It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. Pointe Management is much closer to us geographically and has a quicker response time than the previous one located in Ft. Lauderdale. We found them non too soon, after suffering through a couple years from an elder couple of mobsters who sized up our condo for its money-making potential, and slowly with bullying, threats and lies wormed their way into power. Some unit owners, grandfathered in, have long warped checkered histories of doing things "on the cheap" with "bad business practices" and the building has been a victim of "flagrant neglect". Many of our unit owners are elderly and easily intimidated by the bullies who did unspeakably bad things. Many of these folks want a full time on-site manager but aren't willing to pay more money even with concrete chunks falling from the balconies on the parking lot, broken waste pipes, and potholes around the pool. We had a successful recall but the twisted vermin are clinging to their illegal money-making shenanigans especially with unlicensed contractors and even trying to bully vulnerable owners into signing their own reverse recall. We are a good fit for Pointe with our 2 building 5 story almost 50 year old building by the shore. These new management people are not wishy-washy, nor skanky and easily swayed by criminals. They probably care more about our safety and financial position whether it is about filling out an ARB for work done or being familiar with the advent of electronic voting. Credentials are as good as it gets, along with references and certifications.

I waited weeks for an approval and even the owner of the property tried three separate times to get an approval and did not succeed. They wasted my time and my money as well. I sent them all of the paper work they wanted and have good credit and was willing to pay the owner 6 months rent in advance and there was no expedited process. Most associations down in FL have an expedited process. This place was great and just what I needed and because the condo association couldn't even give a timeframe, the owner and this condo association lost a good tenant! If you want to be strung along and live out of a hotel for months and months, then you should go with Town & Country.
