    We found a house to rent only to find out it was posted too early on Zillow. We were told it would…read morebe available in a few weeks. So, we went back and noticed the house was on Zillow for about 2 weeks and thought it was strange such a great home / location was still not rented. We decided to give it a try. 1) When we were scheduled to see the home, a gentleman showed up, let us in and then told us to just close the door when done and he will come back and return later to lock it back up. No one showed us around, no one discussed fees, move in costs etc.. 2) When we showed interest in the home, we were texted links by Tabor without any instructions on their process or how many other applicants were in front of us. After $90 later, the application and $60 pet profile were submitted. We also sent pay stubs and IDs as asked. 3) We had to email asking the status of our application only to be told, the checks we sent showed less than our application. No, they were not. They read the dates wrong and my husband's check was for 2 weeks and the other check was his commission check. If they would have looked at the YTD, they would be able to calculate his monthly earnings matched our application. 4). They wanted our current landlords contact info. When asked if this was the last step and asked for assurance we were going to move forward with a contract once they called the landlord, they went dark. I had explained that we did not want to cause any riffs with the current landlord as we have (hubby 13 years as a tenant) had a good rapport with the landlord. I emailed and texted.... no reply. Guess they just wanted our $150. I wonder if they know the $3200 rent would have benefitted them more. We had the gut feeling something was off, so we then just decided to let this one go. Stay away from these people.

The leasing office looked great, and they have a wonderful gas stove that you cant use. The pool to the back of the office looked refreshing, and indeed proved to be, when I jumped in. The unit I was able to walk through was nice and clean, but for some reason, there was no ceiling fan in the 2nd bedroom. From what I understand, you can furnish your own, or pay Sage $100 to install one of theirs, which I'll assume they keep after your lease has ended. The biggest downside I noticed with the parking situation. They DO NOT have many spots for guests, so if you plan on having many/any friends over, you might need to get yourself a shuttle service. The couple of times I've walked the property, there was a stale stench of cigarettes that hung in the air... and that's definitely something I dont look for when deciding where to live

Realized my co-signer was still getting charged, called during business hours and got put to voicemail, left a voicemail with my callback number and of course they failed to respond back, called again today, finally got a leasing agent and she's now telling me I had to sign a 60 day notice form which was not explained whatsoever at any point in my lease and isn't even in the lease agreement form. I even called a week before my lease ended in May asking what I needed to do before I moved out, I was told over the phone all I had to do was return my key fob and I was set. Got all my stuff out and when I went to return my key fob to the office they were once again closed during business hours, so I left a voicemail explaining I left it on my counter, told them which apartment I lived in, my full name and phone number in case they needed anything else. All to be told 2 months later I will have to pay for another 2 months worth of rent for absolutely no reason. Ridiculously hard to get in contact with to be considered a "luxury" apartment complex. Issues started from day one. Also you're not allowed to have a physical key so if the battery in your keypad goes out and you're locked out, sucks for you!!! Learned that one my first day, I was lucky enough to still have someone there in the office but if they were closed I would've been locked out of my apartment. Made me download an app to unlock my door and turn the light fixtures on and off just for it to be absolutely useless. And it feels absurd to be told I have to pay 4 months of rent for an apartment I'm not even living in, horrible apartment complex, highly discourage anyone to choose living here, just a nightmare.

Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. Good reviews can be bought....
