Here are some details about our experience so that others can make a smart decision, like we did! We looked for a little over a month with Rob. He found us so many places we liked and made offers on a few of them. He was extremely good at arranging appointments in an order that made sense and saved us all time while looking. I don't even know where to start about our amazing experience with Rob Vollmer from Pacific Coast realty....So I had to break it all down: MORTGAGE PROCESS: We didn't know the first thing about mortgages, luckily Rob has a strong loan background which turned out to be a most valuable asset. He guided us with terms we could understand and got us a great fixed rate. He is available 24-7, text, email, phone--he's on it and very quick to respond! He utilizes this E-signature program that is so convenient to sign documents without even leaving your house. HOUSE HUNTING: We gave him an idea of what we were looking for, hours later we were sent an easy to navigate MLS listing. We circled which we wanted to view and the next day he had our showings scheduled. He spent an entire day showing us 6 properties. We met at the 1st one, where we were provided a well organized folder for the day (including directions, a pre-mapped out route, and more) did I mention how organized he is!? MAKING THE OFFER: Once we found the home we wanted, he was out of town for the weekend. But that didn't stop him-- he still quickly answered texts/emails and made it happen. Step by step, hour by hour-- he kept us updated with status of our offer. He fought hard and got us $5,000 below asking price AND got the seller to include all appliances. He even got us a 1 year home warranty (worth $500) and a sweet rent back deal (sellers paid us to stay an extra week since we didn't need a fast move in). HOME INSPECTION, APPRAISAL, ESCROW, and MOVE IN: He was timely and present at every appointment to represent us. He was our advocate and made sure we got everything we wanted. He was so on top of keeping us updated. A minimum of 1 text a day on the progress, and what to expect next. We felt like we were his only clients, he was so present and available. The day we got the keys to our new house, he met us there with a big hug and a giant sold sign for our obligatory family picture (he remembered I mentioned that 60 days ago when we put the offer in). He strategically placed personalized gifts for us throughout the new cupboards to find. Totally above and beyond! He stuck around after too, he didn't just stop at closing. We were lucky to find Rob as our realtor. We were referred to him by my coworker. We are second time homebuyers. Our first time being in Wisconsin, and the process in California was different and Rob did a good job of making sure we knew what was going on throughout the entire process. We were relocating from they Bay Area to SoCal, and while normally you meet with your realtor often, since it was during Covid, it was unlikely we would have been able to meet with him often anyways. So we didn't feel like we missed out on much. Fortunately for us, the first house we toured virtually and eventually in person, was our dream house, and Rob did everything to ensure we got it. Our house was only on the market for 11 days when we saw it on Zillow, and we wanted to jump on it right away. He gave the sellers our offer and they said they'd accept it, but they wanted us to see it in person first before an official offer was made. We went the next week to see it and our offer was accepted the same day! From there on out, there was just constant communication about where we were in the process, and what we needed to sign. Since we weren't first time homebuyers, we didn't have any options to help with our down payment, and he made our offer to help us have a minimal down payment while still making it a win win for us and the seller. We had recently sold our property in Redondo Beach and decided to buy one in Oceanside. But, between the intense activity in selling our RB property and the driving distance between the cities, our introduction to Oceanside was, as expected, rather slow and tentative, as it took us a while to become familiar with the area, the neighborhoods and local construction styles. After seeing many properties for several months and without much success, we finally came across this beautiful home in the heart of Rancho del Oro and this was actually our first offer...and we lost it. The bidding was not lost because of $$-amount, but rather because of the selling agent's limited knowledge about reverse mortgage (RM), plus her control and influence over the seller's decision making and, finally, because of our own agent's lack of commitment and drive to defend our (the highest) bid. So, really disappointed at our agent's performance, on the next property that we approached we decided to go straight to the selling agent and, although it may sound odd, we actually asked a selling agent to be our buying agent, but how lucky of us it was that this agent happened to be no less than Robert Vollmer of Pacific Coast Realty, in San Diego. And man, what a change...From the get-go Rob was everything that our ex-agent was not. He emerged full of energy and very knowledgeable, with an immediate and noticeable commitment to our needs and concerns, showing a highly professional demeanor at every step.
