I have four units managed by Prime Property Management and they have done a good job of screening out tenants than can't afford the rent, thus eliminating eviction problems down the road for unpaid rent. I once had a management company before that would never do maintenance, but always charge me for things not done. Prime responds fairly quickly to maintenance needs. As a side note, I generally require the use of licensed contractors to do significant needed repairs, not their maintenance staff. I also require before and after photos of work that needs to be done and the finished results. This keeps the quality of work done at my houses at a high standard. The photos show our house from many years ago, but the listing went up 2 weeks ago. Their number is shown as a contact number. Painful. I am the owner of a property under contract. DPMG Prime actually messed up, abandoned my property and then refused to speak to me. An abandonment notice is on the door, the yard is wild. Both the manager and owner ignore my calls, emails and FB messages. I live far away and I feel helpless. The Better Business Bureau has contacted DPMG with my complaint. No reply yet. I have filed a formal ethics complaint with the Greater Association of Realtors, I am contacting LARA through our convent lawyer. The agent manager wanted to buy my home, took it off the market, attempted to buy it, then abandoned it. She said that she'd had many personal family problems, then refused to answer any attempt to contact her. I do not know why. She had been so adamant that she was good at her job. The same with the CEO. Feeling embarrassed and ashamed and not responding to people is not part of the professionalism. I am a middle aged nun living far away and DPMG have abandoned my old family home, deciding it wasn't worth their time to even see-out the end of their contract. They know that nuns do not have money and that it would hurt the convent to sue them. I am shocked by the lack of professionalism and almost PERSONAL callousness of DPMG Prime. This is very bad business as well as heartbreaking. As I write this, I am still under contract with them. Until the contract is complete, no other company can take me on as a client. My old beautiful home sits abandoned and decaying as it's under contract to a company who just decided that they didn't feel like fulfilling their contract. Unprofessional and, oddly, cruel. Not to mention the potential loss of 100s of 1000s of dollars. Section 4 of our contract reads: "4. Manager shall arrange all repairs, replacements and decorating necessary to maintain said property it its present condition and for the operating efficiency of said property." Failure is one thing; abandonment is anotherI truly hope that they find the strength and morality to run a good property management business someday, or that they realise the importance of professional and personal ethics, rather than hurt other people. RUN! RUN VERY FAR AWAY FROM THIS COMPANY!!!! I don't leave many reviews, but I feel like a really need to worn people away from a lot of wasted time using this fraudulent company. I am a landlord that used this company to manage my houses for the last 4 years. We switched May1, 2022 because of the extremely poor customer service and the upcharging on repairs. As of today, almost 3 months since the switch, I am owed almosy $6000 in tenant deposits, owner deposits, and prepaid rent paid by my tenants back in April/May. I have called, texted, emailed, filed with the BBB, filed a complaint with the Attorney General's office, and messaged the owner on Linked-In, to no avail. I was continually told "it can take up to 90 days to close out the accounts and disperse the monies!" That's TOTALLY UNACCEPTABLE business practice. Now we are almost at the 90 day mark and I'm STILL waiting on almost $6000. Makes me wonder if they are having cash flow problems? Or are they just inept at their jobs? Or are they being punitive because I switched to a different company? Or perhaps all three!!! My next call is to my attorney - I don't like having to do it, but enough is enough! This will be just one of many reviews I leave for this company all over the internet. SERIOUSLY! Don't use their services! You will regret it! And as a side note, BBB has given them an "F" rating because they never respond to complaints. In my opinion, the only thing this management company is good for is collecting the rent money and disburse your portion of it to you. When I hired them, (I should mention, I asked for a small revision to the contract in which I requested the house be checked periodically with the tenant present to make sure nothing malicious was being done to the house. This was denied), I worked with Gini and her assistant. They were both rude and demanding. My house was vacant for a year, on the market for sale. So naturally, when I decided to list the house for rent, it was dusty from no one living there. They told me there were several things that needed to be done to get the house "rent ready". I asked for before and after pictures but only got the before pictures. I asked again for the after pictures but no reply. At this time management changed over to Andi and Raychal. I asked again for the after pictures but none were provided. These repairs cost me more than $500. The house was rented by a supposedly "qualified" renter. I was told there was only one tenant. I later found out there were never less than 5 cars parked there at any given time by neighbors. The "qualified" tenant moved out after a year. Once again since I live so