I had my garage encapsulated in vinyl siding. Palacios Painting was hired to make the garage water-tight and resolve any wood rot. The garage was originally made with wood siding, so it would get wet and rot away when it rained. They did a phenomenal job. They were communicative, professional, timely and answered questions. We could check-in with confidence and know our questions would be answered. They did a great job explaining what "step" they were at in the process. At some point we had a request to add flashign to the garage. They were very flexible and understanding. By the end, the garage looked brand new! The vinyl siding and Tyvek is perfect for protecting the garage from rain. Ferdy arrived to review the project outcome and make sure it was to our specification. It was a relief to know the garage was restored. We're confident this is a long-term repair that will keep the garage water-tight. I just want to say how thrilled I am with the meticulous work Palacios did at my home in the Holiday Park neighborhood. There was a ton of "deferred maintenance," which meant an awful lot of prep work -- scrapping peeling paint, replacing damaged wood, reglazing old windows, patching holes in the siding, and so on. Everything was done right, not cutting corners, with priming and two coats of high quality paint. Doors and trim looking spanking new. We had Palacios Painting paint our living room and halls on the inside of our house and dormer siding, garage door, and the trim around our entrance way. They had to rebuild much of the entrance way and spent a long time removing old paint from what we could salvage. They really did it right! On the inside they left it cleaner then it was before they came and the outside paint job (primer and two coats of Benjamin Moore Aura) looks fantastic. Very professional crew!! Palacios Painting, Inc painted the entire exterior of my home earlier this year. The did an extremely thorough and excellent job! The job included sanding, priming, 2 coats of exterior oil based paint, sanding, priming and painting steel stairs and wrought iron handrails front and back and carpentry repair at deteriorated fascia, trim and shutters. They removed and cataloged all the existing storm windows to ensure full access to the wood windows. No other previous painters had not done this. They sanded, primed and painted all the wood windows, muntins and cleaned and puttied up in areas in need. Afterward the came back to make sure they all opened and closed properly. They did a masterful job of repairing rotted areas of wood doors and garage door. They stripped, primed and repainted our front door as well. The workers were efficient, friendly and did a good job of cleaning up after each days work. Ferdy the owner did a very good job of scoping the project in advance to avoid changes to price as much as possible. Where unforeseen additional repairs were needed costs were fair and justified. When the storm windows were ready to be reinstalled I decided to have them painted as well to match the actual windows. This labor intensive task was performed at a fair additional price. It was worth the cost as this made a big difference in the overall appearance of the house. Ferdy was hands on during the entire pricing process, actual painting and project closeout. I would heartily recommend Palacios for your painting project. He wants a happy and satisfied customer at the end of the day of whom I am one! Palacios will not be the least expensive painter you consider but you will receive excellent service and value for your money. I used Palacios Painting after being disappointed with 2 other painters. Ferdy and his crew of workers are detail oriented, professional, and one can tell they take pride in their work. They were Always on time and would take their shoes off to protect your flooring and carpeting. They arrived at my house at 8 AM on the dot!! As you know with painting, the prep part is very important. They covered every aspect of flooring, furniture, etc to protect my furniture and flooring. They removed electrical plates, versus painting over them like some painters do. Any imperfections found in the ceiling and walls were taken care of first, like nail poppings, imperfections in the walls, etc. They did caulking around windows and removed my blinds to be able to paint the window frames appropriately. Ferdy is wonderful to work with. He is very pleasant, fair, and will address any issues quickly if he finds something that is missed (which is VERY rare as his crew perform impeccable work). They are honest, and are great with clean up. Oh! and they even removed my parrots from my living room so that the fumes would not harm my pet's. Ferdy does not use bottom of the line paint. He removed wall paper in one of my rooms, and the room is absolutely gorgeous now. Can't speak highly enough of this company. I plan to use him this Spring for outside painting.
