Lived here from May 2023- Jan 2025. DO NOT RENT FROM THEM!!! I've lived all over the country and this has been the worst experience I've ever had. I paid my rent on time for almost 2 years, no complaints from anyone. The leasing office ladies will lie and tell you you only have to give 30 days notice & then bill you $150 after you move because it was not 60 days in advance (which I asked at 60 days in the office & then they acted like they had no idea what I was talking about after the fact) & then said I came in 3 days after the 60 days so they could bill me. Then I paid for renters insurance for almost 2 years and I canceled it on a Friday since I was moving on Saturday and couldn't cancel it that day & they charged me ANOTHER $50 fee for not having insurance when they tried to bill my insurance for "excessive cleaning" & then proceeded to not send any evidence to the insurance company (I have videos of how I left the apartment in better condition than when I moved in) & out of all the properties I have lived I have never had a cleaning fee because I leave places tidy. They randomly decided to remove all of the grass we had at the complex with NO warning to any residents & months of loud constructions. The gate will randomly be open at night (not safe for a girl living on her own) They also bill you for every single thing (water, trash, sewer) & a random $6 fee every month for whatever reason & the bills are "split between the whole complex" so you are paying for others usage. The ONLY good thing I can say about the property is the maintenance guys are amazing, every time I had an issue I requested maintenance & they resolved my problems quickly and with ease! Please stay away from this huge corporation that loves to try and pry every dollar from you even when you were a perfect resident. It's sad bc the property is beautiful (bc of maintenance) but don't let the leasing ladies fool you into moving here! read more

Please be aware of palermo apartments...DO NOT MOVE HERE!!! Trust me this place is very unprofessional they don't care about the tenants...the office hrs states they are open at 9:00am...I went to the office because I needed to pick up my medication the mail box they store your things in was broken on Saturday night so I went in Monday morning at 9:30 the girl there told me she was on the phone and didn't want to help me ...my medication is very important...I guess the call was more important...she was very rude and slammed the door...don't waste your time here..they are very short staffed they don't help you..I was late for work dealing with this rude person...i kindly told her I needed to pick up my items it was very important ...also they have outrageous extra fees for everything!!! read more

Since you deleted my last review, I would like to reiterate, that when we moved in our appliances were filthy, our air vents were filthy, our fireplace didn't work, there was a hole in the baseboard of our kitchen that maintenance refused to repair unless we paid out of her own pocket, despite the fact that we let them know upon the first 12 days, and to top it all off when I had maintenance come to service my electrical outlet. He helped himself to my bathroom, locked himself in their use the restroom and left pee on the floor. I mentioned this in a previous review that you guys somehow it got taken down, sent video evidence to corporate, and still nothing has been said. Move somewhere else. read more

I can not say enough good things about this place! We moved from a different state and had no idea what we were getting into. I spent months looking online and found Palermo right before our apartment hunting trip. I was a little nervous cause I had the reviews but we decided to go see for ourselves. Thank goodness we did! Jamie gave us the warmest welcome and explained everything so perfectly. The apartments were beautiful and clean! The property was beautiful and clean! It was my first time renting and Jamie walked me through every step of the application process. she never seemed annoyed with my million questions and had the kindest spirit the whole time. If there is a maintenance issue they respond within a day and It's always been fixed. The location is seriously perfect, and in between everything! So glad we came here! Place and management were perfect but The New management who took over-early 2019 is the worst. They do not communicate or follow up on your questions. In person or email. It has been a roller coaster trying to get things taken care of.If you are trying to come to this place just know that it used to be good but not at the moment. Horrible experience. This was the first place that I lived when I moved here five years ago. It felt like "home" immediately. Not only was the apartment really cute, but the entire property is very well cared for. The pool is so beautiful and relaxing. I happened to be in the neighborhood recently and decided to stop and say hello to the Manager (Matt) and the Assistant Manager (Jaime) and I was so very excited to see they both still work there. They were both always so kind as they truly care about their property and the residents. Also, I see that they've since completely remodeled all of the units and they're even more beautiful than they previously were! I would highly recommend this property if you're looking for a nice, quiet place to rent. read more