far away, I had to rely on pictures taken by a friend. The house was a mess! The entrance storm door was completely removed, the closet door behind the entrance door was also removed. There were holes throughout the house where the tenant ran speaker wire. There was a burn mark on the hardwood floor in front of the fireplace. And there was evidence of marijuana clippings on the floor in the basement. There was also a leaking pipe in the wall in the basement that was not reported thus consequently, there is the possibility of mold growing in the basement! I corresponded with Raychal vial email and wanted to make sure the tenant did not get his security deposit back. She said she would check their check in list first then get back with me. The check in list listed some things that were definitely there when I had the house vacant but there were many things that were not so I can only conclude their repair to get the home "rent ready" caused some of those issues. Since I didn't get after pictures! At the end of the day, I only got $25 back from the security deposit as I'm assuming PPM and the tenant got the rest. Very disappointed with this company. I was encouraged to go with a company to manage the home/rental so it would be less stress on me since I still have to pay the mortgage. I reviewed 3 companies and sadly PPM looked the most promising. I would have had less stress on me, if I would have had a friend look after the house. read more

This company is disrespectful to disabled veterans. I just moved to Lansing, MI from Sierra Vista, AZ. The house we were supposed to rent was a total disaster. So we are stressed living in a hotel and need a place ASAP. I stopped by this establishment to find a rental. I walked in and they were disappointed in the lack of respect for a future renter. The lady at the front desk was rude when I was asking about any three bedroom homes. An older lady came up from a desk from the back and stated that the home owners want the renters to make three times the rental amount. Easy, we make about 4500 as a couple and looking for 800-1000 homes. She asked what I did for a living and I stated I was a disabled veteran making VA compensation. That I am looking for a job here and my spouse is already employed. She states that I was not disabled and I was lying. I am not disabled. Then she stated I couldn't afford any of there property's. Lady I make your requirements with out working. I was furious and my daughter needed to go to the bathroom. I asked them for a bathroom for my 3 year old daughter and they stated they won't allow a child to go in bathroom. That's incredibly rude. She's three. As we were leaving she pee'd her pants. Good thing it was in there carpet. Maybe the smell will detour possible renters or home owners to use this establishment. read more

Stay away from this business! They are the biggest scammers! The worst property management company! They bill you every month for services but do nothing! My house was completely destroyed by the tenant they supposedly did a background check on (which I paid for)! They never did any check ups on the property and now I found out that the water bill they were sent every month was not paid for the entire time that tenant rented my house! Yes Dewitt township sent them and the tenant a bill and neither paid or made sure it was paid! This past due balance was added to my taxes! Almost a $400 bill each year for three years! By far the worse company I have ever had to deal with. Jenny, the owners mother is clearly out of her mind. After the 1st Month I wanted to fire them. They informed me that i was under a yearly contract and told me to read it. I read every word on every piece of paper. There was nothing about any contact. I decided to finish the fictional contract any ways. Bad mistake. They started calling me and telling me that all these repairs needed to be made. I allowed the 1st repair. when i received to bill i was shocked at the cost for such a minor repair. After that i made it clear that i would find my own repair man for any future repairs. When Jenny was showing my house to potential renters it was winter time and snow on the ground. She would walk people thru the house and track dirty snow on the floors. I asked her how the search was going for an eventual renter. She told me that people were complaining about the dirty floors and she wanted me to pay them to send over a cleaning crew to mop the floors that she dirtied. I could go on and on about all the ways I was lied to or about the times they tried to bill me for repairs that were never made. The tenant they rented my house to ended up being a filthy hoarder that never once cleaned the house or took care of the yard. I only found this out when my wife drove from Georgia back to Michigan to visit family. we decided she would swing by and check out the property. My wife called me in tears at the disaster our once lovely home was in. I decided to evict the tenant and start on the very expensive repairs that needed to be made. 2 1/2 months go by and I still hadn't seen the last rent check that was made. Today I called and spoke with Becky (she is the only person there with any sense). We greeted each other, then asked her what was the status of the last rent check. Asked when I should be expecting to receive it. she put me on a brief hold and Jenny picked up the phone. Mind you that we have repeatedly asked that Jenny no way b e involved with us or our property due to her incompetence and over all rude behavior. Needless to say, she was always involved. So this is how the conversation went. Jenny: Do you want to cancel the account or not? (In a very angry manor) Me: What account are you asking about? (I'm not upset, was just inquiring. Speaking calmly) Jenny: I need to know are you cancelling the account. (yelling) Me: I'm confused what account your referring too. Jenny: Read your Lease. You signed a lease with us. Are you cancelling?