We caught our limit of red snapper on opening day, my wife caught a big cobia, and I caught a shark that the captain said was at least 6.5' long. My teen-20yo sons, wife and I learned a ton and the crew was not intimidating in the least. They welcomed us from the start and were patient with us and continued to teach us all the way through. This was money well spent!

When we arrived at the property we walked into water all over the tile floors and water coming out of a large crack in the ceiling in one of the bedrooms. We called the property manager and were told to send photos via text to a different number. We sent them immediately along with a video and then after we didn't hear back from them after almost an hour (not even a response to the photo's and videos) we called back and were told they would provide a follow-up shortly. They messaged us back at 10 p.m (over two hours later) and asked us to mop up the water with the towels in the condo (by the way, water is still coming out of the ceiling) and they would bring new towels in the morning. So we spent the first three hours of our vacation mopping up water and drying the wet bedding caused by water dripping onto it from the ceiling leak. (The water was apparently from a leak two floors above that they were already aware of). To say the customer service was horrible is a complete understatement. We booked this condo because the listing advertised its close proximity to the beach (directly across the street) "with beach access". There is beach access for Harbor Landing owners and guests, however this particular property (601A) does not provide it. After messaging the property management multiple times requesting the code or key card to access the beach, they finally responded saying that the "beach access" provided by this unit was a public beach four miles away from the property. We talked to several other guests at this same condo complex (Harbor Landing) who said they were provided access to the beach directly across the street (along with boogie boards, floatation devices, wagons, et). If we had known we would have to pack up our stuff and drive four miles to access the beach we would never have stayed in this unit. I would think there has to be some sort of rules against false advertising. Anyways, we have stayed at so many timeshare properties in the last 20 years and this was the most ill equipped property we have ever stayed at: one kitchen hand towel, one sponge, no hot pads, no paper towels, no dish cloths, not even salt and pepper.... If you wanted to cook in the room you would need to buy all the basic staples just to do so. And finally after spending the first 2+ hours of our vacation dealing with the water issue, when we asked to check out at 10:00 instead of 9:00 (which is ridiculous ) on the day of check-out - the response was a big NO. Harbor Landing is a wonderful complex - just don't book unit 601A.

Right in the middle of everything, with great restos all around, and right across the street from the beach. You get private beach access as well which is great for an uncrowded beautiful beach even during peak season. This review is for unit 504A. The views from this unit are incredible. This is a very large 3 bedroom unit. A large porch off the back has beautiful views right on Destin Harbor, which is great day and night. You can watch the swallow marsh area where fish are chasing fish, birds are catching them all, and the occasional dolphins in the deeper section. You can also watch the boats come in and out which is peaceful. Harbor Landing does have boat slips, as well as a grilling area right off the docks. The back porch also wraps around for a nice Gulf view. A second large porch is off one of the bedrooms in the front with another great Gulf view. This is a newer, modern building with a very nice pool area as well, which is a lap pool. Fitness center and hot tubs. All the bedrooms are large with private baths in each (jacuzzi in master), as well as a 4th bath in the front hall. The kitchen opens up into the dining/living area which is one huge open floor plan. The kitchen bar seats 5, and a large dining table seats 8 easily. A nice comfortable patio set to relax on as well. Granite/stainless throughout, tiled floors, wash/dry, dishwasher and stereo. This condo is equipped with wireless for your computer, flat panel Samsung and LG TVs with DVD players in each bedroom as well as a larger one in the main living area. Enjoy Destin from this unit!

