING TO THE STORE. YOU WANT SOMETHING TO DRINK?" They tried to tell us we owed $900. They don't have all their ducks in a row. We didn't owe anything. The door sliding in the room we stayed in (which honestly had the best views) 1602. - the door didn't close. The room's AC is broken it stayed a constant 81 degrees. The air outside is seeping through The broken door so now the floors are accumulating condensation.. The elevators are ALWAYS breaking. Would we stay here again. 100% NO. Front desk isn't there 24/7 so there can't be anything they can do. We're paying a whole $1000 to stay here two nights. This is absurd! It's filthy. Filthy filthy. They expect a cleaning fee. What does it go toward??? There's mold on the ceilings in the bathrooms. The towels smell like crusty musty BBQ chips. The floors have sand all over it. The bed had crumbs on it. It's just not what I expected for the price we paid.

This is 2 of the 5 tickets received over 5 days.

I've been staying in Panama City and Destin for 20 years. I've actually never had any problems at any hotel or condo until we stayed here. It was absolutely insane. What's crazy is I had a friend that stayed here two weeks before and told me the exact same thing happened to him and his wife. The property management group that runs this place is the absolute rudest and crooked people I have ever met. I have a large 250cc scooter (highway legal) that I drive there from Georgia. There were severe tropical storms and they would not let me park it on the property because they called it a "scooter". It is not a 50cc junk beach scooter it is a highway legal motorcycle. I received threats from them threatening to tow it every single day. I had to risk it being stolen and damaged by the storm because these people are such jerks. We were harassed by the "pool police" at the pool, They claimed we had a noise complaint even though we were very quiet the whole time we were there... after literally being harassed every day, ticketed, threatened, I spoke to the manager who was literally yelling at me on the phone. I called him an asshole and said I would never stay there again, and he literally wrote me $100 ticket for "using profanity on the phone". Anything for extra money. The security walks around harassing guests all day and all night. I would not stay here again in my life depended on it. Most rude service of my entire life.

This place is disgusting. Floors dirty, kitchen surfaces dirty, remotes sticky, furniture stained and smelly pillows. Gross. Not to mention ALL THE TOWELS smell like mold. This hotel is the worst.

Bed Bugs in our bed had to sleep in the car until morning because no one could be reached.

Pull out bed had old blankets and food/stains all over it.

We stayed here for a few nights while on vacation. We used Expedia to book our trip a month in advance and from the get-go things weren't what we paid for. We paid to say in a room with a gulf view thinking we would have the ability to watch at least the sunset and that wasn't the case. We were placed in a room that was on the side of the building overlooking a trailer park. We did have a water view if we walked out on the deck and looked to the right; however that was about it (so we paid $50+ per night for nothing in my mind). The fees are an absolute joke! They charge a $100 cleaning fee and I can tell you they don't clean and if they do it's a minimum cleaning service. Our bed was made; but full of sand (meaning they don't change the linings). The shower and bathroom floor had piles of sand in it, and things definitely needed to be steamed washed. There was trash and items left from the previous occupants and various other things wrong (e.g kitchen sink not working, shower not having hot water above 80 degrees, curtain rods falling off the wall, etc.). If it wasn't for the location I would have skipped out in this place. The fees associated for our 2 night stay was $190, which is charged upon check-in; half of this wasn't mentioned anywhere.

    Balcony view.

Everything was great. Beach was walking distance (right across street) pool was nice and night beach walking was beautiful

If I could give them "0" stars I will, the rooms stinks like mold mixed with cigarettes, the tile has sand in every corner and under the furniture, the mop was hard like someone put super glue, never was use before, the beds in each room were old like 20 y/o you can feel the springs, and the surprise they charge $140 cleaning fee, $22.30 tourism fee, 18% property service charge of your total, 9% destination fee $35 resort fee, STUPID and RIDICULOUS FEES, will they charge a Covid-19 FEE two?? Also we stayed for 7 nights and if we need one time cleaning service they will charge $85 extra and the apartment was filthy, I don't recommend this place to stay, don't waste your money there, is better staying in a tent at the beach than here

Started off by the front desk directing us to room 407, but there is no room 407. Turns out it was 427 but the keys weren't programmed to 427 either. When my wife went back down to the desk the reply was it was just a room mistake, and was told "You need to go have a seat over there" well my wife's response was make me ( she was irritated and didn't like the tone from the desk ). My wife was then greeted with a finger being waved in her face. My wife stated I want to speak to the manager (Chris was his name and the only positive exposure on this property). Chris programmed the keys and escorted my wife to the room. Once in the room the ceiling fan that I could hear from outside the room was much louder, thankfully I could shut that off. But words can't describe the filth so I've attached pictures.

