I recently called about a garage door opener that was over 20 years old and knew it was time to replace it. Dustin showed up on time and took the courtesy to call me when he was on his way. I cannot say how professional, friendly, and skilled the workers have been. There are not many companies today who 1) promptly return your phone calls; 2) very reasonably priced; 3) respect your property; and 4) are HONEST as the day is long. I have recommended them to family, friends, and co-workers. I felt I need to respond to a review I happened to read from Chris H....no I'm not family and this is NOT a fake review. If you paid your bill you might not have had a lien placed on your property!!! [] Background [] I had a fence contractor install a fence this past winter, and in the process of doing so, they hit one of the sprinkler water lines. They said that they fixed it, and in a way they did, but they kinda did a crap job of it. I only discovered that the fix didn't take after my sprinkler system was turned back on after the winter, and my lawn turned into a soupy bog (as well as getting hit with a ridiculous water bill in the process). So I needed to find a cost-effective solution to the problem. This is the second of three irrigation companies I dealt with to that end. [] Irrigation Company No. 2 [] After having Sooner Okie Irrigation fail to show up (twice), I decided it was time to move on to another irrigation company. So I went searching on Yelp and came across 405 Irrigation. The lady who spoke to me on the phone was friendly and helpful. She put me in contact with Steve, and who was equally friendly, and somehow even more helpful. I ended up having a long conversation on the phone with him and remembered thinking, "What a nice guy..." But he's more than nice. He's super knowledgeable. He was able to walk me through what he thought the issue was (he turned out to be right), and he also saved me money by preventing me from needlessly repairing a backflow preventer that wasn't broken (that I was told was broken by Sooner Okie). He also saved me from the hassle of trying to install an in-ground backflow preventer. Steve even said he wouldn't do it, because he didn't want to get fined for doing something he knew he shouldn't do (unlike the previous irrigation company that didn't tell me I wasn't allowed to do it, while also trying to overcharge me in the process). Couple of issues though. Well "issues" is maybe not the correct term, but these are the reasons why I ultimately did not use 405 Irrigation to fix the damaged water line: 1. Steve is busy. Like, several weeks out before you can get on his schedule, kind of busy. And good for him, I'm glad that such a knowledgeable and friendly dude has more business than he's able to manage by himself. This isn't a negative for him, but it was a negative for me in that I couldn't let my sprinkler system not be fixed for 4+ weeks, and have my lawn turn to a dried out husk in the process. Oklahoma summer don't curr if my sprinkler system is out, it'd have baked my lawn to the crispiest piece of toast, and I had to go looking for another irrigation company. 2. The main reason I had to knock one [*]: 405 Irrigation is slightly more expensive than other irrigation companies. And it's not because their prices are necessarily higher, but because there's a 2-hour-minimum attached to the work that Steve does. Which again, I get it, businesses gotta business. But I was also furloughed at the time, and whether Steve was a super nice dude or not, I had to make the difficult choice to go with someone cheaper. And I had even dug up the spot that had the leak, so the irrigation company that ended up fixing the leak did so in 55 minutes, and charged me for just that one hour of work. All that to say, a $100 saved is a $100 earned, nomsayin? If time or money is not an issue for you though, I would highly recommend 405 Irrigation. I still wish I could have used 405 Irrigation, because Steve saved me from a catastrophe (of the previous irrigation company's advice), and if I ever have irrigation work that requires more than 2+ hours of work, then 405 Irrigation is absolutely the first irrigation company I would call. [] Summary [] 405 Irrigation has all the competence, knowledge, and friendliness that one could hope for when interacting with a local irrigation company.

Curtis was the 3rd chimney guy to look at my fireplace and fan and finally give me answers and a…read morefix. I wasn't sure what the vents all around my fireplace were about, the fireplace inspection before I bought the house didn't mention them (or that they were part of the fan system that was broken), and the 2nd guy that came out to fix part of the bricks didn't know what they were about. But when I called Southwest Sweepers the woman who got back to me easily told me that they were vents that helped circulate the warm fireplace air into the house, and Curtis was able to find a new fan to replace my broken one, and install the light switch to turn it on & off. I'm all set to heat my house if the power goes out now!

Made it to our meeting 11 minutes early and left when I wasn't there a minute early. Zero bedside manner, wouldn't even communicate with people on the property that weren't me even though it's a comunal property and ownership is dispersed meaning anyone can make decisions. This gentleman didnt have the equipment to do the job and killed time just to charge us. We were devistated. We had already spent most of our set aside budget on NOTHING! We called 3-4 more companys to come out and give us estimates on the job. One man subed all his work out to other people, One men wanted to charge us double what was realistic and another man just wanted to sell us dirt ( We have 5 acres of dirt we didnt need to buy any) The last man to come out was Mike. We explained the situation and he looked everything over he said "you want it straight?" we knew that wasnt a good sign. The previous dozer company that came out only made Mikes job harder by leaving roots in the house and shop pad area AND the storm drain wasn't even buried or installed correctly. He explained everything to us in a way we understood the issue. (We both work on the computer for a living not dirt) (we had no clue). Long story short Mike made everything RIGHT. The homebuilder came out and was surprised that the house pad was 1/2 inch from level even with all the rain, cars driving over it, and natrual settling. Plus, Mike didnt over charge us and what we really loved was that he bid the job and did the job for just what his bid was. We have loved our experience with Mike so much that he will be back to our homesite to do more work for us!! Looking forward to working with "Mike" again!

Attached is a screenshot of the confirmation that I received that my move out was scheduled for 4/26/22. Decided on a whim to check on my storage unit to start getting the small things out yesterday 4/21/22 and found out that my code did not work. Heard from management the next morning and was given the horrific news that my storage unit had been trashed out by whomever is employed at this facility because they "thought " I had abandoned my unit after just a few days of my last communication with them before this happened. I had my ENTIRE household belongings in that unit. Things I worked hard to get back after losing everything once already in a fire in 2017. To top it off, I was given a code to their locked dumpster to look for anything thrown away that wasn't of value to whoever decided to steal my stuff in the first place, and had to dumpster dive to retrieve my car title, a spare set of my car keys, a few family pictures, etc. NO ONE part of the management or staff offered to come help me. I was given pathetic apologies and told that they are sorry for the inconvenience this has caused. YOU THREW MY WHOLE LIFE AWAY!!!! I recommend anyone housing their belongings at this horrendous establishment to get your things ASAP before this happens to you too. I owed no money, gave proper notice and these thieves took it upon themselves to do this to me!!!!!
