Our condo association, consisting of two buildings with 30 units, has retained PacRim Properties as our property management firm for several years now. As a board member throughout those years, I/we have found PacRim to perform quite well. While we have transitioned through association managers as life carries on, and we have had our problems to deal with, we have found PacRim to be, while not perfect, better than average and we are highly pleased with their overall performance -- from their office staff, to association managers we have dealt with, and on to the owner/managers. This has to be the worst property management company. I called and I was hung up on. I called back to explain that he hung up on me he is rude. This is not the first time. I've had to drive to the office and talk to them because he screens calls and doesn't answer. Get a new front desk person. Personally I am not sure how they stay in business. read more

My experience with this company has been chaotic. They don't even have up-to-date information on the owners and/or renters. I've only been living in my condo for 6 months, which I own, and it's been a headache. The association hasn't helped me at all to solve anything. Since day one, I've had serious problems with a neighbor. She's made our lives miserable. She's called animal control 3 times. I asked the association for help to find out what I could do about this case or file a harassment complaint or something (they rent to someone). I sent videos and audio recordings of the harassment, and even then the association hasn't done anything to protect us. The condominium rules DO NOT PROTECT THE OWNERS and are ridiculous. The rules are silly. It's like someone was forced to write something for the boss to comply with, but they didn't even make an effort to do that. I am a new owner, I had no knowledge of anything regarding this association, right now I am going in to see the reviews and they are not wrong at all with having a mediocre rating, they do not even make an effort to pay attention to the people who live in one of their properties. When there are reasons to call to have some information or something related to my condominium, they always answer me as if I was calling to ask them for a favor, and no, rude lazy people answering the phone. Yesterday I made a call because they are going to change the porch on 4 or 5 condos and as a new owner, I want to have more information and know if I can be one of those people because my porch is already broken, they answered me in a very rude manner and with no desire to do their job, now that I think about it, every time I call the association I feel frustrated and very angry, they never know anything and worst of all they are not interested in knowing anything or doing anything. As an association they should be more careful and pay attention. To this day, I don't even know who the president of these condos is, and I don't want to call or ask for any information because maybe the next time I call, they'll hit me for wanting to know important things. What a mediocre association. All I think about is getting out of here, selling this condo, and buying somewhere quiet, with the peace and respect that every human being deserves and that they don't provide here. When I was renting, the landlord paid attention to everything, and I was just renting. Now that I've decided to buy, I regret this bad investment. I can't believe the association pays more attention and constantly sends complaints about an off-leash dog than about a person being verbally abused and harassed. This is ridiculous. Multiple tenants in my condo building have emailed our property manager this week regarding safety concerns and the Donald Trump jury literally deliberated faster than Pac Rim can respond to an email or phone call. The property managers don't answer calls or emails. I wonder if they're hiring bc I too would love to sit around collecting a pay check for no work. read more