If I could leave zero stars, I would. At first I was thrilled, my living arrangements had fallen through and I needed an apartment ASAP. At the time, Jamie was working in the leasing office and she was an angel. She got me into a newly renovated unit within days and my rent was cheap. A week after I moved in my first floor apartment was broken into via the sliding door on my patio. I'm a young, single girl and was obviously freaked out. I realized the rent was so cheap because the neighborhood was sketchy. Palermo does nothing to ensure the safety of their tenants. The gate was often broken so anyone could enter the property, and there are no cameras. I was told I could not break my lease, as a burglary was not legitimate grounds to do so, but I could be moved to an upstairs unit. I wasn't in the financial position to pay to break my lease so I took that offer and got a friend to move in with me so I'd feel safer. The loophole was that they made me sign a new lease for the upstairs unit and I was now stuck here for additional months. In the upstairs unit, our heat never worked. Maintenance attempted to flush the line several times but we gave up and used the fireplace during winter instead. Then my roommate's bathroom floor collapsed. Underneath the bathroom floor, the wood was completely rotted. It took them days to fix and we were left sharing a bathroom with an exposed hole in the bathroom floor and all sorts of bugs crawling in. When they replaced the floor it still felt unstable and they never reinstalled the toilet paper holder or repainted the walls damaged during construction. Then our downstairs neighbors moved out suddenly and a pest control van appeared in their parking spot. For days the parking lot was COVERED in dead cock roaches and I lived in a constant state of paranoia knowing there was an infestation below me. In addition, my roommate's car was broken into while parked in our assigned spot. Besides the inconvenience of what was stolen from his car, the burglar must have seen his address on mail or documents in his car and left a trail of his belonging leading up to our door and a set of keys were dropped on the doormat. Thank god none of them were spare keys to our unit, as they were obviously attempting to break in. When our lease was up we unfortunately had to extend one month until our next residence was ready to move in. I emailed the new leasing manager that we would like to switch our lease to a monthly basis for one month. She confirmed via email but had no documents for me to sign when I stopped by the office. My roommate also stopped by the office and mentioned we would be out on December 1st, and the leasing manager informed him we had until the 10th. What month to month lease ends on the 10th of the month and not the 1st? That's not what we agreed to via email. Months after we moved out, we received a letter from a collections agency for $1385. We were never contacted via phone or email, they sent the bill straight to collections. We were being charged for rent from the 1st through the 10th as well as "utilities" and a carpet replacement fee. First of all, we ended our lease on the 1st. Secondly, there are no utilities included in the rent here. Thirdly, I paid a $250 deposit on the apartment as well as a $700 pet deposit for my cats. There is no way in hell it costs more than $950 to completely replace the carpet. So here I am, still dealing with the Palermo nightmare. I'm currently in legal negotiations to get the collections settled and off my credit report. Palermo is the ultimate scam. Do yourself a favor and just stay out of this neighborhood completely. read more

Newly renovated & have everything you need close to the strip but not too close ;) Access to bank/grocery/restaurants is less than 5min away. We only moved because we moved out of state. read more