(yelling) Me: Well I hadn't thought about it. I don't have a tenant, but might need your services in a month. Jenny: See, what you don't understand is that we have all the legal issues to deal with. We can't just send you the money.(Still yelling) Me: That's fine. That's why I called. To find out what was happening. And Jenny, why are you yelling at me. I'm confused how this happened. Jenny: In your contract you have to give us a 3 month notice that you want to cancel the account. Are you giving the notice?(Still very rude tone) Me: Well that's hard to answer, seeing how you just brought it up and I hadn't thought about it. Let's just say "no", I'm not cancelling. Now can you send the check? Jenny: OK, fine. I'll just cancel your account and send you the check. And I don't like you calling here and accusing us of stealing your money. All you had to do was call us and ask.(Sounds like she is in tears, or close to it.) Me: Jenny, that's why i called. Was to ask. I'm confused! Jenny: I'll send you the damn check.(Click) Now here comes the strangest part. As I'm typing this my phone rings. It is Jenny. Jenny: Hi, would you like to come pick up the check or do you want it mailed?(I have lived in Georgia for 3 years now. The same address they send the checks too.) Me: Ahh? Mailed please.( In a very bewildered tone) Jenny: OK sweetie, I'll mailed it to you. Thank you for your business and have a wonderful day dear.(Very pleasant voice) Just a warning to all. The 5 star reviews have to be fake. I can't see how any person could think so highly of them. To bring this to an end, I have never written a review in my life. I figured I would never do it. They have brought me to this point. I hope my experience will detour others down a different path and chose another company. I wouldn't recommend this company to my worst enemy. We lived many hours away and relied on PPM/Dehaven Real Estate for nearly 5 years to oversee our rental. Word of advice- have them photograph and send pics of work they claim they need to do and photographs of the job they completed. Messy paint jobs such as windows not taped, uneven dry wall repairs and expensive wood flooring not protected from paint drips are part of the problem and demonstrate professional rates charged for substandard quality. Also the removal and no return of expensive vintage light fixtures, dehumidifiers and shutters are some of the issues. Two of the most questionable expenses were the removal of a basement level toilet and the termination of our services with them prior to our 6 month warning period for them. A complex and pricey plumbing service needed to keep our home to rental code was merely the removal of our toilet involving unscrewing it from the floor and screwing a standard cover over the hole as well as screwing plugs in from the water line. A ridiculous amount of money was charged for this ridiculous service that should have taken an hour to do and a few cheap parts. Hiring a pro would have been cheaper. Out door security light fixtures removed and replaced with cheap plugins. Heavy duty switch plates in the house replaced with cheap, flimsy ones. Ending the contract with them after our renters decided to end it with them resulted in one of the most unprofessional interactions I ever experienced. The office personnel do not recall when it is agreed that keys are being picked up and pass on their errors to a woman that screeches to you on the phone, oddly claiming that she is the only one that speaks to you. It was one of the oddest conversations I've experienced and was left to our lawyer to remediate as the early termination of our contract with them resulted a dubious amount owed, that oddly become less expensive during a five minute conversation. The money never was an issue but the price changes without proper itemized paper work was a red flag. Itemize everything and have them take pics of all receipts, damage to be fixed and work job completed. If you are paying professional service rates expect nothing less than professional work. Don't be afraid to ask for details and if they don't give it, run!!!!! There were numerous negative posts left for this management team that was formerly DeHaven Real Estate and Property Management that have disappeared and were left with suspicious positive posts. Dehaven was charged with fraud not many years ago, something we were unaware of. I am surprised that Fifth Third recommended them. I would not want them interacting with the people we rented to and hope they were professional with them as they in no way represented how we treat clients. read more

I have been renting since 2015 from PPM in Lansing and I love it to say the least. They have been very professional and respectful to me and do a great job of taking care of any repair issues promptly. I have found the office staff to be very compassionate and willing to help people get into a property. They have a business to run and unfortunately are judged based on the policies of the company. By not following policies and always making exceptions is not good business practices and can get you in trouble quickly. Great job and thank you to Prime Property Management for being the best!