They are horrible property managers. No one cleans, vacuums, takes care of the entrance, it's filthy. The snow removal is dangerous if done at all. I was assaulted for not letting a person in the security door, they did nothing. I am still traumatized. I went to their office to speak with them about my rent issues, some guy who said he was part owner dressed in gold eighties slacks, a white shirt with the sleeves rolled up. Rude beyond belief. He has no idea whom I am, or who my Family is. Surprise. I grew up in South addition. Many Family Members here in Real Estate. My family is $$$$$. I live here because I'm on the QMB program. Where does one even begin with the number of issues I have in regards to this business. The property manager at the Checkmate Apartments is so extremely unprofessional, rude and downright a HORROR to work with or live around. I live in the same building as her. Her only neighboring apartment has been physically or verbally fighting almost DAILY for 2.5 years. Their children have openly admitted to my daughter that a lot of things go on in the apartment that they aren't "allowed" to talk about. I refuse to let my daughter go anyway near that apartment. And the landlord has not only handled the situation but has also told me to call HER if they're too loud and not the police or the office of children's services. Well I ended up calling them both twice instead of calling her, especially since she has not once in 3 years, answered my phone call. You have to leave a voicemail with her, she will "review it within 48 hours" (her words) and reply. If you're lucky to get a reply at all. This brings me to the lack of communication with not only the one person that they will tell you to call every time you call the main office, but anyone at the office at all. I feel horrible for the receptionists because I'm sure they get a lot of backlash for the fact we have to call multiple times just to be forwarded to someone's voicemail. I left a voicemail with the person in charge of the property manager, called back a week and a half later, and not even regarding what I had been calling for. He was calling to see if I received my eviction notice and if I had any questions. I told him that I had received it and that it honestly was a relief that now I had something to pressure me into moving out faster. I wanted to go over my complaints and concerns with him, I got through one example before he said, "and we will address that in house, but back on track" and pretty much ended it there. Now, I'm starting to see why the property manager thinks she can get away with everything that we have been through. The unprofessionalism goes from something as severe as being publicly yelled at talked down to for knocking on the property managers door (after I had called the main office AND left a voicemail). The conversation began with her swinging the door open aggressively and loudly saying "Back up!" repeatedly about 3 times. She then went to tell me that I'm not supposed to knock on her door. I genuinely apologized and said I wasn't aware. She goes on to tell me that she has sent many memos regarding knocking on her door and that it's not the main office anymore. I told her I didn't know that to which she responded aggressively "Like I said, I sent it multiple times". Remind you that everytime she says something, WHILE I'm answering, she is cutting me off by saying "Back up!" "Keep going!" until I'm completely off the steps. The better way to address this should have been "Since covid, you need to stand at the end of the steps if you come to my door" which can easily be said politely considering that I was in an amazing mood and smiling when I originally knocked on her door. Once I'm at the end of the steps, she says "If you need something, you need to call the main office." I tell her that's exactly what I did, she replies "well then leave a voicemail". I told her I had done that too. She asks when, I tell her about an hour and a half ago. She tells me that it takes up to 48 hours for a response. After she has finished yelling all of this at me, she finally asks "Now what did you need?". At this point I feel so degraded, embarrassed and verbally abused that my mood had completely 180'd. I just tell her never mind, It's fine. And walk away with my dog. When you think it can't get worse than that, her daughter had once told my children on the playground that we were being evicted for our cat being out and getting into a catfight on the property. While the children are at school, I get a "warning" notice on my door to rectify, which I did and never received a notice again. The fact is my kids were so embarrassed on the playground by her child saying, "My mom is going to evict you!" completely ruined their day, especially considering they actually thought we were going to get evicted. Then there is just the common problems like hypocrisy. Every tenant will receive a $50 fine if their pet is outside with them but not on a leash. Even well-behaved pets, which her dog IS NOT. Even after this new rule took place, I have not once seen her aggressive dog on a leash. She keeps her puppy on a leash while the grown dog is running after tenants barking at them and scaring the kids. She chases after them yelling their name, which I haven't seen work for the dog. That's just when she's outside with the dog, at times she will let this exact dog out that chases people, just outside to roam around and soak up the sun. The only way I would recommend these apartments are if your only other option is homelessness. read more

I have been an HOA manager. I was actually trained by Dean who is now an owner of PAC Rim. I live in Denali park Place. The total neglect by Cedric is appalling. None of the house rules are in force. it is totally obvious he never comes by. the landscapers only mow and trash from homeless is left for some of to pickup, the trees are so over grown they are covering over the roofs, which is an insurance violation, plus's some owner have a prob interning their units. we ha renters with boat trailers parked in front of Garages. All of the truck owners are backing in causing damage with the fu entrin neighboors units and in the winter letting the vehicles ideal to warm up that will cause damage to the garage door and building. Also most seem to think it is ok to store trash cans outside of the garage. Why does management neglect all of these infraction and never come by to inspect as I was trained? Our property has been so neglected by our property manager , Cedric, it will be costing us thousands of dollars to get all of this correctly. Tried calling just an endless voice mail. Have no office where you can pick up a key made. I would not use them to manage anything until they get an office that you can communicate with. read more

I have consistently been having issues with them paying on time and not notifying me when the payment is to be made. In our contract, it spells out that they must do both. When I try to reach out to why payments are late they do not respond back via email. I have had to get the operations manager involved because of their negligence. I've gone through now two property managers with them and it's exhausting reaching out to them with genuine questions to which they don't respond. I would never recommend a company that doesn't care about their customers. read more