My husband and I moved to Palermo from out of state. We told Matt, the Property Manager, exactly when we would arrive. We arrived at the promised time and headed in to the office to sign our lease. Within the first 3 or 4 minutes the leasing agent, Jamie, headed to the TMI/Seriously Unprofessional Zone and told us apropos of nothing that her husband had cheated on her and that they were in therapy. Matt strolled in and told us Palermo had to be named as an additional insured on our renter's policy, which was not communicated before we moved. I had already called my insurance company to change our address, so I had to call them a second time to take care of this when I could have done the whole thing in one phone call had I known. Matt also said we would need a cashier's check or money order to pay our prorated rent and that a personal check would not be accepted. Again, this was not communicated prior to move-in, so here we were, stressed and tired from moving over 1000 miles in a new place with no clue where to find anything locally and we had to find a place to get a cashier's check/money order. Prior to leaving to find that, we headed over to our new place with Jamie. She said on the short walk from the office to the apartment, "I'm sorry, your apartment isn't quite ready yet." We had told them in writing via e-mail two weeks prior to move-in when we'd arrive, so they had plenty of notice. I thought maybe someone was still mopping the floor or something trivial so I didn't say anything. And then we walked in... And found our new home full of workmen and a cleaning crew. The appliances were sitting in the middle of the floor. One of the toilets didn't have a water line hooked up, so it was unusable. There were smoke detectors falling off the walls, broken vents, painted over outlets and light switches, unpainted baseboards, filthy vents, doors that wouldn't latch, and doors that closed themselves (probably because of the seriously unlevel floors). There was roach bait on the wall at eye level in the master bathroom and a shower knob so hard to turn I had to ask my husband for help. There was a missing baseboard in the kitchen and trim that wasn't installed. Someone in their infinite wisdom left the tape on the new stove's burners and caulking putty left around the sink drains. The list goes on, and in fact we had four pages of necessary repairs. And that was after the work crew said they were finished! Our poor cat had been cooped up in his carrier for days in the car during the move and was looking forward to being let out so he could stretch his legs. Unfortunately we had to leave him, scared and in the company of strangers, in his carrier in one of the bedrooms thanks to all the workers running in and out while we went hunting for the cashier's check. Upon returning, the work crew was gone on lunch break. They still hadn't hooked up the appliances or the toilet. We started unloading our moving truck. The workers were there the remainder of the day and we were all tripping over each other. To make a very long story short, maintenance returned for several hours per day for several days to finish the apartment. Matt should have offered to shelter us in a hotel at Palermo's expense during this time but we didn't receive so much as an apology from him, nor did he ever come to view the apartment to see what a mess it was. We didn't trust maintenance in our apartment alone (they didn't foster a feeling of trust after all this!) and we didn't feel free to enjoy our home while they were in it. It was not fun starting a new job while this was going on. I contacted Corporate and demanded a rent discount, which I received, but it should have been immediately offered with profuse apologies without me having to ask for it. Corporate never called after that to follow up to make sure everything was taken care of. There were many things that were never fixed such as where the shoddily painted blue accent wall met the white wall and the stain on the brand new master bedroom carpet, courtesy of one of the workers. Those items were noted on the four page list we gave Matt but we never heard anything from him about them (there was a point where we gave up on whatever was left on the list because we were exhausted and sick of having strangers in our personal space). Jamie was very insistent on doing a walk through to complete our move-in checklist after maintenance finished their work. I've lived in many, many apartments in four different states and never had management say they had to walk through to do the move-in checklist; I've always done that on my own. Even after all the fuss, no one at Palermo did a move-in checklist on our apartment, so I made sure to take lots of photos both on move-in and move-out. read more

So dont live here. Went in just to get some information. There where three men stand in the offices. After 10 mins and no one ever say hello i walked out. Leasing is selling. I just want some information to come back and make an appointment to view apartment. Guess there lost. Wouldn't want to live in a place where they dont even talk to you. I've lived here for almost 2 years and I know there used to be other reviews because I read them before I moved in... so I'm surprised to see only one review and it was from only a month ago. The first week I lived here I had no hot water because they just kept lighting the pilot light and not replacing the bad part. The first year that I lived here the fireplace didn't work because they didn't have the people/ part to fix it. My oven also didn't work for the first year because instead of replacing the part they just told me to adjust the temperature that I was setting it to in order to compensate. The whole time I've lived here there have been problems with the gate. If it's windy it doesn't work. They replaced it a couple months ago and since then it's had even more problems. Just this morning I couldn't get in at all. I had a time where I couldn't get out at all, even though it's supposed to open automatically. They used to have a 4-digit code that people could use, but since they got rid of it random people follow me in or will call me from the gate to let them in. Sometimes people sit in front of the gate until someone comes behind them to open the gate. The community is generally pretty quiet, although I did have a girl friend come over who was approached by a group of guys, which made her uncomfortable since it was at night. The staff here is very friendly, but that doesn't make up for the other issues that I've encountered. read more

All thanks to Jamie, my boyfriend and I have a nice apartment together. We are first time renters which made it hard for us to make decisions and right when we came into her office we knew we were in good hands. She knew everyone in the complex by first name and was so sweet to everyone. She answered all of our questions at least twice (cause again first time renters.. we dont know anything lol) and urged us to call her if we had any other ones. She made this experience very easy. Her personality was what made us make our decision so fast. She was not pressuring and she was very understanding. She's been working there for a while and you can tell she absolutely loves her job. If you're wondering if these apartments are good or not, trust me they are. Its a small complex which is good because everyone will kinda know everyone, its quiet and safe, and down the street is a grocery store along with a bunch of restaurants/fast food.