The following day at 10 AM, my son found a juvenile bedbug crawling on him. We inspected his bed and found an adult bed bug. We immediately called the owners, who were a little slow getting back to us; they were on vacation out of the country (probably in a bedbug-free environment, but who knows). Over 2 hours later, the on-site property manager inspected the unit, and he could not find any bugs. Still, to be safe, they had a cleaning crew change the linens on the infested bed and scheduled an exterminator to inspect the unit the next day. We requested to be notified when the inspection was taking place. July 19, 2 PM We received a text message from the owners that the exterminators found evidence of bedbugs in all three bedrooms and that we had to vacate the premises for treatment. I called the exterminator, and he provided additional details on the infestation. He had found multi-generational activity in all of the beds, and in his professional opinion, the unit had been infested for at least 4-6 weeks. The owners of Villa Grove Properties are greedy, terrible people. They ruined our vacation and said they would graciously refund nearly $7,400 in rental fees. However, after they sat on our refund, I had to dispute the charges with my credit card company. They said they would refund me on 7/19, I opened a dispute on 7/25, and it was resolved in my favor on 7/30. Our family gets to take a single vacation a year, and they ruined this year's trip. I asked them for additional compensation to address our travel, food, and bed bug inspection at our home. They actually had the gall to say... "We are back in the country next week, I'm just not sure what else we can do. Other than a full refund, we've also got the costs of replacing bedding, pest control treatments, and other canceled reservations for the next coming weeks all of which will total over $10,000 in additional losses. It's an absolute nightmare for everyone." Are you kidding me! How tone deaf can you get? This $3M condo is only one of the units they own. They had one job, provide a clean, bedbug-free condo in exchange for $7,400. Their laziness and negligence ruined our vacation, cost our family several thousand in expenses, and I still have to worry about how much it will cost me if these bedbugs get into my home. On top of all that, they had the chutzpa to cry about replacing linens and lost rental income!! Kim and Andy Zeiset, the owners of Villa Grove Properties, are greedy, self-absorbed, and have no business in the service industry. They can't think of anyone but themselves and their money.

This is more of a review for the property management co., Ocean Reef and not the house, Grayt…read moreOasis. Stayed at their Grayt Oasis managed house from June 6th-June 12th 2021. The house itself is very nice and well equipped, especially the kitchen. Well, the grill at the house leaves a lot to be desired(its a $50 Walmart special gas grill) that's my only complaint about the house itself. There is a nice grill at the pool, but you run the chance of another family using it. The house is beautiful, well appointed and has all the kitchen utensil you'll need. Well there is only one small cutting board that we could find. I found the walking distance to beach a non issue as its a very short walk. I give this review 3 stars because of the rental management company. Had they done their jobs this house would have been a 5 star. I sure hope they get their act together, if not this house is going to get run down quickly. My problem lies with the rental management company, Ocean Reef. Booking was easy and convenient and they have a great website. Customer service doesn't seem to be Ocean Reefs strong point. Well in advance of our trip I sent two emails(maybe one was a phone call and not an email) to the company with basic questions... very vague and short answers again very easy basic questions about the property. The rep's were not helpful at all. Made me feel like an inconvenience. We checked in and the house only to find it filthy. Dirty dishes put up as clean, counter tops and floors were filthy(chunks of food) Used soaps from previous renters still in showers. Outside garbage cans over flowing with garbage bags and bags placed all around the cans. Called Ocean Reef after we checked in to let them know the condition of the house, it was after hours, so we got the answering service. No return call from ocean reef. The answering service went out of their way to try and get in touch with someone with Ocean Reef...no luck. Called back the next day and got the answering service again, no luck again in getting anyone with ocean reef. I finally got hold of someone, I think 15 hours after checking in(still no call back from my calls to the answering service calls). In the time waiting for a call back we spent our 1st evening cleaning the house to some degree and washing every dish, cup and piece of silverware in the kitchen. After finally getting a Ocean Reef rep and explaining the house condition, I also told added I had no confidence that all the beds were clean. Their response, was I'm sorry, what would you like us to do...have all the beds remade. I said, YES of course and I would like the beds to be remade with clean sheets and the entire house to be cleaned like we expected it upon arrival. They sent a crew out and we had to vacate the house as they cleaned. They did a marginal job recleaning the house. They didn't replace the sheets in the bunk room or even reclean that room as they were supposed to. So we cleaned the sheets on the bottom bunks as they were the only ones being used. After the reclean we found sand all in the top bunks that we never used. The cleaning crew didn't even bring a vacuum or a broom. Just a few cleaning supplies and a reusable dry dusting mop. I started to call and complain again, but I wanted to start my long awaited vacation and I thought for sure I would hear back form Ocean Reef to make sure that reclean went well, I haven't heard back from ocean reef to this day. I got their automated survey after my automated check out. But that's it as far as Ocean Reef checking back with us. I've sent them two emails immediately after check-out regarding all of this and I haven't heard back from them. At least a previous renter did get a hand written and signed note of apology from Ocean Reef for their bad experience as I found it in a drawer. Maybe I shouldn't have been so nice. To the owners of Grayt Oasis. You have a great house and well appointed and we appreciate you sharing it with us. The house needs to be better managed and taken care of. You have roach and spider problem and the water filters in the fridge and ice makers are way past the point of needing replacing. The stand alone ice maker smells of mildew.