Pacific Rim Properties is the management for my Homeowners Association. I have owned my townhouse for five years and have not had much interaction with them until this summer. Anchorage received substantial rain this summer and many homeowners (including myself) experienced roof leaks. The roof leak was hard to pin point (took three visits by the contractor) and the leak caused damaged to carpet and drywall. I first notified Pacific Rim Properties August 11, 2013 and kept notes on every call between myself and Pacific Rim Properties. I work with Brylee (or Briley) and it was extremely painful. Today it is October 17, 2013 and yesterday the contractor returned to patch the drywall in the ceiling where he had to cut a hole in order to let the wood dry out and prevent mold. The leak was permanently fixed August 30, 2013 and it took me calling Pacific Rim Properties repeatedly for a month and half before they got their contractor to my townhouse to fix the hole in the ceiling and fix the carpet they had to pull up. I understand situations as such become more complicated when you have a HOA, but the lack of response and concern by Pacific Rim Properties made this whole experience stressful and time consuming. Here are JUST a few of my notes during phone calls with Brylee. 8/23: Spoke with Brylee today and requested update on roof fix, asked her to call me back once she speaks with the contractor. Has the roofer put tar on the roof yet? Never heard back from Brylee. 8/28: Roof leaking again! Called Brylee left message, called the roofer directly. He said he'll head back over to pull siding and extend flashing. 8/30: Called Brylee to see if the roofer ever made it over to the house, she said she'll call him and then call me back. Never heard back from her. 9/3: Called Brylee and left her a message, guess what? Never heard back from her. 9/4: Called Brylee and left her ANOTHER message and she called me back, OMG! She spoke with the contractor and he will be coming over to cut out the ceiling drywall, Brylee will read the HOA declaration to see who will be responsible for the carpet padding that was ruined. She will call me back on 9/5, never called be back. 9/24: I called Brylee asking when the contractor will be back to fix the ceiling and carpet. Also, I still need an answer on who's responsible for the carpet padding. She said she would call me back, never did. 10/14: Called Brylee no answer and left message. 10/15: Called Brylee no answer and left message with receptionist. 10/16: Finally heard from Brylee! Wow! I would not recommend this company to anyone, save your money. Manage your rental yourself or find another company. read more

I live in Burlwood bluff condo on little bear place. Pac rim manages HOA .I am giving it one star as I can't give lesser points than this. I talked to their manager about snow removal and she told me that snow removal is part of contract and she is talk to contractor. A month later I call to talk about same problem and talk to their manager Tina Mariner. She had a totally different story that she had told me that shell discuss it with the board and I should contact "muni" which in her lingo meant municipality for this. I was surprised and explained this is new information to me . She instead started getting loud and said she is not going to argue and hung up on me while I was still on phone. I am a physician and generally very soft spoken. I normally do not even put reviews online. I was so disappointed at their customer service. I wish I can do more than just writing a review. read more

I paid my May rent on April 30. They did not cash the check until May 25. This caused me to overdraft. There is no excuse for cashing a tenant's check around the time the next month's rent is due. If for some reason they lost the checks, they should've notified the tenants. read more

I have had two properties with PacRim for ten years, since moving out of state. Tracy has gone above and beyond in managing my properties. The units are well maintained, the tenants they've found for me have been long term and when maintenance is required Tracy has gone out of his way to find qualified, affordable contractors. He takes care of them as if they were his own! Deposits are consistently made on time - never late. And I never fail to get a response and a resolution in a timely manner from him, and I never have to worry about any of it. I would highly recommend Pacific Rim to any property owner. read more

Lori Campbell, a PacRim Bookkeeper, hung up on me in the middle of a conversation dealing with a lost security deposit return that we have been waiting for over 4 months. One of the sloppiest and unorganized systems I have ever had the displeasure of interacting with. I have had to make countless calls between Lori and an apartment complex to hunt down our money that they owe us that they are unwilling to send. Horrible management company. I ended up getting screwed over when my tenants moved out and they claimed that they never did a pre-inspection, yet the original "manager" (and I put quotations around this because they're not managers, more of money hungry leeches) did a walk around with us prior to the tenants taking over. He documented the damages that existed and we thought we were in the clear. NOPE. A year and a half later we ended up firing them due to them dragging their feet finding us renters (apparently craigslist is the ONLY form of advertising know to them). The new property managers did a pre inspection and found that there was a broken towel rack, a hole in the back patio and the stove and garbage disposal (literally 2 years old and a $300 disposal) were all broken! Pac-Rim claimed that there were no damages when they moved out and never took responsibility on the damages! It cost me and my wife over $500 to repair the damages done! AVOID AT ALL COST! read more

Pacrim Properties manages the HOA for three units that we own in a condo complex. The property manager is unprofessional and does not seem to understand that the owners are his actual customers. He will never return phone calls and will reply via email "I don't have to call back". When inquiries have been made as regards to what the property manager role is he has stated (a) collect dues and (b) take minutes at the meetings. I lived in the Checkmate apartments, of Pacific Rim Properties for a little more than 2 years. This apartment was probably one of THE best in Anchorage. Huge living room and bedroom, decent size kitchen and breakfast nook. There were plenty of closets as well, even in the kitchen. The on site manager Suzy was very nice. Jeff, the PacRim manager, was also very easy to work with whenever anything came up. Some neighbors were good, others were not, but that is typical of anywhere. We left due to going to a 2 bedroom. Unfortunately there were no vacancies with PacRim properties when it was time to go, so had to go to another management company's property with almost no closets and very little kitchen space, besides any other space, smaller rooms, and nasty carpet that burns my feet.