Entrance with kitchenette and mini fridge. As well as stove top, sink, and microwave.

Room had dirty floors from previous guest and goldfish under the table. Otherwise very nice. Need to figure out a new elevator situation but otherwise great location and stay!

You can get any closer to the white sands and ocean The building's architecture is unique due to its crescent style format and all the rooms have a wonderful view of the ocean and manicured beach. The interior of the building is modern with art Nuevo and beachy themes. It has a chill vibe where you can enjoy inspired beachy drinks and decent food. Just across the street, there other restaurants and shopping stores. The rooms were ok. It has been renovated but you can tell the room was old and dated. Scuff marks on the furniture, a "painted" full size fridge, and exterior balcony door that has seen some weather. The bathroom was a highlight with a recent renovation and it was light and bright. Water pressure was good too. The main reason why you pay extra and higher cost is for the ocean and beach view. Our balcony view was perfect for us. Great sunrise and sunset views. The breeze was gently enough to keep to somewhat cool and the music coming from the pool's grill bar was pleasant enough to dance or hum along. Only downside was the AC unit which can quite loud cuz it part of the balcony's exterior. But hey, it kept our room cool and refreshing. The hotel amenities includes, two restaurants (Italian / Mediterranean) inside, and pool grill (American), small excessive room (machines only), and the HIGHLIGHT - three different sections of the massive pool! A large main pool, a separate Lazy River, and a kids section with its own water playground. Also, a hot tub too. The lazy river was fun and relaxing. The grill bar had ample seats and on occasion they will have Live music. The other highlight was the beach. Just a 100 feet from the main entrance and pass the pool. Bam you are there! Also, they have lounge chairs and umbrellas for rental; $45 per hour or $60 for five hours. We opted for the $60, cuz you can walk back and forth to the grill bar for drinks and food and you don't have to worry on someone taking your spot. Definitely recommend the place! So take off your shoes and enjoy the time at pool and beach, and remember what Bobby McFerrin sang, "Don't worry, be happy"! Oh, see my other review on their Italian/ Mediterranean restaurant!

The master bedroom has a private door onto the patio which was super nice! The condo was clean, and spacious. Two big bedrooms, both with King size beds gave plenty room for us to spread out and move around. The biggest bonus was the QUEEN size bunk beds! There are two pools on the property that are beachside, and the beach is easily accessible. We like the fact that there are beach chairs right there for rent and you can also rent jet skis, parasailing, banana boat rides and boat trips to Shell Island. Across the street behind Alvin's Island you can rent golf carts. The condo kitchen was stocked with everything we needed to cook. There is also a full-size washer and dryer that was great to have to wash daily beach wear. I loved the fact that the parking garage was attached with a walkway, and you didn't have to attempt crossing the busy street with all your luggage and groceries. To access this condo, there is actually another elevator located on the west end of building. Made it easier to get to and from the condo. The main elevator on the 3rd floor at the walkthrough gets really busy at check-in and check-out time. Condo is close to great shopping, eating places and Pier Park. Right across the street from Shuckums. The only issues we had with the condo were minor for the most part. The blender in the kitchen didn't work. The shower head in the guest bathroom was made so that it would not angle all the way down and would spray out of the shower onto the floor if you opened door to get in/out. the guest bedroom REALLY could use some Blackout curtains. Alvin's Island is directly across the street and their lights stay on ALL NIGHT which makes it really bright in the bedroom. If you're a light-sensitive sleeper like me, you'll never get to sleep! I actually slept on the couch one night. The biggest issue was the sliding barn door closure on the kitchen closet. It is not secured with a guide on the floor and easily comes off the track when trying to open. It even fell completely off the track once and fell over onto my granddaughter. Fortunately, it did not injure anything or break. This is the most serious issue and really needs to be fixed/secured. All in all, the condo was great, our trip was great, and the weather was great. I would definitely go back to Aqua 511 again. Couldn't ask for anything better!

Our room was clean, comfortable, and felt fresh and well-maintained. Parking is available for a daily rate of $20, and I loved that breakfast is included with your stay. The hotel also has a full-service pool with towels readily available, but honestly, the beachfront was my favorite! It was the perfect spot to relax and soak up the beautiful beach views. The staff were friendly and working hard to keep the entire facility clean and welcoming. We also rented an umbrella with two chairs for a half day for $50, which I thought was a very reasonable price for the convenience. One suggestion I would make is regarding the Starbucks coffee available on-site. While it's definitely a nice amenity, having a barista available would help alleviate some of the extra workload on the front desk staff, especially during busy mornings. Overall, we had a wonderful experience, and I'd definitely look forward to staying at Hyatt House again in the future!
